I'm a highly particular prospective tenant who has been touring multiple floorplans at over 18 properties. I'm also a business consultant with a background in real estate who is truly paying attention to details. Staff and customer service: Jenny, who was showing us multiple apartments, was truly exceptional. Her customer service was top-shelf shelf with an excellent blend of authentic care and relatability matched with experienced professionalism. All my questions were answered, she proactively showed me all that I was interested in and clearly went the distance. I can assure you this is an excellent reflection on management and such quality customer service is not the standard in this industry, but the exception. Bravo! Safety: Due to homelessness and drugs in the Bay Area, basically nowhere has safe streets, and certainly not in prime downtown locations like this. It's out of their control. What they do control is excellent! The building feels extremely secure with solid gates, locks, numerous security cameras, security staff that works longer hours than industry standards, modern technology, and extremely safe cars in the parking area. Jenny even asked certain people in the lobby specifically what they were doing or needed (in a very nice way) but ensuring they had a reason to even be waiting to be on the property. Mailboxes are all totally safe inside too. Amenities: A well equipped two room air conditioned gym with free weights, machines, and cardio equipment, even a Trex setup, that is open 24 hours is stellar. The large common area in the center of the complex (shaped like a U) is composed of a grass field, places to sit, BBQs, a pool, a hot tub, and even a botchi ball. It makes you feel like you are not so entrenched in the busy city and calming. Bonus dog grooming station, DIY area, and numerous other places to relax and sit around the property is great. Cleanliness: The property is kept clean from what I saw. With so many people around messes are inevitable but dealt with quickly. A fresh spot on a rug Jenny took a photo of I could tell would be cleaned soon. I can tell management cares and they even collect trash cans outside your door so you don't have to walk them all over the building. I'll be moving in after a current tenant is set to move out and I'm happy to have found a place. We just renewed our lease for another year and have really enjoyed living at Foundry Commons! The location is very central and we will feel very safe in this complex. Leah and Jenny are both very responsive and always responds to us in a timely manner. Their friendly personality makes it easy for us to approach them with any of our questions or concerns and they always do their best to address them. Whenever we have any issues with anything in our apartment, Ivan and Christian are always friendly and ensure that everything is running smoothly before they leave. Been here for an hour and scheduled a tour at 2pm in hopes of maybe trying to get an earlier showing... not one soul was there. Stayed until 2:03 and this lady walked in, looking like she just woke up said hi to me as she was walking to the front door of the office and I told her I had an appointment at 2:00 PM. I was there with my husband and my 1 yo and she looked at me with attitude and said "ok. It's 2:02 pm" didn't apologize, didn't even try to explain anything, nothing. Just came in with the rudest attitude. I know my appointment was at 2:00, but the lady on the phone told me they were open all day and IF I wanted, I could come in before 2:00 pm. I wouldn't live here if you paid me. I should have scrolled through the negative comments before coming and wasting my time. I had to rearrange my entire day just for this tour. I was so pissed I didn't even ask her for her name, but know that her shift is Saturday at 2:03 pm. I lived in Foundry Commons for almost two years, From February 2020 to January 2022. I had a great time. The amenities are nice, the public spaces are always clean, and the lobby smells very good like all the time. Jenny, the Assistant Business Manager, and Ivan, the master of all maintenance duties, have been nothing but helpful, respectful, and accommodating. My neighbors have been mostly friendly. My unit was on the third floor, surrounded by other units, but at no point was noise between neighbors an issue. Some cons: the neighborhood isn't the most walkable; fairly far from most things. The dog relief area is between a bunch of units and can offer a unique scent to anyone living around it. The keyfobbed entryways are a little redundant (i.e. required to enter garage for one door, but not required to enter garage for another). read more

Lived in many apartments but this has been the worse. Here's what you'll get: incompetent staff, reactive problem solving, law breaking, rat infested, and living in a bad neighborhood. The community was quite nice and the ppl we met were sincere but still isn't worth 1 star. Experienced 2 different managers with different approaches but same results. The past was rude and the present is apologetic. Escalate anything and receive no action followed with an email that ends with, "make it a great day". Early on, we experienced a rat infestation problem in unit 107. We were blamed because we left the back door open... solution was inhuman rat traps. They use the sticky traps which causes the mouse to struggle and cause harm to themselves. They stay trapped screaming until management is called over to dispose. Asked to move to a different unit and was turned down. This was just the beginning of issues. Unit 107 was in front of the dog relief area and is infested with flys. Management knows this but chooses not to do anything until complaints happen. Brought this up twice but was tired of reporting issues because they had no resolution. Instead of being proactive and doing walk throughs of the premise to ensure proper living conditions, you'll find them in the office talking about anything but work related issues. In addition, the neighborhood is surrounded with homeless community and thefts. Very unsettling for family's. Lastly, they take advantage of direct deposit. We spent two days scrubbing and cleaning only to be charged cleaning fees and paint. read more

