Im on 4th floor and moved in a month ago so no upstairs noise luckily because these walls are paper thin. And I mean PAPER THIN. I can physically feel my DOWNSTAIRS neighbors foot steps and every move across their apartment. And loudly hear every motion coming from when someone is in the apartment next to me. Like, shaking the TV on my wall from neighbors footsteps loud. 2 sound machines and a fan and its still loud. Windows offer little to no noise dampening to the point you can hear someone's conversation clear as day across the parking lot from your closed window. People sit in their car and blast music in the middle of the night. And little kids that play in the garages in the afternoon i saw puropsly kicking balls around into peoples cars/the fence by my window and throwing stuff off the balcony. Office staff I havent had the best communication with and its very comman with them to make you feel like you'rethe problem asking for remedies wven though its literally their job to fix them. The only helpful and kind one was Jeremiah. Had I known all of this before I signed a lease I can guarantee I wouldnt have signed it. My advice? For 1575 for a 1 bedroom plus the added utilities they stack on top (near 200 monthly) so a total of almost 1800 a month. Go somewhere else. Worst complex (and management) I've ever had to deal with. A $2,000 a month apartment having a bug infestation upon move-in, faulty electrical plugs, and being falsely advertised is insane- a windowless room with no ventilation is not legally a bedroom in Oregon, yet they will advertise it as so, even showing a window in the floor plan. Do not rent this place sight unseen and document the entire unit top to bottom the second you get the keys or they'll try to screw you over. We were billed over $4,000 for 'damages', including $3,000 for 'carpet cleaning', which seems high given the unit had less than 500sq feet of carpet. It seems like they just wanted to renovate and stick us with the bill. They refused to let anyone dispute the charges and said 'you just have to pay what we tell you to pay', and wouldn't even speak with an attorney. Tried to contact billing and only got automated responses back. Showed us blurry photos of carpet that just needed to be vacuumed and seemed to think that justified the cost. Don't waste your time or money here, management is shady as fuck. read more

Roach infestation in apartment at move-in; moved interstate without any alternatives. Took 3-4 months for roaches to be completely gone. No compensation by management despite promises. Packages get frequently lost with the locker system that management doesn't know how to operate. Easier to just pick up at 7-11 lockers. Have not received security deposit back without any explanation 4 months after move out. Will have to use small claims court to recover. Management tried raising rent illegally a year ago and would not back down until I got a lawyer involved. Changed their tone overnight. Worst experience with apartments I've ever had. read more

I moved in a year ago. There were nothing but gangsters and hood rats living here. I make a good living but I had so many issues with the plumbing in both bathrooms. When I called for maintenance they took several days to call back. I would wake up regularly to people fighting in the parking lot and the police being called on several occasions. I finally escaped out of there. When asked for help there was no one. The office was 'closed'. I recently had someone APPLY to get on the lease and at MOVE-OUT they were listed as TENANTS. LOOK at the lease, it's JUST ME, MORONS. Also, on a regular basis there was dog shit on the stairs, and in the elevator and was never cleaned up. This is by far the WORST apartment that I have ever lived in. If you're having second thoughts: just don't. It's not worth it. read more

