My experience with Emerald Escrow was like riding a horrible rollercoaster with no ending. This was a stressful transaction due to the company's lack of execution with respect to closing quickly as the property they serviced for me needed to close within 2 weeks. The completion of the escrow summary and closing disclosures were extremely delayed because the company "doesn't provide an estimate until they receive the buyer's loan documents". Mind you, I received full DU Approval prior to placing my offer. In addition, they charge a ridiculous settlement service fee of $2,042.50 in addition to several other inflated charges. What upset me the most is that I received the wrong set of initial instructions when wiring my funds as the escrow officer provided the wrong institution name and address over the phone which caused my wire to be returned. When I conveyed the wire-return issue, the escrow officer told me to address the wire to the appropriate institution and then wire went through successfully. My bank charged me a $30 wire transfer fee twice due to the escrow officers incorrect instructions. I kindly asked the President & Escrow officer to return my funds but to no avail would she acknowledge her employees mistake or refund my money. The prior reviews are probably based off transactions that are lengthy. If you're working on a transaction that needs to close quick, my advice is to proceed with caution or look elsewhere. read more

Horrible escrow company. We've worked with at least a dozen and this is one of the most incompetent escrow companies we've dealt with. Lots of mistakes and very little communication. In fact, they never communicated they didn't receive the buyer's deposit and the buyer ended up canceling 10 days before the close of escrow. Perhaps it's not incompetence and instead they have a relationship with the buyer (an investment company that offers cash for homes). Everything they've verbally told me has been incorrect and retracted multiple times. I've escalated to Lawyers Title, the company who owned Emerald, and while they seem "concerned" about what has transpired, there's not much action. Super shady. Beware. read more

We used Emerald for our Small Business acquisition. This included an SBA lender. The process with the lender was long (10 months!) and crazy unfortunately, but Emerald stuck it out with us. I got to work with Teri, Jen, and our notary was Isabel. From the outset everything was pretty normal. The ladies gave instructions and requested items- pretty cut & dry. Teri always answered my emails quicker and more in depth than my own lender did. What really put the icing on the cake was the closing. Teri stayed up all night auditing our loan docs so we could quickly get things turned around. She scheduled the notary next day. She took the time to explain the things I was signing and made sure I understood the process. I feel like she was dedicated to making sure the process was personal and time efficient. Teri called me on the phone and said "we did it girl, you are there!" And I was so relieved to hear that. All in all we had a good time and the job got done. Everything was great until escrow closed and I kept waiting to receive the recorded deed. After about 3 weeks I emailed them to request the copy. No response to the email. A few days later I called the office. The person who answered listened to my concern, told me to hold on, then transferred me to the recording of someone else. I left a message and STILL have not received a response. So ... once that escrow closes, they are completely done with you. read more

Unprofessional is an understatement. Shannon Noah was our escrow officer and she made mistakes on our legal paperwork (one which led us to pay the WRONG taxes). We caught them, brought it to her attention, and waited for updates. It was a struggle getting any clarification or answer from Shannon. In the end I finally got her on the phone where she was completely unapologetic and patronizing. I was so fed up I told her at one point I didn't appreciate her attitude and she completely disregarded me. Horrible, horrible experience.
