I have worked with many real estate professionals on several transactions over the years and can say with confidence that Philippa is one of the best I have ever used. Philippa has the qualities that make her an extremely successful and effective agent. We found her extremely knowledgeable and well-attuned to the super fast-changing market of early 2022. She was always attentive to our concerns and very responsive to questions, often responding immediately no matter the time. She showed great attention to detail enabling the sale to be made in less than a week. Our mother had recently passed away and we were raw with grief. Furthermore, we live in California, so it was even more important that we could rely on someone like Philippa to take the reins from beginning to end and that is exactly what she did. She was able to interpret and solve all the questions pertaining to our mother's Trust without the need for outside lawyers, and this was a great convenience to us. We also feel that we got the highest price possible for the house based on her pricing strategy and advice. Philippa exceeded our expectations in every way. The sale went very smoothly and we closed on time. I would not hesitate to recommend Philippa to anyone in need of a listing agent or for the purchase of a home.     COMPLAINT AGAINST THOMAS HUNDLEY, OF HUNDLEY & ASSOCIATES…read more On July 14, 2022, Thomas Hundley inspected my house for a real estate appraisal, and I gave him a check (at his request) for $550. He said he could get his appraisal to me in "about a week." July 25, 2022: I emailed Tom checking in on the status of the appraisal. He never responded. July 28, 2022: I emailed Tom and asked him when he would be able to get the appraisal to me. He never responded. August 2, 2022: I texted Tom inquiring about when he would be able to get the appraisal to me. He never responded. August 3, 2022: I called Tom and left a detailed voicemail message asking him to at least respond to me about the status of my appraisal. (He never responded to my text message that I sent yesterday, August 2, 2022). August 4, 2022: Tom called me back, and said he was delayed because (a) his wife had died; (b) he was in the process of selling his house, and (c) the battery on his cell phone had died. He promised me that he would have the appraisal to me later that day. Never happened. August 8, 2022: Still no report from Tom. At 10:30am, I sent him a text message asking him when I would get my appraisal. I got no response. At 2:20pm, I called Tom on his cell phone, but he didn't answer. I left a detailed voicemail message asking him to call me per my text message and voicemail message. (Note: While Tom was doing the inspection of my house, he interrupted the inspection to take a phone call from a prospective new client. I heard the whole conversation. He complained that he had to pay a fee to HomeAdvisor.com for ever lead he gets). I also emailed him on this date, but he never responded. August 9, 2022: I emailed Tom again asking him why he was not responding to my emails, texts, and voicemail messages, and informing him that the delayed appraisal was holding up my divorce proceedings. I asked him when he would be able to get the appraisal to me. He never responded. August 10, 2022: I called him at 11:30am and he answered the phone. He promised that he would have the appraisal to me by 3pm on that day. He said that "a few things went sideways" in his life and that was the reason for his delay. August 15, 2022: I sent him a detailed text message explaining my frustrations with him not responding to my emails and text messages, and the fact that his delays were holding up my divorce, and asking him what his intentions were. He never responded. August 22, 2022: I still have heard nothing from Tom. It has been 6 weeks since he inspected the house and told me that he would have the appraisal to me in "about a week." He has not responded to any more of my texts, emails, or phone calls, so I have given up on him and hired a different appraiser.

HE IS THE PERSON WHO HELP US TO FIND THE HOUSE JUST WITHIN THE 2nd OFFER in NICE AREA! My husband and I met Franky at one of the open houses in Washington DC. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet. I reached out to desert dry five years after I bought my house. They had installed a French drain for water management for the previous owners and issued a warranty. My issue was water coming into my basement floor. Once I reached out to Desert dry, they swiftly responded, provided the invoices from the previous owner, describing the work they had done and scheduled the appointment. David came in as scheduled and went through great lengths to recreate the water incident. As the wall was open, he found other issues that stemmed from a builder flaw. He was very thorough in explaining and documenting his findings. He honored his warranty by testing and clearing the French drain and increasing the height of the wall insulant. This was not done the first time because the owner did not explain the room would have insulation installed. He tested the slump pump thoroughly, although this equipment was not part of his original work. David came twice to test and assess, stayed at least two hours each time, and when they (David and a team of 3) came for the water management enhancement, they performed as if the work would be invoiced. They arrived on time with all the material, kept me posted as they opened the drywall, protected my floors and furniture, and left the site impeccable. His team did an amazing job and they did so at no cost for a level of effort that would easily stand around 2K given the time and material. I feel the warranty was beyond honored. I will trust them with any additional work and recommend this company to my entire neighborhood as reliable, trustworthy and extremely knowledgeable. On the day they finished, their work was tested against a storm that came through our area that same night. As I sat in the basement, I heard the water run through and be redirected just as planned. The pump kicked in perfectly as planned. 18 days later I am so glad to report that I am confident their work will stand the test of time and any inclement weather that comes our way.
