Does not have a permanent or reliable maintenance team and seems to acquire men to do jobs who have questionable skills, appearance and attitude and have no identification or work orders to present when sent for repairs to tenants' apartments. Provides as little service as possible and asks tenants for additional rent funds to pay service providers such as maintenance personnel to clean up the property or tells tenants "it's not in the budget" when tenants ask for repairs or replacements to owner provided supplies or provisions. Does not hold up to the lease contract in providing heat and other essential services especially in not providing adequate ans sufficient heat and turning off the heat before June 1st which is a violation of the City of Chicago landlord/tenant ordinance which forbids landlord to shut off or not provide heat between September 15 to June 1st..

When I went to view the apartment I saw a dead roach and I was assured that the apartment would be fully fumigated before I moved in. I was uneasy but decided to trust them. So I paid the security deposit and the first month's rent. So I decided to go the day before I moved in, to clean the apartment. I saw a number of LIVING roaches in the bathroom and the kitchen. I was HORRIFIED! I decided to not get the apartment. I never spoke with the landlord, I always worked with 2 ladies in the office. One was nice but the other had an attitude after I decided not to move in due to the roaches.Thankfully, I got the first month's rent back but the landlord decided not to give me my security deposit back. I kept calling to try to talk to him about it but the lady who worked there got an attitude and told me that it is hard to find apartments in the city that have no roaches or rodents. If I would have known that I wouldn't have even looked with them. I will never rent an apartment from this company. BEWARE IF YOU DECIDE TO RENT WITH THEM. You can get a better apartment. I am very happy to say that I have a cheaper apartment, the same size, minus roaches and rodents.

The units are also nice and the fixtures are classy. Cons: I asked if I could extend our lease until the end of October (Lease ended July 12), as I relocated back to Chicago, and had tenants in the property I owned. We were told by Latoya Sallie that it would be extended to September 1. I was okay with that. Victoria sent me the extension renewal via email and I signed it electronically, but all the sudden it disappeared off of their portal (PRINT EVERYTHING), and nobody had any answers and acted completely confused. My lease extension was not honored, and they began showing the unit to prospective tenants. As a result, my 4 year old son and I have to live with a friend until October. THE WORST PART. The 4500 S. King Drive (I was in 2N) building is infested with mice. From December until July, I have caught 11 mice. Yes.... 11. And I am not a nasty person. I thought they would disappear once the weather warmed up, but I saw 2, and caught 3 within the last 2 weeks (it is currently July 9th). I started taking pics towards the end of the lease, but I should have taken pics of them all. I am upset about the lack of communication, and the ball dropped by Latoya Sallie, but I am honestly relieved to finally get out of this mice infested building. I could not relax AT ALL. Once they began showing the unit, I took the liberty of leaving a message to prospective tenants to let them know the building had mice. Petty? Yes, but I was pissed. Despite the mice issue, I was willing to stay to avoid the inconvenience and expense of moving twice in 3 months. I felt I was I good tenant. Paid on time EVERY MONTH, and treated the unit as if it was my own, but they don't give a shit about that.

Admittedly, the application process was lengthy and at the time, felt a little daunting. That being said, once we were approved for our unit and settled in, we've been happy. The unit and the building are well cared for. During the winter months, snow and ice are always cleared in a timely fashion and in the summer, the grounds and shrubbery are nicely manicured. When the need for maintenance has arisen, the team at Southside has been very responsive, working to ensure that the problem is fixed as quickly as possible. Aside from the property itself, we have enjoyed getting to know our neighbors. Southside has done a good job of bringing together people who value themselves and their neighbors, everyone working together to create a climate that feels less like an apartment and more like a home.

Remember: You did not get paid because you did not understand his interface. Paul moved in a tenant without my knowledge or consent. Paul collected a move in fee. Paul collected first month's rent. Paul collected second month's rent. Paul lied about it. When I confronted Paul about it, he cussed at me like a 5th grade bully, explaining that it was my fault. I had to fire him.

Paul was completely unprofessional and nearly impossible to get in touch with. The guy (Stephan Iwaniec aka Steve) he had showing my places also would not answer calls and even posted the wrong pictures of my units in the terrible listings he made! After several failed call attempts and voice messages over several days I sent Steve a text message asking to call me - he immediately replied asking who I was. I emailed Paul to let him know I would no longer be needing his services and he never responded. However, I did get a text from Steve the next day asking if I still wanted him to rent out my units. Unprofessional. There's a number of other issues/red flags I could list but what's the point - avoid this company if you can. My initial vibe was off about Paul and I'm grateful I didn't sign the bogus contract he sent or I would be stuck with him. Paul and Steve are money hungry and not worth the trouble. Also, be cautious of Paul's references cause they seem to be shady as well (Anne P., etc.). Overall, this was a terrible experience and complete waste of time. I'm still looking for a property manager with only a week left before I move out of state.
