Diligent notated dozens of unimportant "findings" when inspecting a $1.5M home prior to me purchasing the house. Diligent however failed to find the $25k+ in ongoing interior water damage from a roof leak that spanned three separate walls down all three floors on the interior of the home. Within two weeks of closing, I quickly noticed the water damage seeping thru the paint that the previous home owner had used to cover up the ongoing water damage. A simple interior walkthru with a thermal FLIR camera (that they claim to use) would have located numerous spots of water intrusion that had been ongoing for months before the homeowner sold me the home, as documented by the remediation company that spent 6 months fixing this problem. Dave found several easy to overlook, hard to get to (crawl space) problems that would have been a major issue if they weren't found until after closing. The inspector was thorough and I received the report as soon as it was paid which was before the next day. The report allowed me to submit items before my one-year new home warranty ran out. We received an inspection for a new home. The inspector was kind and informative but missed a hole in the roof which led to a leak (the day after the inspection). I attempted to address with customer service. After filling out a form and calling 3 times they finally returned my call. They asked to speak to the builder directly after providing a picture of the leak instead of resolving directly with us, their customer. Ultimately, their solution created more work for us and it was never resolved. read more

I am very pleased with the inspection that was done by Diligent. Kyle, our inspector, was very punctual and took the time to explain the process to me, set expectations, and made himself available to answer any questions I had along the way. The inspection itself took close to 3 hours and was done very thoroughly. It included thermal imaging (which discovered that the heating on the 1st floor wasn't working properly), which is an add-on you'd have to pay for extra with some other companies. Kyle also recommended to seek more expert advice for certain problems where additional expertise was needed (roof issue and foundation water seepage issue). We have never been so disappointed as we are with Dilligent. The inspector we had was just lazy (or incompetent) and missed several important things. For example, 1) never tested the existing 220v plug in our laundry room which was defective, 2) incorrectly labled the intake and exhause HVAC vents in his report even though he took pictures, 3) missed leaking toilet valves, 4) did not report two missing outside vent covers which allows birds to build nests in the open cavities, 5) missed low temperature water coming from the water heater, 6) missed damaged flooring in living room, 7) missed damaged screens in our outside screened in patio, and 7) several other obvious items which we found after we moved in. We paid a lot of money for this report only to find that the "inspector" missed many vital flaws which I had to fix myself because he did not do a though job so we could have them fixed by the previous owner before we closed on the property. Shame on Diligent. BE AWARE - there are several good inspection companies out there but Diligent, based on my experience, is NOT one of them! read more

Unfortunately, I am not able to provide a positive review. I selected Diligent after looking at the overwhelmingly positive reviews on Yelp. My realtor thought the cost was excessive, but I told her I felt comfortable after carefully reading the reviews and visiting the website. During the inspection/re-inspection process the inspector failed to show because there was a scheduling problem. After waiting the greater part of a day I called to learn there was problem, but no one took the time to apprise me of the mix up. When I called the lady was apologetic, but I thought it odd that no one called. We ended up purchasing a jewel of an older home based on the inspection report. The seller agreed to fix all issues identified as requiring immediate repair. However, a serious and significant structural issue that should have been listed as needing immediate repair was not listed as such. I contacted Diligent and spoke with the owner who was condescending and dismissive during our conversation. He began to explain the home buying process to me and said something to the effect that people who have bought homes should be aware of these issues. I told him that I had purchased four other homes prior to this one and never had a problem with an inspection. He asked me to send him the information regarding the structural engineer's upcoming visit, which I did, but I never heard from Conrad again. I am posting this review now because we are now scheduling our second adjustment and will soon be out of a total of $5000. If you are buying a relatively new home you will probably be fine. However, I would not recommend older homes that require careful review and diligence during the inspection. read more

Riley from Diligent was excellent. Our inspection was scheduled for 9am and he was already inside when we pulled up at 8:57am. He allowed my wife and I to follow him around and ask a lot of questions. We learned a lot about the house we are (hopefully) buying, the expectations for a house that is 60 years old, and expectations for houses in the Nashville area. Overall, I was very impressed with Riley's inspection and several of the other flaws he uncovered that I didn't notice. Inspection and a radon test ran approx $500 and he was on-site for a little over 3 hours. He did go on the roof and in the crawl space as well. Riley informed us that the attic had vermiculite insulation so we asked the sellers to have it tested for asbestos contamination. Diligent has seriously exceeded my (rather high) expectations and I would definitely recommend them to friends and co-workers. read more

I had a fantastic experience with DILIGENT; only thing to keep in mind is that they charge what they're worth - and that's not going to be the bargain basement rate you might find with other inspectors. However, having now done this dance twice for two separate properties, I can absolutely see where the additional cost goes. The representative for DILIGENT (Jeff) was absolutely on top of everything; the report was exceptionally detailed (almost 100 pages) and gave clear photos of all defects, which ranged from minor and cosmetic in nature to serious issues that needed to be addressed soon. Was also able to knock out the termite inspection letter and radon assessment for an additional (and reasonable) charge. We absolutely will do business with this company again in the future - maybe even just to make sure that we don't have any issues with the house that have cropped up after we purchased it, and to get a list of things to fix in the event that any have. :) read more

Great job! It's nice to find a company that is detail oriented and extremely thorough in everything they do. Diligent had been highly recommended to us several times in our search to find a home inspector. I'm somewhat skeptical of raving reviews, however. So we called around to several other companies before calling Diligent. When I called Diligent and spoke to Maureen the first time, I knew Diligent was the company we were going to use for our home inspection. She put my worry at ease, walked me through the process, and confidently answered all of my questions. She was super helpful and flexible in the scheduling process, as we were in need of scheduling and rescheduling several times. I cannot describe the relief of finally finding a company with competent and hardworking up front customer service. Maureen closed the deal. Chris, our home inspector, knows his stuff. He did a fantastic job of finding the problems, detailing the solutions/best practices and just being an overall really nice guy. His inspection report was extensive and it made me feel like we had the necessary knowledge moving forward in our home buying process. Not to mention, his inspection was completed and submitted to us via email the same day. The report itself is a highly readable and understandable document with great detail. All of the issues they find are rated to help you prioritize repairs and/or negotiate with your Seller. Really can't say enough good things about this experience. If you're in Nashville and you want to buy a house, I'm certain that the house you're buying has problems. Diligent is going to make that process a whole lot less scary. read more

I had my home inspection done by Diligent 4 months ago. After taking possession of the home, many, many things were discovered that were not in their final report. E.g. doorbell not working, hardwood floor damage, door jambs not insulated, bedrooms not wired, damage to garage foundation, grading not done properly, etc. Thankfully, there was a warranty. I don't recommend Diligent if you're looking for a thorough inspection. They check some things, but other things, no. UPDATE: The 45-day inspector discovered water damage at the back of the house today. I am lowering my review from two stars to one star. Also, no one from the company has contacted me. We used Diligent for a thorough home inspection on a 1950s ranch we were purchasing. Our inspection was scheduled the day after I called and I felt empowered by the process. We received a phone call from the house explaining things, answering questions, and really listening to what we had to say.
