We recently completed a major 20 month renovation of our home and property . We literally replaced and upgraded everything on the inside and outside of our home . We added a major outdoor kitchen structure in the backyard, all new landscaping , uplighting , fencing and the like. Each application ( request ) of the HOA , with the exception of steps and a gate on the side of the lot was approved. We completed our construction on time and within the parameters of the HOA's approval. A retroactive application was submitted for the side yard steps and it too was approved . The person who owns the home behind our property seems to have nothing better to do than to complain about any improvements others make to their properties and did so both to the city & the HOA. BTW, I'm on the Board of this same HOA. An HOA Board member inflamed the situation with the complainer as well. Rather than ask a few simple questions about our improvements the HOA sent a cease & desist letter when our project that was more than 90% complete . We then had a discussion with the Board & Project Approval group who literally couldn't figure out the side yard from the front yard. Then they wanted us to tear down and move our new replacement fence . In checking with many good ( sensible ) neighbors we determined the style of this HOA Board is just bully members into submission. They've been on the Board forever and bring very little value. We'd had enough . We met with the BPE group , they gave us an honest assessment of our options and great council about how we might proceed to protect our rights . They were also very honest about our chances of success and what the cost to us would be to retain their services . At the same time we worked with the City of Roseville to obtain a variance for our fence. BPE wrote letters to the HOA which ultimately required them to obtain council . We thought this was key . "Legal on Legal" was a game changer and necessary unfortunately to bring this matter to conclusion. The HOA insisted on measuring our structure and it was exactly the height as approved . BPE insisted that their lawyer attend the inspection along with BPE. Following this inspection and some 5 months of work with BPE, they decided to stop harassing us knowing they had nothing to take to Mediation. We feel like we received professional and realistic guidance and BPE associates were highly sensitive to our billings . They offered great council with respect to getting a win that's "good enough" and knowing when move on. I highly recommend them if your HOA is treating you unfairly and incorrectly. I had less than a week to respond to a summons that my company was being sued for over 500k + punitive damages. I called dozens of firms with no success. We found the process of dealing with this law firm to be laborious , challenging, difficult and non satisfactory. The three options for reconciling our issue were on point. However this firm could not run the ball through the end zone. They spun their wheels at our great expense. In the end, they did not provide closure. This place is a total money grab. They honestly couldn't care less about my case. After one year and $12,000 later, I am still at square one. Literally, there was nothing accomplished. They did bare minimum work. I finally had enough and decided to cut my losses. We are a small family owned business and that kind of money was crippling to us. Instead of helping us, they just added to our problems. They never took my case seriously. I had to constantly ask for an update because they just seemed to forget about us. THIEVES!!!!!!! One star is too much. This letter is to complain about poor service I recently received along with redundant and exorbitant pricing by the BPE Law Group. The fee for an eviction of a tenant from a real property was double the average in Sacramento, but I was in a situation where time gave me no alternatives. I asked the BPE lawyer named BPE for an all- inclusive quote for eviction service up through the completion when the sheriff returns possession of the property to me as property manager. BPE assured me that the quote included everything. After submitting my payment, BPE informed me he had family issues and couldn't appear in court on the scheduled day and time. BPE told me to come in and interview again with a second lawyer. I agreed under the condition I would not incur additional charges since it was BPE that couldn't meet the scheduled court date. The short trial went smoothly and in my favor but subsequently I received a bill for an addition $500. Also, the delivery of the instructions from the court to the Sheriff to inform the tenant would be yet another charge, so I did that myself. In their bill, BPE warned of a high interest penalty which would accrue monthly if the bill was not immediately paid in full. I expected a much higher level of service from BPE, and was disappointed in delays and bad attitude toward me as a customer. read more

Horrible law firm. i went to them prior to my elderly mother's passing, she had a will and also a titile deed upon death. after she passed away on 1/8/21. i contacted the office and mad an appointment and went in to sign paper on 3/5/21. they wanted a 1000.00 retailer. i was assured that everything would be taken care of. after six weeks no reply. i called the county assessor office to find that the will had not be recorded nor the deed. i call to complain about attorney Ben Eagleston and spoke to Keith Dunningan this was my second time speaking to him to complain about the lack of progress and communication with Ben. Keith was distracted and disintereted in my concerns. he said that i would not have to deal with Ben Eagleston anymore he was assigning my case to Ms Jones. i have received another invoice with charges for the same things that Ben Eagleston did not do. i asked them why am i paying again for services that were not rendered. i got a call back from the billing department who informed me that Keith Dunnigan was not making any adjustments, that Ben did the work, my question is why then did MS jones bill me for the same thing. i woud not recommend this firm to anyone. they do not deserve any ratings. read more

