The question is, what couldn't they improve? My landlord just signed up with this company and everything from problems with communication with me as a tenant and their "creative accounting" as one other reviewer put it, has already tarnished any reputation they could build up with me. I will say that I put in a service order on their website and they had a handyman come out right away when I had a kitchen sink leak and he replaced the entire faucet, although he refused to replace the floorboard underneath the sink and clean up the mold which had accumulated under the sopping wet floorboard, claiming that there was no mold. (I find this statement fascinating, because he had no way to know if there was mold under the floorboard or not without looking for it, and obviously does not have the sensitive nose that I have as a woman.) I have refused to pay anything via their website, and insisted on mailing them a monthly check for rent and etc. If it's true that Kari pulled a gun on a tenant at one point, I would not doubt it at all. Two stars here instead of one, because of a handyman coming out right away and replacing the kitchen faucet. read more

Horrible, horrible company, they don't manage anything it takes them months to fix anything then when they "fix" something it is with equipment that is subpar and I wouldn't install even for folks in jail! Nothing but crooks if you ask me. read more

Since randomly finding the mugshot online that depicts Karie Taylor's arrest for pulling a gun on a tenant, I've been reading through these reviews and am experiencing symptoms of full-blown PTSD. I feel sick and have been unable to properly sleep or eat thinking about how common place their fucking nonsense is. Karie Taylor may have parted ways with Alex Vasquez, but if you read the reviews since the division of Elevated from Rhino it is apparent that they are the same person who practice the same bullying tactics and creative accounting. Meanwhile, Alex is trying to re-invent himself as an author, real estate, property management and marketing expert, via "invitation only" paid platform Forbes council where for a little more than $2000 annually you can "craft the narrative about yourself and your company on Forbes.com. So, the Cease and Desist letter received from Alex I posted previously which prompted removal of the original 2016 review is as valid as the fake charges that were nowhere on the fake lease I signed that Rhino had no intention of honoring. It was as valid as the information on the flyer I received on my door when I was notified that Rhino had acquired the property I was living at for the previous two years. I see I wasn't the only one to receive one of those... Before renting from Rhino or using their property management, be sure to read all the reviews on both Elevated and Rhino's Yelp, Google, and Better Business Bureau pages. On Yelp, make sure to look at the unrecommended reviews too, because it all sounds about right. For further context, see: https://rentprep.com/property-management/landlords-guide-avoid-harassment/ 10 Examples Of Landlord Harassment 1.Failing to perform maintenance tasks in a timely and responsible manner 2. Withholding amenities that were previously allowed, such as pool privileges or landscaping services 3. Notices of improper conduct that are made up or exaggerated 4. Notices of improper conduct that single out the tenant while violations from other tenants are ignored 5. Refusing to accept or otherwise acknowledge proper payment of rent 6.Entering the property without just cause or proper notice, often repeatedly 7. Creating a nuisance (like loud noise or throwing trash) that disrupts the tenant's ability to quietly enjoy the rental unit 8. Deliberate destruction of tenant's property 9. Threats of financial injury, such as reporting to a credit bureau or refusing to provide positive references to future landlords 10. Physical intimidation and threats of physical violence "Landlord harassment often happens when landlords feel like they cannot wait for proper methods to raise the rent or not renew lease agreements. Many cases happen in strict rent-controlled areas where landlords want to get rid of current, lower rent tenants in favor of higher paying newer tenants. Landlords who resort to these actions are often trying to avoid the expense of eviction and the hassle of removing a tenant in the proper, legal way. Even if the tenant is violating the lease agreement or the landlord has decided not to renew the lease agreement when it expires, there is no excuse and no valid reason for landlords to harass tenants. In NYC a landlord can even be fined somewhere between $1,000 - $10,000 for harassment." read more

Elevated Management Group - Property Management Near Me - Albuquerque, New Mexico

