Surprisingly good! If you look at the building from the outside, you might think you're staying at a dump. It's worn and beat up. I was surprised when I got to the room. It was generally pretty clean, but the bed was comfortable! I stayed on the highway side of the building and didn't get a whole lot of road noise. All good! I stayed here may 7-9th. First problem is we booked at room at a Marriott approved rate via the website and when we arrived the from desk attendant, we were told that the GM has informed them to not allow any of these rates and to charge full rack cost. This raised our rate by $100/ night. I did speak to the GM, her name was Kawonna Brown. She cancelled my reservation the day of my stay and told me that she did not have to honor the rate I booked at. She also told me that they were completely sold out and had no rooms available. When I arrived at the hotel 20 minutes later and asked to speak to her I was told she had left for the day. It was 2 pm at this time. The girl at the front desk named Ashyri knew that what the GM was doing was wrong and told me I have a room for but I can't override the price I don't have that authority. She did put me in a suite to try and help the matter. Which was kind of her. But I told her 20 minutes ago Kawonna told me there were no rooms available period and now you are putting me in a suite? She said I can't comment on that sir. The property is dirty the tv didn't work the breakfast was terrible my toilet made noises nonstop and I was told that pool had been closed for over 2 years. Marriott should be ashamed that their name is on this property. It is not a Marriott quality property. After looking for the company that owned this property I found this...As of April 2026, the Fairfield Inn & Suites Marshall in Texas is identified as a property under a receivership sale, indicating it is managed or owned through a court-appointed receiver. The most disappointing experience I have ever had with a Marriott hotel (or any hotel brand for that matter), and I have well over 1100 nights with Marriott (I am Titanium elite and Lifetime Platinum). I made a reservation 2 months in advance to ensure a room as it was Graduation weekend at the local university. I contacted the hotel the day before and advised it would be my daughter checking in and added her name to the reservation. The hotel indicated this was no problem. (And this wasn't the problem). On the day of arrival, I checked in on the app and indicated an arrival time of 11pm. The problem began when my 24-year-old daughter arrived at the hotel at 10:54 pm and was told the room was given away because she arrived late. (This was the problem.) The hotel had already assigned us room 231 on the app. I sent my daughter pictures to show the check-in agent and were told "Sorry the app is wrong and we don't have any rooms available" - you arrived late. I then asked to speak to the agent and once again explained that we had indicated an 11pm check-in in the app, had been assigned room 231 and I have all this info on my Marriott app. She went on to tell me it was hotel policy. To say I was frustrated and upset would be an understatement. My daughter is now without a room, far from home and no rooms are available at other hotels due to ETBU's graduation the following day. I asked if there was anything she could do and she said all remaining rooms were either dirty or had maintenance issues. She never received her room. This was a Friday night, so I had to wait until Monday to speak to the manager. The manager told me should would look into it and call me back the following day. She never did - I am still waiting for that call. I don't normally complain about minor things; I travel enough to know things happen and accept that is part of the business. However, this experience needs to be shared, and the hotel needs to be called out for the horrible service and poor management follow-up. I had to go to Marriott Corporate after not hearing back from Management to have my points reinstated and incidentals charge reversed. I had wanted to give the local hotel a chance to make it right, but never heard back. read more

Ugh. The carpeted floors in the hotel room are sticky and the business center is almost always broken down. The showers also have mold growing in the corners. This place is disgusting. Do not trust the pictures. You walk in and the lobby looks nice, but it's all a facade. read more

Evening staff was extremely nice and accommodating. Late night staff I can't say the same about, I called to the front desk about 9:45PM and asked for a 5AM wake up call I never received it. The pictures on the Marriott website of the hotel are outdated and some of the amenities are unavailable. The hotel is not clean. The cushions on the sofa in our room did not fit and had about an 8" gap between them. The hotel staff is unhelpful and does not do what they say. When checking in we were asked if we wanted daily housekeeping. I replied yes, but we did not receive it. When I called, the receptionist said she could try to have it cleaned tomorrow! She said if we needed new supplies we would have to come to the reception desk to get them. There was also no call from management when requested. read more

