My husband and I could have saved about 4 hours looking online at ALL (there are A LOT) of the different B&Bs in Fredericksburg if we only would have called First Class FIRST! After I discovered their site, the hubby and I decided to conference in a call. The phone was immediately answered by a very friendly lady named Carren. We told her our likes and dislikes and in under 5 minutes she suggested about a 1/2 dozen properties they book for (they have listings for over 200). After we reviewed the suggested properties, we certainly had a preference for which one we would like to stay at (the Fawkwerk Cottage at Haussegen Log Haus). Booked and done! And, I must add this was a last minute trip. We called about 2 days prior to our desired arrival date and Carren was more than eager to accommodate us. We loved the Cottage and our "hosts" (please see separate review) so much that we decided to stay an extra night. One call to Carren. Booked and done again! GREAT customer service from Carren and all of the other staff we interacted with! They were all so helpful, friendly, and a hoot to boot!!! HIGHLY RECOMMEND FOR ALL OF YOUR TRAVEL NEEDS WHEN VISITING FREDERICKSBURG, TX!!! Have to add the following to the overall review: On the FCLRS website, they offer "Romance Packages" that you can add on to any lodging stay. We discovered this while we were on the initial phone call with Carren during booking. So, the "fun" between my husband and I and FCLRS began very early into our first experience of Fredericksburg. A necessary explanation: There are 3 different package prices ranging from $39.95-$59.95 that offer a variety of items to enhance your stay; chocolates or roses perhaps...or Easy Cheese (Midnight Package) and 1-time use camera (in the Snuggle Package). hahaha! I am NOT kidding! Who needs a reservation service? I certainly don't, but when I was doing research in preparation for a weekend trip to Fredericksburg, I found this website to be the most current and helpful when it came to finding a B & B in my price range. It seems like a lot of the B & B's in Fredericksburg require you to book through a reservation service, and that made me suspicious. The reservation company also charges a fee for providing their service on top of your room charge. No wonder I was suspicious: a pirate can smell money gettin' took from 264 miles away. However - this reservation service has some of the best customer service I've encountered in many, many moons. Aside from a good website, every time I called the employees were polite, friendly, and helpful. We arrived at the office after hours (about 3 hours past closing time) in order to pick up our room keys from a box in the front of their building. We happen to strike up a conversation with another B & Ber who was also picking up his keys about what might still be open in town. Even though the lights were off and the "closed" sign was hanging in the window, the manager and another employee happened to still be in the office and they opened up their door and waved us in. They proceeded to show us on the map where there were bars that were still open. They also gave us a list of wineries and were quick to point out there is a brewery in town. My husband and I spent our 17th wedding anniversary at Chula Vista Bed and Breakfast. It was just the cutest little cottage. My husband arranged to have flowers waiting for me at the cottage, the owner/manager was so great to work with. The communication was stellar. As we arrived at the cottage, there were dear just hanging around. We opened the door to the cottage and it really was just so beautiful. We were able to enjoy the tranquil surrounding, it was just so peaceful. The jacuzzi over looking the landscape was such a wonderful bonus at added to the perfect night. The second night, was a cold evening so we sat by the fireplace, watched a movie, and had a glass of wine. The cabin was 15 mins away from down town Fredericksburg so we visited several of the wineries. It was an amazing anniversary. read more