So far our experience with Element 170 has been incredibly positive overall though I have some issues with the apartments themselves that are detailed below and will have pictures later, as well. After looking at a ton of places in Portland, we decided we'd rather stick with a new development to avoid bedbugs and roaches, and because finding a place in PDX that was affordable but didn't suck and would take our pets was proving incredibly difficult. We went with the current 2D layout. It was important to us to be in a location that still made it a quick trip to work and school, and this place fit the bill -- Elmonica MAX line is literally just a few minute walk and the highway is a quick drive away, too. We were concerned about noise given ongoing construction, but the insulation seems pretty good. I am bothered about the front door and how loudly we hear the neighbors outside it though. Especially because I'm worried they can hear me and man, honestly something I hate about apartment living is people potentially overhearing sweet, sweet loving happening. The apartments have a stacked washer and dryer in each unit. Yes! Also under the cabinet microwaves. Each room has a wall heater with its own thermostat. There is a modest 24 hour fitness center, a business center, and a pool that goes up to 5' deep. Some units have balconies, but no outdoor storage and no smoking if that's your thing. The kitchen features a nice single basin stainless steel sink with a pullout faucet that swivels. They're also ok with you painting so long as it's restored at the end! They're offering crazy incentives right now which is part of what persuaded us. Six weeks free, a $500 gift card, and no deposit aside from a pet one if you have fuzzy roommates. They do unfortunately charge pet rent and have a limit of two animals (I think places lose out on a lot of awesome long-term tenants with these two things. You know what's also destructive on a case-by-case basis? Kids. But I digress.), but no weight limit. They may make exceptions on restricted dog breeds if they are CGC certified. You are apparently out of luck if for some crazy reason you have exotic pets like a raccoon or squirrel. Unfortunately most of the apartments are very poorly thought out. I have no idea who thought it was a good idea to take what would have been an awesome pantry in the kitchen and make it a water heater closet instead but it sucks. You get all excited only to open it up to a world of disappointment. I'm glad we moved into a different layout because I would have been annoyed every time I looked at it. But still, no pantry in this one either, and only one kitchen drawer. The only 2bd units with a decent kitchen are the 2C of which there are only 2. They are apparently making some changes in the ones that are still being constructed though so good news for future tenants. I really wish the hardwood floors went throughout the entire apartment. It's such a beautiful choice they selected for the entry and kitchen that the units would have looked infinitely nicer. Beige carpet screams blah apartment living. The closets are woefully small in most layouts though the 2D has a nice entry one. You'll almost definitely need a dresser if you're a couple. And forget having a king-size bed. Even with a queen your entire room is dedicated to sleeping space. One of the bathrooms has exposed plumbing with a wall-mounted sink, no vanity, and brown plastic baseboard which is just hideous. Also wire shelves in closets. It is a mystery. The 2D leaves space in the front bathroom for a litter box and in any other 2bd layout I have no idea where it could go aside from on carpet. Yuck. I feel like pet friendly apartments don't usually put much thought or care into actually accommodating the pets in the living space and this is another example. Again, hardwood floors would have made this easy and without me having to place it right near the entrance to our place, and wouldn't mean putting their food in some weird spot on carpet, as well. Sarah and Rob in the front office are super awesome. Great senses of humor, extremely patient, and thorough. We really wanted to move in ASAP and they stayed late to accommodate us which was so incredibly appreciated. They are also generally pretty quick to respond to emails. I will update with further impressions later on, but so far I would definitely not hesitant to recommend Element 170. The team here is five stars, the apartments themselves are maybe three and a half for their price (though with the incentives they're worth it). If being near MAX isn't important, there are better planned complexes in the same price range though they would lack Sarah and Rob. My dream unit would have been top floor with hardwood throughout, a pantry, a glass top oven, and more storage. And while I'm wishing, a Roman tub like Progress Ridge. This is hands down the worst place I've ever lived in. I've lived in 3 different complexes in the Beaverton/Hillsboro area, and I haven't encountered worse management than this. The first half of our lease was fine, and there was a girl in the office who was amazing (shout out to Sedona), but after she left everything has gone downhill. The first issue we had was their online portal for paying rent not working. No emails or explanations had gone out as to why or if they were working on the issue. There was no grace period offered for those who couldn't pay their rent online. Maybe this normally wouldn't have been a problem, but it was out on a Sunday when most banks are closed, making it difficult to get access to a cashier's check. That was the only option presented to us to avoid a late fee. They tried to charge us for a full month of rent during our move out month instead of the prorated amount. It took multiple calls, emails, and a letter to get the correct amount for the prorated rent. They claimed that their online portal could not process prorated rent rates and that's why it looked like we were being charged for a full month of rent. We also could not pay the rent online and had to bring in another cashier's check. We got our move out receipt and saw there was a $120 partial paint charge. When we left there were no obvious spots that needed to be painted over on the doors or walls. I inquired about this charge and they said the doors needed "touch up" paint. They also are trying to tack on additional charges to our move out costs because they "didn't charge the correct amount for carpet shampoo". Apparently they didn't realize we had a cat that was on the lease and documented and they are trying to say there is additional damage from the cat. The management for this huge corporate complex is awful, and if you run into any problems they'll drag it out and give you the run around. The maintenance people were always kind and timely though; once one of them pulled an earring out from my sink drain and they painted over this awful orange accent wall that was there when we moved in. read more

