If you value basic customer courtesy and service...if don't want your multiple…read moreinquiries-about a house they've listed-to be ignored over many days, and, after driving 600 miles to see the property in person only to be told by Amber (their property manager) that they couldn't possibly be bothered to show you the property because they're "too busy" reviewing applications...then don't bother dealing with this company. They are not worth your business and they will only disrespect your time, without even apologizing for any inconvenience their total lack of communication may have caused you! If I could give them 0 or negative stars, I'd gladly do that for Aquarius Property Management!! Outstandingly poor business practices!! I ended up finding a much better house elsewhere anyway, where I dealt with people who understand the value of communication and proper customer service. This company does not deserve your business, and-as a hard working law abiding customer, you certainly don't deserve to be treated poorly during your home search. Please do yourself a favor, and deal with another company! Good luck in your home search!

    This is by far the worst management company I have ever run across in my 50 years of dealing with…read morethese types of companies. I know because I ran my own management business for 30 years. I was state certified and attended the classes to achieve it. I was always good and fair to my tenants and listened to their concern and then addressed them. This is "normal" and the way management companies are supposed to conduct themselves. It's a business and the people that rent are the ones that provide income for said business. Unfortunately, Saco falls property management does not use this kind of business model. Their personnel are not trained or educated with people skills. Their behavior is more in line with playground teachers ruling over a throng of crazy 3rd graders high on too much sugar. There is no information exchange at all with tenants or their concerns. It is a total dictatorship that rules through threat and intimidation with your housing hanging in the balance. And this is totally arbitrary. What is good or bad for one, is not good or bad for all. They will single you out. And if they take a particular dislike to you. There is nothing you can do or say to change their minds. You will be evicted in time. Now I will get into what I have witnessed, at an over 55 nonsmoking property. Several safety issues that I brought to the attention of management. A new building. The main front door that never worked properly for longer than a few days at a time. A supposed secure building. It would not latch half the time. Keys that didn't work. Door opened for the handicapped that didn't operate for the first 6 months. And after, only some times. That first winter, a six foot by 8 foot section of roofing blew off. That they waited 5 months to have fixed. And that worthless front door. It blew open during a windy snow storm one night. We woke up to it being below freezing on the entire first floor. Why? Because it wouldn't latch and was never fixed. Also because of this faulty door, we had the occasional vagrant come wondering through. Tenants that had restraining orders and needed safety had none. One evening someone was pounding on my door. It was the police wanting to search my apartment for a fugitive that was seen running through the halls. Nothing like seeing a policeman running through the halls with his gun drawn to make you feel unsafe. Now ad stolen cars being dumped in the parking lot. Drugs being dealt right outside my windows. Some hooker who wasn't even a resident doing business behind the dumpster on occasion. I reported all of this to management, and nothing was ever done. Then you have smokers living in a nonsmoking property. Don't get me wrong, I have no issues with them. My problem is with the lack of management and their made up constantly changing rules. At first, they were allowed to smoke by the dumpster on one side. But by the second year, the building management who happened to be a volunteer firefighter. Had them move over to the other side of the dumpster. Right on top of two 1000 gallon propane storage tanks. I contacted management and quoted OHSHA rules about being at least 50 feet away with lighted materials. I was ignored and told to mind my own business. So after a week with no change. I contacted the local fire chief. They came out immediately and inspected. The next day the smokers were back to their old area. But now I was on managements radar. Before long I received an eviction notice. The reason, I was labeled a nuisance and had to go. This playground teacher's management team was now in full swing to bounce me out. And my wife and I moved. Can I recommend this outfit who can't keep employees? Who lost 8 of their 9 or so people within a year and a half? Half of them fired, the other half quit. No... I think not. I could write much much more. But why? There is not enough space in this review.

    from timaree brown, 617-866-8084 since i moved into the…read moreapartment at saco falls in biddeford, me, both alarming and traumatizing within 3 days thieves, who i suspect, live in the building as tenants or others have strategically acquired keys that allow them to have easy access to break into specific apartments adlib, 24/7 or there are apartments accessed through other ways! i have reported these multiple, recurring incidents to brady connor and michael laplante who flatly and immediately accused me of lying and making false allegations! michael and brady reported looking at camera recordings that did not show crooks accessing my apt! i suspect the cameras that brady connors and michael laplante refer to do not record inside apts and because the thieves know how to conceal their efforts! i hope and pray i could ask to continue my lease however, please, may i transfer into a secure apartment! please! very sincerely, i have felt traumatized and helpless to protect myself especially because of the responses of michael and brady who became consistently critical of my reports! in addition, my car has been taken on nightly joy rides for between 5 miles to over 60 miles while i slept! the costs for me have been substantial and caused me to miss paying the rent last month!! i discussed with brady connors wanting to pay the bill i owe in february, asap! however, may i please request discussing with you finding an available, affordable secure apt? i am a 68 y/o disabled female and have felt targetted as a more vulnerable person and question experiencing ageism!

    Mainely Properties...where do I start?…read more My husband's job was relocated to Portland and this is the FIRST PM Company we inquired. Like most places, MPM required a $20 background check fee for a property. No big deal. We paid the $40 the night BEFORE we saw the Apt we were so excited about. Drove 2 hours the next day from MA to see the apt and met Zach who enthusiastically showed us the place. He thought we would make "great tenants" and said he'd talk to the owner of said property, and we'd have an answer on Friday (we visited Weds). Friday came and went...nothing. The following week came and went...nothing! We didn't get a response til over 2+ weeks later saying that "the apt has been rented to somebody else"...gotta LOVE that classic line! Mind you this is after emailing the owner of the company AND multiple emails/phone calls to Zach + Co which the majority went UNANSWERED. We also inquired about a couple other properties we were interested in...but all we got is SILENCE! And it's PATHETIC that this "Property Management Company" wouldn't give my husband and I a chance to rent knowing our DIRE situation facing being homeless... If someone can explain to me why ANY PM company would turn away a Veteran--who has a Federal position--and his family AWAY (even w/not such stellar credit), please PM me. We're still looking for a 2BR 3 months later, still facing homelessness AND that $40 we paid could've gone to our Special Needs toddler. This place IS a joke. The owner should be embarrassed.

No key available on move-in day which was a Sunday. Took three hours to get someone from Biddeford to call to say where the key was left. The sales guy had the audacity to say he didn't work on Sunday!!! My 3 Br apartment had NO HEAT in 2 bedrooms, and five out of ten radiators did not work at all. I spent $7000 on fuel in 5 months and froze my a$$ off. My son and I had pneumonia and so did my dog who I had to put down. There was flaking lead paint, asbestos, frozen pipes, no working appliances. AND MAINELY PM COULD CARE LESS!!! They never answer the phone, rarely call back. The maintenance people were unlicensed and had no idea what they were doing. The lawn was mowed four times in a year. Yelp needs to give Zero stars as an option.
