He submitted the plans for my building permit which were majorly delayed because of Covid. Once things opened back up, he continued to track the approval process providing any additional information required by Epic-LA with no additional charge. Dennis took the time to walk us through the entire process, working with us from the first draft through several revisions. He even met with me at City Hall to assist with the submission. In my 30+ years of dealing in real estate, I've needed to employ architects for many of the projects. While looking for another architect, I was recently referred to Dennis Childs at Floor Plans 24/7. From the very beginning of our first conversation, Dennis was on it!!! Scheduling to personally and immediately meet at my jobsite with his photographer the following day!! He listened to my needs, then came up with several possible options of how to make my project functional and best use of the space. Dennis and his team did some great work on my bathroom remodel. I contacted Floorplans 24/7 after reading their Yelp reviews. I had a bathroom remodel to accomplish, and I wanted someone to prepare the drawings for the necessary permitting and inspection. I sent copies of my sketches to Dennis. He contacted me very quickly, a few days later, and after examining my sketches, he gave me a price for the work. Within a day or two of that, he contacted me and told me when he would start working on the job -- a couple of weeks away, as I recall. He prepared the drawings without fanfare and transmitted me the drawings for comment. After my extremely picky markups, he called me up, we discussed the details, and shortly thereafter, he completed the drawings to my complete satisfaction. He even offered to be available for consult when I went in to get the permits. I'm completely satisfied with the way this entire thing rolled out. He performed promptly, generously, and completely. Incredibly frustrating. I am dire need to have plans completed and I had agreed to go with floor plans 24/7. They seemed responsive in the beginning but after I agreed to the price and sent the information, He was unresponsive. I just called him today and he said he is unable to complete the project!!!!! I timeline to get this completed and I just waisted two weeks!! Not only that the lack of professionalism to wait until I called to tell me he couldn't complete my plans is beyond frustrating. Dennis is awesome. We all know dealing with City Hall could be quite a pain, but I do not think there is anyone better suited to guide you through the process. After many calls to local draftsman around my area, what made me choose Dennis in the end was his experience working with my City, experience with unpermitted additions, and helpfulness. In addition, his price was reasonable compared to many others. City Hall had cited my home with an illegal addition and thus I had to get site plans/floor plans/etc drawn up to legalize it. Dennis was mindful to my deadline as well as answering any questions I had. After a couple weeks of correspondence, Dennis sent the drawings for my review and made the necessary adjustments easily. I expected a rather basic package, but he included more than what was necessary - which was a plus! Dennis came along with me to City Hall to present the plans as well. With a process as painful as dealing with City Hall and having no experience in the matter, I have no regrets going with Dennis. All in all, I would highly recommend him. read more

You now take a moment to read her review. You think... wait, maybe all those other reviews are BS and Dennis is a scam? Maybe he is an incompetent architect who likes to have his crew out, send you drafts, and obviously talk to you way too many times on the phone for $2800? Let's just take a second here to analyze this review... 1. "He got pissed off..." No he didn't. Meet the guy and tell me you see Dennis getting "pissed off". 2. $2800 for full remodel drawings? Sounds amazing. 3. "he just draws up whatever our ideas are..." This is supposed to be negative? 4. 48 hours to revise? (said no architect ever) Why the heck would someone ask a client to send plans back in 48 hours? Unless this guy is actually trying to get your job done (duh), why would he care when you send them back? 5."but never explain[ed] what the codes are..." Yes, for $2800 Dennis is going to educate you on the building code. You're kidding, right? 6. "how many remodels have you done?!" (insinuating that he knows more than us)".... OK, now onto my real review... I have had 2 sets of plans done for projects near downtown LA by Dennis and he has been nothing but professional and great to work with. On top of that, he is super reasonably priced. I have worked with individuals who are easily 2-3x as much and didn't provide the same level of service or quality of work. My first project with Dennis was a full set of house drawings (plumbing, electrical, HVAC, Elevations, Title 24, Green Sheets, etc...), and the other was a commercial property remodel. Dennis and his team make sure to put a ton of detail so that the plan checkers hardly come back with anything. He gave me some recommendations on the house that easily saved his cost in building materials. Both projects, him and his team have showed up within a week to do detailed measurements and pictures. He is super easy to get a hold of, prompt with his turn around