We need to list the property by replacing the carpet to flooring and interior painting (with doors) Before the completion date, I got to travel out of the town ( in fact , Ramon many times extended the work completion date), since Ramon insisted me to pay before the completion, since I trusted, I paid when just 70% flooring done and before the painting started. Paid him more than $11K. Later we found that Flooring: ======= * Bad estimate on flooring material, In general the contractors give us the volume of Sqft to buy with 10% of extra. But while in the middle they asked me to buy 30% more * Huge gaps between base board and flooring * Uneven flooring Painting: ======= * They did not paint more than 50% of the agreed work Cleaning: ======= * After cutting the flooring material , they supposed to clean, since they did very bad job, I got to spend additional $200+ for the mess and debris removal The open house visitors, on my face questioned, "How can you say its newly painted, don't you see how bad it is? How could you pay for this kind of bad work? I got to hire another contractor who can work on memorial day long weekend (while open house is going on simultaneously) . I had just ordered my door and thought it would be available to be stained real soon. The sales team at the door place forgot to mention that ordering doors is a multi-month ordeal. Paintmasters educated me on the process of new doors, installing them, staining them, etc. The people I talked with there were friendly and funny and never gave me the sense that I was a pain. Finally, the door arrived. The next day I was down at Paintmaster's office to get my door stained the exact tint and color I wanted. With the help of a painter, I described the color, he showed me some examples, and he made the exact (I mean that, no compromise or settling) door I wanted to spend my money on. One was booked until Nov, one declined the bid since he was paint only and limited carpentry, one gave a really high bid, and then there was Felix who we eventually chose. Felix was perhaps the most transparent in terms of work scope and he took the time to measure and estimate how much wood and siding would be needed. He also has teams of both carpenters and painters so he does dry rot repair and painting. They also use ladders with fall protection for the high places, as opposed to scaffolds which would of course add more cost. The whole job took 2 weeks - 4 days of prep, and 3 days of painting using mostly sprays and hand painting of siding. Very professional job and 5 stars: 1. Daily communications by text and updates 2. Thorough covering of windows and doors 3. Clean work area after each day 4. Extra credit for getting rid of loose wiring, the previous owner's dish, and fixing a broken gate 5. Honest and transparent pricing - we had a change order since during prep, more dry rot was found than at first glance. Highly recommend Felix for your exterior wood repair and painting needs.

He was the most responsive from the initial contact and continued through the day of the job. This was a job to repatch my shower ceiling, which property management and their team's initial work left me with a lot of concerns. Joe was very thorough and called me to ask questions about the pictures I uploaded to better understand the situation and had suggested that I save my money since the "repair" was just done, but for the sake of peace of mind, I asked that he redo the work property management didn't do correctly. Joe was ready to go on the day of the job and arrive early, inspected the scope of work once more, and made one last attempt at having me save my money by holding off but I insisted on moving forward. He showed me the area he worked on (my area of concern) before closing it up.
