*Be careful with all the additional charges. They charge $40 monthly for EACH pet plus a $300 pet deposit for EACH pet. I have never had to pay monthly pet rent before or pay an additional pet deposit for each pet either. They charge $25 monthly for the first car and even more for the second car. I have never had to pay a monthly fee to park my cars at an apartment I am renting before. You are responsible for paying for your own apartment energy which is expected but they also charge you monthly for water, sewer, trash, common area electricity, common area gas and for public service and this is something that I have never had to pay for at a rental either. I also get charged a "service fee" every month for over $45 for using a credit card to pay the rent and the extra charges. It is a nice place to live if you can afford the rent and all the add on charges but you do have to watch out for the dog poo in the grassy areas. The mailboxes for packages was broken into well over a month ago and sadly the broken locks still have not been repaired. Our unit does not have air conditioning and the inside of our apartment hit 90 degrees on these hot summer days, we were roasting and it was awful. I am not sure that any of these units have air conditioning so you may want to verify what your unit actually has before getting a nasty surprise. The last thing to note is the pool was closed randomly on many of the hot summer days, I am not really sure why it kept closing so often but what a bummer to have a pool and have it closed so often during the summer. The pool is not open year round. To make matters worse, my wife can hear "noises" from the neighbor. Now everything is ruined and we won't be staying much longer. read more

If I could leave negative stars, I would. Management for this place was absolutely atrocious for the roughly 3 years that I lived here. They lost documentation, never answered phone calls, rarely took care of your apartment and what they were supposed to do. I don't know what the hiring requirements are for managers, but it's clearly bottom of the barrel. I tried contacting the current management multiple times in regards to my move out, and other multiple issues I had. Including a professional cleaning service that I hired to clean the place thoroughly. I contacted them several days prior to inform them of this, emailed them to speak with the manager, and contacted them the day of and several days after, and several days after that. The manager failed to get a hold of me for an entire month. And by the time she decided to, she said that: "Yes I did receive the invoice and unfortunately due to this not being provided to us when you handed in your keys and not until we sent out your deposit accounting, we are not able to adjust your deposit accounting." So they proceeded to charge me another 300.00 dollars for cleaning. When there was literally nothing to clean. The apartment was deep cleaned top to bottom by a professional cleaning company and the highest rated one in the area at that. So how exactly can it be provided If you ignore my calls and emails? How can I give you documentation if you refuse to do your job as a manager? This management team promised to better than the last, but obviously it's empty words, and even more deceptive lies. So the fact that they lied about having to do any cleaning, the fact that they are willing to go to that extent, and damage their own reputation, shows exactly what kind of place this is. They might sound friendly, but at the end of the day, they're only looking to sign you up, screw you over, and take your money. I did everything to my ability to inform them on every issue, and yet they still chose to screw me over. If they have a remotely honest, or even slightly decent landlord, they would immediately reconsider their standing on the current manager, and resolve this issue as it should have been, in a respectful and honorable way. read more

