I would leave negative 5 stars if I could. He missed numerous items and one which was listed as…read moreworking is not. The doorbell can barely be heard if your standing under it. But, That's the least of my concerns. He noted half a dozen things wrong with the windows such as broken springs because a few of them don't stay up and dried out caulking. There was a window pane that was broken which I already knew about. After I close on the property, I move in and find the windows are more than 20 years old. The same age as the house! They're drafty and have no insulating value at all. When he was confronted of course he had every excuse in the world why it isn't his responsibility to estimate the age of the windows. How about contractor grade single pane windows haven't been up to code for almost 20 years? Never mind he closely looked right at them and saw the broken one was a single pane of glass! How about that Mr "expert"? Apparently, there's an InterNACHI Standards of Practice which he claims excludes him from disclosing the windows age. So because you're looking right at 20 year old windows this document states you shouldn't say anything? That's a pathetic, lame excuse. Either that or you're not the "expert" you claim to be and you couldn't tell the difference. All I know is I'm already out almost 11k to replace most of the windows and to replace them all is going to rum about another 14k. I also discovered the water main can't be fully shut off because the handle won't rotate a full 90 degrees because it hits the slab the a/c unit sits on. His pathetic, lame excuse for that is that he is not allowed to turn water valves. Can you use your eyes? Because an amateur can just look at it and tell it won't turn all the way. There's too much here to list. The entire reason a home inspector is hired is to point out potential problems that should be addressed BEFORE the inspection period is over. Other wise, if I had known about the windows, I would have renegotiated or walked away instead of getting stuck with a 25k repair. You'd be better off inspecting the house yourself.
