On 06/26, I contacted Fast Evictions specifically regarding their collections services -- a service I requested after completing the legal process and obtaining a default judgment against former tenants. I had read they help landlords collect and secure money judgments at no cost, so I was hopeful this would be a valuable next step. Unfortunately, the quality of service was disappointing from the beginning. I was first transferred to a representative (whose name I didn't catch), and when I asked basic questions like what a money judgment is and how small claims collections work, she seemed unsure and then abruptly hung up. It sounded intentional. Still, I gave them the benefit of the doubt and called again. This time I was connected with Kelly, who was much more professional. She answered my questions and promptly emailed me the documents I needed to submit. I sent everything over the same day -- and then, nothing. No follow-up, no confirmation, no update. I followed up via email on 06/30. No response. I called on 07/07, left my name and number, and was told Kelly was busy. It's now 07/15 and I haven't heard back -- not even a "we're reviewing your case" or a simple courtesy message. Given the lack of communication and follow-through, it's clear that this company struggles with internal structure. Sadly, the value I expected from their advertised services never materialized. I came to them with the legal groundwork already completed -- all I needed was help with enforcement. I now see why so many other reviews echo similar issues. Scam! Fernando never refunded unused retainer. They also lead me on and then didn't have a litigation attorney. Jury documents done by Jasmine were blatantly erroneous. They never finished corrections I had to find a sub in attorney less than 1 day before trial and pay them to redo what Fast Evict was paid. They owe me over $2k for this plus they costed me a continuance. They also didn't check the invalid mail notice. I shouldn't even be in trial! File a bar association complaint. They aren't attorneys. My rating will be no star If it is in the option. Hired them because the good one I used was too busy to take new case, so I randomly picked them because they in the same county as the evicted property, I thought I can get a faster response and progress. But things didn't go as wished. Instead, it was really a nightmare with no customer service. They even forgot about my case until I called a week later to follow up. Fernando and his team are highly effective. They have helped us with 3 evictions over the years, 1 even during Covid and we were successful. Don't expect allot of handholding though the process but that's part of that makes them FAST in successfully executing an eviction. I paid this company to serve a 60 day notice. They served it at the wrong door and served several days late. They then refused to give me a copy of the proof of service unless I paid more to do the eviction with them. They don't answer emails and do not return calls. This company is beyond terrible. I hired them to serve a 60-day notice only to be notified by the tenant's attorney that Fast Evict made a mistake which voided the entire case. Fast Evict CROOKS took over $1500 from me and won't refund. Their mistake and lost time cost me over $10k in lost rent and payments. MC Earle is the lawyer's name, but I never got to talk to him or EVEN KNOW HIS NAME until the case was voided. Instead I was forced to defer to paralegals and office assistants who are excellent at slacking, making mistakes, and refusing responsibility. Fernando will never call you back and is slow at his job. I called every day to follow up. After 5 business days he asked rudimentary questions, showing he never paid attention. The customer service is atrocious. They keep the pertinent documents and never share to prevent me from picking up elsewhere. Lesson learned: If you're a single person and not a corporation with a string of properties, get ready to be ripped off. They don't give 2 x's about you. I should have listened to my gut when I read the reviews. I was deferred to them by an acquaintance of a friend when this was all new to me. If I knew how tawdry this place was, I never would have signed. Don't be like me. Then when I asked for a copy so I can start the eviction process myself, they said I'm not allowed to use it on my own that I have to follow through and use them for the eviction as well.. We hired FAST EVICTION SERVICE to serve notice to our tenants. We paid $175 for this service. Once the notice was served they pressurized us to engage them to continue with paperwork to submit to the courts for eviction. They had a $1100 + package for this. They wanted our credit card pre-authorized for an open payment plan. Their online form said the attorney is included but when asked on email they said the attorney is not included. They refuse to give us the document of the NOTICE served to the tenant or PROOF OF SERVING that we paid them for. Their phone staff is extremely rude. This firm is terrible. Charged me more than 5k and drug out the case for an extremely long time. Over 6 months just for them to call me the day of the trial and tell me they were going to lose because of a mistake they made 7 months ago. Just finished a fast evict process of our home and they made us pay for jury when we never had jury the 2 court cases but yet didn't refund us for it and never invoiced us like they said they were doing over the phone lying to us and getting defensive when told why do we have to pay a separate cost after everything was done of $1,500 for what?! This firm is essentially a scam artist, trying to rip off the landlords. The company belongs to an attorney that has been disbarred due to unethical conduct and financial fraud. This guy then moved his office a couple of blocks south and then uses the license is an attorney that lives in Mexico as a front .... Probably illegally without the knowledge of that guy. They charge your credit card left and right for services that they either do not provide, or they do wrong and it gets stuck in the court system. Then they charge you more to fix their own incompetent mistakes. Their customer service is non-existent. They put you on hold until you get tired and hang up, and if you don't hang up, they hang up for you (they did that to me after I held the line for over 1 hour while working at my desk). Then they use caller ID to direct all your calls to voice mail, for which you will never get return calls. You emails are also completely ignored. No communication whatsoever. I made the mistake of not checking the Yelp reviews, hired them in April 2022, and after 6 months of struggles finally gave up and hired another attorney who got the job done in a little over one month. As such, not only I lost $3,500 that they charged me for various fraudulent services which they lied about, but also I lost 6 months of rent. I have always sec Barry O'Connor in Riverside for my evictions. But I was told I should use Fast Eviction on a recent issue. They are terrible. I have read the other reviews and can totally agree with all the complaints. They don't communicate, they always seem bothered when you call, they will charge you extra fees without letting you know BEFORE they do the service. They will only do just enough so that at some point you will need to pay more for their services. When I dealt with Barry O'Connor EVERYTHING was up front. All services and fees complete. I will always use Barry until he retires. Then I will go where he refers me. What a mistake using Fast Evictions. I never once got a return call from any attorney and always had to speak to the inside staff who were condescending with any question you had. This eviction service appeared to be professional and knowledgeable at first but quickly fell short of my expectations. First they hit your credit card for charges that were never agreed to, then they misplace file documents and finally say that you failed to include those documents in the faxed packet - their packet! Numerous calls to their attorney principal were ignored instead you'll hear back from a woman named Patti who claims to be a paralegal but she's not. She's just a paper pusher who talks out her posterior. I wish I had read the reviews on Yelp and checked the state bar website before retaining them as they're bad, very bad. read more

