Following our initial phone consultation, Dennis and his team visited our home to take detailed measurements and photos for a remodel project. Dennis took the time to walk us through the entire process, working with us from the first draft through several revisions. He even met with me at City Hall to assist with the submission. Throughout the project, he was responsive, professional, and addressed our questions in a timely manner and even helped us resolve an error in our Title 24 report. While we encountered some minor technical issues with email, Dennis was proactive in notifying me of the errors so we could quickly transition to a different address. We appreciated his dedication to keeping the project moving forward and see it through the end. read more

In my 30+ years of dealing in real estate, I've needed to employ architects for many of the projects. While looking for another architect, I was recently referred to Dennis Childs at Floor Plans 24/7. From the very beginning of our first conversation, Dennis was on it!!! Scheduling to personally and immediately meet at my jobsite with his photographer the following day!! He listened to my needs, then came up with several possible options of how to make my project functional and best use of the space. His constant communication with me and his due dilligance in dealing with the County of Los Angeles was amazing!!! We encountered several big hurdles due to the scope of the work being done, but Dennis came through 100% and resolved all of the issues!!! Dennis really knows his job and how to deal with the city. In the end, everything was approved and all of the permitting issues got were eventually resolved. I don't generally write reviews, however I need to make this exception because Dennis really went out of his way to earn these 5-Stars!!! I would highly recommend Dennis to any of you needing an amazing architect!!! He's honest, diligent, realible and loaded with amazing creative ideas!!! I will absolutely use him again for my next upcoming project!!!! Thank you Mr. Dennis Childs, your're very much appreciated and you'll be getting another phone call from me soon!!! Take care my friend!!! read more

In 2019 I was looking for an architect to draw up plans for my 600sq ft home edition. I found Floor Plans 24/7 and spoke to Dennis who came out with his team to look at my property and see what it was I wanted done. He listened and incorporated everything I wanted in the plans while advising against ideas that were not structurally sound. He submitted the plans for my building permit which were majorly delayed because of Covid. Once things opened back up, he continued to track the approval process providing any additional information required by Epic-LA with no additional charge. Dennis has been very responsive to all my emails and phone calls. Working with him was a good choice and I highly recommend him for all of your architectural needs. read more

Dennis and his team did some great work on my bathroom remodel. I contacted Floorplans 24/7 after reading their Yelp reviews. I had a bathroom remodel to accomplish, and I wanted someone to prepare the drawings for the necessary permitting and inspection. I sent copies of my sketches to Dennis. He contacted me very quickly, a few days later, and after examining my sketches, he gave me a price for the work. Within a day or two of that, he contacted me and told me when he would start working on the job -- a couple of weeks away, as I recall. He prepared the drawings without fanfare and transmitted me the drawings for comment. After my extremely picky markups, he called me up, we discussed the details, and shortly thereafter, he completed the drawings to my complete satisfaction. He even offered to be available for consult when I went in to get the permits. I'm completely satisfied with the way this entire thing rolled out. He performed promptly, generously, and completely. I will be doing more extensive remodeling in the near future, and will use Floorplans 24/7 again. read more

Serious results, seriously quick. One stop shop with great customer service! They saved our butts when we were refinancing our house and simultaneously figuring out the permits for an ADU we added to our property. They came in and helped us resolve the issue even though we were working backwards (doing permits after the build). Highly recommend them! read more

Great working experience with Dennis and his team to get some remodeling done to my single family home in El Monte. Understood the goal and trusted him to make the work plans accordingly. Would recommend to anyone read more

Wow! And not in a good way. Buyer beware. The lack of communication and unprofessionalism is beyond horrible. Not to mention ripping customers off for incomplete work. My family was left in the dust and now they have to start from square one with their home remodel project. read more

After having a bad experience with another firm, Dennis and his team went above and beyond my expectations. He put me on their schedule within a week of reaching out to him. By the following week we had draft drawings. The process was a quick seamless and easy. He worked closely with me on the corrections the county requested and continuously following up to ensure everything was working out as expected. I highly recommend Floor Plans 24/7 for your Architectural needs. Thank you Dennis and team for assistance with this project. read more

Incredibly frustrating. I am dire need to have plans completed and I had agreed to go with floor plans 24/7. They seemed responsive in the beginning but after I agreed to the price and sent the information, He was unresponsive. I just called him today and he said he is unable to complete the project!!!!! I timeline to get this completed and I just waisted two weeks!! Not only that the lack of professionalism to wait until I called to tell me he couldn't complete my plans is beyond frustrating. I would never recommend this company for plans. read more