I have recently move to an apartment complex off of Constitution in Albuquerque, NM. Its only been about a week and half. Elevated Management has been transparent ever since I got here. Yes, moving is difficult and comes with its own challenges. Searching, signing the lease, and all the worries about the community and did I choose the right apartments. Its quiet, no smell of cigarette smoke, no bugs, neighbors are respectful. There won't be a perfect apartment complex. However, there are unfortunately some pretty bad ones in Albuquerque. The prices for apartments are Insanely high at the moment and this is due to A: Housing bubble that keeps getting bigger and B: A lot of demand & not enough space to go around. I moved at a time that Albuquerque experienced its hottest month of July on record. My place is warmer than my comfort level, but at least it cools off at night. My air comes from a swamp cooler ( surprisingly effective). Other than what is said above; The apartment is well managed. There's more pros and cons. read more

STAY AWAY FROM THIS COMPANY. The only thing this company has elevated is my cortisol and my heart rate. I scheduled an appointment to view a house, was told that the realtor Jacob Autry would get in touch with me, but he never did. When I called up to the office around our appointment time, they got him to reach out to me, and he said "I have another appointment, maybe we can reschedule." I told him I'd check my calendar. Realized I couldn't meet the next day due to work, so I tried calling him back. Several times. No response, he rejected my calls. Finally, he texted back and said "maybe we can reschedule for next week." On top of that, he was extremely rude and completely unapologetically, as if I was the one at fault. If this is how this business operates when they're showing properties, I can only imagine how they are when you're living there and need something done or fixed. I would give this place 0 stars if I could. read more

After 15 years of managing our apartments in Albuquerque, our previous property manager retired, and recommended Karie Taylor and Elevated Property Management to replace her. As out-of-town owners, we were a little anxious about the transition, but we met with Karie and were impressed with her knowledge and professionalism. Now, half a year later, it is clear that she was a good choice. We spent a couple of weeks on the property shortly after the transition to do some upgrades to one of the units ourselves (we actually enjoy that end of the business!). It gave us an opportunity to see Karie and members of her management and maintenance teams interacting with tenants on the premises. We were favorably impressed; our tenants are our customers, so treating them properly is important. Karie's team seemed very capable, personable and professional: they are a credit to her. Most repairs are handled by in-house staff, in timely fashion and at reasonable cost. For larger jobs, she has a list of reliable contractors to call on. Why choose Karie Taylor and Elevated Property management? Because Karie has put together a company that is a well-oiled and modern property management machine. Her staff are professional, capable and knowledgeable. Funds are handled accountably; electronically for owners and tenants that prefer the convenience, or by checks and paper. Their accounting software produces informative and easy-to-read owner reports, and are available online. Things seem to function very well. read more

DO NOT RENT WITH THEM!!!!!! Please read: This Karie T is a straight up criminal! https://www.abqjournal.com/2412171/apd-owner-of-abq-realty-company-pointed-gun-at-tenant.html What a scam! Please do not go with this group, if you can help it! My boyfriend and I were in a time crunch to rent a new home and Signed a lease. They will promise you everything and deliver on nothing! For example, during the viewing of the home, they told us "oh, we just turned on the AC" and "you can always call maintenance through our portal", both lies! The first night we were in, the temperature got up to 87. They made all the excuses in the world...it's a swamp cooler...leave windows cracked...there can't be any rain or humidity...and finally they said there will be a charge if we decide to have maintenance come over to inspect and they don't deem there to be anything wrong! We have 3 long haired dogs and about 4 fans set up at this point...still can't get the temperature to be in the 70s even! For the rent we pay, this is outrageous! Plus side: Since we're in a month-to-month lease (not by choice), we will be looking to move soon! 0 stars... UPDATE: we now have both toilets and bathtub/shower overflowing with feces...there is already water damage under the bathroom tiles so this issue has been around since before we moved in. This management group did absolutely nothing to fix it before moving in other tenants. We will have a lawyer friend of ours take action to return us the deposit we paid. What an absolute nightmare! read more

Elevated Management Group. The only thing they will elevate is themselves. As a tenant I quickly learned several things from this group. They do not care about the properties they manage, they do not care about the tenants, and several times have attempted to bully us. You absolutely have to read every detail of their lease before signing it. You will be surprised and what you learn. They will attempt to tell you to do something even if it is not in the lease agreement. If you call them out on their blatant violation they will threaten you by saying they will actually follow the lease next time. They want you to do everything online. They do not answer phones and only respond through emails. You file a maintenance request online and they cancel them. You ask for the emergency maintenance number and they reply "it's in the lease". You try to be professional with them and they continue to be belligerent. The only thing they are good at is their self interest in doing as little as possible for the tenant and hiding it from the property owner as their lease specifically prohibits you from contacting the owner under threat of eviction. If you are looking for a property manager for your property you can do better. Unless you like short leases and vacant property. As a tenant you should absolutely avoid this group. They will make you want to terminate your lease early just to get away from the utter lack of professionalism and arrogant demeanor. We are already looking for a new place regardless the early termination fee. Life is too short to put up with these type of people. read more

