The short sale process was a painfully long one for me...this had nothing to do with Nexus, but the fact that my primary lien holder sold off my loan at the end of 2012 after we were halfway through the process, so needed to start all over with the new mortgage company. It was a loooonnngggg road, nothing happened fast, and it took until September 2013 to finalize the deal. Stephany Hernandez handled most of my paperwork and questions, and she was good through the process, interpreting all the legalese that came along with the paperwork, though a few times it was a bit difficult to get timely responses to my inquiries (some of them slightly panicked). Unfortunately, after we closed, I kept getting late notices from my second lien holder. Why was I getting late notices if my short sale had closed? I thought I was done with this property. Upon inquiring with Stephany, she told me that only a portion of proceeds from the sale of my condo went to the second lien holder and that I still owed money to that bank. I looked at the approval letter that Stephany referenced, and while I did sign on the dotted line, I never recognized anything that said I would owe a balance. If there was something along those lines, it was in an extremely veiled legal language that could have used interpreting. Looking into it further, there was a hiccup in conveying that information to me...they said they sent an email, but I searched high and low in my Gmail archives for it and couldn't find it, so either it got lost in cyberspace or I accidentally deleted. Regardless, the fact I would still owe was news to me. After some initial challenges and conveying my disappointment, both Stephany and Keith stepped up to the plate to see what they could do to settle the account on my behalf. We are in process of that right now, don't know what the outcome will be, but I truly appreciate that they took the bull by the horns to see this through. read more

When our family made the difficult decision to consider a short sale on our condo, we consulted 2 other lawyers before Keith - who was referred to me by a friend, who's short sale he did 6 years ago. I will post here what I wrote you in an email...Keith, thank you for calling me back twice after my initial inquiry. Your 10 minute phone call was more educational than the 40 I spent with other lawyers. I knew right away that you were an expert and unparalleled. I am so glad I went with my gut and asked you to help me. Karina, you have been a resident expert and so patient with my questions (and my tears!!). Your communication and clear directives were truly a beacon when I was feeling lost in having to do a short sale at all. I know that our (best case scenario) outcome exists because your firm does and my family and I could not be more grateful. I promise to rave review and recommend EVERY where. Thank, thank you!! And as an added note - Keith and his team are clear, concise and to the point. My friend had warned me he would not hold my hand but he would get me to the finish line. Our short sale closed yesterday after being listed for only 3ish months - and closed quickly (in part) to the work they began immediately after contacting them. read more

I recently completed a short sale with Keith and his team. This was a very stressful time. Up until this point, I had pristine credit and was truly ashamed to be going through the short sale process. Keith met with me and immediately put my fears to rest and addressed all of my concerns. The process took five months. Keith -Very calm -Reassuring -Experienced Karina (Keith's assistant) She will be handling the day-to-day administration of the short sale. -Knowledgeable -Very friendly Veronica (the realtor who was referred to me by Keith) -Does a great job of keeping the seller updated (she will text about appointments and is always good about sending a text if there is a cancellation or change in appointment times) -Experienced (she has done a great number of these) Overall it was a great team. While I wish I could have interacted with them on better terms and less stressful conditions, they were very professional and handled the transaction with great care. I can't thank them enough. read more

We have worked with Keith Fenceroy twice now - once as a seller and once as a buyer - and he did a great job for us. First Keith is very available to his clients and super patient with all our questions - and we asked a lot of questions. He always returned our calls promptly - even when he was on vacation and once on a Sunday! Buying or selling a home are big transactions and can sometimes be stressful but Keith always found a way to keep the ball moving forward and bring down the temperature of any difficulties that came up. He gave us the advice we needed to hear (even if it was not quite what we hoped for) and always made us feel like he was 100% in our corner. And at closing he went through every page of the final documents with us to make sure we understood all the final terms. Working with Keith felt like working with an old and trusted friend. Great service - and at a reasonable price! read more

This has been my second time using Keith and his services. The professionalism, knowledge, honesty and most important to me, is guidance, that he brings to the table is exactly what my wife and I needed. We asked for assistance with selling our house. His team brought consistent communication to us as we went through the process. During the signing, it was very reassuring knowing that I had someone on my team next to me. He was there for me and my family, making sure the process was correct and went smooth. I felt like I had a friend standing next to me. During my months working with Keith, it truly has been an honor getting to know him. The relationships that Keith builds are impressive and trusting. Keith is the lawyer that you need to have on your team. Thank you Keith for all your hard work and continued dedication to your clients. read more

We contacted Keith Fenceroy at Nexus Debt Solutions on the recommendation of a friend, and I'm so glad we did. Keith negotiated an amazing short sale for us which it seemed he was able to do in part because of the experience and network he has worked hard to cultivate. We also worked with Henderick and Karina who did their best to answer questions and keep the short sale process moving ahead. One of the absolute best discoveries during this process was the real estate agent assigned to our case, Veronica Tapia of Tapia Realty: tapiarealty.com. Tapia Realty has been satisfying customers in this city for 20 years, and I can certainly see why. Veronica was incredible. She truly had our best interest at heart and was on top of her game every step of the way. Thanks to Nexus Debt Solutions and Tapia Realty for their assistance! read more