Dennis is awesome. We all know dealing with City Hall could be quite a pain, but I do not think there is anyone better suited to guide you through the process. After many calls to local draftsman around my area, what made me choose Dennis in the end was his experience working with my City, experience with unpermitted additions, and helpfulness. In addition, his price was reasonable compared to many others. City Hall had cited my home with an illegal addition and thus I had to get site plans/floor plans/etc drawn up to legalize it. Dennis was mindful to my deadline as well as answering any questions I had. After a couple weeks of correspondence, Dennis sent the drawings for my review and made the necessary adjustments easily. I expected a rather basic package, but he included more than what was necessary - which was a plus! Dennis came along with me to City Hall to present the plans as well. With a process as painful as dealing with City Hall and having no experience in the matter, I have no regrets going with Dennis. All in all, I would highly recommend him. read more

So your reading through the reviews about Floor Plans 24/7... it's all going great, everything is 5 stars and people seem really satisfied... then you see it... a 1 star review from Jenny N. You now take a moment to read her review. You think... wait, maybe all those other reviews are BS and Dennis is a scam? Maybe he is an incompetent architect who likes to have his crew out, send you drafts, and obviously talk to you way too many times on the phone for $2800? Let's just take a second here to analyze this review... 1. "He got pissed off..." No he didn't. Meet the guy and tell me you see Dennis getting "pissed off". 2. $2800 for full remodel drawings? Sounds amazing. 3. "he just draws up whatever our ideas are..." This is supposed to be negative? 4. 48 hours to revise? (said no architect ever) Why the heck would someone ask a client to send plans back in 48 hours? Unless this guy is actually trying to get your job done (duh), why would he care when you send them back? 5."but never explain[ed] what the codes are..." Yes, for $2800 Dennis is going to educate you on the building code. You're kidding, right? 6. "how many remodels have you done?!" (insinuating that he knows more than us)".... I sure hope he knows more! It's annoying to see people leave such distasteful reviews especially when you KNOW the company and person they are reviewing is really fantastic. OK, now onto my real review... I have had 2 sets of plans done for projects near downtown LA by Dennis and he has been nothing but professional and great to work with. On top of that, he is super reasonably priced. I have worked with individuals who are easily 2-3x as much and didn't provide the same level of service or quality of work. My first project with Dennis was a full set of house drawings (plumbing, electrical, HVAC, Elevations, Title 24, Green Sheets, etc...), and the other was a commercial property remodel. Dennis and his team make sure to put a ton of detail so that the plan checkers hardly come back with anything. He gave me some recommendations on the house that easily saved his cost in building materials. Both projects, him and his team have showed up within a week to do detailed measurements and pictures. He is super easy to get a hold of, prompt with his turn around times, and gives great feedback on what the best way to get something done. I can honestly say I have nothing negative to report about my experience working with Dennis. The other 5 start reviews are for sure an extension of how he has operated with me. I would 100% recommend him to anyone looking for a professional architect. read more

Dennis did an amazing job. quick to respond, showed up with a professional team to measure, plans were done in days, permits were in hand in days from co texting him for a major master-suite/bathroom remodel for a large historical craftsman in city of Pasadena. 100% recommend and will use again for future projects. read more

Mark Robinson Relationship: Client Project Date: February 2017 Project Price: more than $100,000 Very professional and detail oriented. I used Floor Plans 24/7 to create the plans for our home. We had a concept of what we wanted, but they turned our ideas into a unique house that was functional and beautiful. I did recommend Floor Plans 24/7 to other friends that were building houses and all had the same experience. Great company and great people. Was a pleasure to work with. Absolutely one of the best finds I've ever had in Yelp. I found 24/7 and Dennis on Yelp, and couldn't be more pleased. Tremendous and caring professional, we hired 24/7 when our architect got backed up and couldn't complete the detailed plans for our remodel of our home in a Historic District in Pasadena. For very good pricing, Dennis and team developed everything we needed on time and on budget, and even joined me to pull permits at Pasadena, which is a tough city to get approval. His work was reviewed by four different architects (I have several architects in my family) and all said they wanted 23/7's contact information to give them work. Choose Floorplans 24/7, you will be very happy you did, I am!! read more

