The town was a little hard for me to find once I drove further northwest past the core of Orlando, but once I followed the bends and turns and made it there I was glad I did. The town is nice and navigable on foot or bicycle (you can drive around too, of course, but the streets/parking can be a challenge). There are plenty of interesting and unique little places to eat and shop around the downtown area. Definitely venture all the way down the hill to Lake Dora, where you can take a cruise or even a seaplane ride, or just relax on a bench at the dock and enjoy the view. The locals are generally friendly and laid back. If you want to stay overnight, there are a few hotels around, but the bed & breakfasts are really quaint. I stayed in one of the cottages of the Mt. Dora Historic Inn which was a relaxing and different kind of lodging experience. As for things to do besides stroll around and eat/shop, you can take a Segway tour, go for a walk along the nature trails at the edge of town, go boating, take an antique train ride, etc. The only downside I noticed was that the town seemed to "go to bed with the sun", i.e. many of the smaller stores and restaurants close just after dark, and unusually early on the weekend. Overall, though, Mount Dora is really a hidden gem of a town and should be a place to consider checking out as a side trip to Orlando.

Back then they used to have better landscaping and care for the appearance of the property. Landscapers used to do a great job at making that place look nice. They the mowed the lawns and weed waked of course but they also edged the sidewalks and removed the leaves completely from the property. Now they just mow the lawn and barely weed wak. Then they blow the leaves and lawn trimmings off the sidewalks so they go right under your bushes. There's pretty much no grass anymore. The fences are no longer here. Five years ago they cared about their tenants and the gentleman that used to work in the office would even help out with maintenance if it got backed up. Now there is only one maintenance man who is spread too thin and this company tries to avoid replacing anything they can. Sometimes it takes forever of anything to be fixed. They'd rather fix things over and over and over again then replace what actually needs replacing. They charge everyone $50 for water because every building has only one meter for the whole building. So if your neighbors have three people in their apartment and have their own washer that water usage is part of the whole buildings usage which is why every tenant pays $50. For now at least. They never used to charge for water. The laundry facilities here are always dirty. They never clean the washers which are front loaders so they get that nasty smell. There's a drain near the rear mailboxes that always floods when we get rain storms and it floods under the mailboxes and extends into the parking lot. This new management company owns at least 13 other properties and only care about the money with those properties too. Tzadik is another big greedy company.

We moved in when I was 3-4 months pregnant. I made it ABUNDANTLY clear that I was pregnant to Caitlin, the property manager. The assistant showed me the duplex style apartments when I came to tour so I was under the impression that's where I'd be renting from. I didn't get to see our apartment until AFTER we signed the lease LATE on a Friday. So to my surprise, we were taken to the two story apartments, and shown two. The bottom one had broken tile to where the top floor had new flooring.. polishing a turd is generous. They gave us keys and left. That night I noticed a small roach on the wall. Then another. And another. I'm disgusted and freaking out until I find where they were coming from. There were roaches living behind the rubber seals of the fridge and freezer, also coming from the outlets in the kitchen! I was assured they hired a cleaner but I'm confused as to why there was roach poop in the hinges of the cabinets and all over the doors, black mold under the sink, fingernail clippings in the corner of the bathrooms and pubic hair on the side of the toilet. "But it smelled clean" as Caitlin claimed. CLEARLY it wasn't move in ready. Holes in the walls from the previous tenants, STANDING WATER in the tub and one of the two sinks, no air filter in the ac unit, the ac unit didn't even work. We had to wait until Monday for this to be fixed. The emotional distress alone could have caused me to go into early labor. My husband had to remove the fridge from the apartment since they totally abandoned us. Caitlin scolded me for doing so because that was their "property". The fridge had no handle on the fridge door or any of the inside door shelves. The ENTIRE year we stayed here we had NOTHING but problems. The owners of this complex should be ASHAMED and EMBARRASSED for taking advantage of people who can't afford rent elsewhere. I had to BEG for hot water. I was sick with Covid and pregnant with complications and Caitlin gas lit me saying it would be replaced to the point I called code enforcement and contacted a lawyer for them to take me seriously. The standing water in the shower was caused by a solid drain plug being stuck down in the pipe. Maintenance used a chemical and said it was fixed. It was not. They had to cut a hole in the wall to fit it. Then it was like pulling teeth to get them to close the hole, paint it and restore it to "normal". Or how they shut your water off without any notice. ILLEGAL. OH. Not to mention we didn't have a smoke detector for the first 4 or so months as well... which is ILLEGAL. There were outlets with no covers, a light fixture left with open wires for at least a week.. and no hot water for FOUR MONTHS. Legally, maintenance needs to give a 24h notice as to when they will come by, did they? Of course not. I'm an understanding person but the blatant lack of care and inability to hire is not the tenants problem nor should they suffer for it. I called code enforcement several times for unsafe handrails and all they did was put up caution tape. Because that will stop someone from falling through. It's probably still like that, it's been 6m+ yet they can afford a new side by side and to throw a "pool party". Log all your maintenance requests and how long it takes them to fix it. After more gaslighting from management, I was to the point I was going to start recording my interactions with maintenance because they tried to be honest about the issues and Caitlin would try to tell me that's not the case. My Ac broke towards the end of our lease, shocking I know, and I did not in fact have an air filter for the 11 MONTHS I lived there. Like. I. Said. I had a cabinet hinge literally disintegrate because there were so many thick layers of white paint over it. When I saw the "renters special" I should have ran for the hills. The last month we stayed there, some cars and my husbands (locked) work truck were broken into. My husband had 2k+ work of tools stolen (yes we called the cops) Of course, no cameras to catch anyone. Safety is clearly not a priority. Now after moving out, I have had to wait a whole month to get my deposit back. I've been hounding Caitlyn via email as to why it's taking so long.. LEGALLY they have 15 days past move out to refund money IF there are no hold for damages or backed rent. After some not so nice emails, unanswered calls and voicemails, I drove two hours round trip with my baby for their negligence, incompetence and inability to communicate. I waited for a response all morning before I drove to the office and showed up in person to get tracking information... that could have been emailed. Moral, you get what you pay for. It's cheap, but at what cost? Literally ANYWHERE but here. Their pictures posted are AI, the apartments are NOT that nice.

