These people are the ideal property managers IF you're a tenant. However if you're a landlord they are one of the worst in my 40 years of having rental properties. My entire irrigation system was shut off. Several plants died, and many were ruined, because of the lack of water. There was a huge leak in the irrigation system. The only way I found out it was after the tenants had left, and I personally inspected the property. Had I not come in from Pennsylvania and inspected the property myself I could have lost thousands of dollars in landscaping. I walked through my property with Drew the owner and manager on a Wednesday and he said he would set up a meeting with the gardener. You would think that he would act quickly because of the fact that there was no irrigation and my landscaping was dying. . On Monday I had to call and ask him what was going on. I fired him and the gardener. This was a furnished unit, and of course, his company had no inventory sheet making it very difficult for me to ensure that I had all of my furniture, dishware sheets and utensils, properly returned. The tenant had moved in all of his furniture from his previous residence on top of mine creating an unsightly mess. This is a top-of-the-line large luxury property located in a gated community with an ocean view. This company almost destroyed my investment. I would NEVER recommend them to any prospective landlord, looking for a quality property management services. read more

Harbourt Avanti does not honor their contract. Harcourts Avanti offered me a rental for 6 weeks for a condo in Solana Beach, California, and the price was agreed upon, the offer with the agreement was emailed to me, and I signed it and returned it to Harcourts Avanti the same day. I then called and asked for how to pay, Harcourts Avanti said instructions will be mailed to me. Four days later Harcourts Avanti called and said they wanted $2000 more for the lease. The contract had no stipulation that the owner had to agree, but it had a provision that the owner could cancel if the premises were unavailable, Harcourt Avanti however continued to make that property available for the same period I requested after they cancelled me. This is not a reputable company, stay away from them. read more

Ashley was the best agent I could ask for. She would take me to look at places late at night and on the weekends and walked me through the proceeds every step of the way. The market was very competitive. I wrote some offers, but the sellers had so many others to choose from and I was getting beat out and it was because I was trying to get the best deal. We leased a property in Solana Beach through Avanti. They don't care about their tenants. Our property manager Brandon was unresponsive unless he needed something. Mushrooms were growing out of the ceiling in the laundry room and Brandon tried to tell us that they weren't mushrooms and that it was bacteria (as if that made it any better). A restoration company came in to look at the water damage and originally said it would be about two weeks worth of repairs. Within two weeks it turned in to a whole home renovation in which me, my husband and our two young children would be kicked out for 45-60 days. They told us exactly what to say to our renter's insurance to be sure they would cover everything ("total loss due to water damage"). However, our renter's insurance only covers what we own and not the bad plumbing that is the homeowners and property manager's responsibility. Brandon admitted to us that they have neglected the property for several years. It eventually got so bad that we broke our 12-month lease after only being there 7 months. Meanwhile, the owner and property manager decided to continue with the balcony remodel/restoration while we were still living there. If we opened up our upstairs (main living area) sliding class doors, it is a 20 foot drop straight down to the ground. How did they think this was acceptable or safe especially since we a have a 3 and 5-year old? We couldn't wait to get out. read more

Had an OK experience with renting a vacation property with Avanti. The place was lovely and we're glad we stayed there, but we had some concerns about safety -- you enter by punching in four numbers on a keypad. We called Avanti to ask them to change the code and Drew Lyon and Katie Lafferty gave us the run around for days, saying they'd do it that day, then they couldn't find the instructions, then they confessed that they never had the instructions ... They never changed the lock, and ended up ignoring us after a couple of days. That tells me that they never change the locks, so all the people who've ever stayed there, plus all the people they've let in (baby rental companies, cleaning services, management, owners, owners' friends and family, etc.) can walk right in to the place. Yikes. Next time we rent in San Diego, we'll look for a condo managed by another company. read more

Jesse got me my first choice home, in a highly competitive neighborhood (University Heights), for far less money than I expected. I recommend Jesse for anyone looking to buy (and probably sell) a home, but I especially recommend him for first-time buyers or anyone unfamiliar with the process of buying a home. I read reviews about how he educates potential clients and I assumed it was sitting in a room with a bunch of people looking at powerpoint slides. It was a one-on-one, no holds barred, learning session on the entire process. He blocked out 2 hours of his Saturday morning teaching me everything I could absorb about the home-buying process, start (preapproval and viewing homes) to finish (closing escrow and getting your keys). Day 1 (Saturday): I had sent an email through a real estate website and he responded with some basic facts, set up search criteria, and offered to meet with me for his new buyer training program (free). It was at least two hours and he showed no signs of annoyance or frustration at all my questions. There was no sugar-coating, selling tactics, anything. He was straightforward when he said it's a seller's market right now and the disadvantages that posed. This was before I had chosen him as my agent and it set a strong foundation of trust, that he wouldn't try to talk around things that might scare me off. He taught me too much to write here, but after floating around real estate websites for the last few months, I finally felt like I had a plan and I was prepared. Day 1 (Saturday Night): My search showed a listing that went live that day. I texted Jesse at 8-9pm asking if I could see the place the next day. Yeah, it felt inappropriate texting that late at night, but he assured me repeatedly that I could text anytime. It's a good thing I did, he arranged for a viewing the next morning at 11:15am. Day 2 (Sunday): We met at the house. A couple was exiting with their agent as we walked up the stairs. There was some awkward eye contact made (the potential competition). I had gone to a few open houses before, but never a one-on-one viewing with an agent. It was good he was there because this place was better than any open house I had been to and it was in University Heights (crazy competitive area). He told me ahead of time he wasn't going to give his opinion until I gave mine because he didn't want to sway me either way. He had already spoken with the listing agent's assistant to get as much background information on the place as possible. I gave my opinion, he gave his, and I felt confident I wanted to make an offer. Jesse had pros and cons and he gave me everything he could to help me make a decision. I gave my opinion on an offer and he told me $10,000 less would be his recommended approach. We compromised in the middle (his common sense with my eagerness to buy). As we left another couple was walking in with their agent. Listed for one day and this place already had a line out the front door. Keep in mind, it didn't benefit him as my agent to tell me to offer less, he only makes money if I get the bid. We put the bid in as soon as possible. A cash only buyer came in and won the bid, but Jesse made a point to keep in contact with the agent to jump in at the first sign of that buyer pulling out. They did two days later, Jesse called, he had spoken with the listing agent whose main concern was my low downpayment. I upped it by $7,000 and I won the bid. There was strong competition even at that point (he explained the listing agent was a pro and been selling in that area for years-not to mention the home was amazing), but Jesse had moved fast and built a rapport. The next few weeks were extremely smooth except for my persistent questions, which Jesse handled with patience and understanding. At one point I requested information on zoning and setbacks. Jesse's assistant Ashley forwarded me a string of emails from multiple people at different agencies who looked into my question and provided me four attachments with everything I had asked for. Jesse then called me to explain the content of the attachments to make sure I understood. I got lucky. I chose Jesse solely because of the reviews, and it has been my best blind decision to date. I highly recommend Jesse as an agent. read more
