First time buyers beware and stay away. I would NOT recommend this company for first time buyers…read moreor veterans . Agents here seem to lack ethical practices and are only focused on themselves. My agent from this company seem to have a conflict of interest during my home buying experience. Talked up a big game but failed to deliver. Everything fell apart after the appraisal. I consulted with other agents and they seemed to agree with appraisal(this was after the fact). My agent from this company kept bashing the appraiser and telling me that he didn't know what he was doing. I believe the conflict of interest arose when my agent was planning on selling other condos in the same complex. I felt like my agent was on the sellers side trying to show me comps that weren't even comparable. Then when I asked for simple updates like a new dishwasher and for them to clean the vents my agent made it seem like I was crazy for even asking. I was also led to believe that I was going to have 2 parking spaces which I confirmed with my agent multiple times to only find out the day of closing there was only 1. The final walk through was a nightmare because my agent kept telling me that he had somewhere to be and wanted to speed things along. And the best deal he could get me was $5,000 over the appraisal. So now I have negative equity. I spoke to another agent and I found that I wouldn't be able to sell it for what I bought it for unless I update the appliances and a few other things. So if you want sloppy agents here is where you will find them. I waited about 30 days to give this review so I could be fair and impartial. My agent was knowledgeable but it wasn't for my best interest. Again if you are first time buyer I or veteran I recommend you look elsewhere.

He has a young daughter he brings along to his less formal showings, and enlists the aid of his business partner and relative if he anticipates himself being late. Very reasonable person who's easy to reach outside expected hours when it stands to his profit. On that note, as a condo landlord (I love that he didn't want to go month-to-month since it was 'harder to find people during the holidays" but the unit's still empty and we're fast approaching the time I would've liked to move out), it was easy from his position to undercut the other listings, but he was pretty unreliable in terms of timely response on SOPs.

The process of purchasing my first home was seamless and affordable. Tim Henderson and Giulianna were very patient with me and the market. Nate and the 12:45 Team were absolute Rock Stars when it came to selling our house. The level of…read moreprofessionalism exhibited by each and every member of the team is unmatched in my opinion. In short, our house sold in 3 weeks which is far better than similar properties in our area and at close to list price which again is better than the average return on similar properties in the Leesburg market. As I stated before the level of service demonstrated was unmatched but it was the little things that really separated the 12:45 Team from the masses. They anticipated all of our concerns prior to them being obvious to us while their expertise of the market allowed them to price our house at the appropriate level. In my estimation, what really set the 12:45 Team apart was how every member of the team exhibited the same level of service, expertise and professionalism as the last. We are starting to work with the team on finding our new home and their level of expertise and service on the Buyer Side is as impressive as it was on the Seller Side. Finally, I was so impressed with the 12:45 Team, that I decided to leave the Private Sector and become a member of this high achieving team who works together to exceed expectations while helping people with one of the most important financial decisions they will ever make. I truly wanted to be a part of what they are building and if that isn't a testament to the 12:45 Team then I don't know what is.

We needed to move for work and had to leave the place we were renting before our lease was up. To avoid paying further rent, we needed to find a new tenant. After looking for a month, with only one showing while we were there, we needed to officially move. We wouldn't have anyone in the area to show the place to prospective tenants. We contacted Marc to assist us with showing the place. Marc happily accepted and did much more than simply show the place. He also marketed the place, worked with our difficult landlord to get important things done to improve the rent-ability of the apartment, and also providing regular communication of what was going on. This turned a painful process into a painless one. This was all happening as the coronavirus pandemic started. Marc still continued to provide excellent service, taking appropriate precautions, during the pandemic. (a time when some would have thrown in the towel) While we weren't lucky enough to find a tenant that would meet the high financial standards (750+ credit rating, and high income) of our prior landlord, the effort Marc put in was exceptional. Since we didn't find a tenant, he ended up doing this all for free! He deserves something in return as he is a pleasure to do business with, so I'm writing this review so that everyone can know what my experience was like and that I highly recommend him. In short, give him a call. You will be glad you did!
