I moved in on 4 of 2012, I took all kinds of crap, from a woman that ended up working for Matt. When moving in I showed Terri the paperwork on my service dog, she refused to accept it. She charged me 250. It seems like they would love having a good renter. In the 10 years rent was never late. Their washer and dryers were always broken down. I finally doing my laundry at Fred Myers. Terri always said don't take me to court you'll lose. I lived in apartment 6 and was forced to move in 2019 to a one bedroom apartment #23. . The apartment was dirty my caregiver helped me clean. I forgot to tell you I'm disabled. We cleaned and I took pictures of damaged. I was told that I had to do the walk through paperwork. I wrote down what I and pictures of damage I found. At one point I was trying to see if I could get a wheelchair ramp put in. Terri had the gardener remove the plants removed and charged me 200. One day she comes into my apartment demanding what's going to happen with the ramp when I die? I said WHAT. The ramp couldn't be done. She refused to move where I could use my chair. By this point I am also an amputee. It didn't matter she was breaking federal laws . She always said things just to her and I. When I gave notice and moved out, more of her crap was said. I turned in my keys , she tried to tell me I changed the locks with out permission. I informed her she knew because I gave her 4 keys. I won't go through petty game she played. She informed I never turned the walk through paperwork. (This when I gave her my move out papers). When she sent me the damages. I was shocked at the lies. After Matt's account lady, and saw they charged me twice. They paid me 111.00 . I went in and saw both Terri and Matt. I told them I only owed for 2 mini blinds and carpet cleaning. We started going through there list. They had put I paid an extra 30.00 that was put into my account. I told them I didn't. I gave them cash. No I did not. I said my caregiver and I cleaned. It was put that Terri's husband cleaned. In the 10 years the only one saw cleaning was Terri. They said I damaged the wall in the livingroom. I showed them pictures from move in it was there. She said no. I said I would have my church that moved me would more than happy to come in. They said they would check from the last tenant. The earliest they would get back to was the next. I was home about an hour and my cell rang and Terri said she just put a check in the mail for 250.00. That week went by fast. Please if you rent from 1 Choice Property Management Inc. Absolutely the most amazing landlords anyone could ask for. Compared to other rental companies they are compassionate and put there tenants needs as there 1st priority. It's a very busy place with lots of things to take care of so for landlords under so much stress they are the kindest people. That truly try to work with everyone. read more

So I am a investor that moved to the Klamath falls area about a year ago . I was living here for one year to look around and the economic environment. Looking at possibly buying some investment properties and have them under management. The landlord that I was using at last minute did a bate and switch on me after signing a one year lease agreement and brought this company in without any notice My first interactions with " Matt the owner " was that he was going to increase my rent starting the next month to "cover the costs" When I consulted with my attorney I was advised that they can not raise your rent without a written notice if I believe it was 3 months When I brought this to his attention he quickly back peddled that statement So with our first interaction not going very well , my attorney requested a " fully completed lease " for the law office to review prior to me signing it After 2 visits , 4 phone calls and 3 emails I was never provided a completed lease for review . I am at a loss to know why Every now and then I run into a business that for whatever reasons , does not wish to supply documents for a lawyer to review And that always gives me pause ....... Needless to say I had no interest in having a formal business relationship with First choice and cancelled my agreement and left the area to look elsewhere . My advice to anyone business investor renting a property to " check out the area " would be ill advised not to have Counsel review the lease agreement prior to signing it to avoid any miss understandings . Going forward I would have to say that my personnel experience would make them my LAST choice for management in this area Best of luck to you all ! read more

First Choice Property of Klamath Falls has to be the absolute worst management company that I have ever rented from. From the beginning when my roommate and I requested maintenance from the property manager at Shangri La, she never followed through with our requests. If you have high expectations on getting most of your deposit back, think again, my roommate and I were extremely clean and thorough with our move out, and we still lost about a third of it. Following moving out, we were not mailed our deposits back, so my roommate had to call in to figure out where they went. The property manager sent them to the residency that we moved out of...... Talk about lazy management. We were never contacted to receive them, they just sent them out and hoped for the best... In conclusion, avoid this agency. read more

cannot stress enough how crooked, unorganized, unavaibale and unprofessional this organizatio is. they are basically slum lords. if you are an owner of a house, look elsewhere! if you need to rent a house, and have the unfortunate luck of these clowns managing the property, document every conversation you have with them and save your emails. take an exhaustive amount of pictures when you move in and out! if at all possible, demand a walk through when you move out! if i could write a review with 0 starts i would. i have reported them to the better businees bureau as well. read more

