Rented a house in Falmouth for August '23 through Labor Day from this agency. It was billed by the…read moreagent, Adam Shapiro, as "the Greenwich of Portland". As it turns out, the house sits right next to a busy parking lot for a beach with dirty water that smells like sewerage at low tide. Cars sit idling in the lot until 3 or 4 in the morning every night; it feels unsafe having them there. The front door lock is very difficult to close and the lock is not solid, offering very little security. The lower floor of the house reeks so badly of dampness and mildew that everyone had to move upstairs; the mildew smell in the bedrooms downstairs is overpowering. When I told Apex about this, they refused to come to the house to get an idea of how badly the moisture has affected that level of the house. The upper level of the house also has a terrible problem with moisture and a mildew smell. Upstairs shower stall smells moldy and damp, towels turn mildewy after 1 use because of the humidity problem in the house. The dishwasher failed to turn on and run the cycle. Apex sent the cleaning person over and she was unable to do anything. They were no help at all, it was just "no, no, no" from them. The oven light stays on no matter what, you have to push it closed forcefully, but then the light just goes back on after a few seconds. The electric window blinds stopped working 1 week into our stay; they had to send a tech over to recharge the motors, which took an hour of my time and attention. I checked out of the house August 23, almost 2 weeks early because I didn't; feel safe there and because the house smelled so bad. The agent, Adam Shapiro, did not reply to any of my texts or calls informing him of this; he just took the money and ran

We extended the contract on the understanding there would be flexibility, so were surprised by a…read morerequest for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this!

They tried to make me pay a double security deposit on a six month lease without telling me the apartment was already rented for next January. I explained that I wanted a year lease to begin with. They'll tell you whatever you want to hear just to get your money. I have a couple of friends who rented from them and Schneider Property Management never returned their security deposit. They came up with bulshit excuses about damage in the pipes from flushing wipes. They stopped answering phone calls. I'm surprised this company hasn't been sued already. They are nothing but Shysters.

While the apartment itself was in barely acceptable shape, I really loved it's cute little vibe, and was happy to have found it. Most of the issues were due to poor upkeep and were things I was happy to mend or repair myself. At this point my apartment is aesthetically really beautiful and I love it! That said, I would ABSOLUTELY NEVER RECOMMEND RENTING FROM THIS AGENCY. Schneider Property Management and their employees treated me with consistent disrespect, condescension, and above all non-responsiveness to safety issues. Pursuant to the Yelp community guidelines I will not post anybody's full name, but the two Melissas who work there are rude, vindictive, childish in their communications, and utterly none responsive tenant issues, even those regarding safety violations. My primary cmplaint upon moving in was that the electric stove had incorrect drop pans installed. Because of this, the coils were unable to clip into place. This means that the burners, having nothing to hold them steady, slant, tilt, wobble, and cannot support the weight of even a small pot or pan, rendering them unusable. I reported and explained this issues to both Melissas consistently beginning in January of 2022, several times in February and all through March. When they sent a maintenance person, he recommended a new unit. When I followed up again, I was told that they would not be providing a new unit or new drip pans. Unfortunately, the problem worsened. The constant shifting and wobbling of the burner coils resulted in electrical damage to the burners. One day when I went to turn one on, it exploded in my face shooting sparks across the room and into my face and hair. It also tripped the power in the building. This has now happened two times, each time with the two smaller burners which are the most unstable ones. Clearly, this does not constitute safe living environment. It could have burned me or even started a fire. Upon reporting the new developments with this issue, I was very rudely told that they would not be addressing it. To name just a few of the more minor issues I have struggled with: -They advertised one rent for my apartment and then charged me more. -The hot water often runs out after 5-10 minutes. There is never enough to fill the bathtub. -They posted a flyer in the hallways stating that they would be doing "random checks" to make sure tenants did not have their windows open in the winter months--which is illegal. Landlord are not permitted to do random checks, they are required to provide 24 hours notice before entering the premises. -There is no doorknob on the door to my balcony, there is just a hole, so the door simply stands open to the outdoors. -The front porch is broken and has exposed rusted screw sticking out in several places. -The banister in the stairwell is broken and unable to support weight. This could cause harm if someone tried to use it. -The windows in the bedroom are not in proper working order. As soon as you unlock them, the top window slams down. This could break your fingers/hand or even shatter the window. I have reported these issues using the websites maintenance request form, as well as by sending direct e-mails, and they have not been addressed. I even reported several issues directly to Craig, the owner of the company, and he told me not to contact him anymore and blocked my number. I have never paid rent late a day in my life. I have cared for my home, patching some of the chipped paint, cleaning up kitty littler and poop from the last tenants, gotten rid of BUCKETS of cigarette butts from prior inhabitants, and been polite and professional in my communications. The renters of Southern Maine Deserve better than Schneider Property Management and I advice renters to avoid them at all costs.

