Before finding James, we called multiple lawyers--starting with family, then their referrals, then referrals of referrals. Only *one* attorney even agreed to take a landlord-side case, which tells you everything about how difficult this is in California. And then, unbelievably, that attorney ghosted us right before we were supposed to pay the retainer. In complete frustration, late on a Saturday night, I filled out five online service request forms. I fully expected to hear back during business hours on Monday--if at all. Five minutes after submitting the form to Landlord Advocates, I received a text from James. My husband and I were understandably skeptical. It was late. This felt too fast. But James offered to call us that night, and we agreed. While I was speaking with him, my husband was independently vetting him online--and was surprised to find that James and his firm were extremely highly rated. Within minutes of the call, it was clear why. James was knowledgeable, direct, and--most importantly--he *understood* the situation. He didn't minimize it, sugarcoat it, or overpromise. He acknowledged what we already knew: that California's laws are being aggressively abused at the expense of property owners. He was clear and realistic about the timeline and told us exactly what to expect. By **Sunday morning**, he had prepared our contract. By **Monday morning**, the first required filings were already submitted. Four months later, we had our house back. Was that as fast as we would have liked? No. Was it exactly the 3-4 month timeline James predicted, given California's statutes? Absolutely. What also stood out: * **Flat-rate pricing** (no surprise charges, no meter running) * Unlimited communication--we never hesitated to text or email * His flat fee was *less than the retainer* the previous attorney wanted * A seamless, professional team: * Process server (excellent, professional, and humane) * Attorney who quickly defeated an ex parte motion filed by the tenant * Locksmith who coordinated directly with the Sheriff's office for the final eviction That final day--when the Sheriffs arrived and the tenants were removed--was a bit chaotic. The locksmith didn't quite get to change all the locks on all the doors nor did he give us the final paperwork but he got us secure enough for the night, there was paperwork posted in the window, and he came back, as promised, the next day, to finish the job. We did find out we still had to hold onto the items left by the squatters for 15 days, which was new information for us - and we are still waiting for a copy of the ex parte motion for our records - but other than those minor issues, we could not be happier. Throughout the entire process, I could text James early, late, or anytime--and more often than not, he responded within minutes. He is passionate about this work, and it shows. He knows exactly what needs to be done, executes efficiently, and stays engaged with his clients from start to finish. This is not a fast or easy process in California--but with James and Landlord Advocates, it is handled as quickly, competently, and fairly as the law allows. I Was with this law office for about a year, almost two when Chris Carter voluntarily signed off on…read moremy case due to my inability to make higher payments than what I was at the time paying, of $100.00 a month. I paid all I could manage financially, since he allowed via the judge to order that I pay my child's full private school tuition. The day he signed off on my case, Chris told me specifically that I could leave, "there's no court today, you're home-free." Which resulted in the judge ordering me to pay the ex back $400.00 a month and up to a total of close beyond $14,000.00 for criminal attorney fees and the crooked, court ordered monitor that my P.I. Caught breaking the rules of supervised visitation and carrying on a relationship. Not only did judge Cheryl Kersey order that I pay the ex back, but Chris nor the office notified me of this court order therefore, I didn't fight it within the allotted 30 day timeframe given and wasn't able to appeal the decision. Chris should've fought harder in court for my child and I. Mr. Carter could've told the judge that we didn't want supervised visitation lifted, but that the judge look at the P.I. Evidence against the NCP (non custodial parent/respondent) and the crooked, court ordered visitation supervisor, but he did not. The money I've been ordered by the court to pay the ex, could've gone to paying Mr. Carter however, I'm now only able to afford a lesser payment than what I had been paying him initially. Mr. Carter's office stopped sending me statements for payments and I had so much going on at that time that I'd forget to make a payment, he ended up suing me for around $7,000 - $8,000, he won by default, because the judgement was made in my absence. I was at work during the hearing. I'm thankful to Chris Carter for the one and only, best thing he ever did for my case, which was to divorce the ex and I.