Lets be real...things have changed a LOT over the past year at Foundry Commons. They just changed the management company from Greystar to Alliance. Alliance has sent out a few TOTALLY unprofessional mass emails to everyone with so many typos and poor word choices. No notice was given to tenants that the management company was changing but we did receive a $500 gift card via email from Alliance. So supposedly that makes everything better right? When I first moved here in mid 2017, this apartment complex was still semi new. The office staff were quite friendly and the neighbors/tenants were really friendly too. Most everyone was working professionals. Fast forward to now. The complex is over run by people of the same "descent." They literally pack 10 people in a 2 bedroom. This is multiple units. You will smell their cooking in almost every hallway. (If this is your thing or background then I'm sure you won't mind this at all) They refer each other to receive the bonus. These are the same people that roam the common areas at night time. If you intend on using the amenities at night or want to take a peaceful stroll through the common area its not happening. On an average night there is 20-40 people roaming around. The gym is nice but when these people flock in packs and don't use deodorant it makes it unbearable to breath. Now lets talk about the immediate surrounding area. At 5th Ave & Virginia is the Gardner clinic along with some sort of community organization that has multiple homeless people hanging around all day. These people sit in front of the complex and play music from there boombox and sit there all day long. At night time you will see crackheads and homeless people walking the perimeter of the complex. I highly advise you not select an outward facing unit on the 1st floor. You will have people knocking on your door and checking the door to see if its open. The garage which is technically secure is left open for hours on end quite often during the day. Some cars have been broken into. If you park on the street beware. Multiple neighbors cars have been hit. As for the apartment itself, yes it is nice to the eye. Once living in it you will notice it was built quickly. Cracks in the ceiling, cheap thin paint & cheap appliances. Please note the walls are extremely thin. Especially the ceiling. Your best bet is getting a 4th floor unit. Although the 2 elevators are super sketchy. The permits had not been changed for about a year. To be honest, I won't even take the elevator. I rather trek up and down the stairs. They both shake and make eerie sounds. Do you research before you decide on this place. The front office is pretty and clean but that's just what they want you to see. read more

The property is well managed - comprehensive amenities, clean, secure and above anything, the staff is very keen to the needs of the community and maintaining a high standard! This property is a little hidden gem. My best friend has lived there for 2 years now. Im over at her place as much as she is at my place, but I have to say, I much rather visit her! I was skeptical about the area to begin with but the units, finishes and amenities change everything. I have never lived in a place where residents are actually friends and know eachother. It's a few minutes from our favorite little breweries (El Camino And Happas) and close enough to downtown without being IN downtown. And how do you top such a cute complex? You provide great staff! And that's exactly what we've encountered here. The leasing staff always looks happy, not just to assist but even with eachother. Everytime we walk in, any issue is taken care of and we even stay to chit chat with Jenny. All encounters are always pleasant, maintenance is SUPER quick and the property is clean. 10/10 would recommend. read more

I lived here for almost a year and I regret it. My apartment was dirty when I moved in. The actual facilities are nice but like another review said, you start to notice apartments that have way more than the allotted people living in them. That didn't really bother me until they were just constantly on their phones in the common areas in the middle of the night, and breaking the coffee machine (I saw at least 5 replacements in my time living there). I even see them stealing pitchers of water from the gym to avoid paying for their own water. The main downside to this apartment is the neighborhood. The outside parking is strewn with nails and used condoms, plenty of homeless people, and fights being heard when your window is open. I called the cops multiple times, for a car being left running that ended up being stolen, and people screaming at a guy with a gun down the street. If you have more than one car and $200 a month for garage parking is too steep, I would find another place. We had to move right when the ownership switched from greystar to alliance, because they tried to raise our rent way too much. We left our apartment empty and clean, I vacuumed and wiped everything down, no damages at all. Somehow they managed to charge me for all of this cleaning that it didn't need, and I had pay extra past my deposit. read more