This place is far from 'Luxury'. Their management is completely unprofessional and the company is only about getting as much money from people as they can. I moved out 43 days ago, received a call yesterday that my account was sent to collections. Firstly this is the one apartment I've lived in that I took the time to go back and deep clean from ceiling to floor. It's also the one apartment I lived in where I've actually had to take pictures (50 to be exact) of damages that were present upon move in. I expected my deposit to potentially be kept for the carpet but that's it. This place claims I caused $1,100 worth of damages. Not only that but they never sent me my bill with a breakdown of these charges, they sent it straight to collections where it's racking up an $8 a day charge (it's actually not legal to send a bill to collections with out contacting the person first). Of course I was pissed and tried emailing management to find out what is happening. All day I received emails back that my email address had been blocked by element 170 (oh I tried all of their emails) I sent my email to my friend who forwarded it to management and of course it worked and I got a response right back. I was told by Shana (though I specifically asked for the manger Bruce who is not responding) they would take my bill out of collections if I come sign a payment plan but still won't provide proof of damages. Also my bill shouldn't have gone to collections in the first place. I was also told my bill was mailed back to them and someone choose to put that returned mail into my file instead of contacting me and then also choose to continue to send it to collections. This is the most unprofessional way I've ever seen a company handle things but based off these other reviews I shouldn't be surprised. Don't expect a response when you ask for corporate info or a higher up. I fully plan to legally move forward with suing Element 170. Highly recommend looking elsewhere for an apartment. Victory Flats next door look way better! Also Aside from management and this unprofessional mishap. The apartments themselves are far from Luxury and way overpriced for what you get. The storage space in the apartment is non existent, you get one single drawer in your kitchen. The entire parking lot is compact parking and I could hear my neighbor above me pee every morning and the ones next to me snoring every night. read more

If I could give 0 stars I would. Stay away from this "Luxury" apartment complex. Homeless living in the elevators, using them as bathrooms, and when you try to ask the management for help their standard reply is, " We are not responsible for your safety, or call the cops." Cars are being broke into almost weekly, fires being started in the storage unit by people breaking in them, still there is NOTHING they will do. I wouldn't want to forget the awesome couple who fights, screams, and yells at all hours of the night waking up everyone while throwing furniture out off the balcony that comes feet away from you while walking your pet. And that's right.... NOTHING can be done. We broke our lease early due to feeling unsafe and constant run ins with people sleeping in the elevators, upon moving out they tried to charge us extra for things we already replaced brand new. Anything for a dollar, that is these guys here at Luxury Living Element 170..If you want a hard time finding a parking spot, this is the place for you, if you want to be woke up nightly from people screaming, that's right ... you guessed it.... this place is for you. So weird that one reviewer complained they could hear everything through the walls --my favorite thing about this place is how quiet it is; can't hear any neighbors. Do be careful about renting any apartment whose bedroom windows overlook the trash/recycling area. That glass recycling truck makes one hell of a shattering crash. I'm a deep sleeper and learned to sleep through it but it terrified my cat at first--and I'm on the 3rd floor! You'll also get the terrific BOOMS of anyone throwing things away at midnight. This trash noise item is true for any apartment complex and it didn't factor into my review here. Maintenance is friendly and very quick to respond. You can request them online as well as pay utilities and rent online. Larger packages are collected by the front office which is nice; they're open from 8 to 5. There's a small gym and a pool. Happy hour/social events in the main lounge during the summer. I feel it's quite pricey for Beaverton but it's also walking distance to Max and so very safe, even at 2am it's well lit and i feel fine walking home. Do not be late w/ payments, utility late fee is $30 and late rent is $100, and breaking the lease will run you a few thousand. My building has an elevator!! I thought that was no big deal but a desk, bookshelf, couch and armchair later, all I can say is THANK GOD for these extra wide elevators. People tend to care about the neighborhood and you don't see dog poop lying around or trash or anything like that. We're also very near to the lovely Tualatin Hills nature park--a tree lined paved path area perfect for hikes or runs. Due to work commute I plan to move out soon. Deposit was one month's rent and then add $300 pet deposit and they have quite a lot of my money; my apartment is in fantastic condition so if they unfairly deduct from that fund I'll be back here to let you know. : O However I don't expect that, because the management is prompt, friendly and understanding. 12/8/17--I had forgotten previously to add, the only fee that was deducted from my deposit when I left was a $75 cleaning fee. My place was super clean but they always have them cleaned professionally so I knew a fee was coming. read more

