They will rip off anyone anyway they can. The Klamath Courts know this but look the other way. Watch out for how Crookstool weaponize's gaining added revenues. The inital set up with the portal for rent payment is used to kick out payments so they may charge a late fee. Then fees on top of the late fee. They like disguising their ownership of rentals so they don't have to do any property maintenance. If you ask for any maintenance then they will ignore your requests. Instead they will file a 30 day notice to move. f you value your sanity and don't like getting ripped off every month for late fees RENT FROM SOMEONE ELSE.

We moved here from the Portland area this spring. My family and I rented a home in Green. From day one, I let every person I talked to there know that the carpets were in horrible condition and needed to be replaced. But I knew that they would try to say we did excess damage. Because that's how these guys make their money. Literally, if someone spilled water on the carpet, it turned orange. And, I was right. Neil Co charged me for cleaning the carpets, and added an additional charge for excess cleaning. We found cockroaches shortly after moving in. I called Neil Co, I was told someone would come spray. Nobody ever showed up to spray. Additionally, they charged me another fee for "flea treatment" for my pets. My pets do not have fleas, they did not have fleas when I lived there, they did not have fleas before I lived there, and they don't have fleas now. So I'm not sure why I'm getting charged for flea treatment that wasn't necessary when I had cockroaches in my home. They charged me approximately $300 for filling in holes and repainting. When they specifically ask that you don't fill in holes or touch up paint on the move out checklist. I knew we were only going to be in this home for a few months, I only hung up maybe 8 things with very small nails. How does it cost $300 to putty 8 small holes and dab some paint on it? The bottom line is, they are saying that my family did $1600 worth of damage to a home in a matter of 6 months. I got my entire deposit back at my last rental, and I got most of it back at my rental before that. I have receipts and rental agreements to prove it. I expect that they would take what was owed to them, but it's so obvious that they scraped up any and every charge they could think of in order to make the most money off of us. I know that this is pretty par for the course with property management companies. But it's sad for this area because they are the biggest property management company in town, so people have no choice. I'm lucky to not have to rent anymore, but I think everyone should enter into agreements with eyes wide open! Your deposit is a donation to NeilCo. Don't expect to get treated fairly by these jerk offs.

    Unprofessional, Negligent, and Disrespectful - Avoid AAA Property Management…read more I am a traveling nurse who rented a furnished apartment managed by AAA property from April 27 to July 4, 2025. My experience with AAA Property Management (managed by Kali and Desi) was, without question, one of the worst rental experiences I've had in any state. When I moved in, the apartment was not in acceptable condition. There were broken air conditioners, damaged walls, holes in window screens, scuffed doors, dents, rodent feces under the sink, and even animal waste left in the yard from previous tenants. Within the first week, I had to report issues with no heat, no working mailbox, no access to storage, and evidence of rodents. The property's former maintenance man had recently passed away, leaving many repairs unfinished, and it was clear the management company had no intention of addressing them properly. After reporting everything immediately, I spent weeks chasing updates, leaving voicemails, sending multiple emails, and showing up in person -- only to be met with indifference and outright rudeness. It took nearly a month to get access to my mailbox after being handed multiple incorrect keys and being told by the office manager, Desi, to "go figure it out" with the Post Office myself. When I did, the Post Office confirmed the lock had to be changed -- something AAA Property should have handled in the first place. Basic repairs were delayed endlessly. I had to place buckets under a leaking kitchen sink for days while waiting for Apple Plumbing to be scheduled -- and even they couldn't get access to the unit because AAA Property "didn't have a key." I later found out the staff did have keys and were simply unwilling to assist. Throughout all of this, communication was nearly impossible. Calls went unanswered, emails were ignored, and when I did reach someone, I was met with excuses or hostility. Desi, in particular, was consistently unprofessional, dismissive, and disrespectful. At one point, she even told me to "get a lawyer" when I questioned why I was paying full rent for a property that was never properly maintained or repaired. Despite repeated promises to discuss a rent reduction due to the ongoing issues, no one followed up. I continued to live in substandard conditions with no working air conditioning, damaged fixtures, and unresolved maintenance until my lease ended. After moving out (the apartment left spotless and professionally cleaned by a contracted cleaning service), AAA Property took over six weeks to return my deposit. When they finally did, they deducted over $252 in arbitrary "cleaning fees" and "processing costs." The deductions were unjustified and clearly retaliatory given the number of times I had to escalate my concerns during my tenancy. In summary: Extremely poor communication -- calls, emails, and in-person requests ignored. Unsafe and unsanitary conditions on move-in that were never properly fixed. Disrespectful and unprofessional management staff (particularly Desi). Failure to honor repair timelines, rent adjustments, or timely communication. Improper and delayed handling of the security deposit. I have rented in several states as a healthcare professional and have never encountered a company as unprofessional, disorganized, and dismissive as AAA Property Management. Their behavior was negligent at best and exploitative at worst. I strongly urge anyone -- especially traveling nurses or other traveling professionals -- to avoid AAA Property Management and any property they oversee. You deserve better communication, transparency, and respect than what this company provides.

They said he's an outside contractor and not their guy well except they hired him. But for me to contact him myself and I said it's not my responsibility. So they hung up on me.

Took $725 from my $2025 security deposit for nonsense things like accusing…read moreus of having a pet (we did not) when in fact it was blatantly obvious that a dog had previously lived there because my wife is allergic to dog fur. Other things they charged us for were cobwebs when the place is a LITERAL cabin-type house next to the lake. Of course there's going to be a million midges which will bring a hundred spiders. Horrible, horrible place. I rented starting in the winter and didn't know the absolute bug fest in the summer. I'm from out of town so I didn't know how horrid the Klamath midges are. They then charged us for wear-and-tear things like crappy vertical blinds, lightbulbs that WE HAD ALREADY REPLACED. This has never been an issue for me and my wife, as we've been renters since 2017 or so. This is the first place where we had to pay for things they would have done/fixed anyway to prep for the next tenants. Don't rent with Stewart, they will place you in a sh*thole and take away a lot out of your security deposit (out of spite, it seems - they even labeled the cleaning fee as "NO ATTEMPT TO CLEAN" when I fact I toiled over that crap place every night after work for 5 nights).

Almost immediately he knew who I was and actually asked me "whats my problem," to which I replied there was no problem, I was merely seeking information my wife was unable to get. I was of course shocked by his attitude and never did get anywhere on the property I was asking about because he "was unable to reach the tenant for their permission to enter the premises." I'm not sure what school of property management he is from, but as both a landlord on my owned property and a renter myself, 9 times out of 10 it is written into the lease that the landlord can enter anytime they want as long as there is 48 hours notice, whether acknowledged by the tenant or not... This guy was totally unprofessional and impolite, and certainly did not "make new tenants feel welcome" as his website states. I guess the housing market in Klamath Falls is so good he doesn't even need to worry about his properties renting! I certainly will not be using them as a housing resource now or in the future, and if you are a property owner considering their services to lease your property, I would definitely think twice.