Me and my girlfriend just recently used Keith for buying a short sale on a Condo in the City.. Everyone said that Short Sales can be a nightmare. And they are totally RIGHT!!!! We were VERY lucky that we had Keith on our side. Being new to the process we had a TON of questions and concerns. Keith would make himself available to answer any of our questions we had. He would explain documents to us so we could understand everything. And let us know what to expect next in the process. And that really helps in such a stressful transaction, It took about 5 months to close:(.. Without Keith, We are not sure how we would of got through it all. But now that it's over! We are both so excited that we did it! Thanks to Keith! Keith, You have a lifetime of referral business coming your way from us, Thank you read more

My recent rather complicated property short sale was expertly and skillfully managed by Fenceroy Law Office, more specifically attorney Keith Fenceroy and Stephany Hernandez. This was the most protracted and potentially overwhelming financial matter I have ever had to deal with in my life, and Keith and Stephany did everything necessary to make sure that it turned out well in the end. Stephany even made a home visit for signing required papers as we were scrambling to vacate the house prior to the 2/26/14 closing. Realizing a great sense of relief that this arduous process is finally over, I am up-grading my rating to 5 stars. The patience, persistence, and experience of Fenceroy staff paid off for me, and I would recommend them to anyone potentially dealing with a real estate short sale. read more

Keith represented me in a complicated short-sale commercial building purchase. The deal took many twists and turns and involved many parties. Keith made sure that as the buyer, I was protected against fallout on issues not ordinarily apparent in a typical closing, and the protections that he put in place have already saved me some money. Keith stuck with the process over a several month period and through a lot of complexity. He was instrumental in concluding this transaction with a successful closing. Through this, I gained a great deal of confidence in Keith's judgement, decision making, counsel, practical-mindedness and ability to get things done. I look forward to working with Keith on future transactions. Mark Falanga read more

Keith Fenceroy and his team of real estate legal professionals are the best I have worked with. I've known Keith and his team for over 7 years as a Realtor, and the service he provided to my clients was unparalleled. When considering a short sale, you are balancing the legal, financial, and emotional challenges that come with making such a life changing decision. It is in those moments that you need expert guidance from someone you can trust. What I've always valued about Keith, and the reason I trusted him with so many of my clients, was that I knew they would get honesty, integrity, exceptional legal advice, and a team that would work tirelessly on their behalf. read more

Keith and his team were some of the best hires that we have had we navigate through our real estate journey. Keith was recommended to us when we needed to proceed with a short sale on our condo in the city. Not only was he great in helping guide us through that process, he was also able to negotiate with 2 banks so that we did not own any additional money nor did it greatly effect our credit. In the 3 years since the short sale, Keith and his team has helped us purchase and sell a townhouse in Palatine as well as purchase a single family home in Lake Zurich. Keith is professional, responsive, and has you best interests at heart. I totally would recommend. read more

When it comes time to conduct one of the most expensive transactions in my lifetime, I am leery of who I trust. Fenceroy Law Office handled my condo closing with the utmost accuracy and professionalism. Keith was always available for communication and services, a real hands-on kind of guy. I could count on him to get the closing done right with all the proper documentations filed and copied to me. The staff, besides being very competent, was very friendly and personable. My outcome was very positive and I recommend this team to anyone who needs real estate closing services. Oh, did I mention that their fees are very reasonable too? read more

We have worked with Keith, both in the buying process and most recently in the selling process. In both instances, Keith consistently answered any questions that we had, calmly spearheaded any unexpected issues that arose, and most importantly was TrustWORTHY. Unfortunately, the latter is a rarity these days. We really appreciated also how he was thorough in his instructions to us and in his reading of documents. When we were at a lost at times in which direction to go in when new information arose, he was extremely knowledgable yet subtle in his suggestions. We are moving out of state and simply wish we could use him again. read more

Keith was our lawyer on a short sale transaction and we're highly impressed with his keen attention to detail and very timely communication. We experienced some roadblocks along the way but Keith was there to catch every legal aspect and make sure that our side of the contract was legally intact. Though it proved to be a tedious and lengthy process, Keith and his team worked with us patiently and diligently. It feels great knowing that we had an unwavering legal support on our side, who had our best interests at heart. Thank you Keith and Karina! You are truly exceptional! Keith and his staff were wonderful, specifically Karina.. My shortsale process spanned from January 2012 until April 2013.. It actually would have closed sooner, but the buyer bank decided to back out on the original deal.. Keith and his team kept me well informed and were always pushing the bank for responses.. I'm very thankful for them and my friend who recommended them.. My condo was underwater more than 168k..I left this process not owning any money, no deficiency people, to my lender and no more headaches. I'm glad Keith and his staff were there for me. read more

The short sale process can be difficult however Keith and Stephany made it easy. I had to move out of state for a job and my condo had to go on the market. Working with them through the whole process was really great, especially since it was long distance for me. I couldn't always get back to Chicago so knowing I could count on them was a huge relief for me. They kept me up to date and worked with the bank as well as the realtor and got the condo closed and sold. THANK YOU AGAIN KEITH AND STEPHANY I couldn't have done it without your help and expertise! read more