I rented an apartment with this business for a year and the service was terrible. I had to call my landlord multiple times and leave multiple messages before they would answer my calls. Never returned my calls or messages, I just had to keep calling until she would finally answer, sometimes days later. I was given a broken mailroom key; on the day I moved in I requested a new one and didn't get it until a couple of months later. I had to keep asking my roommates unlock the mailroom. Put my forwarding adress on file before my deposit was mailed and they still mailed it to the wrong place. When it was returned to them I was not notified, despite having my cell and email of file. The deposit was mailed well before the 30 days allotted, but of course when I called to check on it they insisted I wait the 30 days before they would look into it. If I hadn't been persistent then I wouldn't of received my deposit. read more

I rented from the from 2013-2016 in a very small, run down 1 bedroom apartment. Rent was cheap, house was in poor condition. Upon moving in things looked really good, very appealing. I was quick to jump on this opportunity since my boyfriend of the time and I were sleeping on our friends living room floor. Within a few weeks of living there, we had mice and the garbage disposal stopped working. They did fix the garbage disposal but the mice was there until the day I left. When I finally decided to move, Matt informed my mother and I that I was to pay them $300 in back rent owed and I wasn't getting my deposit back because they had to hire someone to clean dog shit off my walls! I've never owned a dog in my life! Lol and they also charged me $1 for every cigarette butt they picked up outside, I wasn't even a smoker! Turns out those cigarette bits belonged to the neighbors but I paid for them anyways. read more

I transferred with my job to Klamath Falls and first choice was recommended to me by a friend they were very nice and professional they helped me take care of everything via email and over the phone and once I got there and signed my lease everything was taken care of , everything was just like in the pictures on the house very honest and trustworthy people highly highly recommend them if you're looking for a place to rent read more

Run for the hills... DO NOT use this company! Here is the complaint I just submitted to the Better Business Bureau after trying to work things out with the owner Matt. If you want to work with a company who does business morally & ethically... look elsewhere! We received an email on 2-11-13 advising that the neighbor's tree fell "a few months ago" & damaged our property. There was an estimate attached, but no other information. We advised that the neighbor should be responsible, & the property manager agreed. They said they were going to work on it, get back in touch. My husband & I asked for pictures, were given nothing. I emailed them asking for an update on 3-12-13, since we hadn't heard anything. They said a letter was sent to the neighbor, no response. I asked specific questions about the incident, & they refused to answer them truthfully. I called & talked to the owner Matt, & he flat out lied to me. Our main concern was that if the tree fell "a few months ago," why weren't we notified? He said they just found out about it themselves (2/11), & notified us immediately. That was not the truth however, & it was finally revealed that the incident occurred on 12-21-12. I asked why did it take them over 7 weeks to notify us, no response. I asked why no pictures, & he went out the next day & took some (3-13-13). We specifically asked for a picture of the fallen tree, & were told they didn't have one. He also said that it was a "small" tree, so he didn't think there was any damage underneath (trying to justify the delay in telling us about it). And then magically, he sends me a picture yesterday, & it was a very large tree! So now we know that the incident occurred on 12/21, & the tree sat leaning against the home for 7 weeks. Nobody bothered to tell us, which as the property mgmt company, is a breach of their fiduciary responsibility. The neighbor is refusing to pay for anything, calling it an "act of God." We do not feel that the property manager has acted in our best interest, & just expects us to pay for everything. We had to practically beg for information that should've been given to us up front & honestly. They are the property manager that we have contracted & entrusted with our properties... & they have done a terrible job of it! read more

This guy "Matt" is a scam artist if I've ever seen one. We cleaned this place better than it was when we moved in. There were a couple stains on the carpet, but Matt would not let us hire a professional carpet cleaner to get them out. He would tell us one thing and then 10 minutes later completely change his story on what we owed. He advertised there was a washer & dryer which was never there. He then tried to charge us for a washer & dryer when we moved out. This guy has some mental issues and he clearly takes advantage of his renters. I would steer clear from renting from this company! It was very easy to pay my rent online through the payment portal and when ever I needed something taken care of they were speedy about it.