Disregarding the schmoozy voucher for a $10 Continental breakfast at several local diners (we tried one of them and paid only $6 each for a full American breakfast) there are tons of things not to like about this service. We found a couple of units through Airbnb that are apparently managed by this group. Upon arrival, we found our packet of info gave bad instructions for the Internet, ok.... The room was incredibly small, so obviously they put photos taken by a wide angle lens on their site. Eye roll. What really offends though, is the front door with inadequate locks (one door knob lock, no deadbolt), the broken window pane, covered by cardboard in the patio door (please don't say you didn't know, there's a review on Airbnb thanking you for the bottle of champagne to apologize for the broken lane, to guests who stayed here in July!!!). And let's talk about cleanliness... Not there $165 a night for what is truly a converted shed in someone's back yard. Yep, you sold us a bill of goods. It was between here and horseshoe bay these were the two groupons I was pondering. We have four daughters and have been on an amazing path to serious Christianity while also being under constant stress. This place is a gift from The Lord. Any money you spend is worth it. The book that everyone signs and leave notes in is my fav my hubby and I stayed up reading other peoples experiences here, you could feel the love in the room! A group of 6 of us stayed at the Pioneer Haus (managed by 1st class) in Fredericksburg over the New Year's weekend. I actually reserved through Air BnB, so I can't speak to the reservation process directly with 1st Class. However, the check in process was fast and painless. They gave us a map of the town and a couple of food vouchers per person (which we never tried to claim). The house was one block off the main drag. We selected it because it had a fire pit and we wanted to just hang out and relax. The house had all the supplies we'd need (enough towels for the whole group, soap, firewood, extra blankets, etc.). The even left us a fresh loaf of zucchini bread on the table. We were provided with emergency contacts, which we didn't need, but they're always nice to have. Checkout was as simple as dropping the keys in a drop box before we left town. The house was what I'd consider expensive, but it was just what we were looking for in a NYE getaway with friends. read more

I'm not a fan. After perusing the First Class Reservation website, I called to make a reservation for a weekend in April. The woman I spoke with was unfriendly and unhelpful. When I got to the point of making the reservation, I found out that instead of their advertised rate of $159 (on the Circle J Cottage) they are charging $179 plus fees and taxes for a total of $220. I don't have a problem with a company charging a fee for their services. I DO have a problem with the fact that they are advertising lower rates than they're charging, and that they asked for my credit card information before disclosing all of the fees. (Thank goodness I asked!) The misinformation coupled with the rudeness of the person I talked to guarantees I will never use this reservation service. read more

We scheduled a family trip to Fredericksburg and reserved our stay through First Class Reservations. There was a hiccup in the channels of communication, in that there was a miscommunication when reserving our stay. When we called to confirm the check in time a couple of days before our scheduled trip we discovered that First Class had in fact not confirmed/booked our stay, and had given our reservation to another group. Needless to say, this put our trip in jeopardy. ***EDIT*** Shortly after this review was posted we got a call from the original booking agent. It turns out they found a place for the family after all. First Class management has come through for us, taking at least partial blame in the situation. I will be leaving this initial review up and will be edit post trip/stay accordingly good or bad. **POST TRIP/STAY UPDATE** This is an update after having stayed at the First Class property, that they sorted out for us after the mix-up with our initial reservation. The accommodations were comfortable, but the location ended up being 19 miles outside of Fredericksburg. Not what we had in mind for the weekend, but it worked. The most important thing being that we had a place to bed down. We will consider using First Class should we venture into the area again, however - this will not be our go to for future bookings. read more

This review is much more about our B&B than it is about the reservation service. First Class Res. Service was fine - friendly, helpful, etc. The location my husband selected with his internet reservation was the Cottage at Circle J. It was perfect for a quiet getaway!!! Pro's: 1. It's NOT all antique and lace laden "froo-froo" (as we call it). That's not our style and we avoid it whenever possible. It's got a large porch, a hammock under shady trees, and a good wall-mounted flat-screen TV with surround sound system and satellite (including HBO). The shower is perfect and the two bedrooms are well suited for people like us who just need a nice bed, a serene view and several cups of coffee to keep us happy. 2. It's private - VERY private. It's on 26 acres with a pool, hot tub and groomed croquet court that's all yours. Granted you have to drive 10-12 minutes to get into Fredericksburg, but who cares?! This place is worth it. 3. Speaking of the pool: we're not talking some cheap above ground hack job. This property has a very well-groomed and landscaped in-ground pool and hot tub. It's serene, beautiful and inviting. 4. We would love to go back to use the grill and outdoor countertop serving area for a small gathering. It's just begging for use! 5. Coffee maker!!!! It's a Keurig single-cup coffee maker. The proprietor was kind enough to leave us plenty of supplies for the coffee so we weren't limited to breakfast time coffee only. The coffee maker also makes tea, which was lovely as well. 6. Full kitchen - for those who want to stay a bit longer or save money on meals this is a great reason to book this cottage. It's not upscale or anything, but it's perfectly adequate for cooking just about anything. Full sized appliances, pots and pans, cooking utensils, dishes, etc. are all provided. There are a few staple items in the kitchen but it's best to do a bit of shopping for most items on the way out if you can. Things that might matter but really don't: 1. No internet service - so what? Unless you need to be continually connected to the cyberworld for work reasons, take a break from it to enjoy this beautiful little bit of serenity. You can always go to a couple of coffee joints on the main drag that have free wireless. (warning - we discovered that those places are closed on Sundays, so get your wireless fix in on any other day) 2. No full breakfast and minimal continental breakfast - again, so what? The coffee cake/struedel that the host left for us was yummy, we ate the fruit and a little of the cereal. If you want more food, just bring some of your own. It's still worth it. (we grabbed great cheap breakfast tacos 10 miles down the road toward town at La Perla Tapatia - check them out!) 3. Far from the bustle of F-burg: if you're going to F-burg to party hard and want to avoid driving in and out of town, this is not the location for you. But if you want to go to town to have a couple of beers or some good Hill Country wine, then do some shopping and a little nibbling before returning to a country retreat, this place is the perfect choice. Just drive sober, please! A last note: this place is hard to spot - especially at night. The Hilltop Cafe nearby at FM 648 is your big warning sign to SLOW DOWN and get ready to turn. If you've gone more than a half mile past the cafe, you've gone too far. read more

