The heat is pretty hot some nights but plenty of windows to get some fresh air. My maintenance guy, Kenny, is super helpful and always helps me fix something even if it is not his responsibility. I would recommend this place if you need an affordable apartment. Utilities are included which is so nice. I don't have to worry about them. No parking but with school, don't really need my car.

Because we were looking at the last minute, our choices were limited so we felt like we had to compromise and just go with it because location was of prime importance to us, and this was in a great one. As it turned out, we did not have to be concerned whatsoever. What made us feel much more comfortable about deciding on this apartment, despite the mixed reviews we read, and what basically sealed the deal for us was the front desk person Deborah(not sure if this is how her name is spelled) who was so kind and helpful and was very good in trying to facilitate the process for us so we can get whatever information we needed in a timely manner, for us to be able to comfortably make a decision This was further reinforced later on by Marisa, the office manager, and then David(I think partial owner), and EVERY SINGLE PERSON on staff that we encountered - Deborah, Joe, Kenny, Hussain, James, and Marisa and David via email. Secondly, I searched for feedback on CatMan from my daughter's university FB Parent Group. Parents had a lot of positive feedback so this added to our comfort level. Now, for more about the building....As one observes as soon as they enter the building, it is a grand old building, the kind that no one builds anymore, think New York City grand building style. It might look dated if you do not appreciate this aesthetic but I really appreciated how well maintained and very clean it is. We checked out the fire escape stairs as well as safety is important and it is very clean and maintained, so was the laundry facilities and the area for the trash. We did look at several units in the building and the state of update varies from unit to unit so one cannot generalize about the entire complex as a whole. My daughter has lived in two different units in the building, first during the summer, and then transferred to another unit for her long-term lease unit. In both instances, the apartments were in good condition and were VERY clean and newly painted when it was turned over to her. Some of the concerning reviews also mentioned that management was not responsive and that they do not take care of problems. My daughter's experience is the complete opposite. The times she has had to request for service, they have consistently been EXTREMELY RESPONSIVE and timely, and the front desk is on top of keeping track of what is going on. I think that is key, of any rental, whether brand new or not, responsiveness, and in this regard, they are superior, no exaggeration. Then there is the mention of cockroaches and mice in the reviews. This is always a concern in any building so we paid particular attention to this and curious how the building management handles this issue. I was extremely comforted by the fact that in the lease, it actually addresses this issue specifically, that if you find signs of a mouse or pests and you do not report it, you will get fined. I am assuming they do this to make sure that tenants report any signs so they can address it right away and nip it in the bud. This is a very good sign of how aggressive they are about addressing this issue. Many times, it's i tenants that cause the proliferation of these pests, not keeping their place clean and tidy, etc, and then they wonder why they have a mouse issue. We have not encountered ANY pests, or signs of it, at all in the building, nor has my daughter heard of such an issue from any of her many friends who live in the building. Lastly, what truly sets this building apart is the service, but not just service by itself but how kind and genuinely helpful everyone is, and the genuine desire to be helpful and responsive with maintenance requests and any questions and concerns. However, over the years we have had out fair share of building problems as other senior buildings experience. The last five years has proved to be a series of difficult challenges for me, but the latest bulilding manager (Mary Killian) is unlke any of the other previous Penn Arbors Managers. She "cares" about the "people", who like myself, live in the building. Mary goes far above what we, who live in the building, have come to expecte and the newest maintenace guys are not like any of the previous ones - the are good and reliable at performing their duties which keep the building clean and safe for us. We are getting our building and apartments serviced, meeting a very high level of repairs thanks to Mary. I have to admit that the "The Capital Realty Group" has supported Ms. Killian in all of her efforts to make living in The Penn Arbors Apt's a great living experience. I, along with many others, would have moved out of the building, but for the wonderful care and activities sponsored by Ms. Killian. Mary is more like a Four Star Concierge Director who doubles as a Senior Building Manager, in all of her efforts to make our living in the building a wonderful experience, worth waking up to each day! If you are looking to live in a senior building which you and your family can be proud off, then The Penn Arbors Apartments will meet you at your needs. Management not only helped me immensely with speeding up the process so I could move in, but they also helped my parents find a nearby hotel to stay in while I moved. Maintenance has been fantastic! I call and the person in charge arrives almost immediately. They even stayed at my apartment when the internet and IKEA showed up for deliveries while I was as work. Personally, this group has made me feel at home in a new city where I essentially know no one.

