We initially began the process to get an apartment for my 80 year old grandmother and due to communications difficulties, it took us longer than expected to submit the requisite documentation to their staff. As a result, we ended up unbeknownst to us administratively forfeiting the unit we applied for and were back to square one. Technically, had she read the fine print, Cayo Grande would've been completely within their rights to tell her tough luck, and retained all of the associated fees. However...they did not. They worked with her to get her a unit that fit her needs (first floor, near the amenities, floor plan, etcetera) and ended up providing her with not just the same unit, but a better one more suited to her physical limitations. Thank you to the hard-working and delightful ladies of the Cayo Grande by Miller Frishman staff - Sarah, Brittany, and Debbie - for helping my grandmother's transition to independent living a pleasant one. We're so happy we were able to get her situated into a unit that is within a mile of our home so we can assist her in a moment's notice. We couldn't have done it without you. The elevator was practically out of service for a year; it would work for a month and then be broken the next, and often it would take up to a week to fix it. I lived with my husband and our 2-year-old daughter on the 3rd floor, so you can imagine having to carry my daughter and groceries every time the elevator was broken--it was a terrible situation. But the worst part was that I had a neighbor who smoked marijuana 24/7, and the smell that reached my balcony was so strong that I couldn't use it, and my daughter had to stay inside the apartment without being able to go out for fresh air because of the smell. Even though I sent an email to the management, the smell continued, and nothing was done, even though it's supposedly a smoke-free zone and smoking any type of substance is prohibited. The rules simply weren't enforced. In short, I do not recommend it.

We found roaches during our stay, the condo was dirty upon arrival (fruit flies included), the washer and dryer smelled musty, the toilet paper holder was broken, and the patio furniture was filthy. The "fitness room" was outdated, poorly maintained, and barely qualifies as an amenity. Be prepared for extra costs and surprises. Beach chair rentals were expensive (you have to rent them daily), and the "starter kit" of supplies was of laughable quality --barely enough toilet paper or paper towels to get through the first few days, so expect to make a shopping trip almost immediately. The pool and hot tub are constantly packed-so have fun trying to find a spot to relax around that area. Avoid the stagnant standing water as well. Parking is another headache. The parking pass has to be displayed at all times or you'll get a towed, and the rules aren't communicated in a guest-friendly way. On checkout, you're expected to take out the trash and wash the dishes before leaving. While some rentals have checkout chores, it's frustrating to pay premium rates and still feel like you're doing housekeeping. Finally, if you're hoping for a relaxing day on the beach, be prepared for crowds. The beach is absolutely packed, with chairs practically on top of each other. If you don't reserve a rental, you'll need to be out there around 6a.m. to claim an unreserved spot-otherwise, you may not find any space at all. For the price, this property falls WELL short of expectations. A beachfront location can't make up for poor cleanliness, deferred maintenance, crowded conditions, and constant nickel-and-diming. We won't be returning or recommending this condo. Do yourself a favor and spend the extra few dollars and to find a nicer place to stay. 2 stars for the beach view. That's it.

The property is wonderful, just be sure to check who you rent from to make the most of your time. We've visited for almost 20 years and this was the first with problems. My rating of 3 stars is only for this visit and dealing with Vacasa as the manager of the unit.

When I arrived on my move-in date, I was informed that the power company was giving problems turning the power back on to the unit due to the new renovation. After jumping through hoops trying to get me in the apartment, the manager arranged a hotel room for me at a nice hotel overlooking the water until the issue could be resolved. After 3 days, I was able to move in and was treated very graciously for my patience. The renovated apartment is very nice. The walls and ceilings are freshly painted in neutral colors. The floors are covered with quality composite wood flooring. The counter tops are a simulated granite and properly installed. The appliances are all stainless steel and the stove has a microwave/hood combo. the bedrooms both have ceiling fans with wireless controls. All cabinets in the bathrooms and kitchen are new as well as all sinks, toilets, tubs, and fixtures. I feel like this is the best value in the Gulf Breeze/Pensacola area. Aspen Square has done an amazing job with this property in the short time they have held it. It is a bit slim on amenities at the moment but the leasing office has informed me that they are investing in a state of the art fitness and business center. Safety is great. The Santa Rosa County Sheriff's Department and fire station are practically in the parking lot. Last of all, I must say, Amanda, Eleanor, Krysten, and Nikki are all a great asset to the property and the company.

I was convinced Sound View was the way to go because it was a 2 bed rm and 2 bath apartment for a very decent price. Sound View isn't that bad but it is on hwy 98 which means horrible traffic! Another thing is this place doesn't have very many amenities. You can opt to pay an additional $ 25 a month to have the washer & dryer in your apartment which is a decent deal. The space is great its over a 1,000 sq ft and you don't feel crammed by any means. My only qualm about this place is that you get what you pay for. I live in what the landlord mentioned to be one of the "older" apartments on the first floor. The appliances which are Roper a economic line of appliances that come with the apartment they're old and you can notice. My refridgerator would constantly leak water from its ice machine and the maintenance dept never seemed to be able to fix it correctly. The staff is courteous and the response time on work orders is great usually the same day if you make the work order request first thing in the morning. The walls are paper thin you can hear conversations from the next door tenants like you were actually there. Another thing is this place does have an insect problem, and by insects I mean the worst kind... cockoroaches. They're in your bed room, kitchen, and living room. They will "spray" your apartment with insecticide to get rid of them but it never works. You don't really have a back yard once you go out the sliding doors to your patio you face the other side of the apartment complex. The tenants around here are nice but some are young and you can hear them partying and being loud at all ours of the night and this will definitely keep you up! The complex does not have a pool, but does say they have a "sound view" people its nothing to brag about trust me. In the end you get decent sq footage and a decent price with a mediocre staff. You have no real ammenities, roaches, old appliances, old complex, bad traffic, and loud neighbors. You can do better than Sound View apartments.
