I had my house to sell and I knew what I needed to do and who I needed to call: Darcy Handy from RE/MAX North Professionals When Darcy received the text: "Put the house on the market; I'm moving permanently" while I was working abroad in July, her immediate reaction was, "Got it. What can I do to help?" She went in and staged my home within hours; hired a professional photographer within 36 hours to do a beautiful shoot inside and out with a drone view of the property, all while I was still working in a time zone 6 hours ahead of EST. Darcy is very patient and cool-headed. When dealing with a prospective homebuyer's realtor, who was often rude in her texts, demanding we go above and beyond in numerous ways, Darcy offered great counsel to me, supported my decisions, and was steadfast and firm with the other agent (sidenote: the prospective buyer wasn't the problem). You can imagine that it is beyond stressful to pack one's life and move in a short timeframe, so having Darcy's sympathetic ear and knowledge to rely on was invaluable. She also has such a vast network of contractors, professional cleaners-anyone you would want too or need to hire for various jobs. They hold her in such high respect, that they answer quickly and perform a job well done within days. If they cannot do the job in the timeframe needed. they help find you someone who can. That's the bonus you get when working with someone as professional and as knowledgeable as Darcy. I put my full faith in her abilities, which resulted in a smooth closing-4k miles from the closing and property. I first met Darcy when I went to look at a property in 2019 that she'd listed. Although I did not buy that home, we remained in touch and over time, we became friends. I have sent friends to her to be their agent and after buying a home with her help, they too now see her as a friend. Darcy deep cares about her clients. She goes the extra mile every time. During the two years that Tom worked for me, I was mostly satisfied with his work. Our phone communication was always good; his email responsiveness, however, was not always the best. However, after my recent experience with him, which resulted in the termination of our working relationship, I must say I have come to question his judgement, integrity as well as accountability. Problems arose when I decided to raise the rent in one of my units this past summer and asked Tom to notify the tenants in spring. For months he assured me that everything was fine, the tenants had been notified and, when renewal time came, a new lease had been signed. However, after we failed to collect the new rent amount for several months in a row, I contacted my tenants, at which point it became clear that Tom had never pursued the lease renewal. Tom Rotella has let me down in a big way by failing to have my tenants sign an agreed upon lease renewal with a rent increase, which resulted in their tenancy becoming month-to-month as well as hundreds of dollars in lost revenue. Once I confronted him with the evidence and asked to see the lease, he stopped responding altogether. I wrote Tom one last email, giving him a chance to clarify and possibly rectify the situation. He has not responded to my email to this day. I therefore cannot recommend Tom Rotella to anyone looking for a reliable and dependable property manager.

We arrived in Vermont the end of October 2020 during COVID19, having never visited before and determined to make this our forever home. Finding Ms. Ouellette was the result of a cold call after reading many reviews about realtors. She got back to us immediately and then it was an almost daily exchange of information as she familiarized herself with our needs and presented options. Our first contract revealed many problematic conditions as we did our due diligence. We terminated the contract and the sellers became belligerent. The team at Nancy Jenkins added their amazing knowledge to the problem in support of Ms. Ouellette. We were referred to additional professionals as necessary and the problem was resolved. We moved seamlessly to another purchase contract thanks to Kristin's focus and confidence. That contract was smooth sailing and we closed on the property early. I highly recommend this team, and particularly Kristin Ouellette - our first Vermonter friend. Thank you Kristin!

    Nancy Jenkins' team represented the sellers in our home purchase, and our experience has been…read morenothing short of a nightmare. Shortly after moving into the home, we discovered extensive concealed material defects that have ultimately cost us over $100,000 in repairs. We found black mold in the basement that appeared to have been deliberately hidden through fresh paint and the removal of carpeting. We also uncovered severe water damage stemming from a second-story balcony, which caused significant structural deterioration in the primary bedroom. The damage was so extensive that we had to completely remove the balcony and replace the rim joist and other structural framing that had rotted away. Much of this damage had been concealed with new trim, siding, and other cosmetic updates designed to mask the underlying problems. We also found newly installed trim covering rotten sheathing, with no building wrap behind it. To make matters worse, when our inspector identified several issues that had not been successfully concealed, Nancy Jenkins' team recommended that we obtain repair estimates from the homeowner's personal contractor, stating that they trusted him. We later discovered that this same contractor had performed much of the work used to hide the defects and provided estimates that dramatically understated the true cost of the repairs. We relocated from Colorado and put our trust in the professionals involved in this transaction. Instead, we inherited a home with extensive hidden damage and an overwhelming financial burden. Based on our experience, I cannot recommend Nancy Jenkins Real Estate. We found the level of transparency and ethics throughout this transaction deeply disappointing. If zero stars were an option, that is the rating I would give.