Do not recommend. They charged my credit card $365 for a hearing which I canceled on the same day they informed me about the hearing (scheduled for a much later date) because my tenants had paid their back due rent. I called and was told over the phone that I would be reimbursed. I waited a month and saw no credit on my credit card. I emailed them five times, called many times, and drove to their office with a print out of all the history of communication. They still would not give me my money back. I am currently filing a complaint with the state bar association. Find another lawyer. read more

This company is so bad that one star doesn't even justify the rating! First of all, they gave me wrong advice as to what kind of notice I need to serve my tenants. After I clarified with them they still sent out a wrong notice. After they finally sent out the correct notice, it took me a few calls to even get a copy of notice and proof that my tenants have been served. 60 days later, when I decided to use a different law firm to start the unlawful detainer process, they told me they could not give me a clean copy of 60-notice and proof of service (the ones they sent me before have water marks on them). They will not only rip you off, provide bad services, delay the court proceedings but also cost you thousands of dollars!!! read more

The Fast Eviction charged more than $3,000, but they did not evict our tenant from October 1, 2021 until now March, 2022. They tried to charge another $1,500 for filling discovery form that the other evict attory told us he can charge just $150 for it. So we canceled the contract with Fast Eviction. Fast Eviction threatened us like "if you do not pay for filing fee $1,500 right away, you will be lingered by the court system." Our eviction has been delayed and delayed because of their non-proper work. Do not work with them. Their attorney lingered somtthing like that. Michael Earle did not help you. I have used Fast Eviction Service in the past, and was pleased with the service. I recently used them again for an eviction. Right away, I noticed there was no communication, no emails updating me on court dates. When I would call I would get a rookie on the phone who wouldn't know how to help me to find the court date. The tenant sent an "answer" to the papers she was served, so Fast Eviction said we had to pay $1070 more. (We had already paid $965 to start). The court date came and went, the tenant was in court, but no representative from Fast Eviction. Fast Eviction told me they weren't notified by the court of the trial date (?!?) So another trial date was set. By then the tenant had moved out, we decided not to go to the trial because why would we? Fast Eviction does not collect on judgements for past due rent. Found them on google and I called cuz their web page seems professional and provides a lot of helpful info. First call, a lady picked up and I started asking simple questions. She didn't know know what I was talking about. Everything I asked is literally on their website and I heard the typing notice. She was not even paying attention to the my call. I hung up and called again after an hour, a man named Fernando picked up. Again immediately I could hear that he was typing while talking to me. I asked multiple questions he kept on repeating the same answer again and again. The communication was non productive not helpful at all. They purposely fill out the court documents incorrect so that they can continue the case and charge you additional money. Also, they insist you don't go to court. My experience (2022) with this legal firm is excellent and would definitely use them again if ever needed. It was my first eviction (and hopefully my last), but this staff made it painless. Well worth the fees. Hint: give them the info they ask for and turn 'em loose; don't expect daily updates, just sit back knowing they're on it, guiding your case through the slow judicial system. They'll send you emails when milestones are passed, typically about 1x per week or two (yes it takes a long time), and they'll tell you what comes next. I resisted the temptation to ask for updates and am glad I did not waste their time having to handhold me during the process. Fastevict folks were so nice on the phone until they got a hold of my credit card number and they showed their true colors. To prepare a 3-Day Notice they quoted me $32.00 but charged me $65.00 even though I am the one who did the posting not Fastevict and I had to fight for a $33.00 credit. According to Pasadena Courthouse the language on the 3-day notice that I got from Fastevict was missing required information and the courthouse staff helped me prepare another one free of charge. Fastevict staff failed to advise me in advance what to do if the tenant pays the rent after the 3 days has expired. They took $670 from my account, when I confronted them they credited me $354 and failed to provide a breakdown of the charges and hang-up on me. I had more pain and suffering dealing with Fastevict than with my tenant. Save yourself time, money, headache and attend a free self-help workshop at a courthouse near you or higher a reputable firm. Fast eviction sent a lawyer to court with me this guy told me the best he could due was to get the tenants out in 60 days. We agreed to 60 days he was supposed to fill out the form and have me sign it he never gave me until we were before the judge told me to sign it this was on 10/21/2021 sixty days would have 12/20/2021 the tenants would have been out on 12/21/2021 the document I signed the date was 12/31/2021 for the tenants to be out I was never given a chance to review the document we asked the judge to confirm the date and the date was 12/31/2021 this lawyer totally hid the fact that he had agreed with the other lawyer on 70 days instead of 60 days read more
