A home I have because of them. I was a first time home buyer who didn't know anything about the home buying process. Anyone who has ever bought or sold a home knows how complicated, confusing, and overwhelming it can be, especially when you're doing it by yourself. But Judith and Travis were there every step of the way and always had my back. Buying or selling your home is a huge life decision and it's important to trust you realtor. And these are the most trustworthy real estate agents you will ever meet. And here's why. Travis and Judith constantly go above and beyond. I was in the midst of having knee surgery when looking for my condo. They vetted showings for me, worked around my busy schedule, managed my inspection when I was on crutches, met my contractor for me when I couldn't drive, took measurements on my behalf, and even helped me physically move items the seller had left behind because I couldn't do heavy lifting after surgery. This isn't even a comprehensive list. They never rushed or pushed me beyond my comfort level, they took the time to show me all my options, run comps on the area, and allowed me to make truly informed decisions while giving me excellent advice and guidance. Their only goal was to make sure I found a home I loved and that was clear. And while buying a home while having knee surgery doesn't necessarily seem like a good idea, I needed that timing due to other variables. And the only reason I was able to do both was because of their support. Anytime I expressed a concern, mainly around buying a home while undergoing surgery, their response was "how can WE solve this," we were a team. I'm not sure any other realtor would go to such great lengths to help their client. As I mentioned, I'm typing this review looking out the giant glass doors of my new living room, staring at the tips of the San Gabriel mountains in my recently purchased condo. This site made even sweeter when I remember I paid UNDER ASK. Yup, in LA, I paid under asking price because of Judith's incredible negotiating skills. That is unheard of, especially in Los Angeles real estate. With all this evidence of their exemplary professionalism, trustworthiness, and outstanding qualifications..it bears mentioning that I am leaving out a crucial detail. When you work with Judith Lovingfoss and Travis Canby you are guaranteed to have fun. They make a typically difficult, strenuous, and complicated process an enjoyable experience. They are hilarious, high-energy, positive, and a blast to be around. It's infectious. They are not only your realtors, they are your friends. Below is why they said they weren't giving our deposit back, and while I've never heard of black lights being used (and I've rented from a lot of people including slum lords!) I have asked for their previous black light testing done before we moved in (I'm waiting) we were beyond patient with these people in waiting to have MOLD REMOVED from our house that I notice (as you can see with my walk through) for over 4 months. And even then they didn't remove it all. We had to wait another 6 months the u til a guy showed up with mold removal spray purchase from Home Depot. He finally cleaned our bathroom with it and the gave the bottle to my husband so he didn't have to wait so long and could spray it himself. There's been a leak in the front bathroom and the floor was literally so wet from it still leaking that the floor was caving in. Had to wait a few months for the to kinda fix it., a room ceiling fan literally started ripping the drywall and was about to fall down. Too about 4 weeks and that whole time during summer we couldn't used the fan in the hottest room in the house! And these are just a few examples. I couldn't attach any documents or pictures on here. But if you'd like to see them let me know! And also Mr. Clausen himself said "oh if you use our agent to buy a new house you won't be breaking the lease!" Then Halfway through our new purchase it said that we wouldn't have to pay the "break the lease fee" but would still be responsible to pay the rent if no other tenants were found before we moved out! So he lied to our faces. The agent was amazing (Marilia is her name), but Clausen and his so called handyman Felipe, were horrible! P.S. after asking yesterday for the pictures of the carpet before we moved in, so they could prove all the "stains" were ours (I still can't get over the whole black light thing!) I got the following response..... "We provided you with the inspection report prior to your move in for the past tenants, along with the one completed on the Tuesday after your move out. If this was not received we can share it again. We are also happy to share your inspection photos showing what the black light picked up. Since urine was not detected with the prior tenants, there are no photos that could be shared." They never showed their walkthrough paperwork, only mine from 2 years ago. And if the carpet wasn't cleaned why is there an invoice for carpet cleaning? do with this info what you will, I'm just trying to save someone from having almost $2k taken from them and being lied to + not getting the appropriate fixes done in a reasonable amount of time! They still show 3 things on their apps from last year we asked them to fix and it still wasn't fixed when we moved out. I have a copy of that too. We've completed the reconciliation of your deposit and hope that you find this evaluation of the property condition reasonable. We compared your move in walk to your move out walk inspections and determined the following. $3,750 Security Deposit -320 Full House Clean -100 Carpet Inspection (Report indicated heavy urine deposits throughout the home. Prior inspection indicate no urine present at the time of move out.) -125 Punch list items (2 broken blinds) -1,111 (Carpet Replacement and seal to subfloor. Cost of flooring was prorated based on a 7 year life which is standard based on the local court systems. Tenant has been billed 1/7 of the cost of carpet and pad plus the cost of the sealing of the floor in its entirety) Total: $1,656 Amount due to tenant: $2,094
