I went to Victorium Legal firm over two years ago and they duped me out of 25K. Ronald Roundy was…read morean attorney there at that time. Mike Johnson, who I understand is no longer there completely took advantage of me and my wife in our desperate situation. Turns out Johnson is not even an attorney. They took a 4K retainer fee, then continued to bill us and assigned a scam artist by the name of Ronald Roundy to handle our case. Then Roundy left the firm shortly thereafter and started his own scam. I decided to stay with him and his new venture- Guiding Legal Council. I paid him yet another retainer and have not been able to get in touch with him for two years now. He has a fake practice and office set up in Rocklin, CA. His web site is all fake and makes it look like a large firm when it is a single lawyer practice firm with fake offices all over Northern , CA. After the fact I did some additional research on Roundy, and he has had his license suspended (3) times for this kind of malpractice. I am sure that Victorium and Roundy planned the entire scam for their own financial benefit. Don't go near either of these two fake law firms as they are greedy snakes. I have actually gone to where he states his office is and spoken with people there and he simply gets his mail there, and "occasionally" uses a conference room. I plan on aggressively going after both of these scam artist "firms". I'm going to the California State Bar and hiring another "competent" lawyer with some ethics. Zero stars. You can't even email this clown. He reviews his own "practice" referring to "we" strive to do the best for our customers, when in fact, it's a single attorney that has been suspended multiple times working out of his house.

On August 5, Beto returned my phone call and informed me that the fire engineer was working on the required fire plans. He stated that the work would take approximately three weeks and that they expected to submit the remaining permit documents to the City of Sacramento during the first week of September 2026. We appreciated finally receiving a projected timeline and hoped the project was moving forward after 2 years since we signed the contact with them. On August 31, I sent Walter and Beto a written follow-up asking whether the fire plans were completed or close to completion and whether the project remained on schedule for submission during the first week of September. As of September 2, we have received no response to that email. We have also made multiple phone calls attempting to obtain an update, but have been unable to reach anyone. We understand that the first week of September has not yet ended, so we are still giving the company the opportunity to complete the submission within the timeline they provided. After nearly two years of delays, we sincerely hope they will follow through with this latest timeline and submit the remaining permit documents as promised. I will continue updating this review based on what actually happens.

We recently completed a major 20 month renovation of our home and property . We literally replaced…read moreand upgraded everything on the inside and outside of our home . We added a major outdoor kitchen structure in the backyard, all new landscaping , uplighting , fencing and the like. Each application ( request ) of the HOA , with the exception of steps and a gate on the side of the lot was approved. We completed our construction on time and within the parameters of the HOA's approval. A retroactive application was submitted for the side yard steps and it too was approved . The person who owns the home behind our property seems to have nothing better to do than to complain about any improvements others make to their properties and did so both to the city & the HOA. BTW, I'm on the Board of this same HOA. An HOA Board member inflamed the situation with the complainer as well. Rather than ask a few simple questions about our improvements the HOA sent a cease & desist letter when our project that was more than 90% complete . We then had a discussion with the Board & Project Approval group who literally couldn't figure out the side yard from the front yard. Then they wanted us to tear down and move our new replacement fence . In checking with many good ( sensible ) neighbors we determined the style of this HOA Board is just bully members into submission. They've been on the Board forever and bring very little value. We'd had enough . We met with the BPE group , they gave us an honest assessment of our options and great council about how we might proceed to protect our rights . They were also very honest about our chances of success and what the cost to us would be to retain their services . At the same time we worked with the City of Roseville to obtain a variance for our fence. BPE wrote letters to the HOA which ultimately required them to obtain council . We thought this was key . "Legal on Legal" was a game changer and necessary unfortunately to bring this matter to conclusion. The HOA insisted on measuring our structure and it was exactly the height as approved . BPE insisted that their lawyer attend the inspection along with BPE. Following this inspection and some 5 months of work with BPE, they decided to stop harassing us knowing they had nothing to take to Mediation. We feel like we received professional and realistic guidance and BPE associates were highly sensitive to our billings . They offered great council with respect to getting a win that's "good enough" and knowing when move on. I highly recommend them if your HOA is treating you unfairly and incorrectly. Randy Riggs