I've worked with Dennis for about a year now and it was a great learning experience. I reached out to Floor Plans 24/7 for a bathroom remodel project in my house in Alhambra. I emailed Dennis pictures of the existing bathroom and some sketches with dimensions which he asked for in order to provide me an estimate for his services. His estimate was fair and we scheduled a site visit soon after accepting his contract. Dennis and two of his staff showed up within a week of our first call. They conducted their site visit to gather all the measurements and pictures they needed to complete the design plans for City review. Dennis promised to have the plans ready within a week's time and he delivered on time. Once the plans were ready, I met up with Dennis at his office in Pasadena where he walked me through the design. This was the time for us to make comments or changes but my wife and I were happy with what we were looking at. Dennis has been a pleasure to work with throughout the process. We are currently waiting for the City reviewers (planning dept, building dept, fire dept, etc.) to finish looking at the plans. If they have any comments, Dennis will address any changes needed to get the plans approved. I'll update my review once we have approved plans ready to begin demo and construction. ***This is an updated review from my original December 2018 review.*** It has been over 4 months since we submitted our bath remodel plans, and the delay wasn't any fault to Dennis but to the City review process. I've been checking in at the plan check counter once or twice every month to get progress updates or pay fees to departments that were waiting for payment to move forward. Yesterday I went in for a final time and they finally had our plans approved with ZERO comments. I'm a California registered Civil Engineer, and I'm quite familiar with the process of submitting design plans for review. I know how to read design plans and details, so when I first looked at them I didn't expect the City to have many comments, but ZERO is awesome. I'm not fluent with building codes because I work in the transportation industry, so I didn't check those myself. They get updated all the time so I figured maybe there would be a comment or two referencing an updated code or standard. I'm thankful Dennis was part of our bathroom remodel project, and I'm looking forward to reaching out to him again in the future for more home improvement plans we can use his help with. I would definitely recommend his services to friends and family. read more

Excellent experience working with Dennis and team. We engaged them to draw up plans for our existing patio roof and they were very helpful, prompt, and professional from the initial discussion, to the onsite work, and with the final plans. I had a lot of questions along the way about the process and their experience was very valuable. Highly recommend using them as I will for any such future projects. read more

Dennis is an okay guy I think based on the email responses he had with me. I was a bit surprised that he wouldn't even bothered to come out to site of the property. He looked up my property, drew up a proposal based of what I mentioned that I wanted to do l. In all honesty, I don't care that his quote is the cheapest compared to several architects and designers that came by my place - - I really have to be able to trust the guy or company - - this involves meeting the contractor in person and telling him what I want. After I got the email quote, I didn't even bother responding back to request other additions to be included. Well if you are looking for a designer and stumble upon this company, just know that he is busy, he won't take the time to even come out. read more

At the last minute, I realized I needed a set of floor plans for a simple remodel in La Canada and started searching Yelp for someone who could accomplish it quickly. Dennis got back to me in a matter of minutes (on a Saturday morning) and was available to talk me through what would be required. He was thorough in his description of services and sent me a proposal right away. He and his team were professional and very easy to work with plus he turned around our plans very quickly. I can't recommend him enough! Quick, responsive and professional. What more could you want? read more

WE MADE A $2,800 MISTAKE. BE CAREFUL BEFORE YOU'RE SCAMMED TOO After reading positive yelp reviews, we decided to approach Dennis for the major remodel of our home. He seemed nice and reasonable so we signed the contract with him. His team came to measure our house. 10 days later, they gave us a draft of the existing floor plan with NO MEASUREMENTS. -He got pissed off when we asked him what his ideas/suggestions are for our house. He expected us to give him a draft of what we want and he just draws up whatever our ideas are without giving us any professional input from an architectural standpoint. -He gave us 48 HOURS TO REVISE and make changes -When we asked him for measurements of the existing plan so we can figure out exactly what's being changed, he said "We hope to complete the permit drawings package this week", meaning he wants to rush us into ok'ing the plan. -When we called to discuss what we want to change, he brushed everything off as "it's not up to code" but never explain what the codes are or offer alternative solutions. We had a sense that he just didn't want to do any more work. -He had the audacity to ask us: "how many remodels have you done?!" (insinuating that he knows more than us). We said if we knew architect we wouldn't hire him. This is why we're paying him to do the job. He later apologized for making that rude remark. -We found out some of the MEASUREMENTS ARE INCORRECT. When confronted he said those are not final, they'll get fixed when we get to the structural engineer. I mean...how could you be 2 ft off on a basic wall measurement??? At this point, we just got too tired of it we just wanted nothing to do with him anymore. ************** We later hired another architect. Granted he charged almost twice as much, but everything runs so smoothly. He looked over Dennis' draft and felt sorry for us. He said: "The existing floor plan from the previous arch is a joke. It doesn't even match up with the actual existing. Had he submitted it and gotten it approved you would get so many change orders it wouldn't even be funny. Structural engineer, mechanical engineer, city fees, arch fees, and contractor fees. I am actually glad he didn't follow through or else you would be screwed big time". *************** We really question the legitimacy of Dennis and his team. You really get what you pay for. We feel robbed and compelled to write this review so others don't make the same costly mistake. read more