We stayed here one night as everything near Caddo Lake was sold out. It is only about a 20 minute drive through some scenic roads to the lake, so not bad. The location is right off the freeway, but noise was not a factor. There is an indoor pool that unfortunately, was not functional during our stay. The staff was nice and the facilities new and clean, including the rooms. The decor is modern and the toiletries are what you would expect at a price point like this. The hot breakfast was satisfying and great for the kids. The room that it is in is large and seating was not a problem as other hotels can get crowded during the prime breakfast hours. read more

We broke up our trip to Galveston and stayed here on a whem. First of all the girl working the counter was never at the counter! She was busy chasing the guys who were doing work on the hotel, so any call to the front desk went un-noticed. The room was nice; a big tv stainless steel large fridge and a microwave, the bed on the other hand was horrible!! I also didn't like the note in our room stating "workers may enter the room even if do not disturb sign was on the door." Ummm I don't think so. The breakfast the offered free was one of the best I ever had thought. My recommendation to the owner is not to run new cables, and fix small details, but instead invest in a bed that isn't made of steel and nails. read more

Conveniently located to the interstate & road food places (IHOP, Wafflehouse, McDonald's), unbelievably friendly staff, comfortable room w/ amenities, and a good sized spread for breakfast. What is there not to love about this place? The pool & gym were some of the best that I've seen at any Fairfield. This place looks as if it was just built, since it conveys an impression of newness in the same fashion of a new car smell. Although the hallways on this three-level property were somewhat humid (not sure why), the A/C within the room can get ice cold within minutes! There didn't seem to be any parking issues, since there was plenty of it to go around. Even the cookies that greet you at the door were as fresh as Mrs Fields! I'll certainly be back at this Fairfield when traveling along I-20 in east Texas. read more

One star due to no recycling! I thought they had it right by the recycling bin in our room attached to the trash can. But when finished with a great (for reheated eggs, etc) breakfast I take our recycling and a $5 tip to the two girls working and they say there is no recycling at the hotel. Now just add it up. A family of four uses 4 milk cartons (recyclable) 4 plastic cereal packages (recyclable), now multiply that by how many families just over the summer! Times 7 days a week, 52 weeks in the year! You get it, don't you? They are helping to kill this planet! What is going to be left for your great grandchildren? Bed was comfortable. The desk clerk was rude, had a distinct attitude, and was. This hotel is disgusting, dirty and all amenities are broken or out of service. We stayed here on July 1st 2023 while traveling, and found every trash can on the property overflowing with garbage, the lobby restroom disgusting and out of soap & towels, the pool shutdown, no Wifi which in turn means no TV channels, and a nasty couch in our room. We called the front desk to complain but were told the manager was aware but refuses to correct the problem, which I fully believed. For nearly $250 per night, this is totally unacceptable. Stopped in around midnight on a business trip. Room was fine at first until I went in the shower i was already in the shower and turned around on and there was a shelf with someone's earrings and black hair on it, so bathroom was not cleaned. Also, light didn't work in the bathroom. That's not the worst part, when I checked in I was staying for one night. I even told the guy at the front desk the next morning that I was leaving. They continued to charge me for two more nights until I caught it and called. They told me I never checked out and my door was locked so they kept charging me. Poor customer service. The front desk clerk was not very friendly. Long lines at breakfast. Only one person on duty, cooking breakfast and assisting guests one by one. We booked this place because of the whirlpool and it turned out it was out of service and the pool doesn't have a heating system. The linens are the quality of a cheap motel. It is time for some new beds in this hotel. I now have a phobia of beds every since I stayed at the Embassy Suites in Downey, California and they had bed bugs. I look at the beds with a flashlight before I even sit on them. These beds are not comfortable. Marriott it is time to get some new mattress for this hotel. This hotel was pretty nice. The front desk associate was not very professional. There was a construction crew staying at the hotel because they were starting renovations and the front desk girl would disappear with them for 30 minutes at a time in the guys rooms and people would be standing there waiting to check in and no one was there. The guys would also come down and just grab soda and food from the snack shop and not pay for it cause she was working. The hotel definitely needs to work on customer service training with associates. The hotel itself was nice and clean. I would stay again. read more

