For the 10+ years that I have…read moreresided on their property the treatment that I have received has been disheartening to some extent, especially when I have seen and felt as if others have received different treatment based on preference. Most recently, my vehicle was broken into while on the property's video camera surveyed parking lot. Upon learning my vehicle was vandalized, I reached out to the management office and when I was unable to get in touch with someone, I contacted the Super of the building. Although he is limited in his ability to do much because this event was outside of his specialty, the way in which he handled the situation and what was within his control was completely unacceptable and felt extremely bias. As stated, I have lived on the property for many years, therefore, I am pleased with my co-op, however, I am not as satisfied with the service, empathy, and understanding that has been shown or lack thereof to a resident, let alone one who has loyally being residing on their property for as many years as I have been.

Every time, a wake of destruction is left, followed by the subsequent repairs/repainting/etc., which takes days. BTW, we don't even have our new super living on-site yet, though he was hired and began many months ago. Meanwhile, I was on the phone with the emergency operator forever, as she was absolutely slow as molasses. It is very late, and heaven knows when someone will get here. I am disgusted and furious.

I don't understand these other reviews, except to say that they must be by people who have a grudge. How can someone who lives in Florida live in building NYC? I looked up 710 and it is a co-op, so the management company is not who you would call. You would talk to the super first. They have always been very responsive to calls. The daily management of a building is left the supers of all co-ops, with the co-op boards making guided decisions about the funds and making other decisions about facilities. Maintenance of most buildings is usually managed buy the superintendents, and ours have always been great. We have had mostly incremental assessments over the time I have lived in the building, with the big ones to be expected of a pre-war building. A friend who is a real estate broker said that he is relieved when a building is managed by Blue Woods because he knows that the sale will go smoothly. While I have mostly dealt with the founder, our building is managed by Steve Wilson, and remains one of the best managed buildings in the neighborhood.

During the 3 years that BW managed my building - they took very little responsibility for the upkeep of the bldg (daily and preventative maintenance), mismanaged our funds, and had no concept of how to leverage basic technology (i.e. email management)... I would not recommend them!!

ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

I don't even know where to start…read more I've rented 5 different commercial spaces in my life, and nothing even came close to the horrid experience I had with RPM. First of all, the building I was in (219 Westchester Ave, Port Chester NY) was severely neglected. Things would break every other week, the elevator was a deathtrap, the heat only worked when it felt like it, the intercom was barely functional, and the list goes on & on. One time one of my neighbors' clients got trapped in the elevator for 30 minutes. She was screaming & panicking & everything. Super crazy situation. The company knew these things and dragged their feet as much as possible with solutions, which was very aggravating. Secondly when I moved into the space, much like the building itself, the space was in terrible condition. The walls had chipped paint everywhere, there were stains on the ceiling tiles & many more things were wrong with it. I reached out to the landlord about redoing these things and asked if he'd cover it (mainly the painting). His response was he'd give me a $500 concession to do the work, which for an 900 sqft space is very, very low. I denied and asked for more, in which he said "Instead of a concession you can just paint it now and then leave it that way when you leave, so that saves you from painting again." I agreed to this, painted the walls and later replaced the ceiling tiles (my tiles were a modern, sleek looking black ones). When the lease expired, he attempted to charge me to replace my tiles with white ones again, taking the money from my security deposit. I refused this, stating that I had permission to do the swap and there was no damage to the panels, it was just his personal preference. In response, RPM came up with an absolutely insane list of deductions for the space, somehow magically totaling $4,000, the entirety of my security deposit. Photos are attached showing this exchange. The funniest part is they charged me $2,806 for repainting, but would only offer me a $500 concession to do the work myself. That in my opinion speaks volumes on the ethics of RPM. Maybe even funnier than that is they still have the photos from my paint job and ceiling listed in their official renting photos on loopnet, despite ALL THIS MONEY they spent refurbishing the space. My advice: if you see anything represented by RPM Westchester, run for the hills. Also if you're already doing business with them, document everything. EVERYTHING. Paperwork & photos are necessary against a company like this. Lastly, if you find yourself in a similar situation as me, there are steps you can take to fight back. Do your research. There are several organizations that assist tenants in fighting back against companies like this. Some of these organizations include: - Westchester Courts where you can file claims (different monetary values need to be filed in different courts, do your research) - The NYS Attorney General's office (you can file complaints on their website) - The town / city building department (in my case, the Port Chester Code Enforcement Department) - The Westchester Consumer Protection Department - The Better Business Bureau - The Real Estate Licensing Board (NYS Dept. of State Division of Licensing) - U.S. Department of Housing and Urban Development (HUD, file under the Fair Housing Act if this applies to you) - Everything listed above, along with leaving reviews on platforms like google, yelp, zillow, apartments.com and anywhere else applicable. Do not do business with Real Property Management Westchester, or any company that behaves in this way. I filed my city court case against them a few days ago. I will update this review with the results. Last last thing, I left this same review on google, to which the owner replied threatening to charge with legal fees if I pursue this case against them. This is an intimidation tactic, as neither side is responsible for compensating legal fees in small claims. It's just another example of how this company attempted to retaliate against me and bully me into silence.