times, and gives great feedback on what the best way to get something done. I can honestly say I have nothing negative to report about my experience working with Dennis. The other 5 start reviews are for sure an extension of how he has operated with me. I reached out to Floor Plans 24/7 for a bathroom remodel project in my house in Alhambra. I emailed Dennis pictures of the existing bathroom and some sketches with dimensions which he asked for in order to provide me an estimate for his services. His estimate was fair and we scheduled a site visit soon after accepting his contract. Dennis and two of his staff showed up within a week of our first call. They conducted their site visit to gather all the measurements and pictures they needed to complete the design plans for City review. Dennis promised to have the plans ready within a week's time and he delivered on time. Once the plans were ready, I met up with Dennis at his office in Pasadena where he walked me through the design. This was the time for us to make comments or changes but my wife and I were happy with what we were looking at. Dennis has been a pleasure to work with throughout the process. We are currently waiting for the City reviewers (planning dept, building dept, fire dept, etc.) to finish looking at the plans. If they have any comments, Dennis will address any changes needed to get the plans approved. I'll update my review once we have approved plans ready to begin demo and construction. ***This is an updated review from my original December 2018 review.*** It has been over 4 months since we submitted our bath remodel plans, and the delay wasn't any fault to Dennis but to the City review process. I've been checking in at the plan check counter once or twice every month to get progress updates or pay fees to departments that were waiting for payment to move forward. Yesterday I went in for a final time and they finally had our plans approved with ZERO comments. I'm a California registered Civil Engineer, and I'm quite familiar with the process of submitting design plans for review. I know how to read design plans and details, so when I first looked at them I didn't expect the City to have many comments, but ZERO is awesome. I'm not fluent with building codes because I work in the transportation industry, so I didn't check those myself. They get updated all the time so I figured maybe there would be a comment or two referencing an updated code or standard. I'm thankful Dennis was part of our bathroom remodel project, and I'm looking forward to reaching out to him again in the future for more home improvement plans we can use his help with. Dennis is an okay guy I think based on the email responses he had with me. I was a bit surprised that he wouldn't even bothered to come out to site of the property. He looked up my property, drew up a proposal based of what I mentioned that I wanted to do l. In all honesty, I don't care that his quote is the cheapest compared to several architects and designers that came by my place - - I really have to be able to trust the guy or company - - this involves meeting the contractor in person and telling him what I want. After I got the email quote, I didn't even bother responding back to request other additions to be included. Well if you are looking for a designer and stumble upon this company, just know that he is busy, he won't take the time to even come out. read more

Dennis got back to me in a matter of minutes (on a Saturday morning) and was available to talk me through what would be required. WE MADE A $2,800 MISTAKE. BE CAREFUL BEFORE YOU'RE SCAMMED TOO After reading positive yelp reviews, we decided to approach Dennis for the major remodel of our home. He seemed nice and reasonable so we signed the contract with him. His team came to measure our house. 10 days later, they gave us a draft of the existing floor plan with NO MEASUREMENTS. -He got pissed off when we asked him what his ideas/suggestions are for our house. He expected us to give him a draft of what we want and he just draws up whatever our ideas are without giving us any professional input from an architectural standpoint. -He gave us 48 HOURS TO REVISE and make changes -When we asked him for measurements of the existing plan so we can figure out exactly what's being changed, he said "We hope to complete the permit drawings package this week", meaning he wants to rush us into ok'ing the plan. -When we called to discuss what we want to change, he brushed everything off as "it's not up to code" but never explain what the codes are or offer alternative solutions. We had a sense that he just didn't want to do any more work. -He had the audacity to ask us: "how many remodels have you done?!" (insinuating that he knows more than us). We said if we knew architect we wouldn't hire him. This is why we're paying him to do the job. He later apologized for making that rude remark. -We found out some of the MEASUREMENTS ARE INCORRECT. When confronted he said those are not final, they'll get fixed when we get to the structural engineer. I mean...how could you be 2 ft off on a basic wall measurement??? At this point, we just got too tired of it we just wanted nothing to do with him anymore. ************** We later hired another architect. Granted he charged almost twice as much, but everything runs so smoothly. He looked over Dennis' draft and felt sorry for us. He said: "The existing floor plan from the previous arch is a joke. It doesn't even match up with the actual existing. Had he submitted it and gotten it approved you would get so many change orders it wouldn't even be funny. Structural engineer, mechanical engineer, city fees, arch fees, and contractor fees. I am actually glad he didn't follow through or else you would be screwed big time". *************** We really question the legitimacy of Dennis and his team. You really get what you pay for. We feel robbed and compelled to write this review so others don't make the same costly mistake. read more

