Though the community is right off the highway, it's serene and there are even deer everywhere which makes it so nice to sit and chill on the patio. Update: this part of the review doesn't reflect on the on-site property management, but the owner of the property and their lack of provided resources.... The property has only one maintenance person who takes care of EVERYTHING on site which is unheard of for a sizeable community. He does his absolute best (seriously hes always on the go) but there's only so much one person can do at a time, and unfortunately the community maintenance tasks aren't handled in much of a timely manner because of that. My unit also has preexisting water damage, and the first week we moved in I was told someone was scheduled to come out and install gutters a few days later. Well, it's been about a month and no one has come to install anything for us. I hope Texas is gracious with the weather while we live here because I'm terrified of living in mold, we're having my home flood. The pool also is pretty gross every time I go- again, the owner clearly has set such a slim budget for the community that they don't have the ability to hire a proper pool company to maintain and clean it. On site staff- 5 stars...great & doing what they can with what they've been given. The folks at the top making budget calls- 0 stars for y'all.

We called multiple times and spoke with Marlene who was absolutely fabulous and guided us through the whole move-in process and we had zero issues of which we were super grateful! Since moving in within the first couple of days, we realized that we had two minor issues and placed a maintenance order and on both occasions everything was taken care of for us within 24 hours! The team is super professional and very attentive! The landscaping is lovely. The pool sparkles it's super quiet here and affordable! We live so close to so many amenities. This has been a wonderful experience!

If you're considering living here, please read this first…read more During our lease, we dealt with constant maintenance issues that were never properly resolved. The dishwasher always had a foul smell, the kitchen sink repeatedly clogged, and the breaker would shut off -- even after a maintenance visit where we were told the clog was from the previous tenant. The washer and dryer in-unit were extremely outdated. The dryer finally broke at the end of our stay and at that point I couldn't afford another 3+ days waiting for maintenance again. Cleanliness around the property is shockingly bad. Even though this is advertised as a "non-smoking" community, residents frequently tossed cigarettes and trash into our personal valet trash bin. Hallways and stairwells were often dirty, with spilled drinks and garbage left out for days. We contacted management multiple times and nothing changed. One morning I opened my door to find someone had dumped an entire bagless pile of trash all over our welcome mat. Noise was another nonstop issue. We experienced neighbors blasting EDM loud enough to vibrate the walls on weekday nights. We politely asked them to stop -- and they just did it again the next day. Another neighbor would open their balcony door while their baby screamed for long periods as early as 7am, louder than my alarm. The upstairs neighbors stomped constantly. There was no sense of respect or community. Security and access were also a complete mess. The pedestrian gate battery was stolen repeatedly for weeks -- I use that gate daily, and I'd come home tired from work only to find it unusable again. The car gate was so unreliable that management changed the guest code to 1111 because the keypad barely worked. On top of everything, be prepared to get scammed when you move out. They withheld our entire $500 deposit and even charged us nearly $300 extra for repainting, new carpet, and "cleaning" -- the exact same routine turnover work that every apartment already budgets for. The worst part is that management actually sent us a move-out inspection quote stating the unit was in "excellent condition" with minimal wear. Then suddenly the charges appeared anyway. It felt dishonest and predatory, like they rely on tenants not fighting the fees. Make sure you document everything, take photos when you move in and out, because this place will absolutely try to squeeze every last dollar out of you on the way out. Overall, this was the least neighborly, most stressful living environment I've been in. Every week there was something new to deal with. For the price of rent, it's not worth the frustration, lack of upkeep, or complete absence of management accountability. Save yourself the headache. Look elsewhere.

The club house also has a fitness center with new equipment along with a ping pong table and sitting area. While I thought the apartment complex was brand new, a resident told me that property was about 1.5 years old. These luxury apartments are located at 1701 Wolf Ranch Parkway in Georgetown. The apartment complex features modern one-, two-, and three-bedroom units with upscale finishes like quartz countertops and stainless-steel appliances. Some of the amenities include a resort-style large pool deck with cabanas, a golf simulator, and an onsite pet park. If I was in the market for an apartment, I would definitely consider Varenna Lakeside...super cool property.

Every single week, we receive yet another email from "Property Management" outlining new penalties and threats for not complying with their demands--yet on the flip side, they refuse to take responsibility for even the most basic customer needs. I've lived here for less than a year and have already dealt with electrical outages, parking issues, mailing problems, and A/C failures. The only time they show any urgency is when they see that you've paid your rent on time. Otherwise, they take forever to respond, if they respond at all. Management repeatedly claims they're "not responsible" for anything except collecting a check--one you literally have to hand-deliver to them. They lure you in with the beauty of the complex, but do not be fooled. They do not maintain cleanliness, they are not responsive, and they absolutely do not care about the residents who live here. As a Disabled Veteran, I can say with full conviction that I hope no Soldier ever has to deal with this place. It has been nothing but disappointment and disrespect from day one.

Here's…read moremy honest review: I initially visited Modera in April and was warmly welcomed by their leasing agent, Brooke, who made a positive impression on me. The development itself is beautiful and quiet, which led me to sign the lease for June within 48 hours of my visit. However, things took a turn for the worse after that. Brooke informed me in May about a construction delay affecting my building, and I was understanding and agreed to postpone my move-in date. Yet, in June, I was told that the move-in date would be delayed again. i was honestly surprised and disappointed. Brooke put me on the phone with her manager and she basically gave me a "take it or leave it attitude" which again was very surprising. As I was getting close to the end of my previous apartment, I kinds had to "take it". Then one week after my move in, the night before 4th of July, I invited a bunch of friends over for a pool B.B.Q. party, only found out all four of their grills were out of gas, another surprise. You can only imagine how disappointed and embarrassed me and my friends were. To add on that: their front gate's sensor was always insensitive and super slow, so expect to give it multiple try and a few waste or minutes in ther morning on your way to work. This problem has finally caused an issue this morning, the sensor just didn't work at all. 4 residents including myself were just trapped there by the gate on a Monday morning, great job Modera! I had to sit in my car for a few moments and finally decided to take the back gate and detour, and rushed all the way to work!

They put on social activities of some kind (ie-happy hours, meals, game nights, and more) pretty much every month at the Apartment Office so that we, as a community, can get together and bond. Their last one was the Fall Feast and I was able to connect more completely with my next door neighbor and now we're really good friends which I'm extremely grateful for. They've done so many things to improve the complex as well such as overhauling the amenities (ie-redoing our sauna, adding in a pet wash station) and have really just created this fantastic place to live. They're even going to assist in revitalizing the area affected by the flooding in July of 2025 in order to kind of bring back some of the beauty that we were able to look at from our balconies. When I walked through that front door 9 years ago, I knew immediately that this was where I belonged. I've had apartments in Austin and in Round Rock and I've never really felt that deep sense of peace that I felt here. They were always just somewhere I was staying at for a short time before moving on to something else. It's hard to explain just the degree of certainty that I felt walking past that threshold...certainty that I wasn't going to just be looking for a new place to go to next...certainty that I had made the right decision...certainty that I was finally HOME.

Awesome private dog park and that dog park is the main reason we are still here after 4 years. Nice amenities and double pool as well as nicely equipped gym. Current office staff and maintenance are both great. Luis is super nice and very knowledgeable. Quick repairs. The construction is high quality with very good sound proofing between units.
