NOTE to Landlord. Tenant first WO 01/13/2025 and last WO 04/09/2025. Landlord had seven (7) days to make repairs, ended on 04/16/2025. In accordance with Fla.Stat.83.47 to 83.54, Landlord has FAILED to provide a habitable and safe environment. Tenant is advised to deposit all future rent in a registry of the Court, until a hearing or all repairs are completed by Landlord.
1) Kitchen. [Eustis Code Enforcement Violation# 25-00351], {WO#179385, WO#171643}. Bad 20A GFCI (by sink, wrong cover, bad switches).
2) Kitchen. [Eustis Code Enforcement Violation# 25-00351], {WO#179387}. Missing under kitchen sink cabinet florescent bulb (connected to a kitchen GFCI-Switch outlet).
3) Kitchen. [Eustis Code Enforcement Violation# 25-00351], {WO#179385, WO#179023}. Stove 240V outlet (behind stove) moves back into the wall, not secured to a stud, plug keeps coming out of socket.

11) Master Bedrm Closet. [Eustis Code Enforcement Violation# 25-00351], {WO#178895, WO#177786}. Ceiling drywall still needs to be painted (texture and patch is purple color). Leak from upstairs AC unit damaged ceiling drywall in closet (mold). Hopefully, KILTZ was used to kill all MOLD from leak.
12) Master Bath.{WO#179403}. Door sticks and has 1/2" gap at lock. Door will NOT lock, and bottom of door rubs on the bathroom floor.
13) Master bath. [Eustis Code Enforcement Violation# 25-00351], {WO#179386}. Missing toilet paper rod. Tenants can NOT use toilet paper holders without a rod to put the toilet paper on.
14) Master Bath. {WO#179404}. Missing shower drain screen. (It is just an open drainpipe).
15) Front Door. [Eustis Code Enforcement Violation# 25-00366], {WO#179232, WO#168482, WO#168481}. Improperly installed, gaps that allow AC Cool Air outside (increased electric bills), should have been right hinge, swing into wall.
16) Outside Light. [Eustis Code Enforcement Violation# 25-00351], {WO#179405}. Outside light beams into the Kids room. This is a known problem; maintenance can swap out translucent blinds for black out 2" wide blinds for those specific bedrooms OR relocate the light so it does NOT beam into any bedrooms or living rooms.
17) Swimming Pool. {WO#179235}. Pool is GREEN and has not been usable since moving in. Caitlyn (PM) said she is trying to get a pool contractor to service the pool.