They rented my family a severely neglected, uncared…read morefor house , and expect us to live in a construction zone and a nonstop state of repairs, while paying exorbitant rent. Frank Norwood has proven himself to be: 1) Dishonest: Prior to move in, Frank emailed me confirming that all windows and doors were in proper working order. (This was required in order to sign the lease). On my date of move-in, the front door lock did not work. In fact, it wasn't even installed properly, delaying our move-in by 3 days and causing us to have to stay at an AirBnB. 2) Unprofessional: It takes Frank DAYS to respond to respond to repair requests--there's always an excuse, and this applies any repairs--major or minor. 3) Irresponsible: Franks accepts ZERO responsibility/accountability for allowing health and safety hazards to go unresolved. 4) Lazy: There have been many issues with this home that if Frank would have taken the time, he would have found them and (hopefully) addressed them before renting the home and allowing a family to move in. Example: Frank didn't bother to note that this home has a septic tank (DUH- if there are no sewers on the road, then there's septic!). The septic backed up because it hadn't been pumped in 10-15 years, which led to a massive repair/construction. A little effort would have gone a long way. Frank consistently schedules appointments with vendors that either do not show up or show up very late; I've had to take personal time from work and rearrange my work and family schedules because the "property manager" has no regard for our time or convenience. RPM Westchester has breached the covenant of quiet enjoyment five times in the six months I have been here. They have zero regard for the noise going on for days at a time and how it disrupts our working and going to school from home arrangements. There are still a handful of repairs that have not been addressed since moving in; I have literally been forced, via non-action on the part of RPM Westchester, to hire contractors to address these issues. I signed a there year lease because I planned on staying here that long, but RPM Westchester has made that impossible. Upon receiving notification that I would be making repairs and deducting costs from the rent, I've received a barrage of emails from Frank that easily amount to harassment. I've made a formal complaint with the Board of Realtors and am looking at the reality of filing for constructive eviction and taking court action Doing Business with RPM Westchester (and especially Frank Norwood) has been nothing but I nightmare, and I recommend that anyone reading this take their housing needs anywhere else. I'd like to take a moment to share that Veronica is perfectly lovely and I believe she is the absolute best part of RPM Westchester :)

We were moving from 2-3 hours away and weren't told that we would most likely be paying a "brokerage fee" to this company. That is what aggravates me as they do virtually nothing. They showed us a handful of apartments, we picked one within an hour and they charged us first months rent. That's criminal. The apartment we picked we were told might have some construction...yeah...it turned into the landlord trying to add additional rooms and long story short we were without cooking gas for 4 months. In addition, they were pretty vague regarding the parking situation in town and how you can really only park on half of the streets during certain times. Lastly, the agent (name I am leaving out on purpose) showed up drunk on the day we needed to pick up the key. Not very professional. They stay in business because they have a monopoly on the listings. They don't even put them up online. No pictures, nothing. Good Luck.

So much so, I recommended her to my old college roommate who was looking to find a place in Tarrytown. I wish this story had a happy ending. Instead it has an embarrassing one for me, for my former roommate and her boyfriend and I would hope for Tarrytown Real Estate. She had a bad experience with another broker there and when she walked in to meet Gail, the other broker bitched her out in a very unprofessional way. I am mortified that I unknowingly set her up to be treated like that. It makes me want to run screaming back to Brooklyn where you don't have to deal with small town meanness like this.