By far this is the most un-professional business i have ever seen have ever seen, due to the lack of civil communication cation. slum lords I shall say, since day one of moving in we have had multiple problems down to the water heater was leaking on the first day also with water damage to the floor and wall , and not replaced or professional cleaned , the refrigerator went out a few months later in which we lost over 300.00 in food waited almost a month for a new one which was not new , but used still have issues . then the A/C unit which was already part of the unit , have had many issues with our A C unit in which now have resulted in us having a second option on the units and the multiple maintenance employees they have sent have all seemed to not have knowledge of AC Mangement more less maintaining the units as we have had out work orders cancelled on our request as well as have the whole unit replaced as they stated and also have had a new pump replaced , now once again on the unit is 98 degrees to is unboreable also have had to purchase fans for each room so we can actually get the through the day the these days are getting hotter this elevated management is a joke , beware and DO NOT RENT FROM THIS COMPAN AS THEY ARE SLUM LORDS AND UNPROFESSIONAL AND TAKING FROM THE LESS FORTUANTE ONES WHO ARE BARLY GETTING BY AND TAKING ADVATAGE OF MANY PEOPLE SITUTATIONS read more

My girlfriend who happens to bank with Chase Bank, received and notice of a late fee dealing with this " fraudulent funds" from Elevated management group. Chase Bank has reached out to her exclaiming the check in question was in fact by legal tender backed by the bank and was not processed by Elevated in a time of manner. I would like to give my sincere heart felt thanks to Elevated Management, first and foremost to Karie Taylor the owner, she totally blew my mind, with how caring and understanding she is. I had been a victim of theif, my bank account was hacked and all my money was withdrawaled. I was past due on rent to the point of eviction. But to my surprise She helped me by referring a place that could help me pay the complete balance and saving my apartment. Any other place I have ever lived in the past would have not hesitated to evict me. I am so grateful to live in a place manage by Elevated Management. All of the staff has been the most kind, caring and professional property management company I have ever had the honor of dealing with. I would like to thank Daisi for the outstanding and caring manner. In which she treated me. Elevated sets the standard for what a property management could and should always be like. I have two college aged daughters who have rented from a few different landlords. Elevated Management was by far the worst. They were non responsive to requests for service and after moving from a spotless move in ready apartment refused to return a deposit or give a detailed list of any charges even after numerous calls and emails. The manager was abusive and I read in the local paper she pulled a gun on a client rather than fix his air conditioner. Stay away this company is the worst. read more

Terrible customer service, you have to call several times in a row to talk to someone. If you leave a message they will NEVER get back to you. I was also blamed for breaking the top of my toilet, maintenance was working on my drains and took the toilet apart. I got home and the lid was shattered with water leaking into all the rooms, mud tracked into the house from their boots and they even ruined my mop with the sewage water they were trying to clean up. I'm being charged 189$ for the replacement of the toilet.. Something I had nothing to do with, they said I was trying to fix it myself... The drain was an open hole in the ground, wtf was I going to do??? The only thing Elevated management manages to do is make their tenants unhappy read more

If you can avoid renting from this company please do so. I'm not even a month into my lease and I've had to submit multiple service request for the same issue. No one in this company is concerned about fixing any issues or reaching out to help. I have yet to get a call back from the office about general questions about moving in. I was also given wrong information about parking, I live in the corner of 2nd and Marquette (downtown) again no company is no help whatsoever. read more