First time to use their service on for our Labor Day trip to F-burg. The site could use some work; perhaps a way to bookmark your viewing list so you can pick-and-choose better? Love all the different ways you can search the site. By price, by occupancy, by amenity, by location to drive to town, etc. They send email confirmation to you immediately after you send in your booking request. Parking spaces are enough, but man, trying to get in and out of that parking lot can be a challenge as it's on the main drag. Walked in, gave my name, got my key, directions, and quickly browsed the multiple brochures on the wall. Check out was just as simple. Do not do business with 1st class. They put us in the dalton house which was filthy. Entire property is in need of repair and cleaning. Owned by person who is buying up properties but not taking care of them. First class acted surprised. Obvious they are not aware of condition of properties they are renting or do not care. Some very strange reviews on here about First Class Lodging, but I must tell you, from the time I booked the reservation, to the time I dropped off the key on Sunday, we thoroughly enjoyed our stay in Fredericksburg, thanks to the folks at 1st Class. They were friendly to deal with, very informative about the area and even giving perfect directions to our cabin. This was our 28th wedding anniversary, so obviously I wanted everything to be perfect for my wife and I. It was so easy to go on the website and choose which cabin to stay in. Then after speaking to the representative, and making the reservation, I was sent an email directly with all details. I confirmed as directed and had no worries after that. I chose the Celtic Cottage and could not have been happier with that choice. From the rich leather couches to the comfortable king size bed, not to mention the hot tub, our stay was fantastic. I have to start by telling you that I haven't actually been there yet. And I also have to say, the response by First Class B&B to my situation was probably very unique, but their service was so amazingly awesome I have to share. In a nutshell: bought a Groupon for their services, made the reservation months in advance for a 2 night stay this week. Unfortunately, prior to our Sunday reservation, on Thursday I developed walking pneumonia. Making a weekend trip was out of the question. I called the office of First Class, on a Sunday, got a recording that said they were closed and left a message. Their message said to expect a response within 10 minutes. I called again after I had not heard from anyone for awhile and Beatrice answered the phone..in the office, on Sunday. She sweetly informed me she had just listened to my message and was very sympathetic. She then asked me what date would be better for our reservation-without me even asking her. I was blown away. I said that I knew December would be a busy time for them, would it be ok to move the reservation to January? She said of course and we set the date. The last thing she said was, now you work on getting better, OK? In a time when it is almost impossible to find good customer service, it's refreshing to find EXCELLENT customer service. Run, run from using this reservation service if you have a house in Fredericksburg that you want to turn into a B&B!! We were using them for our historic B&B. Then we started to find cracks in their service. First, we noticed that long-time friends of ours who had equivalent B&B's around our neighborhood charged WAY more than First Class had ours listed for. All of them. There was no exception. And they were getting plenty of renters. Even our house cleaner said that the other houses he was doing that were equivalent to ours got far more and it made no sense to him. Equally as bad, First Class set the rental rate SO low during no-peak times that it was a joke. So we approached First Class to talk about going higher and why. We did our homework. Their response? They acted like everything around them was more important than we were, that we were complete idiots, hemming and hawing about the fact that every single B&B around us got SO much more, ...and oh, if we go higher, expect the rentals of our B&B to go way down from First Class. It was like a threat! So we got suspicious, did a lot of interviewing around town, and here's what we found out: the owners of First Class own several of their own rentals. A lot of them. And you bet that THOSE rentals are getting steady renters, whereas after this interview with First Class, we weren't. We left First Class and went to another reservation service. And with this NEW one, here's what stood out glaringly: UNLIKE First Class, this new one took the time to really look at our B&B, complimented it highly, underscored that yes, First Class had been undercharging, and they made solid suggestions on how we could even higher rates. They were fabulous. They didn't act like they didn't have time for us like First Class did. And we are getting MUCH better rates and constant reservations. And, voila, they do NOT own rentals of their own to compete with your house. This new service was night and day better. read more