I LOVED everything about living at this apartment complex. Ok except maybe minus the thin ceilings that you can hear everything above you. But what apartment complex has sound proof walls and such? I NEVER had an issue with any management or maintenance orders. Valet trash, clean amenities and landscaping was top notch. Everything went smoothly and I don't regret living there. People complain about the exterior neighboring issues. I liked the feel of industrial buildings. For the price, location and being right where the freeway entrances were was outstanding. If you are going to be nit-picky about every issue that could arise then buy a house. The only other review on here is fairly racist and a poor reflection of the actual conditions of the complex. Management: The new management company leaves something to be desired. They have sent out multiple mass emails full of typos and poor word choices. I also didn't like they they encouraged residents to report on each other if they were violating rules. In one email they actually told us not to use the garbage disposal to dispose of food. The thing literally says 'food waste disposer' on it. They don't know your name and aren't as friendly as the previous management team. They do respond to emails in a timely fashion and will take your packages to your home if they are too big for the package lockers. If lock yourself out after business hours the fee is a whopping $200. It's free during office hours, however.They have free coffee, water and hot chocolate in the lobby. Grounds and Maintenance: Well maintained and maintenance staff is friendly and responsive. Any minor problems I've had have been fixed quickly. I have nothing but good things to say about them. No major problems yet. Dog friendly. They have designated pet areas, bags and trash cans for waste. I occasionally hear a dog bark in the distance when I'm outside in the hallway. I never hear anything inside my apartment when the windows are closed. Everything is very clean and the EVS staff are friendly. They have valet trash which is nice, but $25 on top of the fee you're already being charged for trash monthly. Apartments: I like my apartment. Sometimes I do faintly smell food cooking in the evenings in the hallway, but they are open and well ventilated so who cares? It's an apartment. The smell doesn't linger. You're going to smell other people's food if you walk outside around dinner time. The appliances are fairly basic. Stainless steel, but not luxury and the washer/dryer combo can barely handle a load. You can't use the presets because your clothes come out with soap on them or still damp. I just use 'heavy duty' and the time setting for everything. The bathtub that was in the model is not the same as is in my apartment. It's not nearly as nice. The light in the bathroom makes this annoying dripping sound which I'm told is the plastic expanding in the heat. Lots of cabinet space, high ceilings, good construction and sturdy. You can also paint your unit if you'd like. I have a middle unit that could benefit from another window. The bedroom is dark. The walk in closet could be bigger. One whole wall is taken up by the door. There's quite a bit of storage space in the apartment for the size. Complex: There is only one bank of two elevators (in the ENTIRE complex) and it's in the building with the parking garage, not the residences. Parking is not reserved, but you can generally find a spot on your floor if you're home before 10pm. Otherwise just go up higher and take the elevator down. There is plenty of visitor parking, but you have to go downstairs to let your guests into the parking lot. There is a keypad and directory at the garage entrance, but it's been disabled because management is too cheap to fix the problem with both the visitor and resident gates opening if you buzz someone in. I appreciate that they are protecting resident parking, but it's super inconvenient and there are no plans to correct this. The garage door is never left open unless someone is moving in. I've never seen a car broke into inside the garage or any broken glass. The garage is kept clean. A reserved spot buys you a two car tandem space for $120 a month (highway robbery). You only get one garage remote per apartment unless you get a reserved spot. The gym equipment is new and the room is well ventilated. There is a water refill machine, and machine wipes, but never any towels even though there is a sign saying they are supposed to have them. There also a yoga/spinning/TRX room that doesn't get a ton of use either. They have a volleyball and bocce ball court, pool/hottub, grassy area, picnic tables, lounge area that are well maintained and rarely used. There's a dog spa that get pretty filthy on the weekends because people are slobs. Neighborhood: Unfortunately, this apartment is right across from a community assistance center of some sort and there are some rather sketch people hanging out in front during the day, but I have never been bothered by them. I have also never seen anyone there at night and have walked my dog in peace at various times of the day and night and felt safe. With that said, it's a major city in California. Homeless people, indigent and other people that are considered by some as 'undesirable' people to live around are going to live there as well. Get over it and your privilege. This place is super convenient to shopping, downtown San Jose and the freeway. 3.75 because it's better than average, but you can only give full stars so let's round up to a 4/5. read more