We have looked at almost every other apartment homes for rent and found element 170 to be above all others, the grounds are clean and the managers are professional and welcoming. the apartment is super nice and a lot of attention to detail was given in the upkeep and maintenance of the units. We recently put in a maintenance request and it was answered immediately and fixed quickly. The maintenance crew was professional friendly and skilled resolving the issue promptly. The washing machine in our apartment has broken 3 times in 2 weeks and keeps breaking after being "fixed" our shower curtain rod is broken, the culking around our bathtub nozzle is broken so there is no seal there. There is ONE kitchen drawer that is small as fuck. If you're short have a fun time climbing onto the counter to get any dish out of anywhere. There have been a plethora of issues with Element 170 and their management, ranging from stolen property to sending my final account statement to collections. When my property (a bicycle) was stolen, within the first month of my tenancy, the management there did not care (all they said was 'I am sorry, file a police report') instead of heightening security around the area. There have been rumors of multiple break-ins and drug addicts roaming the property. In the process of moving out of Element 170, I was given authorization to temporarily park in the handicap parking spot while loading my car with my belongings. During that occasion, a privately-hired security towed my car and when I brought this matter to Element 170's management, asking for the contact information for the management of the private-security company, Element 170 kept on pushing the problem and never resolved it. Upon moving out, Element 170 sent me a final account statement bill (containing the moving out fees) and while disputing the charges on the account, Element 170 sent the bill to a collections agency without getting back to me on any deductions on the bill. This is very unethical and wrong for any company to do while disputing charges, especially given that the manager explicitly mentioned that they would not send it to a collections agency until the charges were finalized (which they were NOT). read more

I moved here a couple months ago from out of state. I rented the apartment sight-unseen, which was scary but they worked with me through email and over-the-phone to make it happen. Our apartment is so nice. It's clean, updated, and has vaulted ceilings. My only complaint is that the parking spaces are very tight (including assigned garage parking). However, there always seems to be spots available in the lot which doesn't seem to be the case in other apartment complexes. The staff here is great. I've had a maintenance issue already but it was promptly taken care of. The girls at the office remember my name and my husband's name and are always friendly and helpful. They had a Halloween party for the residents and now they are doing Resident Appreciation Week. Also, the Elmonica Max Station is right down the street which is perfect for getting into the city. If you're unsure about where to live, do yourself a favor and check out Element 170. They do a great job here! ***EDIT**** After switching units, I do have to say I was really upset after receiving $35 back out of my $700 deposit. We deep cleaned the apartment/filled cracks/painted and it was spotless. There's a mandatory pet cleaning fee, which is understandable, but that is not disclosed to you when you move in. I am expecting that once we move out of our unit in April, we won't be seeing any of our deposit either, which is really frustrating. Besides the money aspect, the experience of switching apartments was great due to the patience/helpfulness of Sedona and Sara. They are great. read more

