When you go through insurance, you're given the option to use their preferred vendors or find your own. There was no way I was going to vet electricians, plumbers, drywallers, and everything else on my own, so I went with their network. Within 72 hours, one of the vendors completely messed things up. Looking back, I truly feel like someone was looking out for me, because that situation led me to Juan Rangel of Orland Builders. I'm over 50, single, and I've never built or rebuilt a home in my life. The number of decisions you have to make is overwhelming, vanities, cabinets, countertops, fixtures, everything. It's not just construction, it's design, and it can completely consume you. Juan saw that immediately. Instead of sending me off to wander Home Depot or Menards on my own, where I would have been lost, stressed, and probably overspending, he did something I will never forget. He brought me options. Thoughtful, curated samples. And somehow, within just a couple of visits, he understood my taste better than I did myself. Every single time, he nailed it. He didn't just manage a project, he protected me from the stress, the decision fatigue, and the financial spiral that can come with trying to figure it all out alone. And I know that's not technically his job, but he stepped into that role anyway because he saw I needed it. Insurance companies rebuild what was there. They don't redesign your home. They don't help you move things around or guide your vision. But Juan went above and beyond anything I could have expected. I would not have the beautiful home I have today without him. He is operating on a level far beyond a typical project manager. Honestly, he should be on HGTV. His eye, his instinct, and the way he takes care of people is something special. I can't say enough about him, and I will always be grateful I ended up working with him.

The guy Orland Builders sent over seemed young and said he was a project manager. It was apparent quickly that he didn't know the design and sales side of things. Some of his questions and comments were peculiar: "Do you want a wall separating the laundry room and sitting room?" Of course we do, who wants to listen to washer and dryer noise while trying to relax in a sitting room? I told him I wanted a window in the sitting room so while sitting down, I could have a nice view of the yard and the landscaping. He told me the window should start at the same height as the window above the kitchen sink "for symmetry". That would have the bottom of the window starting at 42" from the floor; that made no sense. When it came to more storage space in the laundry room, he said "some people raise their dryer off the floor so they can have a drawer under it". Who wants to sit on the floor to open a drawer? That is nuts! I told him I wanted overhead cabinets built. I think this guy was so young that he's never been a homeowner and he can't relate to homeowner needs. He said it would be a week or a little more for him to put a quote together. I never received a quote and I didn't hear from him again. I think quoting simple remodeling jobs isn't a good fit for his experience level. And he lacks follow-through skills. I ended up hiring a competitor located near their office. They did a great job meeting our remodeling needs and were a real pleasure to work with. And we just hired Orland Builders' competitor a 2nd time to do a $40K bathroom remodel. I don't recommend Orland based on my experience.

August 10, 2020, a huge tree fell and damaged the front portion of my home. I didn't understand what was happening or what to do. I had no one close by that could help me. I told this to my insurance agent and asked for his help. He recommended Cat5 Restoration/Kustom as they had done some work with State Farm in the past. I told Jake Gerritsen( Cat5) and the state farm adjuster about the brain injury and my cognitive limitations. When the tree bounced off the roof both double entry doors imploded. They only boarded 1/2 and taped a sheet of plastic on the other half. Sat that way for months...rodents, feral cats, bugs, squirrels, etc roamed freely in and out of the house. Anyone could have walked in. Tarps on roof not secure. Water leaking through ceiling. Nothing else was done until May of 2021. He moved everything out of the house and put it into their storage. Nothing further done until September when a shoddy subcontractor, Gooberlet, started to demo the walls and ceilings upstairs. They worked when they felt like it. No care taken to protect anything. Pulled down the ceilings with the light fixtures and fans still attached. Water still leaking in through the roof and the garbage drums being used to catch it were close to overflowing. October 2021 they took off the top of the house: roof, attic, attic floors, dormers. Never a full crew. Never a full work week. Laid some kind of old woven "tarp" flat across roof. No pitch. The tarp didn't reach all the way across, about an inch short across the back of the house. No hurry to work. A heavy storm came through. The tarp failed and rainwater flooded the entire 2 story house and basement. The house is a shell. Only studs and now buckled hardwoodvfloors. Whole house has to be rewired. Plumbing repairs. All original, unpainted, 110 year old oak trim, floors, and doors destroyed. No attempt to save anything. Lost everything that was in the basement. Even stole an unopened 10 gallon pail of fence paint and one of those big buckets on wheels with the wringer and the mop that goes with it. Furnace, water heater, wash machine, freezer, all Christmas stuff, bar, keepsakes, gone. The final straw was the cheap 90% efficiency furnace he talked about ordering to replace my top of the line furnace. I fired them. It's hard to get someone to take over this mess. State Farm is delaying things worrying about what cat5 is owed. They've already been paid close to $80,000 to destroy my house and 10s of thousands to store my stuff. Now they're calling wanting me to pay them another 3000$ storage fee. I've about reached the limits of my policy so I'm wondering where I'll live. I hope they're proud of taking advantage of me while I was trying to function after being battered by a patient, dealing with a new traumatic brain injury, no longer being able to work as an RN, and having a tree crash through my home.

From the beginning, the GCPRO team was responsive, efficient, and genuinely supportive. They communicated with us frequently and moved quickly to get things back on track. The scope of work was extensive--they removed two floors of drywall, repaired the ceiling, and completed major flooring repairs--yet they handled everything seamlessly. We were able to move back into our home within five weeks, and just 2.5 weeks after they officially began work. They even worked weekends so that we were able to get into our house quicker.     Dan Maka came by due to a request for some interior remodeling work. It included removing a window…read moreand door in a room and related exterior stairs. While here, he pointed out that they could do repairs on cedar siding, including painting the siding. Rough estimate while onsite was $10 to $12K for the exterior work. A few weeks later I got an estimate typed into an email for ~$12K. There were some inaccuracies in the work he wrote up, including no mention at all of removing one staircase and rebuilding a 2nd exterior staircase. How does something like this get overlooked? I wrote back with some questions, such as does the price include the work on the stairs, what is the warranty for the work, estimated timeframe for completion and questions about the painting subcontractor he plans to use. These are reasonable questions and there are a lot of poor quality, sloppy painters out there, so he should be comfortable answering them. Dan has since disappeared. Since then I talked with siding contractors who told me it's not a good idea to try and replace random cedar siding boards that are warped and brittle. This is because boards adjacent to them can get cracked in the process. Dan talks about having been in the construction industry for 30 years. He told me his background is actually as a plumbing He shouldn't have bothered to come over in the first place if he and doesn't have the knowledge about the work he wants to propose. I think Maka is more about doing Kitchens and Baths remodeling. That's different than doing repairs that relate to a home's construction. And it's interesting that he disappeared when I asked him about warranty and subcontractor information. For all I know, the subcontractor could have bad reviews. But he didn't even give me their name. And why doesn't Dan want to warranty his work? Another thing to be aware of is when first calling Maka, Brian, who works in the office, told me for $199 they'll do computerized design of the project, basically something similar to blueprints. He said you can have that even if you don't hire them to do the work. I brought this up to Dan when he first came over and he said "the $199 is my fee for coming over, I wasn't getting paid before I started charging that." So, two different stories on the $199. So, Dan got paid $199 for coming over and disappearing without providing a thorough estimate. I feel ripped off. Consider Smardbuild.

The work they performed was BEAUTIFUL and we LOVE everything. Dan made several suggestions that I have to admit I was worried about, but he was RIGHT, every time!
