While I do think Brian caught a lot of things, was very helpful explaining things there, and took a lot of pictures and videos - he missed a few big things. My first day with the keys I realized the kitchen counter was not at all attached to the kitchen counter and there was a leak in the pipes underneath the kitchen sink. After living there for two days the handle to the shower faucet broke off completely - this might not have been something he could've caught but I feel like as an inspector you would typically have a better eye than the average person for things like that. Although I did think that Brian was good at explaining everything, I was just a bit disappointed to find these things immediately.

There are many great things to say: He always answers his phone, and is very generous with his time answering your questions. His inspections are broad and very detailed. He identified a long list of issues, many of which were small and could have easily been overlooked. Some inspectors only use binoculars or drones to inspect the roof. Chuck climbs up on the roof and inspects it up close, which is 100% necessary in my opinion. With that service alone, he discovered 6 issues, and saved me a bunch of money. Since we have a toddler, I requested specific water tests that are not listed on his website. Chuck happily collaborated with the local water testing facility to administer the extra tests properly. My brother-in-law was so impressed by Chuck that he will be using him on his next home purchase. After the service is complete, you will receive a PDF report of the findings. The report is clean, well-designed, color-coded, and easy to understand. Photos are large and easy to see. Descriptions are succinct and easy to communicate to contractors. I've seen reports from other inspectors, and they are terrible by comparison. (Small grainy photos, unclear descriptions, disorganized, and ugly.) Chucks reports are professional and presentable. We'll be moving into the house in a few weeks, and I am confident that it will be in the exact condition that Chuck reported. Oh, and he'll also be available to us after move-in, in case we have any further questions or need advice. Excellent service, and well worth the money. Thank you Chuck!

CPM is the worst rental company I've endured (and I survived 444 park, if you know, you know)…read more They hire inexperienced maintenance workers and their communication is beyond poor. They have no clear channel of communication. I received texts and calls from various workers over the 3 years, it was never streamlined and hard to trust what is real from a scam. They left me without a lock on my door (inside the unit, but exposed to downstairs unit) for over a month, and allowed someone to move into the lower unit without letting me know/putting a lock on my door first. They randomly put a storm door on one day, gave a key to the basement unit, and didn't say anything to me about it. She informed me I could pay to copy hers. Mind you, the lower level tenant was not even given a key to this back door at move in, she copied mine. She was only given a front door key. So this made no sense. They are currently charging me $375 from my security deposit for window screens that never existed, plus a bunch of other bogus fees for routine turn over. If you proceed with renting a unit under them, please be meticulous in your property condition form. Get on your hands and knees and mark everything that is wrong with the unit (there's probably A LOT). I would also recommend keeping a running list of all maintenance requests, and communications from them. They are slimy and not to be trusted. Additionally, they waited until the morning of my move out to send me any instructions or information. I had already locked my keys inside, and turned off the gas and electric after not hearing from them for 2 weeks. When I sent an email that I did that, only an hour later did I receive an email saying "leave gas and electric on and return keys to leasing office to complete your move." It has been a terrible experience. They also just stopped returning emails regarding my security deposit. Please do yourself a favor and find another company to rent from. Home owners- you'd probably be better off with another company as well. They are doing a disservice to you as well.