They evicted me as well; stating that they have 'no reason.' adding that they bear 'no legal obligation to give a reason." They keep people month to month and then evict them when they feel like it. ***BULLY ALERT!!*** Run far from these people. From the owner, Karie Taylor, to everyone else we have had the misfortune of dealing with, they are a horrible company run by horrible people. We have never missed rent and are in good standing, but then we dared to put in maintenance requests. For example, we have EXPOSED WIRING in the kitchen next to the sink. We put in a maintenance request and THEY CANCELLED IT! Shady and illegal? You bet! They also cancelled 3 other requests. They are obviously used to taking advantage of people who can't fight back. Karie threatens tenants for absolutely no reason. Although she is well aware of the life-altering trauma our family went through prior to being in this rental property, she couldn't care less and has no problem verbally abusing us. The same is true for Cesily and Christina. We cannot wait to get away from these people. Fortunately the neighbors are very nice and they have been in communication with certain people wholly of their own accord. Heed the reviews. This company doesn't deserve your money and your tenants will be miserable. This world needs less bullies, not more. read more

There is definitely a screw loose...but don't bother with a maintenance request. I love Looney Toons but my property manager is not that entertaining. Maybe "Elevated" just means "High"? I suggest the much more accurate business name: "Who's on First? Management Group" Karie is not managing properties but she does manage to write fiction. This has been the most unprofessional property management company I have ever dealt with and the word "bizarre" keeps coming to mind when recounting our communications and my requests. Maintenance requests get modified at their discretion on the web portal when they don't respond after about a week to 10 day to say "waiting on tenant". I think it should say "waiting on tenant to die before we come do the repair" because they are not going to show up. Well, they did show up one time to finally repair the shower in the second bathroom, after asserting that they already came to repair it but didn't have the parts so it didn't get repaired. They must have sent ghosts because my cameras don't show anyone actually coming into my condo. I was fortunate enough to meet the actual owners of the property due to them storing some things at the condo I rent and they are wonderful people. Thankfully they are more than helpful or I would have to terminate my lease. Karie does not answer communications timely, doesn't answer them at all many times, answers them incompletely or in some bizarre way that has nothing to do with the issue. Then she tries to assert that I am not communicating back and not allowing maintenance people into the condo to make repairs. I can't imagine why a property manager would act so grossly negligent and purposefully fail at their job. I am left scratching my head as to what Karie is motivated to accomplish by failing on purpose. read more

Cant give them 0 stars. Electrical problems of months and no fix. I believe they were aware of the problem when I moved in. And that the problem is on going for years. I don't know why I see good reviews about this elevated management company, must be all related or something, because I had the worst experience with them. I rented one of their apartments located at Vassar Dr. NE back in Sept of 2017, I was transferring with my company from Austin and needed a temp place to stay with my family while I purchased my house. When I arrive at the place it stank like cat urine, even Lincoln, the person opening up the place for me apologized for the smell, said they had tried very hard to get it out, but just couldn't. The place was very dirty, there was cat hair all over the place, from the beds to the frig and stove and very dusty, my family and I had to go out and buy cleaning supplies and it took us about 4 hours to get the place cleaned. I complained to Karie, the person in charge and they sent me a $10 gift card and apologized for the way the place was given to me. I arrived around Sept 23 and only needed the place for a month, they would not prorate the rent for October, they had me pay the entire month, but were able to prorate the month of Sept, said they would give me the remaining balance when I moved out. When I moved out, I did not get all rent money back and they still charged me a cleaning fee, after the place was a mess when we arrived and we left the place spotless, according to Brooke, who did the final walk-through and told us there would be no charges. On top of that, Karie had the audacity to send me a text accusing me of stealing the queen size mattress and box spring from the apartment and switching it out with, according to her own words something "Picked off the side of the road" who accuses someone of doing something like that! I tried many times calling her to clear up the issue and no answer, tried several times texting her to please call me as I really needed to clear up this matter as I am not a thief, but she never replied or called me back. First of all, I would never steal something like that, I have king size beds and second, when I moved out, I went straight to an extended stay for another 2 weeks as I was waiting on the closing of my house and all my stuff was stored in a Pod, but I never was able to talk to her about it as she never got back to me. I had to even call her from a different number so I could speak to her, but she hung up on me and would not discuss the issue with me. Overall, Karie and the Elevated management group gave me very bad, unprofessional and unethical service, if you want to take your chances with them, make sure to take pictures of everything, including the mattresses and box springs, not that it's really going to help, it didn't with me, still had to pay. read more
