We only had one day in town to search for a home and she planned the day perfectly so that we could see as many houses as possible. Arveny had such a warm and friendly personality that we really enjoyed our time with her. She was also professional and very knowledgeable about the greater Tampa area. She always answered her phone and replied to our emails promptly. We couldn't have asked for a better realtor!

Important documents went "missing" and I paid for items twice so that I wouldn't be the reason for a delayed closing. Their responses were UNTIMELY and many times the information was INACCURATE. They placed blame on the mortgage company and the realtor. This is the first and last time I will ever be forced to use this company. We closed on the house TWICE! They sent the wrong paperwork the first time causing me to drive over 59 miles to sign the paperwork AGAIN. I just wanted the keys to my home five days after the first closing. They snuck in a charge the second time that I haven't gotten restitution for. They rushed me through the second closing with no representation there. Over the years I have used many title companies and have never been treated with such unprofessionalism that was displayed here. They apologized, but the damage is done already from missed time and money.

She always had multiple showings (3 or more) back to back so we didn't waste a lot of time. She was great in the negotiation process and saved us over $20,000 off asking price. We will be using her to sell our previous home as well. I will post a follow up on that as well.

As…read morefirst-time homebuyers, we had a lot of questions and wanted to be thoughtful and thorough throughout the process. Rebecca and Michelle were incredibly helpful from start to finish. Rebecca brought a tremendous amount of experience, practical guidance, and market insight. She helped us think through offer strategy, negotiation, inspection concerns, contract terms, and the many details that come up between going under contract and closing. Her advice was direct, knowledgeable, and valuable at each step, especially when we needed to make decisions quickly but still wanted to feel confident. Michelle was also wonderful to work with. She was kind, responsive, patient, and consistently helpful throughout the process. She made communication easy and helped keep things moving smoothly, which made a stressful process feel much more manageable. Together, Rebecca and Michelle made a great team. They helped us find a home we love, guided us through the moving pieces of the transaction, and made sure we felt supported all the way to closing. We always felt like they were looking out for us and helping us make informed decisions rather than pushing us in any particular direction. We are now moved in and very happy with the home. We are grateful for all of their work and would absolutely recommend Rebecca and Michelle to anyone looking to buy a home in the area.

We went from listing to sale in about 5 months--faster than many comparable homes in Fishhawk Ranch. Becky understands that it's you vs. the market, and she knows how to position you to win. I always recommend meeting multiple agents for a decision this important--but Rebecca should absolutely be one of them. This comes from someone who has both sold homes and trained real estate agents. We've also worked with Eaton on the property management side, and the experience has been just as strong. They maintained the home to a high standard through every phase--residence, rental, and eventual sale--over a 4-year period. Communication was consistent (same or next day), and work orders were handled quickly and professionally. Their fees may be slightly higher than some competitors, but the value is clear--you get what you pay for in this business. Eaton Realty is the complete package. Highly recommend.

I have been a tenant of this organization and they have lowered their standards and increased the…read morerent consistently every year. I have rodents and they refuse to fumigate, they will only perform the bare minimum due to cost. Meanwhile they have consistently increased my rent every year. They blame tenants for trash in the yard, when they refuse to provide a dumpster, they'd rather just put multiple trash cans in front of the complex that blow over and are horrible curb appeal. Maintenance doesn't respond in a timely manner to requests and frankly their properties are outdated with old fixtures. I have to replace a long halogen kitchen bulb as a tenant without maintenance. Who has those in their kitchens any longer? Property Management is actually providing management services. Vintage provides" property avoidance" services. They constantly request paperwork for pets, monthly fees for filters that aren't needed and can't be reached to be changed anyways. It's just another way to nickel and dime the tenant. Meanwhile when something needs repaired they refuse to do it, or claim it's the tenants responsibility. Take my advice, worst place I have ever rented from. I wish I could break this lease, but they're so money hungry they would certainly retaliate. This organization is absolutely awful and deserves negative stars... They should be ashamed to have tenants knowingly living with rats and to do the bare minimum due to costs. It's not about tenant satisfaction with Vintage it's about getting your money despite your satisfaction. Run do not walk away from this organization. Horrible place! I can't wait to walk away from this organization. Please do yourself a favor, go elsewhere, I truly wish I had!!!

Also on the schluter in our bathrooms, there is so much paint and caulk all over . At our final walk thru before we settled on our home, we mentioned to the superintendent that there was putty and stains on all of the trim around our windows. Just had our 60 day warranty walk and that item is still on our list to be fixed. I feel like they rushed to finish our home( even though the market is very slow) and didn't pay any attention to the small details. These details listed above are just a few of the many examples of not caring about details. Also, at contract we added stone to the exterior of our home. Then two months later was told we couldn't have stone. Due to them telling us we couldn't have stone, I asked to change the exterior color of our front door, since we originally selected the color based on having stone. After I wrote a letter to upper management they finally agreed to let us change the front exterior door color. Guess what! When we did our final walk thru before we settled the never changed the color of the front door. I wrote a letter to management four days ago, regarding other issues( bath tub and exterior stucco cracks) and have not received a reply yet. Our 60 day warranty list is very long , so hoping all of these issues are fixed soon. If you are looking for a builder, that could care less about details, then William Ryan is the builder for you. We have built with three other builders in both VA and FL and I can honestly say William Ryan Homes is at the bottom of the list for their attention to detail. Dominick , our sales counselor and Daniel Wilson, our design studio consultant were very knowledgeable.
