I have hired 1st Stage for multiple properties over the years. In the past, they generally did…read moregreat work and I was impressed with their staging style, professionalism, availability, and pricing. That said, my most recent experience was disappointing. I had them stage a modern townhouse in Costa Mesa near the beach. Unfortunately, the staging style they chose did not match the aesthetic of the property at all. I am not a designer, so I typically trust their vision and let them take the lead. This time, I reached out to their team and simply asked if we could swap out a few items to make the space feel more modern or beachy. I was told I would need to pay a restocking fee. That response was frustrating. I had referred them many jobs and clients in the past, and while the fee itself was not a large amount, it felt unnecessary and left a bad impression. They did eventually waive the fee, which I appreciated, but the situation already felt mishandled. Fast forward a bit. The property did not sell, and I requested that it be de-staged. Their team came out a few days later and removed the furniture. A few months after that, they emailed both me and my client, who was the actual party to the staging contract, claiming there was a prorated balance due for a few extra days the furniture remained in the home. The amount was under $400. The contract was between my client and 1st Stage, not me, so I was confused as to why I was included. Shortly after, Mark Sutton emailed me directly asking if I could take care of the payment by the next day. I found that extremely unprofessional. Agents are the ones who bring them business, and asking me to personally pay an invoice that had nothing to do with me showed a real lack of business judgment. I expressed my disappointment with their customer service, and the only response I received was a payment link. If you are looking for a stager who truly feels like a partner and values long-term relationships, I would think twice before using this company. In my experience, once an issue arises, you are treated like just another number, and preserving relationships does not seem to be a priority.

We were so thrilled about adding it to our decor that we didn't realize the way it would throw off the flow in the room. I began thinking that in order to make it work, we were now going to have to replace several other pieces of furniture. *Enter Brooke* She came in and immediately got to work arranging our existing furniture in a way that was so aesthetically pleasing with our new piece, that it made the entire room feel brand new! She worked with what we had and added some very simple but stunning touches. Brooke has such a skillful eye, and a knack for creating the perfect ambiance and well.. Creating spaces! Brooke was on such a roll and so obviously in her zone that she began offering advice on other rooms. I of course took her advice! She went above and beyond anything I could have hoped for. You can truly see the passion she has for her craft. I now feel like my entire home got a makeover. The way our space makes us feel is so important and I couldn't be happier with the result.

We just closed a condo at a higher than expected price. It's largely due to the staging that Brook…read moreput together for us. It made the photos look really good on the listing. We contacted Brook because we liked her modern vintage style. The style fits really well for the younger professional targeted market. Brook was really nice and gave us some personalized suggestion even before we hired her. Her quote was also reasonable. Picking a good stager is as important as picking a seller agent. We specifically requested that our agent hired Brook, otherwise we won't move forward with them. We had to do some remodeling in the bathroom, lighting, kitchen, carpet, and painting before putting the condo on the market. Brook was always available to help with the design and chose materials and colors. Our budget was tight and we couldn't do everything, but we really appreciate her help (without extra charge). The a condo had a view of a creek from the balcony. The kitchen cabinet was maple wood (not white as in popular vintage style), the dining area had stone tiled floor, and the living room floor was carpet (we couldn't install hardwood floor). There were a few design challenges and I had a hard time imagine something that would match each other. Brook professionally personalized the design based on existing materials and pulled everything together to a nice natural/organic vintage design. She also put a small indoor palm plant to match the palm trees in the creek. We like the staging so much that we wanted to go back and live there. It's like a model home. The buyer was very happy with the condo and made a higher than expected offer on the condo. I didn't speak to the buyer directly but I believe it's largely due to Brook's staging that expressed full potential of the condo.