We were referred to Element 170 and we are so happy that we went to check it out. The property is very clean, updated and attractive. The units are the same! I was impressed at how clean the units were. They looked like they had never been lived in. Tall ceilings, washer/dryer in units, clean and updated appliances and features. After apartment hunting in the area this one by far wins! We signed a lease and got our keys in ONE HOUR! Cassandra was amazing and such a huge help! Recently I suggested the property to a few of my friends, and I was shocked to read some of the overly negative reviews (my opinion). I've been a resident here since February and I've had an excellent experience. Signing up for the lease was quick and the office was more than willing to point out possible deals. I ended up with an apartment on the fourth floor, no deposit and first month rent free. They were clear on what happens when I break the lease, and any other stipulations I needed to worry about. Sarah and Rachael at the leasing office both make living here enjoyable, and I don't ever feel like I lack communication with my landlords. Very reliable and professional, there shouldn't be a problem unless you make one. As for the property itself, my unit is quiet and gets a lot of natural lighting. I'm next to an elevator, which oddly breaks down time to time, but I use the stairs. Otherwise, I love my unit and I feel it is as near perfect as you get. read more

The parking is horrible spots are so small even a small car hardly fits. The worst part is the staff. Days to respond to emails and no one ever returns calls. Part1: The staff went above and beyond in regards of making my daughter transition from the other side of the country to here an amiable one. Sarah instantly replied and assisted my daughter with all the necessary requirements warranted in her relocation.The staff Sarah and Rob as well as the maintenance man was very professional, immediate accessible to her needs. They provided a warm environment which makes a difference when you relocate. They were knowledgeable in regards of restaurants, stores and sites in the surrounding areas. We know that we made the right decision in making this her choice out of the other apartments in Beaverton. Kudos to Element 170 staff. Part2: I've been here almost a month and completely love it. The staff (Sarah & Rob) are GREAT!! I would give zero stars if I could. This is the WORST place I have ever lived. From living there to leaving it has been a terrible experience. They try to make you feel like it's so great to live there. Do not fall for it. There are SO MANY other apartment complexes around the same area for a lot less expensive for many more amenities. The parking is awful. I know that parking is generally an issue but these parking spots are so tiny I've had to crawl out the back of my car and then back in the next morning. Dings in your doors is just the lifestyle you have to get used to living here. By the max....yay...ding ding ding all day everyday. Construction across the street filling up your apartment with piles of dust?! You got that here! Terrible, unfriendly neighbors?! CHECK! Anddd try to leave?! Clean your apartment SPOTLESS. Get a professional cleaner. Take pictures. Bring people to double check. You will still be charged not only your deposit but over $500 over that. These people just want to take your money. They don't care who you are or how nice you have been for the time you were there. With all the dust piling up on your furniture from the construction they chose to not even tell you about. This is the worst experience I have ever had. If you want these CROOKS to take all your money then by all means live here. But if you respect yourself even a little then find somewhere else. These people do not care about anyone. Especially after you leave. They won't even return a phone call. Don't waste your money or your time. Or even a ding in your car door. We moved into Element 170 mid April. The staff was very accommodating to us prior to moving in and promised some things that did not occur; that was very disappointing. They seem to be working on this issue though. I enjoy Rob and Sarah very much! We live in a handicapped unit which wasn't very well thought out. A person in a wheelchair cannot turn around once you get into the kitchen due to the placement of an island right in the middle. Also they are not able to access the pantry at all. While the counters are lower, the cabinets remain extremely high and there again a handicapped person cannot reach them or the contents within. We've had an ongoing issue with the laundry closet doors. The doors installed do not work with the washer and dryer unit that was installed; if the doors were to remain, the washer and dryer are useless. I'm still waiting for this to be addressed. I too wish the hardwood flooring was continued throughout the apartment and not just in the kitchen; moving a wheelchair or any other equipment on carpeting is very difficult. One item that I wish that our apartment had is another point of exit other than the front door. If a fire were to occur, front door access is our only way out and if that is where the fire is at, you're screwed and being in a wheelchair it's not like you can jump out a window. Recently medicine cabinets were installed in the bathrooms. They appear very cheap and do not match with the cabinetry in the bathrooms. They were also placed so very high that unless you are 7 feet tall, you cannot reach them. They are right above to the side of the toilet, so make sure your lid is down if you have to retrieve anything (you don't want to drop anything :))) There again, placement for a handicapped person, this accessory is unusable. Signage has been somewhat of a problem. Our unit is ground floor and on the corner. We have had NUMEROUS visitors just walk into our apartment thinking we were the rental office. We finally had to put a notice on our door to deter people from entering as well as keep our door locked at all times. read more

