When me and my wife were buying our home, we knew we wanted a thorough and cohesive home inspector to survey and inspect our home. I had heard about "hillbilly" inspectors who wanted the quick cash only to move on to another inspection. We wanted to find someone who was truly invested in our goals and would help be a home-advocate for us. DILIGENT was that inspection company. Michael spent over 3 hours on-site inspecting everything from the attic, outlets, vents, water spigots, to the crawl space. He left nothing un turned and was a valuable asset in helping us get mold removed from the crawlspace. He also took extensive notes for his report he sent us afterwards. He also encouraged us to test for radon as this could be harmful to our health. We were glad he did as our radon levels were higher than normal. This report has been a "blueprint" of sorts for things me and my wife need to update and watch for through the life of our home. I would encourage anyone looking for a home inspector to use DILIGENT. I recently had a home I'm purchasing inspected by the one and only Kyle. But let me back up a second and start with creating my appointment. This part was streamlined and super easy. Punch in the info, pick a day and time and boom, you get a call back to verify what you chose and explained what else you may need and if you're completely covered for inspection. Now, back to Kyle. I usually have a pretty good eye for little things, inspecting aircraft for over 10 years, but Kyle put me to shame. His punctuality and thoroughness were top notch. He walked me through every issue and explained why they were big issues, or not and how to take care of them if I wanted to keep the house. He's a great guy and fellow musician, so for music people out there (or regular people), ask for Kyle! Also, the way Diligent provides their reports actually excited my realtor because they made everything, essentially, copy and paste for the negotiating part after the inspection. I chose Diligent to inspect my first home. Even though the house was only a couple years old, the inspector left no stones unturned and was very thorough. He was very friendly and professional and answered all my questions along the way. Five months later we still haven't found any issues he overlooked. The periodic recall report they continue to provide on our appliances is a nice touch too. I took one star off because they dropped the ball on our separate termite inspection. The inspection was ordered and payed for, but they forgot to schedule it. Luckily we were able to extend our contract deadline with the sellers, but otherwise it could have been a big problem. As I understand, the owner was dealing with some health issues at the time and they did apologize and refund my termite fee. I would still use them again if I ever need another inspection in the area. read more

My husband and I are in the process of buying our first home, and we're new to the area so we don't know many people. Diligent was recommended by our realtor, so we decided to use them for our home inspection. I'm so glad we did! Our inspector (Riley) was extremely nice and patient with all of our questions. Being new to the area, we made sure to do extensive research on all the inspectors in the area along with speaking to our realtor with recommendations. Hands, down Diligent was best, many times with Michael signaled out as THE master inspector. Come inspection day, we were NOT disappointed. Michael and his team were extremely knowledgeable and friendly. He was very upfront with us on everything we needed to know and what we needed to keep an eye out for. We used Richard with Diligent to inspect the very first house we got a contract on and he saved us from buying a money pit! Their report you receive after the inspection is very impressive and thorough. We found out through the inspection about some major costly repairs that the house needed to have done. The seller agreed to fix most of them, so when we ordered a reinspection, we found out she hadn't fixed them at all and used a cheap work around. The seller had also let the house flood and when we had a mold test done, the owner, Michael called us personally to explain the test results. I have been very pleased with Diligent Home Inspectors, who our real estate agent recommended for the general inspection. I stayed for the entire inspection and although it was tedious, I am glad I did - our inspector, Richard, was very helpful in pointing out and explaining the items in the report, and I learned a lot! Although this is our first time going through this process (so we don't have any point of reference, or longitudinal assessment of items documented in the report), I think they were quite thorough and thoughtful. Megan in the office is very efficient and sweet as well. Unfortunately, my home inspection required 3 inspections but thanks to Diligent, they were able to catch things normal home inspections would not have. My wife and I hired Diligent to inspect our home prior to close. Parker did a very thorough review of the house and provided a detailed report we were able to go back to the builder to get a number of defects corrected. Parker was available for follow up questions and helped explain it in non-construction language. We were very happy with the service and they were super fast.