FD: I'm sorry but we only have KING Jacuzzi Suites (said in the tone of voice which implied these are very expensive suites which you could never afford.) WG: How much? This is the best place to stay in Marshall. Very close to a waffle house and right next to an Ihop. The rooms are nice, clean, and well maintained. The staff is excellent. Regina is amazing and needs a raise! They have a pool, a gym, and laundry machines in the location. They do serve a breakfast of eggs, waffles shaped like Texas, sausage, and sometimes bacon. This is a great gem in Marshall, TX. Usually the options aren't so great when you get away from the larger towns in Texas. I was pleased there is a Marriott property in Marshall, as I travel there frequently for business. This is my go-to hotel for Marshall. It is clean, comfortable, and the staff has always been friendly. The location is convenient for getting around, as it is at the intersection of major highways. It is also fairly up-to-date. The room was quite comfortable. The internet was free and reliable (always important for business travelers). However, I was a little disappointed at the accessibility of electrical outlets near the bed. Breakfast was pretty on-par with this category of hotel. We had the best stay in this hotel. We splurged and stayed in the suite. It was so nice for the money. The people were very friendly and accommodating. The continental breakfast was perfect for me because I like healthy choices @ fruit already prepared with nuts and unsweetened coconut and honey or agave sugar. These are not always choices you have available. You could eat heavy or light because bacon/sausage and waffles were available. Definitely will stay again when in the area. read more

I cannot say enough about the professionalism of their staff, Horacio, Christine & Naji were exceptional. All of them made my family & I feel very welcome and at home. In this trip we stayed at 2 other hotels (Magnolia's & Adolphus in Dallas) and we will choose to stay at Fairfield every time. The room was clean (thanks to Ana), bright, and the beds were comfortable. The facility felt safe and lit brightly. The surroundings were quite and we all wanted to sleep in every morning. We only had breakfast on our last day (wish we would have taken advantage of it all 3 days that we were there) and it was delicious. I don't typically eat waffles but it was very easy to make and came out the way I like it, crispy in all the edges. We will definitely stay here every time we come to Marshall. We stumbled on this place late last night so we we're not able to enjoy their indoor pool or excercise room (it was open 24 hrs too!) Room was very clean, water pressure and shower nozzle wAs fabulous (this means a lot to us that need a strong hot shower to get going!) The breakfast was to dye for! Eating area was large and nicely decorated. The spread had lots of choices; waffles with lots of fixings including walnuts raisins and cinnamon then there was scrambled eggs sausage biscuits toast and assorted cereals fruit and yogurts! Coffee station was ok. I am pretty low key on coffee with my preference being Folgers or Duncan but their off brand wasn't too bad. Did the mild and it was a bit bitter. May have just been an off day. Lobby was very warm and inviting and had options on snacks and drinks for purchase of you wanted. Traveled in a family of five with my youngest sleeping in a sleeping bag on the floor. Very quiet and had all that I could possibly need for a good rest before continuing onto Arkansas! Will definitely stop by again if ever in the area!!! read more

This is just for the maid service. Awful room maid service. First of all one of them cut me off in the driveway with her hooptie barely missing my Jeep Cherokee. Then had the nerve to mean mug me. We stayed here for three days and the maid barely touched our room. They never made our bed up or strengthen up the room. The only thing they addressed was the towels and trash. I even laid a tip on the counter and they never took it. (Who doesn't take tips.) Please if your going to get in that industry please put passion in it. Where I come from maids take are very valuable and respected. And they do a good job for there clients. Otherwise everyone else was awesome. read more

I always stay at this property when in Marshall Texas. It is close to I-20 and also has an IHOP right next door within walking distance of the parking lot. I am a Marriott Rewards member and prefer to stay at their properties when available. This was an outstanding place to stay and very clean.