We recently moved out of Forest Ridge after nine months. We unfortunately had to break the lease early but the termination fee was not nearly as bad as what I've heard from other places. Pros: Good location- right next to River Road but just far enough out of town that it's fairly peaceful and quiet Decent landscaping Spacious apartments Friendly and attentive management and maintenance staff Washer and dryer in unit Pet friendly Cons: Mold so much mold Parking Loud neighbors that smoked on their porch constantly (cigarettes and weed) and also yelled at their kids non stop but you can't choose your neighbors so I'm not sure if this is really a con Outdated appliances Overall I enjoyed living at Forest Ridge for the short time we were there but there's definitely some things that need fixed. It's a challenge to keep up with the mold. We are new to Oregon and were told by management that this is the norm but no one else I've asked seems to have this issue with their homes. I asked a lot of people at my work and they were all a little flabbergasted by what I told them. It grew in the corners and the windowsills and the bathtub and behind the toilet. It was exhausting and nothing I did helped. I'm pretty sure it's part of the reason my kids were always coughing. As for the appliances, I swear our oven / stove was from the 1970s and didn't work as well as I wish they would have. So many times our food burned due to the temperature settings being off. Despite the cons, I would still recommend this apartment to anyone looking for a place in Salem but I would definitely give some warnings about the aforementioned things. I have lived here for a decade and have experienced many different property managers and property management companies. I have loved it and recommended no less than four families who have moved here too, until the newest manager -- Sloan -- took over. It has been a series of community-wide problems since, but I'll share my own personal account with this person. Here is my story. A month in advance, I reserved the party room for my child's birthday, like I have every year his whole life. I called days before the party to double-check that we were all good, and she told me that, "I cannot be accommodated." I explained that this has never been an issue, and that I do not appreciate the fact that my reservation was not honored nor was I called with a cancellation. Keep in mind, it is only three days before the party. She offered to call her manager, avoiding accountability herself, and said she would call me back. When she called back she repeated the phrase, "[I] cannot be accommodated." I calmly explained that I do not appreciate being gaslit. It is not a matter of accommodation, it is a matter of not being notified of a cancellation and avoiding accountability. She then said she was not gaslighting me, and she didn't even know about the reservation -- so it's not her fault. She then said, "I'm sorry you feel that way" in response to my explained how the lack of accountability is really upsetting. If you understand the risk of working with someone who avoids accountability and gaslights, run don't walk away from this complex if she is still the manager! If there was literally anyone else as a manager, I would give this complex four stars, simply because parking is tricky and the pool breaks down too much in the summer. This used to be a lovely community when I moved in 1.5 years ago. In the last 6 months however it has gone extremely downhill. It all started with the most recent management change cracking down on things that have been acceptable in the past. All of a sudden I am not allowed to store my son's bicycle on my porch anymore for the sake of "preventing eyesores" yet, maintenance has completely abandoned maintaining the vegetation next to my unit. I have blackberry bushes growing up the siding and onto my porch. About two months ago, the trash compactor went down, and since then, trash has been piling up with the worst of it right now. A week ago "management" went virtual, no one in the office answers the phone or responds to emails. I practically pay $1700 per month ($200 more than what my unit currently rents for) to live next to a giant pile of trash. I cannot even sit on my porch without smelling the stench. I really wanted to like the place...but...after living here for just over 3 months, I have the following to say as a warning to those considering the place: Choose a sunny location to avoid black mold and damp carpets and walls. This will bring up your cooling costs in the summer, but those 1978 single pane windows and uninsulated walls will do NOTHING to keep out the damp! Keep your dog away from the approved "potty areas" because very few people pick up after their pooch and management does nothing to alleviate the issue. My dog had to go through three rounds of medication to get rid of the giardia he picked up there. The only way we were able to bring the numbers into the normal range was to stop visiting the potty areas. Be prepared to choke on smoke! There is no smoking allowed in the apartments, or on the grounds - supposedly - but each and every day featured a steady stream of smokers lighting up at the top of the driveway, right behind our living room! The plumbing is ancient, the toilets small, the cupboards dinky, the appliances are original to 1978 and should have been scrapped long ago and the electrical outlets nearly non-existent! The manager was pleasant and had an open-door policy, the office staff was polite. After three months, we left the place cleaner than it had been when we took possession, we used 3M Command Strips for all wall hangings, there were no bugs, and I steam-cleaned the entire carpet on my way out the door, however, here are the charges I was presented with on my Move Out Statement: Painting $65 Cleaning $190 Carpet Cleaning $70 Blind/Window Covering Cleaning $42 Extermination!? $75 That's over $440! When I moved out of my apartment that I'd been living in for three years in Fresno, CA - they refunded me every penny of my deposits! Just thought I should write an update- plus I felt that I needed to write what just happened this evening. I got a knock on my door, a young woman and a few kids were wondering if I was missing my child. They said someone just abandoned a little girl in the middle of the road, and she was walking around by herself. This kiddo looked about 4 or 5 years old, and was bawling. I lived here for roughly a year. It is a very nice location and grounds are well maintained. Laundry facilities are good and priced reasonably. Whenever I had an issue with repairs, which was maybe once, it was taken care of within a day. To me, that's pretty good. Parking can be a chore, but you get a routine down if you have more than one car. Friendly people, relaxing to walk out and come home after work. An apartment is what you make of it, and if you're decent and respectful here you will not have any problems. Respect other tenants and the property, you will be fine. That is the same for pretty much anyplace. Look at the units, make sure the apartment will fit your needs, and if you like what you see you will not regret moving here. If you want a luxury resort experience I don't think any apartment will fill your needs and expectations. read more

I love the room sizes in the two bedroom small townhome it definitely fits with what we have to go in our bedroom. I also love the size of the living room. There's also apartments but the townhomes are cheaper. There's a lot of doggy stations if you have a dog. The townhomes don't have there own laundry room but there are laundry rooms around the townhomes. I highly recommend this place so check it out if you can read more

This is a nice apartment complex in a good setting but beware, you will most likely be paying $100 more than what is advertised. They charge $20 per month for an assigned parking spot. $20 per month for a pet. Plus water, sewer, and garbage is not included in the rent and ranges from $35-$55 per month. Their nickel and dime policy makes it look like a great deal, but ends up being more expensive than most other complexes. read more