Really had a great experience here...light rail access was a HUGE plus! Moved out and relocated to another area, but overall I was very pleased working with Sarah and Katie at the office. Service makes a difference...though the original leasing agent I worked with isn't there anymore, they take service seriously and the staff was nothing short of amazing through the year I was a resident there. The apartments are new, the elevator (though slow) was a differentiating factor for sure, and there was ample street parking (because the parking lot is a little tight...). As in every home you move into, there are those "quirks" but these were minor and none of these ever stood out as a deal breaker. All in all, I'd recommend to anyone moving into the area! read more

Here at element 170 you can hear all the neighbors you want with your upstairs neighbors stomping the entire night with their loud feet and not to mention your other neighbors listening to their television sets so loud as if they lost their hearing aids. I definitely recommend this apartment complex for the loud party animals because over here at element 170 no-one will follow through on those after 10:00pm calls. Oh yeah, can't forget about the lovely leasing staff where no communication will be found along with their amenities building cycle that is 2 months behind, what kind of crap is that? Have we gone mad? If you want to pay $39.00 to pay your rent online THIS IS THE PLACE TO BE or give them your routing number and account number for a no fee service charge! I can't think of any other place that chargers a fee to pay rent online except the one and only element 170. This is the worst apartment complex I've ever come across. I don't even know where to begin. The apartment itself looked decently nice on the surface, not at all worth the price though and felt very cheaply made. I wouldn't consider it a luxury apartment by any means. The new staff is incredibly unprofessional and don't seem to know how to help with even the smallest concerns the tenants may have. Any time my roommates and I would ask for help with anything it was always met with an "I don't know". When our move out date was approaching, we noticed we hadn't been charged the prorated amount we had been promised, but instead our regular rent. We called to get it figured out, and the girl "helping" us was very rude and said she had no idea how to fix it and that we'd have to call another person on another day who would know how to help us. We called him and were told it'd be fixed the next day. When we checked it, we were shocked to see that instead of reducing the rent, it had been doubled. We tried for three days to get in contact with them, calling them 10 times a day. When we finally got someone to pick up, it was the same girl as before and SHE sounded irritated with US. Luckily it was finally resolved but it was not an easy task. We thought we were done dealing with this place but then a couple days ago we started receiving calls from a collection agency. None of us had ever been contacted by Element 170 to inform us we were being sent to collections. We never received a bill of any kind, not even a phone call. So imagine our surprise when we answered the phone to hear some irate man screaming our social security numbers at us claiming we owe 500+ dollars and that we're refusing to pay. Completely unprofessional way to handle this. We called Element 170 to confirm the charges and were told they had used our entire security deposit on top of an additional 530 dollars. We asked what it was for, they said it was to replace the carpets and cupboards and some touch up painting. First of all, the carpets were soaked in cat urine when we moved in. We didn't damage the carpets in any way, the previous tenant did. The cupboards were very mildly scratched when we moved in, again, by the previous tenant, not us. Regardless, Oregon law states that you cannot be charged for normal wear and tear. Everything we were charged for falls under wear and tear. This place is infested of rats. I can prove it. They chewed the wires of my car, and now will cost me more than $500 to fix it. They won't do anything about. if you have dogs, car or children be careful. The other day I was going to check the oil and the Rat was on my engine. What I loved most about Element 170 was the professionalism right when I walked in the door. Our agent was so kind and took the time to get to know us. She was generous and very knowledgeable about the different room types they had to offer. She gave us options about units that would be free since the unit we looked at didn't work for us. I have lived here for over 1 year. The apartment complex is really nice; it's brand new and clean. Very close to the MAX station. The management staff is really nice and friendly. But there are two critical issues: 1. Noise You can basically hear almost everything from upstairs, from the sounds of people talking, footsteps, TV, to private night time activities (guess what it is). Sometimes I feel awkward to say hello to our upstairs neighbors (moved and got changed and it's still the same, so I guess it's not particular with the people upstairs). 2. Electric heater Hot water runs for about 30 mins and then you would have to wait another 30 mins for the heater to fill up. If you have guests staying over and take showers at the same time, it will be painful. I am a light sleeper and sensitive to noise and that is why I gave only 2 stars. If you sleep like the dead, I guess this apartment would be really nice to live in and worth 4 stars. read more