Because she did not like that I expressed my concerns about how they billed people when I moved out she kept my deposit, Vanessa and charged for replacing carpet that could have been patched for 2 small spots. So, Vanessa kept my over $900 deposit plus charged me an additional $900 and change for replacing the carpet. I replaced carpet in a previous apartment that yes my dog messed up and it was only $1100. First of all, everyone that lives there will need to be prepared to replace the carpet upon moving out because the carpet they use is so cheap and thin to begin with. The apartments inside are nothing fancy and they charge way too much for rent. Then for holidays, kids can't enjoy the festivities because they send emails stating you are renting only the inside of your domain and can not decorate for the holidays making it to me not family friendly. I received emails for people who had been late with their rent to my email address, HIPPA violation, in which I still have. Vanessa is just messy and I would not trust her especially if she feels like you've done something to piss her off. So, because I voiced my opinion respectfully about how they charge for water, she decided to get back at me by keeping my deposit and charging me extra. I don't know how Arlington Properties allow her to do this to people. Also my neighbor behind me broke their lease and made it their business to inform of the 4 different types of black mold in the air handler they never informed me about. All the units connect thus blowing that mold throughout the units. No regards for safety for the residents. All they care about is collecting money, but they can decorate for the holidays at the office. I would not recommend anyone moving into these units until they fix the problems. They also made residents pay for a water leak that had nothing to do with the units but the complex itself and did not inform the residents. Crooks are what they are. And I want my money from my deposit because Vanessa told me that the carpet could not be patched because it was discontinued so I guess she choose whatever was most expensive with consulting the resident. How are you just going to say this without documentation that it was even done. I'm no dummy. I'm not trusting what you say, because you can't be trusted lady with all due respect. Unfortunately, our experience has gone downhill since move-in. On our first day (Friday), the AC wasn't working and couldn't be addressed until Monday. In the meantime, we were given loud portable AC units that only cooled the bedrooms. Maintenance spent about three days attempting repairs and replacing parts, but for nearly five days, the apartment temperature ranged between 78 and 85 degrees. Even now, the AC struggles to go below 72 degrees. While that may not seem extreme, we pay for electricity, including AC, and should be able to set it to a comfortable temperature. When I raised this concern, the maintenance staff became frustrated and suggested we were using the thermostat incorrectly, despite following both provided instructions and additional research. There have been several other issues as well. The washer barely agitates, regardless of the setting or load size--even with a single blanket. The front door is extremely difficult to close and lock, requiring significant effort each time we leave. The garbage disposal didn't work upon move-in, although it was eventually fixed. More concerning are the safety and quality issues. I am allergic to bees, and there are wasp nests around the building and even on the balcony screen. With a visible gap in the screen, this presents a real health risk. The carpets have a noticeable odor despite appearing recently cleaned, and there are no transition strips between tile and carpet, leaving exposed gaps. There is no security. The trash is all the way at the entrance of the property and gets so full you can't put your trash in. If you get home past 530 expect to park farrrr away unless you wanna pay for parking near your building. I Moving is already stressful, and dealing with this many problems right away has made the experience worse. After reading reviews on other sites, it seems these issues are not isolated. I'm sharing this so others can make an informed decision. While some may have positive experiences here, this has been mine. Update: Another maintenance worker told us that the AC will not get colder than 20 degrees colder than outside. So if it gets to 100 degrees outside it will be 80 in the apartment. I can't wait to leave this place.

One time she was sleep and pest control, who is an outside company, walked right into her home with the key he got from the front office WITH NO STAFF MEMBER PRESENT WITH HIM. When he realized someone was home, that is when he identified himself. Now several items including money has come up missing shortly after these companies visit. When she talked to the maintenance supervisor he said he makes too much money to steal from her. Shortly after, the property manager called my mother and was very dismissive also stating "ain't nobody stealing from you. I am not setting up a meeting for this." Their response is completely disrespectful and unnecessary. How can someone feel safe at home when they give your keys to anyone and don't follow up on real complaints.
