    I used The Agency twice in December 2019 (as the buyer) and July 2020 (seller). I represented…read moremyself in the purchase as I am a licensed real estate broker in a foreclosure purchase of a very nice home. It was a complicated purchase so it took a while as foreclosures have no disclosures and it was a hillside property so there were numerous inspections involving engineers, consultants and more. As the buyer, you are pitted against the selling agent because you wanted to get the best deal. Well, Austin Brunkhorst from The Agency couldn't have been better to deal with. He was always professional during tense periods which including dealing with negotiations with the banks and inspectors. Alex Brunkhorst was also part of the my transaction in July 2020 and was amazing to work with. One transaction was 7 figures (more than double the other) and the other was 6 figures, and they treated both with equal care. So when I had to sell my house months later, even though I had originally considered other agencies, one that specialized in modern homes, I changed my mind and chose Austin because of his temperament and how he handled everything. His sister Alex Brunkhorst was also involved and she was amazing as well. He also referred the title company, and I was happy with them as well. I'm a broker, but I don't work in the market regularly. Our house that we were selling was not a regular house, but a house (tear down) with approved plans. The market was a pandemic market, which was unpredictable, and seemingly great for houses ready to go, and not so great for ours. Developers were hot to buy our house at a discount. An owner/user MIGHT want our house at the price we wanted, but there weren't a lot of people who wanted to take on a project. His team helped us figure out pricing, photography and more. We listed the house Monday night and had a full price cash offer Thursday. We had back up offers in case the first offer fell through. COVID delayed closing because the city was slow with the title report but it was still as smooth as it could be. I look at the low ratings for the Agency and want to say that the Agency is big. Obviously there are excellent, average and mediocre agents everywhere. I kept in touch with Austin after they sold me my house. You just have to find and pick the right agent for you. I have referred the Agency to two of my neighbors already.

Mike Bary needed to involve a third party, Figure8 (who was lovely and did a fantastic job securing tenants and managing the property), to finally secure tenants. Mike Bary included a clause in the lease agreement that he would be owed 4% of the sale price if the tenants purchased the property, which they eventually did. We foolishly signed this contract giving 4% of the value of our home to Mike Bary for simply making an introduction to tenant. Our real estate attorney noted that he had never seen such a large commission for simply making an introduction to a buyer in his many years of practicing. We would never work with Mike Bary or The Agency in a real estate transaction in the future.

    Caution/beware - I cannot state this strongly enough, I do not recommend working with agent Amara…read more"Amy" Khan at Rodeo Realty. In my experience this individual was a dishonest, rude, negligent, incompetent, pathological liar. During my transaction, Amy told us she was an accredited interior decorator to sell her alleged professional decorating services because as a pro decorator she gets Design Rates at the stores...all lies. She also tried to sell us insurance...told us she's a licensed insurance agent too?? We didn't go for that. Anyway, Amy took measurements wrong 4 times (in person and from a floor plan), and then misappropriated the money we paid her to buy furniture that didn't fit, used our money to fund her "other businesses" (She texted me this when I asked for a refund and she didn't have the money to pay back), wouldn't refund our balance, provide receipts, or delivery tracking. For 6 weeks. I fiiiiinally got our money back - but only after she admitted in text what she did and I told her I was going to the police to have her arrested for Misappropriation of funds, financial abuse, and go to the News, report her to Zillow, the DRE, the CAR, etc. I asked another party on our deal if he knew Amy Kahn was so unscrupulous and he called her boss Scott Goshorn. Only then did Amy start responding again after going radio silent. She finally Zelle'd my money back from different accounts over the course of the day. Amy Con also left the country with our keys and garage opener for 2 weeks, then finally sent some random guy in flip flops to return them. Yelled at me any time I asked for furniture receipts, our keys, our money or didn't respond at all. The vendors (inspector, alleged contractor, handyman) Amy referred were shoddy and unprofessional at best. She also FAILED to set a follow-up HVAC inspection per the original Inspection Report which could potentially trigger Errors and Omissions. Also, I have text message evidence to back up everything stated in this post so don't try me - unless you want me to post them. And in case you're wondering, the only reason I did not go to the police is because Amy Con finally returned our money she tried to steal although she has not paid client refund credits from purchases. She doesn't seem to grasp that is theft, and that Misappropriation of client funds is illegal. Filing a police report for that now. I still don't have any emails with the furniture order correspondence or receipts as promised several times. She becomes unhinged any time I request this information. This should be provided to a client as a matter of operation - it shouldn't even need to be requested, let alone several times over 6 weeks. She is a liar and a thief. This is not the conduct expected from a licensed real estate agent, especially from a known company like Rodeo Realty.

I raised these concerns, but felt that these agents closed ranks rather than working in good faith to resolve the issue. In my opinion, this was not ethical representation. I strongly encourage buyers to proceed with caution or look for agents elsewhere in Beverly Hills who will prioritize transparency and client advocacy. Perhaps he has gained more…read moreexperience since then, but at the time, his negligence and attitude made the process unnecessarily difficult. While he presents himself as having 30-35 years of real estate experience, much of that appears to stem from flipping foreclosure homes rather than representing residential buyers. During the purchase, he was unable to provide the level of guidance or organization required, especially for a deal with a short escrow period. Some basic responsibilities, such as scheduling inspections, were left to me. He even left town during a critical window and only returned after I raised concerns. Toward the end, when questions arose about overlooked tasks, he became defensive rather than constructive and seemed unfamiliar with much of the standard paperwork. In hindsight, I likely should have ended the relationship sooner, but as a first-time buyer, I was advised to stay the course. I now see that decision led to more complications. He should not have been assigned to a time-sensitive transaction, and it's clear he needed more training and oversight from his brokerage, Rodeo Realty. Even after closing, issues persisted. For example, I had to retrieve my own keys from the listing agency. Ultimately, I handled many aspects of the process that should have been managed by my agent. This experience would have gone far more smoothly with someone more experienced or better supported.

The regional manager, Clinton Gibson, openly stated that long-term residents and people who have personal or family connections with management or on-site staff receive preferential treatment and are allowed to break building and city rules. Instead of addressing serious sanitation and safety issues, management has tried to intimidate me for reporting violations. Problems are ignored, rules are not enforced equally, and tenants who speak up are pressured rather than supported. I would not recommend renting from this company.

I've lived here a year and the management will just skip trash days at random. Sometimes it's because of a holiday, but sometimes it's just at random. So the dumpster area piles up into a beyond-disgusting mess. I've communicated about it with them a million times and there's no change. As I write this, they skipped the last two weeks of trash. The whole dumpster area is overflowing with garbage and they just tried to blame it on "the neighborhood." Then there was a full 3 months last year where the front building door just didn't lock. Anyone could straight up walk in and someone did: someone broke in to a unit and started a fire, and it still took management 2 months to fix it. Other tenants I've talked to say they've had issues with repairs not getting fixed. They ghost on emails and when they do respond they gaslight, avoid accountability, and delay delay delay.
