I have had no problems with this place. They were even honest enough to let me know that I had overpaid by 1 1/2 months of rent.

Barrett Group Property Management - Halima Robel

Their trustworthiness and integrity are not often found in the property management business. They take care of everything once you set up certain parameters at the outset. Timely monthly accounting statements always provided. Very responsive, even if necessary on weekends. Their fees are reasonable for the excellent work they provide. They use a roster of vendors and tradespeople which they have developed over the years for any work necessary on your rental, as well as monitoring the work done. Instead of using a competing corporate type operation I highly recommend supporting this local business, you won't go wrong.

Wow! I didn't have an opportuity to work with this company but I am so shocked by my encounter I…read morefelt I needed to post a review. This company came highly recommended by a neighbor and I had a very pleasant phone call with Vera two weeks ago. We were ready to sign a contract so they could rent our townhome until I reached out tonight with questions. See the email interaction below. Hi Vera, Thank you for sending a copy of the contract. We have a few questions. We would like to keep the condo on the market for sale but would also like to list it for rent. From my understanding, we can pull the sale listing once the renter's application is approved. Is it possible to ask the potential renter if they would be willing to do a six month lease and then go to a month to month lease? What about utilities? Do we pay for water and trash and the renter covers electricity and cable/internet? Vera's Response: Hello It appears you are thinking about renting for a short term and then putting the unit back on the market. Unfortunately, we do not take on short term rentals. For tenants, the work and cost of moving is exhausting and expensive. Placement - advertising, answering inquiries, showing the unit, screening tenants, creating a lease, moving in a new tenant - is the most time intensive part of our business. I believe there are other property management companies in our area willing to take on short term rentals. Best wishes My Response: Hi Vera, I was simply asking for information so we can make an informed decision. I explained to you when we spoke that we would prefer to sell, but the market is not cooperating therefore, we are open to the idea of renting. We are still open to the idea of renting the unit for a year or possibly two, depending on the market. However, since you could not just answer my questions, made assumptions, and felt the need to try to shame me with your response, we will find another company. You don't have the right temperment to work with me. Luckily, we found this out before we signed a contract. I will also be sure to pass my experience along in a review. Good luck and try taking a breath next time before answering an email.

They are professional, responsive, and genuinely care about the people they work with. Any time we've had a question or issue, it's been handled quickly and without stress. They communicate clearly, follow through on what they say, and make everything feel easy, which is rare these days. It's obvious they know what they're doing and actually take pride in their work. If you're looking for a property manager you can trust and not constantly worry about, I can't recommend them enough

1 Star -- Concerns About Transparency, Accountability, and Tenant Relations…read moreMy experience with HPI Property Management raised serious concerns about their communication, transparency, and overall approach to tenant relations. Property management companies have a responsibility to address maintenance concerns in a timely manner, communicate clearly, and handle security deposits and move-out procedures fairly. Unfortunately, my experience with HPI fell short in these areas. Maintenance concerns required repeated follow-up, communication was inconsistent, and the handling of move-out documentation and security deposit deductions left much to be desired. Even when written documentation was available, resolving discrepancies became an unnecessarily frustrating and time-consuming process. What concerns me most is the apparent lack of accountability when issues are brought to management's attention. Tenants should not have to repeatedly advocate for themselves simply to receive clear explanations, accurate information, and fair consideration of their concerns. Although the financial dispute was ultimately resolved through a settlement, the process raised questions about the company's approach to transparency and customer service. I would strongly encourage prospective tenants to carefully document all communications, thoroughly review lease agreements, and pay close attention to move-out procedures and security deposit accounting. A professional property management company should prioritize fairness, consistency, and accountability--not make tenants feel that resolving legitimate concerns is an uphill battle.