Reading through some of these reviews, I'm really surprised with the negativity. I've been living here since Sept 2017 and I really couldn't be happier. My wife and I were the first people to move in to our unit and have had zero major issues with the apartment or the appliances. The maintenance crew here is the BEST of any apartment complex I've lived in. Any time I've had to put in a request, no matter how minor, they show up in record time. When Ivan, one of the staff, sees me or my wife walking around the complex, he asks us if we need anything in our unit. They even walk outside of the apartment complex almost daily to clean and ensure everything looks clean. Proactive staff like that ensures issues are resolved before they become big problems. The leasing office staff is really great. I recognize that my wife and I can be high maintenance sometimes. I can't count how often we've called them to either ask random questions, inquire about a package, or share concerns. Not only are they friendly, they make an effort to follow-up if they can't resolve something quickly. Recently I had a problem that was in no way the responsibility of the complex, but Leah, the property manager, went out of her way to ensure we found a solution. When I thanked her for her help, she told me she knew we'd been residents for a long time and she wanted to make sure we stayed. WHAT?! Since when does a big managed property care that residents stay? I've always felt disposable but strangely enough not here. My rent increases have been VERY minimal, less than $100 over two years. I don't know if this is the case for everyone since there's the whole market rate thing and everyone's rent is different. Before here I lived at Mosaic apartments and the rent there went up $250 the first year and $150 the next year. Finally, I saw some reviews that said the complex was not pet friendly. I could not disagree more. I've had dogs the entire time I've been here and it's never been a problem. Yes there are signs that say "Paw Free Zone" - guess where? On the grass where the volleyball net is and near the entrances of units. Why? Probably so we don't have to smell animal pee or poop when we walk out of our front doors. Even then there are residents who don't abide by these rules, the maintenance staff is out there cleaning up after them. Tl;dr Nice apartments, great staff, great maintenance. I only put one star for this place because of how well this place is cleaned and kept, how it looks and because I have to. The management here is terrible, and the rudest people I have ever met. I stayed here because I'm a student at sjsu but as soon as in person classes are up and running, I will look for a place MUCH cheaper than this complex. If you don't have any problems what so ever you will be good here because you won't be able to speak to a bunch of know it alls and disrespectful women. They complain about everything , from leaving your garbage out too early to paying unnecessary and unexplained fees. The pool is closed right now but I loved being there and the hot tub too. They don't accept money orders only cashiers checks and online payments. Me and my roommates are in the process of vacating, and they never told us we had to submit our vacate forms early and all signed on one paper. When we sent an email with our notice to vacate forms and explaining why we took so long to submit the forms because of COVID, they responded by saying "thank you for your well composed email". This management is ridiculous and I do not recommend living here just because you would have to deal with these rude people. read more

Before renting here, please be warned. Here's the deal. We move a lot due to my better half's line of work. So we have to rent a lot. We've loved all of our last places we stayed. And then we came here. From day one, it has been an absolute miserable experience. For starters, completely rude and incompetent staff and management all around. Let's start with Jenny - she acts like you're bothering her while she sits at her desk on Facebook. And if you forget a detail of the complex she'll respond with a sarcastic, disrespectful tone. And management, or lack thereof, couldn't care less about your satisfaction (or dissatisfaction), because they figure once you sign a lease you are stuck. That is entirely their attitude. The units - I'm pretty sure that they are made out of paper and toothpicks. So you better enjoy your every step, and move, and drop, and fart, of your fellow neighbors. No sound insulation whatsoever. This place is insanely cheaply built. Ah yes, the neighborhood - let's just say that you might not want to leave anything valuable inside your car because in might not be there in the morning. Overall, this place is basically a cheaply built-to-look-nice complex, located on what could only be the cheapest piece of land in all of California, and charges a premium for the unfortunate, unsuspecting. Every single time that I make a call to one of their agents, I end up being promised a call back which I never end up receiving. I have been left hanging over 5 times now. I have called them claiming my dissatisfaction, only to be met with the same level of unaccountability every single time. Incompetent management at its best. I read online bad reviews about Jasmine when she was in Essex and I realized that it is all true I asked them to move me out and they started to asked me for unreasonable fees. They asked me for re- apply again, run background check as well as another deposit again, when they already have the deposit from my current unit . The managers solution was just break the lease and pay out 5k. They are clearly taking advantage of the fact that you are stuck in the lease. In addition the area around is not safe They are quick to threaten fees on you. This fee. That fee. After reading the previous reviews I decided to give my two cents. The new management is definitely much better than the old one and let's be fair and give them chance to prove themselves. Property is at a convenient location given the traffic conditions around Bay area. I like the fact that the new management is active via communications as compared to previous management who will forget about you once you're living there or once you have signed a lease. The lady in charge is quite nice and takes time out to listen to your concerns. You are not just a number to her and hope it remains. If the location is suitable for you this is the place based on amenities they offer. The apartment is nice