Almost $2k for a view of the other building, no in-unit washer/dryer, and older appliances compared to the other buildings in the complex? No thank you. There are plenty of other buildings that will give you more bang for your buck or if you are ok with this price range, there are other buildings in East Liberty that are better quality. The management office also feels that it isn't an invasion of privacy to schedule tours for prospective residents for the exact unit you want WHILE you are living there as soon as you mention you're moving out. So unprofessional. You get 24 hours notice before a tour. Why give notice at all if you're just going to show up anyway? I've never seen this done in other buildings I've lived in before. It makes the vibe more business-like than actually living in a community. All they care about is your money. I really do like Walnut Capital overall, but the Walnut on Highland property itself is overpriced and unprofessional in their policies and communication with residents.

He went out of his way to let us know about used furniture, other people that were moving in or out and things to do in the area. He was usually accessible if we had a question. Even when we had to move out early, Patrick made every effort to make accomodations and work with us. Up and coming part of Pittsburgh with some nice restaurants, easy transit, and pretty safe. We located our daughter in these apartments and she always felt safe for the semester. Be sure to check out these apartments for a good deal.

The smoking residents smoke in their apartments with the windows opened all year round. The smell of second hand smoke permiates through the buildings and your apartment smells like a homeless camp.

I lived in the 5th Avenue Lofts for one year and had a less than stellar experience. The building…read moreis architecturally beautiful and my penthouse unit was one of the largest in the building with highend finishes. Potential renters should be aware of the following issues: 1. There are no breed restrictions on dogs; during my tenancy we had 3 pitbulls and several medium and small dogs throughout the building. Some residents that were too lazy to take their dogs outside the fenced area and would let them unrinate on the front stairs leading to the main entrance! I had to routinely 'dodge' the yellow trials on the front stairs on several occiasions. 2. The buiding manager (Igor) looked like a homeless man with bushy unkept hair, unshaved face, often wearing faded sweat pants, worn sweat shirt and wearing house shoes! Hardly the image of luxury apartment building manager! His heavy Russian accent was difficult to understand in business conversations. His general demeanor was rude and impatient when you approached or contacted him for a maintenance request. 3. Resident packages and large pieces of mail were placed on the floor by UPS and FedEx in scattered mess in front of the mail boxes. Residents had to step over the boxes to get to our mail boxes. UPS and FedEx would sometimes leave boxes inside the front glass doors, if they could not 'buzz into' the first floor. 4. The automatic garage door to the underground parking often broke and took days or weeks to repair! It was once broken for 18 days before it was repaired; leaving the indoor garage, cars and residents unsecure and at risk for vandalism, theft and crime. As the entrance is off a secluded alley often a route for transcients and drug activity in the area. 5. The 5th Avenue Lofts building is located in the economically depressed area and I would observe drug deal transctions on the street corner directly in front of the building during the wee hours of the morning from my Penthouse unit. I personally would never feel safe walking in the area late at night alone. As there are transcients and drug addicts passing through the area at all hours of the day and night around the neighborhood. There's a mission for the homeless about 4 blocks from the building. 6. A vacating resident left a twin size matress outside the trashroom door on the first floor (directly accross from the building manager's apartment). The mattress remained in the hallway for 2 weeks and I finally called the property management office and reported it. Igor, the incompentent building manager was too lazy to have the twin size mattress removed for 2 weeks! He needs to be replaced by a more professinal buidling manager that meets the standards of a luxury property, maintains the property to the highest standards for the comfort, safety and convenience of the residents. After my experience, I cannot recommend the 5th Avenue Lofts because of the poor level of customer service and incompentent on-site management. It's unfortunate, because the building is an architectual gem.