There are sooo many B&Bs to choose from, their website makes the selection process a lot easier and less time consuming. We chose to stay at Centre Street Studio and had a wonderful time. The only good thing I can say about first class is when the first property they booked us in had a pest problem hummmm they did put us up in another property the day before we were to arrive. Of course that was Dalton House which was filthy dirty. When we turned on the oven a fire started because it was soooooo dirty, the coffee pot did NOT work and there were at least 25 wine glasses NO DRINKING GLASSES, pots and pans were hideous. Had two really nice porches with rocking chairs and swing but you could not use it because it had about a inch. of dirt on them. I highly recommend this service. I had a really bad experience while staying at another place in F-burg (so bad I had to leave- see my Back Forty B&B review) and I called this place and explained what I wanted. I didn't have access to a computer so I was kinda scared to book anything. But they found me exactly what I wanted and within one hour I was checked in. My place is perfect, roomy, well stocked, very clean and not only that, if I need anything (trash bags, etc) they give you a phone number and a sweet lady comes right over. I stayed at the Burbank Loft- it feels like home so much I don't want to leave! read more

The customer service was the best I have ever seen or even imagined! First , I had scheduled a house to use in November but had emergency surgery the day before . The didn't have to accommodate since it was last minutes but they allowed me to reschedule . I just went there last weekend with a party of 5 . The house I booked was full of charm. and clean . The check in process was easy and fast . They clearly state if anything isn't up to your satisfaction to let them know. Well although the house was perfect , I noticed the air conditioning wasn't dropping below 74 on a very hot day when we set it at 70. I called Barney and they had repair man out within an hour. When they were unable to fix it they offered another house. We chose to stay that night and if they couldn't fix next day they would move us . During this process customer service was incredible ! They constantly updated me and made sure I was aware of option to move to a new home . I did decide to move due to air conditioning the next day and the next house was awesome as well with clean hot tub and cold air conditioning . Our party of 5 had the best time ever in Fredricksburg and I owe 1 st class lodging a huge thank you for their part of that! They really cared about our stay and I will go there again when I visit!! read more

I found First Class B & B Reservation Services web site very user friendly and allowed me to view pictures and details as well as maps of location which helped us tremendously in choosing our location since we wanted both peace and quiet but close enough for shopping and good food! I called to confirm our reservation even though we did receive a confirmation Email, the staff was very pleasant and helpful. We stayed at Laws Cabin and found it to be wonderfully quaint and exactly what we were looking for! I did a search on their web site for someplace cool to stay for one night one person. The search came up with a list of properties. I chose the one I wanted and booked it. The day before I was to leave the service called to tell me that I have to book the cabin for two nights to get the rate I was given on their web site. Drove in after closing time, picked up the keys, and dropped them off in the morning. Perfect. Nice price too, compared to the others. Well I have to say my experience was not all positive. Making the reservation,talking to the proprietor and finding the place was all good. The money we spend was not worth it. Breakfast was lacking, the loft was quite low, and my husband was not able to stand upright once he got up to the area we were sleeping. The property looked nice however it was too cold for us to explore. I will not stay here again. I have been to several other B&Bs that were much nicer than this and not as expensive. read more

