My experience with Southwest Equity Partners was disappointing, not because problems occurred, but…read morebecause of how they were handled. During my residency I experienced multiple issues, including move-in lockouts, months of elevator noise, a freezer/ice maker that never functioned properly, billing errors that were initially denied and later corrected, and communication that often focused on closing work orders rather than confirming the resident's experience had actually been resolved. I repeatedly escalated concerns and was often told issues had already been addressed, even when they had not. In one case I was told my utility billing was correct, only to later receive a credit after another review. My freezer was also described as repaired months before it actually worked. The property itself is beautiful, and many of the onsite staff and residents were kind. My concern is with the management culture. There seemed to be a greater emphasis on administrative completion than on making sure residents genuinely felt heard or cared for. If you're considering living at one of their communities, ask detailed questions about how maintenance issues are verified, how utility charges are calculated, and how resident concerns are escalated. A luxury property should provide a luxury experience--not just luxury finishes.

From the very start of making my reservation, Pacific Coastal was very accommodating and responsive. Making my payment and deposit was simple and I received reminders of what I needed to do to complete the process. I received my deposit back as promised when everything was found to be in order when we left. The condo that I selected was everything they said it would be. It was clean and all of the amenities were there for what we needed for our week long stay. The ladies that helped me at Pacific Coastal were so kind and friendly and seemed just as excited for me to rent this property as I was staying there. I would recommend using Coastal Pacific Properties for your rental needs. You will not be disappointed. Betsy Hawkins

We recently rented a property at 109 Villa Hermosa in Solana Beach…read more This is a dated property that looks good in the photos. But take a closer look. The furniture is old and uncomfortable. We had to buy two reading lamps because the lighting was inadequate and many of the bulbs in the track lighting in the living room were not working. The entertainment system was a nightmare with more than 10 plus cords at the back of the entertainment unit and even one narrow cord leading out the window! The kitchen faucet needs replacing and the succulent planters were scruffy and not taken care of. Bring a small car. The owner uses half the garage to park his car and store his stuff. We could not comfortably open the passenger door when our car was parked in the garage, so the passenger was required to exit the vehicle before it was parked in the garage. Seems the owner wants it both ways: rent out his property and use it as a personal storage locker. The best aspect was Patricia from Pacific Coastal Properties. When we had an issue, her response was timely and sensitive. However, after several weeks we stopped phoning and just endured the many limitations of this property. Posted by CAB

The unit wasn't avaliable to view until mid June so i wasn't comfortable applying yet. Long story short after multiple texts and seeing videos we were comfortable and ready to apply, we were approved and paid a holding deposit. Long story short at the last minute she sent me breakdown of costs and I see the garage was extra costs. Mind you the add said garage. Never did it say it would cost extra. I told her i wouldnt have applied if I knew it was extra. I've never had to pay more for a garage. Anyway, her unprofessional reply was' it's never been a problem before and you didn't ask' .really?! Your the property management company you should disclose everything upfront and the add should be accurate. You'll see the original post and now she adds to the current post "rentable garages' because she knows she should disclose that. Anyway moral of the story... Dont put deposit down in any case until you see the unit, to this day, weeks later I still haven't heard back regarding me requesting my holding deposit back since it was their error, due to them not fully disclosing the correct info. So be cautious with this company!!! See pics below.

