The work on their website is so stunning, I didn't think we could afford them! I was shocked when not only were their prices reasonable for the scope of work, they were actually the least expensive bid (by a lot)! We had our primary bath and closet painted, followed by wallpaper on one wall and the barrel ceiling as well as wallpaper in the powder room. The pictures don't do it justice. Not only did Juan and Marcos do an astonishing job of smoothing the walls (they were heavily textured), Juan was kind enough to match the paper for a trim ring going up with a new light fixture. The powder room was beautifully done and I can't find a seam anywhere! Our home was treated with respect, and is probably cleaner than when they started...lol! In regards to the painting, Eric was absolutely meticulous in his work. If you've ever painted on textured walls, you know how hard it is to cut in and achieve a straight line. He performed what is, by far, the best paint job I've ever seen. If you've made it this far, let me finish by saying that if you are looking for high quality work, you shouldn't consider anyone else. The entire staff is a pleasure to work with starting with Brad estimating and project managing, to Miranda and Amanda in the office, as well as the exceptional Eric, Juan, and Marcos. I think the results speak for themselves.

Visually we knew the work was bad however after report was completed and sent to us, our suspicions were confirmed in the 37 page report that the work would have to be completely removed and redone by a certified and qualified contractor. We hired them to be fair to all parties involved and we feel it was a great decision. Highly recommend!! Erin and her team were professional, thorough and communicate in a timely manner. I have had the pleasure of working with Erin and her team on many projects over the years. When I recommend J&R, I know the job will be done correctly. The tile installation game is a difficult one to navigate, often a tile job is given to the lowest bidder and many people do not understand all that is required of a flawless installation. Make sure you are comparing apples to apples, do your research and ask questions. I promise the bid and the work you get with J&R will be thorough, warrantied and utilizing the best in setting materials and installed by a highly skilled team that are constantly learning the latest the industry has to offer. I have learned so much from this company over the years and grateful to have a trusted trade partner that takes care of my clients!

Liberty Management - Certified Property Management In San Antonio, TX

They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

Liberty management in regards to property management comes off as very reputable, it asks for…read moreproperties to be handed over in immaculant condition in reference to home owners looking to rent out property. After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. (This just my personal opinion, as stated above, others may not agree for legal purposes)

Dissatisfied Customer Review - Jon Wayne Service Company…read more My wife and I purchased a brand-new A/C system from Jon Wayne in 2021 for over $10,000. We trusted that we were investing in quality and professionalism. Unfortunately, our experience since then has been very disappointing. About 2 1/2 years after installation, the system stopped working properly due to a clogged drainage pipe. We were charged what I consider an outrageous service call fee, and instead of focusing solely on resolving the issue, the technician attempted to sell us a yearly membership package. Roughly two years later, the same drainage issue happened again. This time, I handled the clog myself. On 02/27/2026, we called Jon Wayne out again because the system was not cooling properly. The technician arrived on time and diagnosed a failed TXV (thermal expansion valve). However, we were quoted nearly $2,000 to repair it -- an extremely high price in my opinion. Once again, we were pressured to purchase a $300-per-year membership package. Thankfully, we decided to get a second opinion. I am very glad we did. A licensed A/C professional from another company informed us that the system installed by Jon Wayne was mismatched, and "the technician from Jon Wayne did not have common courtesy to let us know about the mismatch. His concern was about money and a membership with Jon Wayne." Anyway, the outside unit was a "3000" unit and the inside unit was a "4000" unit. According to this technician, that combination is not compatible and should not have been installed that way. I'm not an HVAC expert, but when a licensed professional says that is a major problem and fixed the problem a lot less, that raises serious concerns. We ultimately went with the second company and paid significantly less for the repair. If this happened to us after spending over $10,000, it makes me wonder how many other customers may be overcharged or unknowingly dealing with improperly matched systems. My advice to anyone dealing with Jon Wayne: Always get a second opinion before agreeing to expensive repairs or memberships. Very disappointed.