Having not experienced working with other property managers for apartments in Portland, I have no…read moreidea how BellPort compares with the many other management companies so I'm writing based on my experience of living in a bellport managed apartment for 2 years. My criteria for an apartment was that it needed to be ~ $1000 and needed to allow dogs. After searching for a long time, we found a small apartment near Woodford's Corner with hardwood floors and a gas stove. The location of the apartment was great for my commute. And I think we were excited to just move in together that we looked over a lot of the other things. I think this is less so a criticism of BellPort and more a criticism of the property, owned by some not great owners, and old, crudely maintained buildings. The windows were huge which I loved, but the air around the neighborhood was disgusting. There was so much soot that came in it made us question if our health was at risk. Neighbors who smoked indoors and outdoors in a non-smoking building was a huge pain and annoyingly, the whole apartment was slanted and was missing flooring here and there. The kitchen and bathroom were gross drop ceiling and we got flooding from upstairs, which was not due to a pipe issue as we called maintenance many times, but due to a tenant issue. All of this just illustrates that in general, we didn't have problems with the manager, but with the tenants around us and the property itself -- something that while BellPort maintains and manages, is ultimately at the discretion of the owners for updating things to code and be "liveable". BellPort has an online payment system that is a breeze, they have 24/7 maintenance which is pretty responsive, and even though we had to pay a monthly fee for the dog (required by the owner), they were generally pleasant to deal with. They did raise rates by $50 each year which was stupid for the place we had, and when we left, they had raised it $100 even though they told us we were getting no hike because of the pandemic. Well we got out of there and are happy we don't have to deal with eggs that slide to one side of the pan because you have to walk at an angle throughout the whole apartment. Unfortunately, we have also seen some pretty terrible apartments in way worse condition so it's hard to have an objective opinion on the quality. The worst part was the lack of control of the radiators. Loud and clunky, our apartment would get so dry that humidity would fall to the teen percentages. This cost us in acoustic instrument failures because of the dryness. Not worth staying in a place where you can't control the temp because they have it cranked up to 80F in the winter. At least there were no bugs.

Then when I moved out, couldn't get my security deposit back because of the locks have been changed, but they got all the keys though. Me arguing my point with significant amount of tenants around about my security deposit with maintenance, he tells me to leave the property. Just a straight up joke, so hopefully u don't need maintenance.

They are not worth your business and they will only disrespect your time, without even apologizing for any inconvenience their total lack of communication may have caused you! If I could give them 0 or negative stars, I'd gladly do that for Aquarius Property Management!! Outstandingly poor business practices!! I ended up finding a much better house elsewhere anyway, where I dealt with people who understand the value of communication and proper customer service. This company does not deserve your business, and-as a hard working law abiding customer, you certainly don't deserve to be treated poorly during your home search. Mainely Properties...where do I start?…read more My husband's job was relocated to Portland and this is the FIRST PM Company we inquired. Like most places, MPM required a $20 background check fee for a property. No big deal. We paid the $40 the night BEFORE we saw the Apt we were so excited about. Drove 2 hours the next day from MA to see the apt and met Zach who enthusiastically showed us the place. He thought we would make "great tenants" and said he'd talk to the owner of said property, and we'd have an answer on Friday (we visited Weds). Friday came and went...nothing. The following week came and went...nothing! We didn't get a response til over 2+ weeks later saying that "the apt has been rented to somebody else"...gotta LOVE that classic line! Mind you this is after emailing the owner of the company AND multiple emails/phone calls to Zach + Co which the majority went UNANSWERED. We also inquired about a couple other properties we were interested in...but all we got is SILENCE! And it's PATHETIC that this "Property Management Company" wouldn't give my husband and I a chance to rent knowing our DIRE situation facing being homeless... If someone can explain to me why ANY PM company would turn away a Veteran--who has a Federal position--and his family AWAY (even w/not such stellar credit), please PM me. We're still looking for a 2BR 3 months later, still facing homelessness AND that $40 we paid could've gone to our Special Needs toddler. This place IS a joke. The owner should be embarrassed.