Over the past 9 years, I moved in and out of this complex twice...and each time we enjoyed living here. It is an older place -- but there are town homes that are decent size...and usually with a private deck/porch. Location is just off River Rd. South...I mean -- literally JUST OFF River Rd...so getting onto a sometimes busy River Rd. is sometimes a challenge. Management was always really helpful and friendly. I've heard that their rents have skyrocketed since I last lived here -- so check out their rates before checking them out. As one can only afford what one can afford. I had to find a place in an incredibly short period of time. I was moving from Los Angeles California to Salem Oregon to start a new job and I did everything over the phone with the management company. I moved from Los Angeles to Salem without even looking at the apartment I was moving into, and by the time I got here I was in love!! The Management has changed since I moved here, but I don't really see a lot of changes that are affecting me personally. The maintenance staff is friendly and helpful, and my repair requests are usually taken care of within a week. They also have monthly drawings to reward tenants who pay their rent on time with either credits off of their next months rent or carpet cleaning services This is a beautiful complex with a pool and a small exercise room. They are pet friendly, but yes there is a pet rent that must be paid along with deposits of course. Since the complex is so large they do charge for parking spots to make sure actual residents get the spots they are assigned to, but disabled residents are given a discount. I love this place so much that I moved my grandmother here from Los Angeles as well and put her in an apartment at the opposite end of the complex I live in. Personally, coming from such an expensive city like Los Angeles, I do not mind the higher end price of living in this complex. I know Salem has some great apartments that usually run between $400-$600, but considering the location and ambience and amenities I don't mind paying a little extra to have my two bedroom with a washer and dryer in my own unit all on one floor that accepts pets. read more

Worst place I have ever lived. It looks nice at first but it is a dump with paper thin walls and it's a constant battle to fight mold. The appliances are old as dirt and in disrepair and you are allowed only 1 parking space that costs $25 extra a month. I have had NO place to park after work so I had to leave my car off site and get a ride home. That has happened many times! The rent is very high for such crappy places. The staff at first seemed professional and friendly and reasonable but turned out to be the opposite and when there was a conflict with one of their employees they didn't even talk to us about it and believed the employee who was lying and who was very much the one in the wrong. Because of this our family's life was very much affected and caused a lot of stress and it's not right in any way whatsoever. I expected adults to act better than that and listen to what was said and talk to the tenant not just assume the tenant was at fault because they were not. One of their other long time employees even said there was something wrong with the guy they defended and knows we are telling the truth. I don't know how they sleep at night but I'm so glad to be out of that place! Don't move in here as you will end up regretting it! I wish I could give them zero stars!! read more

It's a must know that water and sewer are on your own dime and is at the mercy of all who reside in the apartment complex. Water and sewer is based on the usage as a whole complex and then divided by how many people are legally on the lease. Keep in mind that you are paying for everyone else's showers, dishes, and laundry and keep in mind too that many tenants live here that aren't on the lease so you're also paying for people not technically accounted for including children and on site laundry usage. Your bill will be at least $40 a month even if you work a 9-5 job, workout and shower at the gym and are only home long enough to make dinner and go to bed. Not only are there mold issues but the upkeep of the complex is awful. The landings to your unit (for those who have one) are always accumulating large amounts of water, freezing over in the winter, and growing algae all throughout the year. If you live in a lower level unit and it is raining, prepare to be flooded out. In the winter, buy some deicer for your porch since they do not deice the property for your safety, and if you live there in the summer be sure you have someone bring over a power washer to clean the landing with so that you don't slip and fall on the algae. We've had to rake the front "yard" of our unit numerous times because everything gets so piled up... including the poop from your neighbors dog. I will say that I have seen numerous breeds of dogs in this complex and when we signed our lease they not once asked what kind of dog we had, how old it was, if it was fixed, if it was licensed, or anything else that pertained to the safety of the residents. If you have kids be aware of this as some dogs are aggressive and are often times off of their leash and like someone said uncontrolled by the children walking them around. Owners do not pick up after their pets and you're not allowed to use their hose period for any reason and especially not if you step in the poop left behind by irresponsible tenants. I havent had issues with people parking in my spot but if you do park in the "future resident parking only" that IS NOT marked, you will get a notification to move your car or they will tow. I will tell you the most frustrating thing about living here more than anything else is that your neighbors CAN AND WILL play their music, tv, etc as loud as they want and completely get away with it! They have told us I don't know how many times that our neighbors will be fined $50.00 the next time that there is a noise complaint and there have been too many "next times" to count. They only retaliate and complain that our dog runs around when we're home which by the way is rarely ever. Management has asked us to control our dog or we will be fined. What kind of ridiculous crap is that?! Our dog is locked in a crate while we are gone and gets excited to see us upon our return yet we need to control our dog because we are disturbing our neighbors in a pet friendly complex where we chose to live upstairs for that reason. Absurd! People say those that complain are those that are trashy, don't pay their rent on time, etc. I pay my rent a week early every single month, My apartment is spotless, both of us who reside here are full time plus professionals who just want to be at peace the little bit of time we're home. I don't complain about much but this place is over the top ridiculous and it needs to be known. Do you see all of the signs around town saying refer your friends and earn $300?! This apartment complex is horrible. The management are rude, they do not fix things in a timely manner and during their "renovations" they expect to give you a notice saying that sometime within the next week they will be coming into your apartment, not the typical 24 hour notice so you can make arrangements for your pets, the rent continues to go up , now they are nickel and diming you to death with parking , and even garbage! The apartments are falling apart , the parking is horrendous and when I approached the management I was told "that's not our problem" . This place is terrible , avoid it at all costs. Now since they can't install a door on the pool room , they've closed the pool on the hottest day of the year. But the management does provide alcohol at the pool every week , so if you're broke and need to get drunk , stop on by. read more