and newly built. Close to SJ DT which is a big plus for the price of this apartment. Neighborhood is quite sketchy. There have been a few instances of breaking in and you will always see cops car patrolling over the weekend. Watch out for their move out policy as it's a complete scam. When I was moving out from the apartment they came up with fake and non-legitimate charges calling them to be paint charges like cleaning the bathroom and fridge inside trays which I've never seen anyone calling as paint charges. The service guy who visited my place a few weeks before the move out said that my apartment was very clean and to my surprise, they charged me ~$550 for move out and ~$180 just for the paint charges which they say is for bathroom cleaning, although they have another cleaning charge for $116. Even after disputing charges, they asked me to pay the charges to avoid negative impact on the credit history which is highly unprofessional. Apartment is definitely nice with some good amenities but watch out for the front desk people (Jenny and Chantelle) charging you for false things and not giving you the right information. read more

Hello all - just your average college student about to tell it like it is. I have lived in this apartment complex for about a year and a half now and the past and current management is something of a disaster. Every single time there is an issue the management turns it around and blames us for the problem. They are extremely vague in their instructions, late in telling us when there is a deadline for something, and overall not very nice us (my roommates and I). Lets start at the beginning shall we. When we were first applying to live in this apartment we were communicating with this one woman who was very unorganized in telling us what we needed to do and when we had it needed it done by. First example: my boyfriend/roommate, my parents and I were on vacation in Europe and we get a call in the evening from one of our other roommates to tell us that we need to get a cashiers check in the next two days in order to move in. The woman we are working with gave us 2 days notice of this which made us left scrambling to get the money. Thankfully for us our roommate solved the problem since we were on the other side of the ocean. We don't run into many other problems for about a year, until we renewed our lease. This story kind of lit the fire under my ass to really really dislike the management and showed me the true nature of how they treat us as residents. So it was one lovely summer evening, I had just gotten off of work and I was more then ready to get into to some comfy pjs and climb into bed and binge watch Netflix. However, when I come home I find that the key to my apartment is not working (we have those "fancy" key fobs). I think "okay, this is weird, maybe the battery died in my key". WRONG! The next morning I went to work again while two of my roommates go talk to the management about why the keys are not working. They tell my roommates that since we renewed our lease (which was about about a month before this happened) the keys were disconnected from our apartment and needed to be reset. Here is the kicker though - all the keys needed to be reset at the same time because they said that "there would be too many door codes to manage and keep track off". This made me laugh because one, that is total bs, two we live in the Silicon Valley were technology is spoon fed to us for breakfast, and three they were just being lazy. My roommate tried to reason with the staff member by saying that we never have the same schedule and it would be hard for us to all bring our keys here at once, one of our roommates was out of town visiting family about would not be back until the week after, and that this would be a huge inconvenience for us since we literally could not get into our apartment (which we obviously pay for). Also, to put the cherry on top, the staff member my roommates were talking too had the audacity to claim that we were the ones inconveniencing the management because we had not come in earlier and that they remember sending us an email. So after all this, my two roommates got their keys reprogramed and told my roommate and I about the who conversation. You remember that email I mentioned, yeah well we all looked through our emails and the only person who got the email was my roommate and it was deep in the spam folder so thanks a lot foundry commons for the f*ucking heads up. To continue on with this story, I go in the next day to see if they will reprogram my key because I want to be about to get into my own apartment. I go with my roommate, since she is better at confronting people then I am, and start talking to the woman at the front desk about fixing my key. After a short while of her telling us why she cannot reprogram our keys she says, and I quote, "you are really making this difficult for us". Uhm, excuse me? You are making this difficult for us because you are preventing me from getting into the place where I live. I was livid then and even to this day I am still very upset by the way she treated me. For my last story, my roommate has autopay set up through the foundry commons website so we do not have to miss the rent due date. More recently however, every month we have been getting notices on our door saying that we have not paid our rent yet. What has been happening is that every month for the past few months the auto-pay has been failing, and we think the management has something to do with this so they can swindle more money out of us. To show you how charming and helpful our management is, when my roommate called the main office to figure out what the heck is going on they tell us that it is our fault and we need to re-upload him information to the website (which we checked multipule times and it is always correct and accurate information).