This review is for Floorplan 24/7(Dennis). If there were negative stars. I'd give him minus 5. Do your research before you deal with him. When I first started to work Dennis I gave him a design I already had and liked. I asked him to "fine tune" it. He agreed, he said he would help me out, that as long as we were in the design phase we could rearrange thing til it worked for me. He asked for a retainer fee to get started. He came to the house, took measurements and said he'd get back to me soon. Then it began. His whole attitude changed. It took months to get something done, then he only gave me a sketch. He had rearranged the whole design. It would have been out of my budget to do it his way. He told me he had done such a great design and he had worked so diligently on it, he was going to have to charge me an additional fee to change it. What Happened to the design phase as I wanted? I agreed to pay him since I had already given up so much in time and money and did not want to start the process over. That was my mistake. He would then give me long drawn-out conversations about how I didn't know how things work in the architecture world, how I didn't understand contractors and I didn't know how to deal with the LA County, this being my first time rehabbing a home. He said he finally finished the project and my trusting nature did not check his work, thinking that he addressed all my concerns. I should have known something was wrong since he kept pressuring me to pay him. Unfortunately for me I did. He connected me with a structural engineer that was and is also very unresponsive. When I had a chance to look at the plans, I couldn't believe the way that he did things. I won't go into every detail, but measurements were off by feet not inches and it was not what I wanted. I asked him to change it but he refused. I even offered to pay him. He would say that that it was not in his scope of work, but if I pay someone and they say that they are going to design the house and make it how I like, I expect to take a man on his word. When he said he was done, he would rush me to get the title 24 done by someone else he knew and submit the plans so that I would be stuck with his design. For those who have read this far, I'm sure he will respond to this, but it will most likely be a lie and or "alternative of facts". The reality is that he took my money and gave me a bad design. If it was a code issue that would be one thing but if it is strictly a design issue he should accommodate me as the paying customer. He can offer suggestions but it needs to be within the framework of my preference and budget. read more

It is a shame that Yelp's rating scale goes up to only 5 stars. There are selected services and locations that deserve more than 5 stars and Dennis provided a service that deserved 10 stars. I have been planning a home addition and was in search of a drafter. I was shopping around and Dennis was the most reasonable in price for his drafting services. What I didn't know when I hired Dennis was that he was more than a drafter. He became like a consultant to me. I honestly can't say enough about this gentleman. He is very diligent in his work. Dennis is very knowledgeable in his field and how the City Planning Office works. I wished that the City Planning Office had the same level of customer service as Dennis because it honestly would have made my trips to the City of LA Planning office less stressful. This is the first time that I am going through the process of adding an addition and it really is overwhelming. Dennis has been empathetic and extremely patient towards me. He has always been available by phone and text when I had questions. I am really glad that I hired Dennis for my draft requirements. His work is very professional and he explained everything to me in detail. He consulted with me on how the process works, what to expect when I visit the City Planning office and what information I should bring back from them if they require changes to the drafting planning. He assisted with all the changes that were requested by the city. The city did require additional information like load calculations and a Title 24 report. Dennis assisted me with finding a Structural Engineer and Title 24 consultant that he has worked with on previous projects to complete my plans. I highly recommend Dennis and his services to anyone that is planning an addition or any type of project that requires plans to be created by an architect. You won't regret it. read more

Dennis is amazing! We had a major violation flagged by the lovely City of Pasadena and were down to the wire to get it approved. Dennis did an amazing job with our plans!! We used his services for plans we needed for a bathroom addition permit and our permit was approved on the first try! We wanted to save money on an architect/designer, and knew what general layout we wanted, but we needed someone to put our vision down on paper. He made not only the basic plan but did the plumbing/electrical/mechanical drawings as well. Dennis did a wonderful job and had great communication throughout. He is extremely responsive and answered all of our questions promptly and professionally. The process was really easy - he came by the house, made some measurements and sent us a PDF with our plans once they were completed for our review. We made some changes which he incorporated and then he sent us the final version. He was very quick with the turnaround time and his pricing is very reasonable as well. We would definitely use his services again and will recommend him to anyone who needs a skilled draftsman. read more