I feel violated by the BPE Law Group. I went to them because of a recommendation from a close business associate, regarding a possible R.E. fraud case with an R.E., the R.E. mortgage company and their co-workers. I signed up for an initial one hour consult, provided documents as requested by the appointment person. Had a 30 minute consult one day, where I expressed the situation, supporting emails were requested, but were not read per the attorney (per his own admission). The next day had another 30 minute consultation in person meeting the attorney, again confirming that the documentation sent had not been reviewed, but based on my discussion and explanation, I was told that we may have a case at a future time, but not at the time of the consult. The attorney said if I retained him for $2K, he would work on my case, but nothing could be done at the moment, we needed to wait for the authorities and governing agencies to act. Based on this information and his advise I decided to wait. I had not retained the attorney, and did not ask him to proceed any further, I told the receptionist as I was leaving, that based on our discussion, I would not be retaining the attorney. When I left the BPE office on 12/31 I had paid for the one hour consult, received a one hour consult, and did not retain the attorney. And he had expressed numerous times he had not gone through the emails sent him, (requested during the one hour appointment set-up). So if not retained why would the attorney examine emails. If I had agreed ONLY to a one hour consult, why would an attorney proceed further without my authorization, or being retained. The assigned attorney I was to have the initial consult with, was changed a number of times, finally getting an associate attorney that would be in 12/30/2019. I did not have a preference, but I was quoted one price and later learned associate attorney's hourly rates differ. I received a phone call from the receptionist one week later asking if I was going to retain the attorney, I said no. She proceeded to tell me that the attorney had spent hours on my case, something he could not have done, since on 12/31 he told me he had not read the documentation I provided, why would he do so after I left, and he had not been retained, and the paperwork I was given to sign along with the requested $2,000.00 to retain him, to move forward with the case; (when he clearly told me on 12/31/2019) that we had no case. Why would I retain him? To me it did not make sense. When I left we agreed that should things progress further I would retain him at a future time. Why would I pay $2K to the attorney that cannot do anything for me, as he stated, so he could hold the money for me? It would be better held in a money market account. Twenty-three (23) days later I receive a bill that the attorney had spent more hours on the case. Why? How come? I did not authorize the attorney to proceed, I did not retain the attorney, I did not pay the (requested) $2,000.00 to retain him. So why am I being billed for work I did not authorize, or agree the attorney would pursue, after my one hour consultation. Clearly after my experience with the property, the RE selling the property, the mortgage broker for the property, the mortgage company, and now my one hour consult being billed as many more hours. It was truly disheartening. I am now thoroughly convinced that seeking legal assistance for a one hour consult with BPE was a big mistake. I do not see their actions as professional and perhaps there should be a warning sign in large letters saying how business is conducted at BPE. Personally I refuse to pay for work I do not authorize, and is conducted without my permission, or I am informed prior to it being conducted. . Referral to BPE was a God Send, then again, on issue (1), division of assets written out AND entered into record of court/filed......kind of a no brainer. Months go by while we were supposed to hear back from Steve and finally I get through to someone and they work on it a little but then fail to follow through. This was our very first time to see an attorney of any kinds, so we were little nervous. We were assigned with BRIAN CLARK. He listened to our situations very carefully and then explained all the choices we can make toward our future. He was very knowledgeable and answered any questions we had. We did not meet with other lawyers there, so I can't say anything about them, but out laywer Brian was great to work with. He was easy to talk to, very professional in every way. If I could give them zero stars I would... BIG talk with MAJOR delays. Numerous times Greg Wayland over promised, delayed filings and pushed things to the side. Complained several of times to the " managing attorney" whom is now the owner, Keith Dunnagan all to find out they are really good friends outside of work, so the complaint always fell by waist side . Here we are, light at the end of the tunnel and they are requesting me to make unreasonable payments for a case that is NOT over. Willing to not represent me through trial where they can obtain there unreasonable payment in full from opposing counsel. This firm has NO regard for there clients and will leaving you feeling like nothing else matters but the billable hours. read more