THEY DID A SOLO WALK THROUGH THE DAY BEFORE & MADE THE DECISION THAT IT WAS CLEAN AND READY TO MOVE IN.** *Oven had roaches. *Microwave door was broken *layers of grease in the oven *carpet was extremely dirty AC had MOLD BEHIND FILTER. BAIT & SWITCH so watch out because once you complain they will stop communication with you and not fix items you ask them to fix. Maintenance deletes work orders and NEVER fixes them. Last day there Amanda and maintenance guy making sly comments while we were sitting there. Very childish behavior. My son & I also got respiratory illnesses because of the mold & we never got compensated. Moved in 6 Aug 2022, the apartment was completely disgusting. They showed us a model and it was beautiful and we were told that the other units looked the same except for the color of the cabinets. I called several times and went in on 4 Aug in person because they would not return my call and asked if I could p/u key before 1600hrs because I had a U-haul reservation 2 hrs away. They said they would call me and they did not. The gate was open so we went looking for his apt & the exterior was disgusting. Trash juice was stuck at the entrance.  I immediately called and left a message with the complex and I did not get a call back. 6 Aug 2022, drove 2 hrs to p/u keys & was told that the painters had done a sloppy job and had paint all over the floor. The painters painted the floor and every outlet or anything that was connected to the wall.  The trash juice was still at the entrance. We were disgusted by how dirty the floor & baseboard were. It smelled musty. Everything that had a flat surface was caked in dust. Even the outlets had a thick layer of dust on them. Every edge of all the floors in every room. The Washer had a razor blade in it and hair. The dryer's lint basket was caked up in lint. The kitchen cabinets drawers had water damage . The sink was actively leaking. The microwave & oven were disgusting and covered in grease.  The microwave door was broken where you could push the glass in. The oven had so much grease in it that I don't understand how this passed inspection.  The bottom drawer had dead roaches and what looked like egg droppings. Both showers had black rings around the tub.  The tiles still had soap scum or mold on them and the floor next to the shower showed water damage.  Red stains on the entry bathroom where we didn't know if it was paint or blood.  The master bathroom had a broken cabinet and more water damage plus toe nails. The bathrooms still had human waste on them. Poop and pee were caked on the toilet seat. The window sills were caked with dirt and a dead roach.  Window screens were missing from the master bdrm windows. The carpets were not new.  We were told the apt would not have carpet. You could see the common walking areas. I brought my vacuum but while I was vacuuming it looked I was seeing stuff pop up from the carpet. The carpet was easy to lift and it did not look like they had padding.  The master bedroom closet carpet was bulky like something was underneath it.  I was afraid to lift it up as to what I would find under it. I went to the front office and spoke to Gabby who was the only one there and told her that I was extremely frustrated.  I could not talk because I was so angry and crying over the condition of this apt. I was calm enough to wait for the other customers to leave before I started crying and did not cause a scene which I should have. I am allergic to mold & excessive dust. Later that night after returning home I was having breathing issues. My son woke up the next with headache when he does not get headaches. The quality and cleanliness of this apartment is a tremendous disappointment.  We signed a 21 month lease & we had no choice to not take the apartment as we had already spent over $800 for a rental, movers and gas to move my son into the apt. My son's only concern was to concentrate on his studies. Now he is stressing over the condition of the apt. As a Disabled Veteran this has flared up my anxiety. Yvonne the new manager never Apologized for everything. I never got paid for all the cleaning supplies and cleaning I had to do while my son had to endure living there while we worked to break this lease. Again, at the end Amanda was making fake calls of closing out work orders and snickering to the maintenance guy that was there. We both had to go to the Doctor and receive medical care due to the amount of MOLD that was being the AC unit and we never got compensated for this. The best thing to do is SKIP this place all together. Even other students from TAMUSA were trying to figure out how to get out.
