F David Sylvester & Associates - Photos is extensive damage done to my brand new vehicle.

    F David Sylvester & Associates

    (5 reviews)

Note: They frequently change their name and now operate as Community Management Advisors, Inc…read more (CMA). If I could have given this group of misfits zero stars I would have. I don't even know where to start. It has been years of lying, deceit, and mismanagement. Their employees flat out lie and the owners do nothing about it. There is a constant turnover of staff and frequently use the excuse "I'm new to your community." The ONLY thing they do on time or correctly is deposit the HOA dues (where their fees come from) and nothing else. 1. DAMAGED MY BRAND NEW VEHICLE - Last fall, their contractor, Precision Safe Sidewalk, did over $4,500 damage to my brand new 2022 vehicle. CMA hired a contractor to level some concrete pavement around our complex. They worked on a 4-5 foot area where my brand new SUV was parked. The high-pressure spray showered literally millions of tiny cement pebbles and wet cement on my new vehicle. My windshield had to be replaced, paint needed to be repaired, and a piece of trim had to be replaced. Neither CMA, nor their contractor, would take responsibility and I ultimately had to file a claim through my auto insurer who sought subrogation from Precision Safe Sidewalk. All CMA (or whatever their name is) had to do was call me (and all the others who parked where dangerous work was being done) and ask us to move our vehicles because they were going to do work near vehicle. 2. THEIR SERVICE PROVIDER, BLOOMFIELD LANDSCAPING, DAMAGING VEHICLES - The landscapers CMA uses (Bloomfield Landscaping) damaged my brand new vehicle by using high-powered leaf blowers to clean debris (stones, litter, sticks, etc.) from the parking lot. The man doing the work told me "don't worry, ma'am, we just 'blow off' your car with the blower when we're done". Whaaaat?! This high pressure air sprays all the stones and debris all over the vehicle's surface. Instead of insisting their contractor use brooms to manually clean around the vehicles, CMA told me their contractor will no longer clear the parking lot where my car is parked (so they're continuing to damage other peoples' vehicles.) 3. POOR WORKMANSHIP - Recently, they contracted with a vendor to install a new security intercom in our building. The work was done so poorly it is almost laughable. It looks like a third grader did the work. They mounted the device IN FRONT Of a panel of windows and ran the conduit inside the building instead of within in walls as it should have been done (they simply had to run it where the existing intercom was). They simply took the "easy way out". Their contractor didn't even bother clean up after the install but their employee Derrick Rovira, insisted they did even AFTER I sent them photos of the poor installation and mess left behind both inside and outside our building. 4. A "MANAGEMENT COMPANY" WITHOUT SERVICE PROVIDERS - They have been promising that they were working with a named vendor to have the carpeting cleaned in our building. Just this morning, Derrick Rovira, told me he can't find A SINGLE carpet cleaning company ANYWHERE to come and clean the carpeting. I opened Yelp and made ONE phone call to a local company. The owner told me he'd be glad to come out and give a quote for the job. I then shared this with Mr. Rovira who said, "You can't expect me to know every carpet cleaner." Whaaat? Yes, that's EXACTLY what I expect since that is what you're being paid for. 5. A "MANAGEMENT COMPANY" WITHOUT SERVICE PROVIDERS had a similar problem with Mr. Rovira hiring a plumber to check the valve on the main water line in the building as my own plumber needed to shut off the water to do some work. Mr. Rovira lied and told me that PWSA had to shut off the water (not true as PWSA told me the water service to our HOA is "private" and managed by the HOA), he then couldn't find a plumber to do the work (again, whaaa? this is what your company is hired to do...manage property!) How on earth is this place still in business. I WOULDN'T HIRE THIS BUNCH FOR ANYTHING. TheY lie, obfuscate, and stall. All the while, cashing those monthly checks (where their fees are) in a timely manner. The owners/management are 100% aware of everything and they just let it happen, cover for the incompetence, etc. It is an unprecedented level of ineptitude, incompetence, and flat out negligence the likes I've never seen. Do yourself a favor and don't get involved with them. I'm trying to post photographs of the various debacles they've created but I keep getting a message the file is too large...I'll keep trying so you can see the damage they've done and the caliber of their "work".

Spends all their time figuring out ways to collect dues and fees. I wouldn't give a 1 star.read more

We listed our Moon Twp home with an agent at Howard Hanna in October. We made it clear when we…read moresigned the contract that we wanted a 6 month listing. Our contract stated that our listing ended April 30th. The agent was not successful in selling our home and in conversations with him throughout March and April I mentioned that we would likely look for tenants if it had not sold by the time the listing expired. On April 29th I emailed him to talk about the details like the lock box being removed and the key returned. He informed me then that I would need to send a certified letter to his office and then there would be a 10 day waiting period for the listing to be terminated. I was surprised since the contract stated an end date of April 30th, and also he had never mentioned this when we had previous discussions about the end of the contract. Apparently this is a standard clause that Howard Hanna has in the fine print of all their listing contracts that are under a year. Needless to say it was aggravating and annoying; I was especially annoyed that the agent hadn't made me aware of this in advance since he knew we were not wanting to extend beyond April 30th. Overall it felt like a sneaky and underhanded way to treat a client. Would definitely warn anyone who is thinking of listing their home for sale with Howard Hanna to get absolute clarification on the listing termination details up front.

Ultimately, we had to appear before our township planning and commission for approval. I can't say enough about the value of MDM's assistance. They were worth every penny we invested in their services. I had no prior experience working with a surveying company. At times it was frustrating because during the summer they get super busy with outdoor work and aren't always available. But, what really counts is their knowledge and their willingness to share it. The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

The buying and selling team were Gina and Rachel and Rachel was my agent since I was the buyer. Within our contract, there was a section about the buyer's agent commission. When I had asked Rachel to explain this fee early on in the house buying process she told me, "A buyer's agent commission is usually paid by the seller but if a home is under 3% or $3,000 then you would have to pay me, but you are not in that small range of homes, so you are okay..." Naturally, I trusted her. Well that was a huge mistake. When it came time to review the contract before closing, there was an additional fee of $675 listed under the buyer's agent commission. When I asked Rachel again why there was this additional fee, she told me that her commission on the house should be 3% but she was only getting 2.5% and Gina was taking 3.5% and she did not know how much commission Gina would be taking and said, "Sorry for the confusion". How do you work on the same team and not know how much commission the other person is taking?? This information was not properly disclosed to us during the process and we were lied too many times. I contacted the CEO of this Remax branch, Ed Rae about this issue. At first, he seemed like he cared and wanted to help. Well, after not answering my phone calls for a whole week, he finally got back to me and said he could not talk to Rachel because the Governor banned face to face contact.... Have you ever heard of a phone call? After he eventually looked into my contract, he said that the information of how much commission Rachel was taking from the house was disclosed to us on a multi-list printout (that I think might have been on the table at the showing). At the bottom, it said "BAC: 2.5% NET" How would any individual who is not in real estate know what that means? And on top of that, Rachel had access to this paper so obviously she knew what her commission was. He refused to help us or give any guidance on who to talk to about this issue. This was my first time buying a house and it is supposed to be exciting but working with Remax and this team was nothing but a nightmare! If anyone is forced/ or does use this team, you should verify the amount of commission they are each taking from the sale. They will lie to your face multiple times. I have our entire conversation in writing and this did not matter to anyone at Remax. I was extremely disappointed in the way Rachel, Gina and Ed handled this process and would not recommend them to anyone.