Jesse got me my first choice home, in a highly competitive neighborhood (University Heights), for…read morefar less money than I expected. I recommend Jesse for anyone looking to buy (and probably sell) a home, but I especially recommend him for first-time buyers or anyone unfamiliar with the process of buying a home. I read reviews about how he educates potential clients and I assumed it was sitting in a room with a bunch of people looking at powerpoint slides. It was a one-on-one, no holds barred, learning session on the entire process. He blocked out 2 hours of his Saturday morning teaching me everything I could absorb about the home-buying process, start (preapproval and viewing homes) to finish (closing escrow and getting your keys). Day 1 (Saturday): I had sent an email through a real estate website and he responded with some basic facts, set up search criteria, and offered to meet with me for his new buyer training program (free). It was at least two hours and he showed no signs of annoyance or frustration at all my questions. There was no sugar-coating, selling tactics, anything. He was straightforward when he said it's a seller's market right now and the disadvantages that posed. This was before I had chosen him as my agent and it set a strong foundation of trust, that he wouldn't try to talk around things that might scare me off. He taught me too much to write here, but after floating around real estate websites for the last few months, I finally felt like I had a plan and I was prepared. Day 1 (Saturday Night): My search showed a listing that went live that day. I texted Jesse at 8-9pm asking if I could see the place the next day. Yeah, it felt inappropriate texting that late at night, but he assured me repeatedly that I could text anytime. It's a good thing I did, he arranged for a viewing the next morning at 11:15am. Day 2 (Sunday): We met at the house. A couple was exiting with their agent as we walked up the stairs. There was some awkward eye contact made (the potential competition). I had gone to a few open houses before, but never a one-on-one viewing with an agent. It was good he was there because this place was better than any open house I had been to and it was in University Heights (crazy competitive area). He told me ahead of time he wasn't going to give his opinion until I gave mine because he didn't want to sway me either way. He had already spoken with the listing agent's assistant to get as much background information on the place as possible. I gave my opinion, he gave his, and I felt confident I wanted to make an offer. Jesse had pros and cons and he gave me everything he could to help me make a decision. I gave my opinion on an offer and he told me $10,000 less would be his recommended approach. We compromised in the middle (his common sense with my eagerness to buy). As we left another couple was walking in with their agent. Listed for one day and this place already had a line out the front door. Keep in mind, it didn't benefit him as my agent to tell me to offer less, he only makes money if I get the bid. We put the bid in as soon as possible. A cash only buyer came in and won the bid, but Jesse made a point to keep in contact with the agent to jump in at the first sign of that buyer pulling out. They did two days later, Jesse called, he had spoken with the listing agent whose main concern was my low downpayment. I upped it by $7,000 and I won the bid. There was strong competition even at that point (he explained the listing agent was a pro and been selling in that area for years-not to mention the home was amazing), but Jesse had moved fast and built a rapport. The next few weeks were extremely smooth except for my persistent questions, which Jesse handled with patience and understanding. At one point I requested information on zoning and setbacks. Jesse's assistant Ashley forwarded me a string of emails from multiple people at different agencies who looked into my question and provided me four attachments with everything I had asked for. Jesse then called me to explain the content of the attachments to make sure I understood. I got lucky. I chose Jesse solely because of the reviews, and it has been my best blind decision to date. I highly recommend Jesse as an agent.

After doing my research we decided to go with Good Life and I am so glad we did they made the process very easy. Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

UPDATE 9/22: Unfortunately, the pattern described in my original review has continued…read more The washer identified as needing repair before my lease began was never successfully repaired despite four service appointments. After nearly two months without a usable washer, I ultimately replaced it myself rather than continue waiting. Good Life provided a $500 credit for the prolonged loss of use and my time dealing with the issue. The refrigerator remained unable to properly cool for two weeks, despite two unsuccessful repair appointments. After continued delays, I escalated the issue to Good Life's CEO and ultimately found a technician myself who was willing to come out over the weekend. A part was replaced and the refrigerator eventually began cooling. I was told compensation for the two weeks without functioning refrigeration would be discussed after the repair, but I have not received that compensation. On September 11, I reported that the A/C was not cooling. Later that day, water began coming through a ceiling vent onto the upstairs bathroom floor. I contacted the emergency maintenance line regarding the active leak and received no response. I cleaned up the water and placed a pan beneath the vent to contain the continuing leak. An HVAC technician came the following morning and found a frozen coil and failed safety switch. I was told further work required management approval. As of September 22, the A/C/water-leak repair has still not been completed. What has been most frustrating is not that things have broken. It is the repeated delays, unsuccessful service appointments, lack of follow-through, and the amount of responsibility I have had to assume myself to get significant maintenance problems addressed. My concerns also extend to a property owner's perspective. An active water leak has the potential to cause additional property damage, yet my emergency maintenance report received no response and the repair remains incomplete. I would expect a property management company to respond promptly to significant maintenance issues, coordinate the appropriate professionals, and follow through until repairs are actually completed. Unfortunately, my experience over the first three months of this tenancy has shown a recurring pattern of significant maintenance issues requiring repeated follow-up and escalation before reaching resolution--if they reach resolution at all.
