The backflow was so severe through the ducts there is no way it didn't backflow into the air handler unit itself. -Visible mold from water damage -Non-functioning light fixtures, power outlets which indicate electrical damage from the water and potential for fire, electrocution, and damage to personal electronics -Warped laminate floors which "bubbled" Tenants have the implied warranty of habitability, which means the landlord is responsible for ensuring the rental property is safe, sanitary, and fit for human habitation, including providing essential utilities and addressing major defects. Cayo Grande has completely failed to uphold their responsibilities under the lease. If I hadn't been dealing with the loss of my mother, and the overwhelming process of traveling and managing her estate for the last several months I would never had stated and would have sought legal action. In summation, if you like mold and mildew, a dysfunctional maintenance staff coupled with an even more inept front office, Cayo Grande is definitely for you. If not, seek other housing options.

But the worst part was that I had a neighbor who smoked marijuana 24/7, and the smell that reached my balcony was so strong that I couldn't use it, and my daughter had to stay inside the apartment without being able to go out for fresh air because of the smell. Even though I sent an email to the management, the smell continued, and nothing was done, even though it's supposedly a smoke-free zone and smoking any type of substance is prohibited. They don't follow any of the rules they that they say they will enforce. I have a stack of rules that are clearly not taken seriously based on how this place is being run. The PM is a joke and has a horrible attitude and nothing is handled professionally. There is dog feces on the grounds and I had complained to him about it. His answer was "people hide their dogs so we can't test them" even though we were charged for a dog DNA service upon move-in! They put so many rule notices out that they screwed in plastic sleeves by the front door to put them which looks so bad. Time and time again their 24 hour notices when things would be happening (water shutoff, etc.) would fall far less than 24 hours. I even called him out on it once and his reply was to check my ring camera which proved they didn't give me 24 hours notice. A few months back I encountered a very aggressive dog twice while walking my dog and reported it. Their solution was for me to call animal services the next time it tries to attack my dog and give the PM a copy of the report once I do. Young kids/teens hang out at the pool without adult supervision and trash the bathrooms, etc. The grounds are unkept and there's trash everywhere especially on the side where the majority of the families live. They've obviously lowered their standards of who they are allowing to live here now because they couldn't rent them and it certainly shows. Hopefully this review will help people from becoming a resident of this trashy place... wish I would've checked reviews before I moved in.

Maintenance items had been neglected and overlooked. The dishwasher smelled horrible and after reading other reviews people had reported the same problem for two years. The property is wonderful, just be sure to check who you rent from to make the most of your time. We've visited for almost 20 years and this was the first with problems. My rating of 3 stars is only for this visit and dealing with Vacasa as the manager of the unit.

Another option is spend everyday of your vacation waking at 4:30am to try and beat them to it to set your stuff up before they hog up the entire beach (not much of a vacation in my opinion). It never use to be that way, it's ridiculous how much beach space they take up. There's little to no room on the beach if you bring your own chairs, umbrella or tent. Regardless if you bring your own or rent from them though you're still on top of people all day it's so crowded. The actual condo itself was ok with everything we needed so there's no complaints there. It's dated and not luxurious by any means but also not the worst part of our trip. The big one however and probably the reason we will stop staying here after being a returning costumer for so many years is the same situation others have had with the parking. My family and I went to dinner our last night and upon returning to the condo's we had windows and sunroof open and I guess our parking pass blew off the dash and onto my center console without us noticing as we were getting out of the truck. We woke up the next morning to begin the task of packing and getting ready to leave only to find a cable lock on my rim. We payed a LOT of money to stay at this place for a week only to get booted in the parking lot on the last day. Had to pay another $270 bucks to get this thing off my truck so we could go home. A paying guest with a parking pass and they insult you with an almost three hundred dollar charge over a piece of paper not being on the dash. As I stated earlier, we have been coming here a long time and this has NEVER happened here before. What an insult to your guest. Don't expect anyone to help you or hear your case out either, they won't. There's no number to call on the ticket and management won't help you or give you any guidance. They just tell you they're not responsible for security and say sorry. Please learn from our experience and look elsewhere for your vacation. There's far too many options along the coast for the hard earned money you spend to come here and have a boot put on your car while piled on top of strangers on the beach all day. When I arrived on my move-in date, I was informed that the power company was giving problems turning the power back on to the unit due to the new renovation. After jumping through hoops trying to get me in the apartment, the manager arranged a hotel room for me at a nice hotel overlooking the water until the issue could be resolved. After 3 days, I was able to move in and was treated very graciously for my patience. The renovated apartment is very nice. The walls and ceilings are freshly painted in neutral colors. The floors are covered with quality composite wood flooring. The counter tops are a simulated granite and properly installed. The appliances are all stainless steel and the stove has a microwave/hood combo. the bedrooms both have ceiling fans with wireless controls. All cabinets in the bathrooms and kitchen are new as well as all sinks, toilets, tubs, and fixtures. I feel like this is the best value in the Gulf Breeze/Pensacola area. Aspen Square has done an amazing job with this property in the short time they have held it. It is a bit slim on amenities at the moment but the leasing office has informed me that they are investing in a state of the art fitness and business center. Safety is great. The Santa Rosa County Sheriff's Department and fire station are practically in the parking lot. Last of all, I must say, Amanda, Eleanor, Krysten, and Nikki are all a great asset to the property and the company.

I was convinced Sound View was the way to go because it was a 2 bed rm and 2 bath apartment for a very decent price. Sound View isn't that bad but it is on hwy 98 which means horrible traffic! Another thing is this place doesn't have very many amenities. You can opt to pay an additional $ 25 a month to have the washer & dryer in your apartment which is a decent deal. The space is great its over a 1,000 sq ft and you don't feel crammed by any means. My only qualm about this place is that you get what you pay for. I live in what the landlord mentioned to be one of the "older" apartments on the first floor. The appliances which are Roper a economic line of appliances that come with the apartment they're old and you can notice. My refridgerator would constantly leak water from its ice machine and the maintenance dept never seemed to be able to fix it correctly. The staff is courteous and the response time on work orders is great usually the same day if you make the work order request first thing in the morning. The walls are paper thin you can hear conversations from the next door tenants like you were actually there. Another thing is this place does have an insect problem, and by insects I mean the worst kind... cockoroaches. They're in your bed room, kitchen, and living room. They will "spray" your apartment with insecticide to get rid of them but it never works. You don't really have a back yard once you go out the sliding doors to your patio you face the other side of the apartment complex. The tenants around here are nice but some are young and you can hear them partying and being loud at all ours of the night and this will definitely keep you up! The complex does not have a pool, but does say they have a "sound view" people its nothing to brag about trust me. In the end you get decent sq footage and a decent price with a mediocre staff. You have no real ammenities, roaches, old appliances, old complex, bad traffic, and loud neighbors. You can do better than Sound View apartments.