Whenever we have any issue at all, CiCi is quick to get someone to respond to us so the problem is resolved quickly. Even when something may not be handled right away, she informs us of the status so we know when we can expect it to be resolved. When something is more urgent, it's taken care of swiftly. For example, on a Friday night when our oven went out, CiCi communicated with us over the weekend and we agreed that we would wait for the owner to provide a new stove/oven. That only took about a week and then the owner came to supervise the installation of the new stove/oven. Both CiCi and the homeowner agreed it would be better to put in something new versus trying to fix the old - it's rare that you see that in renting, so we really appreciated them looking at was the best long-term solution, rather than a quick fix. As renters of over 25 years, we've had lots of experience with different types of landlords (apartment managers, homeowner landlords, property management), and we've had an excellent experience with West County.

In May, 2026 I rented Cabin 5 in Guerneville reserving it for August 1 - 31, 2026. My reservation was on VRBO and paid in full. This was my experience....... 3 days prior to check in - I contacted Pam through VRBO for the check in information. She told me it would be sent the next day. The next day at 2:30 pm - she sends me check in information to a different cabin - Cabin 1, not cabin 5. 30 minutes later, I send a message asking about it because I don't want to go to the wrong place and she hasn't given any explanation about why it was changed. I didn't get a response from her on VRBO and there was an all caps message on her check in info saying there would be delays if I communicate through VRBO - so I texted the phone number and asked her to check the VRBO message. She responded in 2 minutes basically informing me that there were electrical problems in cabin 5 but cabin 1 was still by the river and roomier. This was red flag #1 - I had been looking forward to the cabin I had rented with an outdoor deck facing the river. She wasn't upfront about the switch when she gave me the check in info and she didn't even ask my permission or consent for the change. Then I ask her for pictures of Cabin 1. Maybe I can make it work. She sends me a link to a website where the link to Cabin 1 pictures doesn't work. I can see the outside and it looks nothing like the cabin I rented. I have been packing and getting ready for a week to go to this property. It's an 11 hour drive from my place and now I have one more day to figure this out. The next morning (1 day before departure) I try the link on my computer to see if I can get pictures of cabin 1 - no go. I try other links on the website and they work. Unexpectedly, I find Cabin 5 on the website https://www.winecountrylifevacationhomes.com/vacation-rentals/rental/Cabin5/ When I looked at the reservation dates - it said it was booked for August 11 - Sept 8, 2026. Super fishy. I sent Pam a message saying I still hadn't seen pictures of cabin 1, I sent her screen shots of the cabin 5 being booked and asked her if it was a mistake. I told her if I liked cabin 1, I would also want to be transferred to cabin 5 as soon as the electrical repairs were completed. I told her if she couldn't get me the pics or agree to this, I'd be asking VRBO for a full refund. Her response was "Please do pursue a refund thank you" So I get on the phone and send all the screen shots from texts to VRBO (a hassle because we weren't communicating on the VRBO site) - they tried to call her and fix this but she didn't answer. I got my full refund and VRBO tried to help me book something else. But at this late date - nothing could be done that quickly. I looked back at our VRBO messages and 30 minutes AFTER Pam told me to pursue a refund, she posted a few pictures of Cabin 1 with a message saying "Here are pics of cabin1. If these don't look good enough to you please do cancel. Cabin 5 will not be available in August." Why did she post this to VRBO when she knew I was trying to get a refund???? So weird and sketchy. A day after all this was over, the link that was broken to Cabin 1 somehow started working. Hmmmmmm...... This business is either scamming people or they had some unfortunate circumstances and Pam is terrible at her job. She should have initially explained the electrical problem and asked if I wanted to cancel or be transferred and then got the pictures to me immediately. This is very basic courtesy. I will post this to as many places I can. I wish I had seen the low ratings on Healdsburg Property Management listed at the same address as wine Country Life Vacation Homes. She is hiding behind some bad reviews and it angers me that I can't warn anyone on VRBO's website because only people who have competed a stay can review it. Beware of this business. Pam - do better or quit. You ruined my summer vacation plans. Shame on you.