I moved into Forest Ridge based off of the recommendation of a friend, who then moved out when management changed. We visited with previous tenants and it seemed like a very positive, safe environment. After the management changed, everything went downhill. Just like the earlier reviews, you pay for every single utility; water, sewer, electricity, garbage, and now parking. You also pay a pet rent on top of a steep deposit. Pertaining specifically to my apartment, we had a lot of issues. We had thick mold growing on our windowsill, and also our front door was being eaten away by black mold. We contacted management, or at least tried to, and they were completely unwilling to help. It also grew in the closet, and ruined several pairs of shoes and jackets. There is mold in the showers, and the sliding glass door moves FORWARD when you barely push on it. Condensation on the windows is absolutely horrible, even if you run your heat all the time. The windows and doors are not sealed, and the walls are paper thin. Our pipes burst in December, and our water bill was $100 more than it usually is. They came in once with a vacuum and sucked the water out of the carpet, then told us that it was our responsibility to dry the carpets by running our heat at all times. We did as we were told and ran our heat, which cranked our heating bill up to almost $200, when it has never been anymore then $60. I contacted management for them to pay the remainder of our water bill and heating bill because we were told we would not be charged for any damages. When I finally contacted management after a month of leaving messages and being redirected to other people who didn't know anything, she was unwilling to help me. She actually laughed in my face when I told her that they needed to be accountable and take action for the changes that are the responsibility of management. I have never been treated as poorly by a "professional" then the Dalton Management. I highly advise to stay away from Forest Ridge Apartments. There are much better places to rent from in Salem that are way cheaper and the landlords/management are much more respectful. read more

This place has really gone downhill since new management took over. Every time I needed help with something or had a concern, the office staff would blame Dalton and avoid helping me in any way they could. I finally moved out and was sent an invoice for cleaning. I immediately sent a check. Today I received a collection notice for that amount. Apparently my check was lost in the mail. So, instead of calling me or sending another invoice, it went straight to collections. The office blamed Dalton, as usual. So, if you want to live someplace where no one in the office can help you and the management company doesn't actually care, this is the place for you! This is without a doubt the worst place I have ever lived! I've only been here two months, and after the first couple weeks of being here I wanted to leave. Management it horrible. We have been called liars and accused of things we didn't do and have been treated rudely ever since arriving here. They lied about the size of the apartments, rent is ridiculous (the only thing they include is trash and recycling), parking is horrible, and they give special treatment to people who don't need it. DON'T DO IT!!!!! We thought all was well when we moved in, we thought the ladies who worked at the front were nice, the facilities, etc. Well we were wrong. We were put in an apartment that you have to go down to, so the front wall and the side wall were technically underground. Well this caused our bedroom to grow MOLD. We had damp carpet which ended up ruining our mattress (yes we are cheap and put it on the ground but it has never been a problem for the past 5 years I have done it). We also lost about $1000 worth of our possessions in our closet because they were growing fur like mold. The walls and crown molding had it on it. When I went to confront the managers they said "you must have sweat through your mattress" (to make the entire floor damp and grown pink, green, and black mold...I don't think so!) and "your sweaty shoes caused it to grow." They refuse to take ownership that their walls and floors caused it. Talking with a construction friend they mentioned that concrete can saturate itself with ground water and once it is in there it wont get out. All they did was clean the carpets and "treat" the walls affected. Well guess what the mold is back in the closet and we haven't put a single thing back in there. But it was our fault... We have also found mold in the storage closet across the apartment that is again against a wall that is underground. Not impressed with how they handled this situation. Based on how they treated us through this... I would NEVER recommend this apartment to ANYONE!!!!!!!!! read more