No key available on move-in day which was a Sunday. Took three hours to get someone from Biddeford to call to say where the key was left. The sales guy had the audacity to say he didn't work on Sunday!!! My 3 Br apartment had NO HEAT in 2 bedrooms, and five out of ten radiators did not work at all. I spent $7000 on fuel in 5 months and froze my a$$ off. My son and I had pneumonia and so did my dog who I had to put down. There was flaking lead paint, asbestos, frozen pipes, no working appliances. AND MAINELY PM COULD CARE LESS!!! They never answer the phone, rarely call back. The maintenance people were unlicensed and had no idea what they were doing. The lawn was mowed four times in a year. Yelp needs to give Zero stars as an option.

I did and they won't come in without having a contract or the landlord's contacting them directly.I am choosing to leave due to this and the day that I was finishing moving out and have texted them saying Please let me know if I can't park in the parking lot while moving, they tow my car. Mind you when I first moved in I was told by my original roommate Charlotte and Marielle that parking was available for all tenants after 5 PM and only until 7 AM. The residents that parked there during the day pay for their spots specifically $40 I was told . I asked to buy a parking spot and when I first purchased it, it was fine to park there day and night which is why I purchased it to begin with. They decided to change this again and say even if you pay for a spot, you can't park there during the day unless u want to pay much more. I wouldn't have gotten a spot if I knew I was only paying for nighttime use when that was available to everyone and still is ? Up until September, I parked in the parking lot without anything ever being sent to me otherwise and I never thought that this was wrong until they suddenly started saying the parking pass that I purchased was not valid for the daytime.. They have now towed me three times. For some reason, YAZ towing always has a different price. It says in the parking lot on signs parking reserve for MAINE med workers however, there are no main Med workers that park there so the sign is misleading and a false reason to tow residents. I can never sleep here. They are very well aware of this and I am desperate to get out of this building. The fact that they know knew I was moving out officially today and they tow my car during the process? Makes absolutely no sense to me. Also, I have not been able to use the oven here since this began. I can hardly use the fridge and I have to clean that daily. I really hope for the next tenant they actually swap out the fridge and the oven. Because it would be really disturbing for them to have somebody move in here who actively told them they are both infested in bed bedbugs. It is so disappointing that this could've been so avoided and this is something a tenant should never endure. It says in the lease that they handle pest control. I have harmed myself on multiple occasions with pesticide and chemicals and industrial steamer trying to solve this on my own. A professional is needed. They are aware of this. I have offered to pay for modern pest coming, begged, cried. I can't believe how careless they are to their tenants who have paid them monthly for a year and a half. They are well aware of how this is affected my quality of life. They have been given a letter from my doctor in so much more. I'm not the only person going through this here.

We moved here from Indiana and had really high expectations for what we wanted in our Maine home. Jennifer doesn't just listen, she infers, asks probing questions, and works hard to get to know her clients in order to supply them with the best service. Ultimately, we ended up buying our house sight unseen, so she and her colleagues worked exponentially harder to make sure we were going to be ok - bringing in every inspector and specialist so that our home would be ready for us when we arrived. The day we were driving into Maine, Jen called to tell us there was a leak that was threatening to ruin our hardwood floors. She was there right away (we had already closed mind you) and called on experts to come in and ameliorate the problem. Thanks to her quick actions, no significant damage was done. I could go on and on about how Jennifer regularly goes above and beyond. It's just her nature! Shout out to Sarah Singer, Phyllis, and Ellen who each played an important supporting role in getting this house for us. We are beyond delighted and recommend Jennifer and Portside to anyone!!
