Lori was not the real estate agent representing me during my purchase, so this review may not reflect her professional abilities; however, Lori did assign to me two of her agents who overall did not perform in the most professional manner. Melanie Brooks & Ann Kennedy were assigned to me by Lori. My recommendation to future home buyers is this: IF you are a seasoned home buyer, experienced with the home buying process in general, and the California experience in particular, you might be alright with these two realtors. Definitely bargain on the sales commission. IF you are a first-time home buyer, I would definitely recommend you avoid these two agents like the plague. Why ? They are not confident in what they are doing. Although they are licensed by the State of California to "represent" clients, neither one possesses the experience to safely guide the client through the purchase process with making noticeable mistakes. The major mistake I experienced with Melanie and Ann is their lack of follow-thru. As one might expect in a home purchase, presenting the contract can be a detailed-process. I purchased in an HOA community. I specifically asked about receiving a hard-copy of the HOA Covenants, and Ann told me "Sure ... " and have I seen a hard copy yet? No. Ann and Melanie are not detail oriented people; therefore, mistakes end up being made that only an experienced home buyer will notice and correct. One misleading statement that Ann kept repeating was how the house locks would be re-keyed for "free" by the home warranty company Collins Realty apparently uses for it's clients. This statement is a blatant lie. There is nothing "free" with the home warranty company. To have the locks re-keyed, it will cost the new homeowner $75. This may not sound like much, but is way more than "free." When I pay 3% to Collins Realty for representing me in a home purchase, I expect clarity throughout the entire transaction. During the contract development for the offer, I made it clear to Melanie and Ann that I did not want the furniture left in the garage or the outside "Rubbermaid" storage locker on the side of the house. When I did my walk-thru the day after signing the paperwork, I mentioned this to Melanie, and when I took possession of the house, lo and behold, there was the exact same furniture sitting in the garage and outside the house. So folks, like I said, Ann and Melanie are licensed realtors; however, you get what you pay for. They tend to say one thing, and do something else. If you are an experienced house buyer, you might do alright. Yet, if you are a first-time home buyer ... Mmm, I would definitely interview other agents before you decide on these two. The mortgage broker experience, referred to by Lori Collins, was with Angela Monk at Cross Country Mortgage. That, my friends, will be for another review.

This has been an extremely frustrating and unacceptable experience from the start. We were…read morepressured into moving in 15 days earlier than our planned move-in date, yet the property was clearly not ready. It has now been over 40 days since we moved in, and we still have not been provided a gate code. While we were given a remote, that is not a reliable or sufficient form of access. I have already been locked out of the property and had to wait over an hour for someone to let me in because I did not have the remote on me. This is not just inconvenient--it is a basic access and safety issue. A gate code is a fundamental necessity and should have been provided prior to move-in, especially given that we were asked to move in early. The lack of urgency to resolve something this simple is extremely concerning. On top of that, communication has been consistently poor. There are no proactive updates, and we are forced to repeatedly follow up just to get basic information, with little to no resolution. At this point, it reflects a serious lack of organization, professionalism, and regard for tenants. If this is how basic issues are handled, it raises major concerns about how more serious matters would be addressed. I would strongly caution anyone considering renting through this company. This situation should never have been allowed to go on this long, and I expect immediate action to resolve it.

OMG- WHERE TO START????????????? I've been dealing with this management company since January 2021 but i've lived in the apartment since 2013. Did they reach out to me for information on the old building quirks or neighbor issues? NO. I'm constantly surprised by their inept unprofessionalism. Thalia has definitely given vindictive attitude through email responses and James likes to "mansplain". College Freshman could organize and follow-through with more satisfactory results than these grown folks receiving a paycheck. ~They (and/or owners) closed PGE account because they didn't know there were 2 meters with same address- MINE and the communal electricity meter (outdoor lights, communal basement, etc). ~They (and/or owners ) weren't paying the water and I was given FINAL NOTICE by municipal district. These 2 issues were resolved quickly. ... HOWEVER- currently I'm dealing with construction in the front of building that has taken away steps to front porch- I AM NOW REQUIRED TO TRESPASS THROUGH NEIGHBOR'S PROPERTY TO ACCESS MY HOME. The original notice for retaining wall repair was hand delivered and taped to front door with start date 3/23/22, ending 3/31/22 (this is how they communicate- taping paper to doors in 2022). TRINITY MANAGEMENT gave no notice for my front access to be removed and most definitely didn't notify neighbor's who now have multiple people all day trespassing through their property.. The construction started on 3/28/22 and is still going on WITH NO END IN SIGHT. We have not received any updated notice for timeline from TRINITY MANAGEMENT (Thalia, James, Shanna- HELLO??? ). ~Our 4-unit cluster mailbox has been burglarized and damaged 3 times since Dec, but Thalia and James don't think it's an issue. ~I've received texts and emails giving me notice that my unit is going to be viewed by potential renters BUT MY UNIT IS NOT AVAILABLE FOR RENT. ~I've received text regarding cannabis being grown on the property and Trinity has apparently called Police Dept for this. I do not grow cannabis and was shocked a text message is how they handle the situation. KEEP IT CLASSY. I have dealt with Shana Cummings, James, TJ and Tony and a few others and it's like playing the game telephone in kindergarten. I've never known of a business operating in such a way that if the owner (Cummings) gets in her feelings about tenants that she blocks them from paying rent or even communicating to the staff. It absolutely funny to me that she didn't take the time to handle on going issues or even respond but as soon as you state facts on her lack of business handling she got time. This business is a joke RUN RUN RUN..... but as property owners if u don't care and just want rent collectors then I guess this is a business for you!