Very very bad Experience. I would give them a zero if I could. Steve took our case then passed it on to another attorney. They kept playing hot potato with the case. Passing it to others in house while we racked up fees. No one had a clear answer for anything we ever asked. In the end our case went from a "slam dunk win" from Steve to there are a lot of issues. "I knew his case wasn't going to have a very good chance" directly from Steve himself. This law firm is very crooked. I seen first hand when clients call in and the girl at the front desk says a lawyer isn't available because he's with a customer and the lawyer is sitting right infront of her talking to her about random stuff that's not important. read more

My experience was that they didn't explain their fee structure upfront, they didn't reveil capital gains taxes prior to negotiations and they were unprofessional. If you take the time to read all of the reviews you will find the same complaint, they don't LISTEN. No ones view point is more important to them other than their own. My daughter had an experience with a large real estate firm that we thought might be actionable. We paid Steve for his opinion on the matter. After talking with us and reviewing the material we provided, he told us the case was worth pursuing and he suggested a range of possible settlement amounts we might receive. Based on that we went forward. He required a retainer up front as BPE isn't compensated by a share of the settlement but by an hourly fee. Under this arrangement, the settlement amount doesn't impact the law firm at all. Our goal was to get the largest amount possible in the shortest time possible. It is more profitable for the lawyers when the case takes as long as possible. It requires a giant leap of faith that the document to be reviewed, the letter to be written or the phone call to be completed took as long as the bill says it did or that it was actually done at all. Immediately after we paid the initial amount, our case was turned over to Alex Munn who we have never met. Alex's hourly rate was lower than Steve's but one year into the process, it increased by 30%. Weeks, and sometimes months, went by with no word from Alex. I called and I emailed him repeatedly before I got any response regarding the status of the case. I called the office manager multiple times and she kept apologizing and saying she would deliver my message but responses were always very late and only after I beat his door down. The situation was so distressing that we called Steve about it but he refused to talk to us or to reply at all. The only things we received from BPE Law in a timely fashion were their bills. Almost two years later a very small offer came from the other side. It was less than I had paid BPE. Alex said that if we asked for more money, they would tell us to "pound sand." The alternative was to bring suit in court and when Alex told me the cost of doing that, I knew it was impossibe. I asked about the settlement numbers Steve had suggested and NOW Alex said that we didn't have a strong case and it shouldn't have been pursued. He suggested I accept the offer and he would write off the balance of the bill. Of course, I immediately asked if the award would be applied to the bill and he emphatically told me the full settlement amount would be mine. It was 75% of what I had paid them. We signed away all rights regarding this case and accepted the offer. It never occurred to me to get this in writing and I would pay dearly for my naivete. BPE received the check and held it until the court stamped and recorded the document which took another 2 1/2 months. When the check was finally ready to be sent to me, Alex advised me that "our recollections of the conversation differ." Now he claims that he said he would wiave fees after December 2012 and they kept just over half of the settlement. I received 36% of what I had paid them. I assure you I didn't misunderstand or forget any part of this conversation. This was a profitable case for BPE Law while, based on Steve's advice and Alex's failure to tell me he didn't agree, I threw thousands of dollars down a rat hole. From beginningt to end, my dealings with BPE Law have made cyrstal clear why lawyers have the reputation they do. I have never written a negative review of any business before now. read more

My husband and I were referred here by a real estate agent we know. We were less than satisfied with the attention we received and the advice we were given. The attorney we were assigned, Greg Wayland, failed to respond to emails, didn't return phone calls, and during our second conference call he wasn't prepared. He had forgotten the case, didn't know who I was, didn't remember speaking to me the first time, and I had to restate all the details once again. Greg's advice to us was to short sale our home, even though the bank was offering us a chance to reinstate the mortgage, and even after I expressed to him over and over just how devastating that would be for us. It was terrifying, but in the end we decided to trust ourselves and work with the bank. We had our mortgage reinstated, and we are current with the bank! Had we followed Greg's advice, we would be homeless. Now all we have left from BPE Law Group is the balance of their bill. My mother was an attorney, and I've always had great respect for them and the service they provide. I'm so disappointed now. We were paying a professional to help us, to be in our corner. We didn't get that at all. Shame, shame, shame. read more