This review is for Floorplan 24/7(Dennis). If there were negative stars. I'd give him minus 5. Do your research before you deal with him. When I first started to work Dennis I gave him a design I already had and liked. I asked him to "fine tune" it. He agreed, he said he would help me out, that as long as we were in the design phase we could rearrange thing til it worked for me. He asked for a retainer fee to get started. He came to the house, took measurements and said he'd get back to me soon. Then it began. His whole attitude changed. It took months to get something done, then he only gave me a sketch. He had rearranged the whole design. It would have been out of my budget to do it his way. He told me he had done such a great design and he had worked so diligently on it, he was going to have to charge me an additional fee to change it. What Happened to the design phase as I wanted? I agreed to pay him since I had already given up so much in time and money and did not want to start the process over. That was my mistake. He would then give me long drawn-out conversations about how I didn't know how things work in the architecture world, how I didn't understand contractors and I didn't know how to deal with the LA County, this being my first time rehabbing a home. He said he finally finished the project and my trusting nature did not check his work, thinking that he addressed all my concerns. I should have known something was wrong since he kept pressuring me to pay him. Unfortunately for me I did. He connected me with a structural engineer that was and is also very unresponsive. When I had a chance to look at the plans, I couldn't believe the way that he did things. I won't go into every detail, but measurements were off by feet not inches and it was not what I wanted. I asked him to change it but he refused. I even offered to pay him. He would say that that it was not in his scope of work, but if I pay someone and they say that they are going to design the house and make it how I like, I expect to take a man on his word. When he said he was done, he would rush me to get the title 24 done by someone else he knew and submit the plans so that I would be stuck with his design.For those who have read this far, I'm sure he will respond to this, but it will most likely be a lie and or "alternative of facts". The reality is that he took my money and gave me a bad design. If it was a code issue that would be one thing but if it is strictly a design issue he should accommodate me as the paying customer. He can offer suggestions but it needs to be within the framework of my preference and budget. read more

It is a shame that Yelp's rating scale goes up to only 5 stars. There are selected services and locations that deserve more than 5 stars and Dennis provided a service that deserved 10 stars. I have been planning a home addition and was in search of a drafter. I was shopping around and Dennis was the most reasonable in price for his drafting services. What I didn't know when I hired Dennis was that he was more than a drafter. He became like a consultant to me. I honestly can't say enough about this gentleman. He is very diligent in his work. Dennis is very knowledgeable in his field and how the City Planning Office works. I wished that the City Planning Office had the same level of customer service as Dennis because it honestly would have made my trips to the City of LA Planning office less stressful. This is the first time that I am going through the process of adding an addition and it really is overwhelming. Dennis has been empathetic and extremely patient towards me. He has always been available by phone and text when I had questions. I am really glad that I hired Dennis for my draft requirements. His work is very professional and he explained everything to me in detail. He consulted with me on how the process works, what to expect when I visit the City Planning office and what information I should bring back from them if they require changes to the drafting planning. He assisted with all the changes that were requested by the city. The city did require additional information like load calculations and a Title 24 report. Dennis assisted me with finding a Structural Engineer and Title 24 consultant that he has worked with on previous projects to complete my plans. Dennis knew exactly what the city would ask for and literally had the plans ready for the inspection within a week of coming out to our house. The inspector approved without issues!! Dennis did an amazing job with our plans!! We used his services for plans we needed for a bathroom addition permit and our permit was approved on the first try! We wanted to save money on an architect/designer, and knew what general layout we wanted, but we needed someone to put our vision down on paper.