I reserved a B&B in Fredericksburg for this Sat. night for my wifes Valentines day present. I made these reservations, they sent me a confermation email. Well the email they sent me was a confirmation for a "request to stay". So apparently the owner denied my request. The owner was supposed email me his denial but I never recieved such email. Luckly I called to get directions today, or else I would have drove all the way up there to find out I didn't have a place to stay. read more

My parents sold their house 2 yrs ago and are now traveling the country in a 5th wheel. This past Thanksgiving was "our year" to spend with my mom/dad - but since they didn't have a house, we looked for other options. After a quick internet search, we found Barons Creek. We looked at the pictures and were impressed with what we saw. We called to ask a couple of questions, and Daniel (the owner) gave us all the information we needed. We booked the Lodge for my wife & kids, and both of my brother's wives & their kids (a total of 13 of us). It ended up being one of the best family holidays we've ever had! The setting is splendid - outdoor fire pit, the creek running thru the grounds, the nature walks. The Lodge was incredible - more than enough room for all of us to stay, cook a huge Thanksgiving meal, and allow 7 kids/grandkids the room to run and play! I've already told my friends and co-workers about the place, and my wife & I have talked about going back to visit one of the cottages/cabins for a romantic getaway in the future. It's like a little piece of Switzerland in the middle of Texas! read more

Our response is mixed. Pros: The site itself is great, the bed comfortable and big, which is one of the main reasons we picked it. I'm 6'4", so the queen size beds that are in most B&B's are too small. The shower is huge and the shower head is up high enough to where I didn't have to bend over to wash my hair. The breakfast was really good for not being a hot breakfast. The fruit was fresh and the breads were very good. We really liked the fact there was an outdoor hottub to relax in at night so we could see the stars. Cons: The cabin had the feel of just occasional housekeeping. There were spiderwebs on the light fixtures and in the bathroom. The individual tubs of butter in the mini fridge were all frozen together in a block of ice. Half the individual cups of creamer had expired and clotted. The container of powdered creamer was completely empty. There is another cabin within 20 yards of this one, which we did know about beforehand. What we did not know is their hottub is not blocked from our view. I won't go any farther explaining what that might mean. The worst part, however, was having to play exterminator. There were 2 mice, down near where the silverware and dishes were kept, that took an hour to chase down and get rid of. The caretaker did know about them, because she told us when I called afterward that she put out poison for them. I realize it's out in the country, but if they were aware of the problem, why was it not fixed before renting out the cabin? Also, why were the dishes left close to the floor where these poisoned mice could crawl on them? Also, when I did call her about it, she just asked what I wanted her to do about it. No one ever called to follow up about our trip, so I assume she never said anything to management. When all is said and done, we are willing to give them another chance in case this was a rare hiccup in service. read more

First Class is far from first class. They are arrogant and very expensive. And, at least, their picnic basket is simply awful. I made the mistake of buying their basket, but was later informed that the basket was not included, only the crappy stuff they had included - what a downer, when you are celebrating your anniversary. That basket sounded a whole lot better on their site than the way it looked. This is a great service. We were travelling around the Hill Country, with no firm plans. We heard about some B and B services in Fredericksburg, and decided to check them out. The first was a disappointment, it had nothing open that met our criteria. But First Class was awesome. We told the helpful consultant what we were looking for, how much we wanted to pay, and where we wanted to stay, and voila - several choices in our price range. We chose a great place - the Rock View Cabins. I cannot recommend this place highly enough. Beautiful new cabins, with thoughtful decor and simple touches. Out in the middle of the quiet hill country, with a view of Enchanted Rock. We had a full kitchen, big bathroom, comfy bed, tv, ceiling fan, A/C, and a big porch with a swing. There were deer, bunnies, and hummingbirds. Very peaceful. I wish I could have stayed a week. read more

While First Class Service was easy to work with, the B&B we booked through them was awful. First, it was way overpriced. A two bedroom house, straight out of a 1980s kitschy homespun nightmare, should not cost $250 a night. And the "breakfast" part of the package consisted of a $10 voucher to go out and find a place that would take it. That's $10 per couple, not per person.