I've been dealing with this property management for four years…read more I hate them I wouldn't wish this treatment on my worst enemies First they moved us into an uninhabitable home with no heat the windows were not up to code the stairs were broken the locks didn't work the water pressure was horrible and the plumbing was bad When I brought this to their attention Michelle the lady at the front desk was very rude as usual she told me that we should flush between poops?!# I was flabbergasted no your toilets should flush because that's what they are made for So many things happened as a result of their negligence my sister ended up in the hospital from falling down on the broken stairs my house was robbed all my property had been stolen and the burglars were able to get in due to the faulty locks The property down stairs from us was infested with rodents that would come up to our place During one of the coldest winters we had to endure without heat and with broken windows Enough was enough i hired a lawyer to go over my options he suggested I sue for my sisters medical bills and the lost of our property but me not wanting to be confrontational and have this long drawn out situation I struck a deal with the property management to move us into a habitable place and transfer our security deposit over and give us the new place at a reduced rate Sounds fair right Wrong almost immediately they started to back out on there end of the deal they didn't give us our full deposit back and we still had to pay more for the deposit on the new place Once the new lease was signed they immediately raised the rent after we moved in (no rent control in Vallejo) the neighborhood is so bad there are homeless people hanging out on the side of our house talking about crack all the time all we hear is gun shots and police sirens all day and night and I think the women sell their bodies up the block from our house The new place has mold every where but the property management said there is no such thing as mold (what planet do these people come from) water leaks from the pipes through the ceiling in my room over my bed I have video proof but they say I must be mistaken I could go on but I won't just say no to Cirimele Property management signing a lease with them is like signing a deal with the devil himself they will be rude and condescending and take your money with out blinking these are truly slum landlords

I will clarify and add that Krystle DM'd me because she has no idea which property I'm writing about...It says a lot about how her company is run. "Hi Me Y. We're trying to figure out who you are so we can understand where we went so wrong with servicing you and your properties. Thank you, Krystle Karimian, CEO Krystle Properties sales@krystleproperties.com 707-342-2290" Since you asked: These are some of the issues we faced and why we fired you the first month: 1. The building had so many keys in such a disorder that we had to go unit by unit to confirm that it was the correct key. This included front and back doors, mailbox keys, basement keys, and excess storage keys, so you can imagine the mess. The labels were tangled and some had become wet and therefore couldn't be read. Key labeling may seem insignificant but when there is an emergency and you need to access a unit, garage, etc. it becomes very important. 2. The maintenance on the property was horrific. The tenants explained that the yard had been left unmaintained throughout their tenure which made it difficult for them to access their units, storage, garbage, garages, etc. Why, Krystle? This lowers the rent you can get on a location and will cost only $100-$500/mo for a reliable gardening service. That's nothing when you are considering this is a commercial property. Why wouldn't you explain that to an owner to HELP THEM? 3. The windows in many of the units had been painted shut and were therefore inoperable. (Some of the tenants liked this as it allowed them to hotbox more effectively. LOL. ) This is a fire hazard along with something that lowers the property value, since people want a home that functions properly. 4. The backdoor screens were all broken. EVERY ONE. Either the latches didn't work, they were bent and didn't close properly, or the screens had holes (from the cats and dogs), making them nonfunctional. This contributed to the "cheap" vibe and was an easily fixable annoyance. 5. Rentable space. There were garages and storage areas that were not being rented. Why? This represented a +5% increase in property income, which almost paid for Krystle's services. Why wouldn't you mention that to the owner? It would have been nice to have your services covered in the increased rent. 6. This building is in a highly desirable location and rents were 20-50% under-market, with NO CHANGES TO THE BUILDING and, at the time, no rent control. Why, Krystle? I started bumping rents the first year and couldn't believe how quickly the units rented. It is now a VERY profitable building, largely because YOUR TEAM DIDN'T EXPLAIN TO THE OWNER THAT HE HAD A GOLDMINE. It just needed tidying, good maintenance, and some aesthetics. 7. ALL the tenants hated your team. They didn't like the $50 charges for things like replacing batteries. (I have smoke alarms checked 2x a year as a standard part of maintenance and safety.) The tenants felt disrespected and ignored. They knew how nice the property could be but felt mentioning anything to you or your team would NOT result in anything being fixed. Here is my original review, for those interested, and I've attached a photo of my previous review and their other location where there is much more information: "Ugghhh. Just started looking for a PM for our Benicia property. Be forewarned that a MAJOR reason Vallejo's properties aren't in "above the rent a crack dealer can afford" is due to Krystle Properties management philosophy. (This comment was said to me by a tenant as an explanation for the condition of the property when I purchased a residential commercial property managed by Krystle Properties.) After speaking with my new tenant community, one of the first things I did was fire Krystle. That year I raised the rents 20%, fixed the broken screens, hired a gardener, and fixed the unsightly repairs done by her "team", and began to build a plan for the property to shine. The results speak for themselves... The Cap Rate went from 7% to 25% in 5 yrs. Yes, I'm not kidding about how badly marketed and managed this place was!!! Given they'd been managing it for +6 years, they also cost the seller $X00,000 during the sale, since Cap Rates drive commercial property pricing. If you are considering a PM for your rental, understand that KPM thinks all potential/current tenants are beneath them and will treat them as such. There are also more incentives for PMs to have turnover than to set the rental rates high enough to provide quality maintenance to attract tenants with high incomes and job security. We are going into a deep recession. You need to be VERY careful with who you choose to partner with during this coming era."
