If you don't like reading, just skip to the last paragraph. theLender is NOT the best at answering "panicking" non- essential e-mails from rookie mortgage seekers, at least not with me. Wait, how can you start a 5 star review with a negative? Because I don't want potential clients to be turned off if that shows up in other reviews. The scenario: wife and I fell in love with a new "being built" home in Riverside County. Didn't really have much money in the bank, and a modest-at-best credit score... but I knew it would be a long escrow (house was just foundation when we went under contract) and had $$$ coming in over the next couple months.... So we signed... Had MANY lenders that I was working with. Online lenders, the builder's lender, basically everyone other than big banks who traditionally like 20% down and 800 credit scores. The "promises" that were made by these lenders initially during the pre-approval (yes, I was smart enough to do that first) began to change slightly every couple of weeks -- more money down, rate increases. As luck would have it, my identity was stolen during the escrow process. Poop show. Well to try and save our dream house and not lose our earnest money, I was looking at tens of thousands of dollars out of pocket (more than initially quoted), and a 7 1/4 interest rate that would basically break me, and max me out every month. As my love's dream home was slipping away, the builder's agent (love her!) suggested I call "Deb" at theLender. We're talking 31 days before closing... Like a freakin super hero out of nowhere, Deb and her team came in to save the day! They found me more incentives than the builder's lender did, and undercut the interest rate of every lender I ever spoke with by over a point and a half. They not only saved our home, but gave me a comfortable payment that I can handle. I can't thank or recommend them enough! So as far as the emails, when something needed to get done, they were on it!! Because they're so awesome, they were just too busy making our dream come true to entertain my daily panic!     Absolutely the worst company I have ever dealt with. From the beginning, the communication was…read moremisleading, unprofessional, and felt intentionally deceptive. Every step of the process came with hidden issues, unexpected fees, changing information, and constant runarounds. It honestly felt like they cared more about squeezing every dollar possible out of customers than actually helping people. The level of transparency was terrible. Promises were made and then suddenly changed at the last minute, creating unnecessary stress and confusion. Trying to get clear answers was nearly impossible because nobody seemed willing to take accountability. The entire experience felt dishonest and predatory. I would strongly recommend anyone considering working with this lender to read the fine print carefully and explore other options before signing anything. This was one of the most frustrating and disappointing business experiences I've ever had.

I thought they were a previous lender I had worked with because the letter was misleading. When I called, I was transferred to Darlene, who is a lender I worked with. I explained to her that I wanted to get more information and see what the rates would be for IRRL VA Streamline. I also mentioned to Darlene, that we might possibly do a cash out. My husband and I wanted to get rates before making a decision. I also stated, we weren't sure what path we were going to take, as I needed to okay everything with my husband. I simply wanted to get information. I have done this before with other companies and it was not like this. However, with this company required me to produce 2 yrs of taxes, W two's, check stubs/ statements, driver's license and mortgage statement. I questioned why they would need all that documentation unless I was moving forward with them. saying Darlene told me I needed this documentation.Just to get a rate. Against my better judgment, I sent documentation for both my husband and I. A few days went by and Darlene called me and my husband and I were both on the call. She gave us the rates, and she kept pushing a higher rate for a cash out, and stating it was the one tge VA reccomended for us. My husband and I explained to her that we did not want that, and after the phone call, we both agreed that we did not want to move forward with this company. Not only did we not like their process or their rates that they gave us, we just felt like we were misled when we called them. They were not the company we wirked with previously. I had kept mentioning their name the previous company.That is, and they never said a word.So they never disclosed to me that they weren't even who I thought they were. We figured that out on our own. Having this information, we decided to just go with another company. I left Darlene a message, and told her that I was moving forward and there was no need to call me back that I was not going to proceed with Valorem Lending. Since then I have been contacted by Darlene in a harassing kind of way. She began asking me questions that I had already explained. Then multiple people at Valorem cintacted mw via phone, claiming to be managers, asking me why I was not moving forward. I even had two more managers call and say that my file was pending, and they just wanted to complete the process. I explained to them, I needed my file closed, this happened multiple times after that (15+) total. As well as other employees at Valourum Lending calling me, and when I called the number back. it was Darlene's recording. Wow.... really?! I have been contacted by so many loan companies since then. I get called every day by people telling me my loan is processing and it just needs my information to approve it. Ever since I have given my information to Valorem my phone is blowing up everyday. I know it has something to do with me giving them my information because i've never received phone calls from loan institutions like this before. I wish I never ever would have called Valorem Lending. I have never experienced this with any other company. I have never seen such unprofessionalism, and this is not an exaggeration. Please don't make the same mistake I did.

Throughout my entire home buying process Drew was generous with his time and expertise, literally every step of the way. His bio mentions that his approach is rooted in education, and that really came through in my experience. He took the time to make sure I understood what was happening and why, which made the whole process feel a lot less overwhelming. His advice was thoughtful and tailored to my situation, never generic or salesy. He knew I already had a lender but he was still willing to give him time and advice with no strings attached. He also connected me with a homeowners insurance agent who ended up getting me a much better policy than what I was originally planning to sign up for. That referral alone made a huge difference. Drew is the kind of person you want in your corner when you're navigating the home buying process. Knowledgeable, kind, and genuinely invested in helping people. I truly can't recommend him highly enough.