PART 1: My husband and I were exhausted from apartment hunting and were completely turned off by a leasing agent on a different property off of 185th. Empty handed, we were saddened by the lack of new apartments in the area. But after searching online, we came across Element 170! When we got to the office, we were pleasantly greeted by Sarah and I have to say she was a delight to talk to!!!! So straightforward and honest. After looking at all of the available floor plans, we proceeded to go on our tour of the actual apartments. Upon looking, we noticed they were great looking, but sadly lacking in storage space. But regardless of that, after the tour and conversing with Sarah, we were sold. We felt good about making a 12 month commitment in a matter of 30 minutes. Sarah made the process seamless and fun! Yes, I said fun! I would've never ever ever describing signing a lease as fun, but Sarah made it possible! We signed just in time to lock in a few promos, 6 weeks of free rent along with a spin on the prize wheel. My husband WON us a BRAND NEW TV which they will deliver and mount!!!!! So excited :) Hopefully we will be getting our TV soon, we have yet to receive it. I will definitely update this review and share the photos of the new apartment and TV! PART 2: In the process of our moving in, we hit a bit of a glitch and so we are in the middle of getting it worked out with the property manager. I'm pretty traumatized and still upset about what happened on the property, so I will be back with a total update on how everything gets handled! This place is awesome! Brand New, and comfortable! Extremely nice and professional staff. They all know you by name and willing to go out of their way to make things right! I ordered a big TV as well as other bulky items and the Manager, Katie actually helped me bring it up to my apartment. Not to mention that Sarah and Rob are just awesome. Maintenance here is awesome! Pretty good apts. close to max station. Spacious 2 bed 2 bath apts. the leasing officers (katie & Rob) are super friendly and very helpful. Has a gym and pool too. You get many perks for the price you pay. We had our initial share of hiccups while moving in but everything is fine now. the only concern is hot water is a bit of concern that we had. Runs hardly for 20 mins and then have to wait another 30 mins for the heater to fill up. Thats the only concern. Would definetely recommend this apartments. read more

I spent almost an hour and 2 phone calls with Element 170 Representative who told me I could lease for a 6 month period and that there were 3 apartments available for 6 month lease. After spending another 1+ hours filing out their long application form and just before clicking yes to charge my bankcard the $45 application fee, I called again to confirm. Turns out they had no apartments to rent for 6 months lease. This is seems like a scam to make $45 dollars on application fees that can't be approved. Be very cautious when dealing with the Representatives! read more

1. Remember to give them a PAPER-BASED notification one month before you move out. This is in contract, and they will not remind you, they will not give you this paper form. And if you forget, get ready to pay the extra rent. They start to tell us that we should give them a paper notification two weeks after the deadline, and we are charged another almost $800. Lazy people get fat! 2. Painful to park, be careful not to scratch your cars. 3. Gym is so small 4. My suggestion is do not waste your time to clean the apartment when you move out. They will ask some 'professional' company to see if it's clean enough, if 'not', they will charge from your deposit. They told me that 'even the mark of water on the window' is not acceptable. Do not live here!!!! My wife and I were told on the day we moved in (October 22nd 2014) that we could sell our lease in case we needed to move earlier than our agreement. They reconfirmed that statement again in July of 2015 but they changed the policy on us just 2 weeks later without giving us a notice. When I came to the staff letting them know that I had found someone to buy my lease they said they were no longer accepting lease turnovers, even though the literally just told me I could. This caused me to miss out on school for the year and made us pay FOUR THOUSAND DOLLARS to break our lease. The regional manager old me they were doing an ILLEGAL act at that apartment complex and they changed the policy last minute to protect themselves. But they gave no warning to the residents. There were at least 8 other residents who were hurt by this as well. They did nothing to reimburse me even though they literally screwed my year over! There is no air conditioning and you cannot have a unit in your window. Stay away from element 170. read more
