    We usually drive to Lily's Malibu. Wanted a breakfast burrito but did not want to drive to Malibu. So my daughter and I want here. We are so happy we found this place. Great food. Great cinnamon rolls. Original and new flavors. I LOVED the blueberry one. If that is available when you are there I Highly recommend it! Delicious. There is inside seating and patio seating. Cute place. Service is always great and they have awesome recommendations. If you're looking for a good breakfast burrito made with good ingredients give this place a try. I don't think you will be disappointed.

    This place just became first place in my book for best breakfast burritos!! Wow the A-Town Charger was incredible!!! Flavor and texture bomb!! The horchata was smooth and refreshing. The place looks nice and the staff was great to talk to. Overall top tier experience and I gotta go back to try other burritos!!

    This place is breakfast burrito HEAVEN! It had been on my list to try for a while and it did NOT disappoint. It's located in a quiet strip mall close to the 101 Freeway. Plenty of parking. The owner, Rob was very helpful for us first-timers and suggested some popular favorites. I got The A-Charger (steak burrito- $19.50) and my husband got The Roman Surprise (Italian sausage burrito-$17.50). We knew we wanted to try the tots so we went for the Truffle Tots. There are tables to sit outside. When we got our order, I was pleasantly surprised by the amount of food! They even brought us some chips and a few salsas to try- all of them super fresh. The tots were amazing and Rob told us they make them with fresh truffles and no seed oils. The burritos were also really good. The A-Charger was definitely our favorite and is a solid- steak burrito option. Both burritos were packed with good ingredients and flavor. We really enjoyed them both! I also really appreciated that Rob came to us after the meal asking our thoughts. Really nice when a business owner takes the time to do that. Plus, we learned he lives locally so it felt great supporting a local business. Thanks Rob for the great service! Looking forward to coming back.

    Tried this place out for the first time and it's good! The staff was friendly. The burritos and chips were good! Order inside and then they'll deliver your food to you. They also do takeout. There is seating available, but it's only on the outside. There's heaters in case it gets chilly. No problem with parking - think plaza parking. There's also gluten free options.

    Found a new place and it's FIRE! Was looking for a place for breakfast burritos near Thousand Oaks and boy was I in for a treat! It's a new place, only been open for about a month, and it's awesome. Talked with the owner, (he was chatting with all the customers in the front lobby area), he was a very interesting dude and we hit it off right away. I got the Sunset, which was amazing. You can add rice and/or beans for free, so I added beans to mine! My burrito had soft scrambled eggs, sausage, pico de gallo. I also got two hot sauces. One was like a chili oil and boy! That was amazing on my breakfast burrito. Yummy! They are doing it right here and I'll come back for sure! Dave

    Frankie's is quickly becoming a family favorite and a perfect stop after a beach day! The burritos are large and SO flavorful. Love that there are both breakfast and lunch options, and a variety of kids options including pancakes!. My favorite is The Sunrise breakfast burrito with a side of creamy avocado salsa. The salsa matcha is also great! Cute spot with seating inside and outside. Staff is always welcoming and attentive. Plenty of parking. I've ordered there and also online and never any issues with my order.

    Unassuming spot with a loyal crowd! It was very busy when I went, but they bring the food out fairly quickly. The breakfast burrito is loaded and has plenty of egg and meat, not just tater tots like some other places. It's a perfect balance. The bacon is very crispy as well and they certainly aren't stingy with the bacon. You MUST try the salsa macha with your burrito. My goodness it's so good. The maple pecan cinnamon roll is also fantastic. A little sweet, but nice and moist with delicious sticky pecans.

    We tried Frankie's for the first time. Overall, the food was good. We had the Sunrise & the Smoky Rooster. I'd say the smoky rooster was honestly better, but I prefer a nice savory breakfast burrito over sweet, and the bacon in the Sunrise is quite sweet. It was a unique flavor, just not my favorite. The tots were done really well. Excellent pico de gallo. I also appreciated the free chips. Nice outdoor seating as well :) Full condiment bar for your coffee. We only ran into one issue during our visit. We placed to-go orders as we wanted to take our burritos home. The gentleman taking our order asked for both of our phone numbers, and said that we would receive a text a couple minutes before our order was ready. We headed to Whizin Market Square next door to shop around while we waited, and no text ever came. We understood they were busy as he did say out loud it was a busy morning. After an HOUR, we returned to check in and our burritos were sitting in bags on the counter. Just would've loved for either one of us to receive the text we were told about. We'll try again soon!

    This place popped up on my Instagram feed as the best breakfast burritos in the Conejo Valley and I do enjoy a good breakfast burrito so had to give it a shot. Went in on a very rainy day after the gym, small place with outdoor seating only but the seating was under a roof and did have heaters so dining al fresco on a downpour wasn't too painful. No indoor seating but a friendly staff, the menu did include various breakfast burritos as well as other items. Wanted to try different breakfast versions so went for a standard version as well as a chorizo version. As we waited outside our burritos were brought out to us with our drink not long after. My only comment was the chorizo burrito was very greasy and dripped everywhere. This was disappointing especially since I have had many chorizo con huevos burritos in my time. It did have some unique flavors and other than being extremely greasy it wasn't too bad. The other burrito was good and flavorful. A bit pricey for both so it was an expensive adventure. My rating reflects that extremely greasy burrito but if they can work on that in the kitchen it could bump up the stars. Maybe a 2nd visit? TBD
