I did not know Pedro was to start digging at 8am on 12/13/2025 (Saturday) until PG&E came to mark the gas line around noon on 12/11/2025! Worse yet, my neighbor Pedro encroached on my property when marking the property line by himself! It was somewhat obvious because a few other neighbors noticed things did not look right, and brought the issue to my attention in time! Yet when I talked to Pedro, he brushed me aside and refused to pay for a survey! In a situation like this, Bob from Apex was an answer to my prayer. He was extremely professional, capable, and kind. He came out right away to check the property line w/o being paid, and advised my neighbor Pedro on where the correct property line should be. It turns out Pedro's marks were about 2 feet into my property ! Bob left my neighbor Pedro to mark the property line and the situation is still unresolved. Yet I'd like to thank Bob for his help. He is amazing and my hero!

Greg was very polite, professional, and very knowledgeable. I contacted him and several others last week, and because all land surveyors are extremely busy at this time of this year, very few ever responded. Greg found the time to help me out on my last day of investigations for a house I was in escrow on. I got all the information that I needed to make a sound decision, and he was able to confirm my suspicions about the property I was buying. I know that when I am in need of a full land survey, he is the one I will call. He's a straight talker with his client's best interest in mind and that's always hard to find when you're talking about anything involving real estate. I'm happy to have found him.

What followed was nearly a year of mismanagement, broken commitments, and financial consequences I'm still dealing with. They no-showed on the agreed start date. I called them at 10am to find out why -- they told me they were stuck on another job. No warning, no proactive communication. It only got worse from there. The job stretched into months of sporadic work. Midway through, they told me they needed a subcontractor for core drilling -- something that should have been identified during scoping -- then let months pass without scheduling one. My property sat in a hazardous state the entire time: open holes covered only by wood boards, piles of excavated dirt, debris, and equipment surrounded by caution tape. My homeowner's insurance company conducted a routine inspection, found the condition of my property unacceptable, threatened to drop my policy, and ultimately imposed a $2,000 surcharge. Resolving that took significant time and effort. Faced with no resolution in sight, I was pressured into accepting a reduced scope of work -- specifically, no tiebacks. Tiebacks were explicitly included in my signed contract and shown on the job drawing. Without them, there is no guarantee my home will remain stable on the hillside. I paid $52,130 for a project that does not solve my problem. After agreeing to the reduced plan, it took more months to redraw plans and pull permits, then more weeks to schedule the final visit to seal holes and reconnect drainage. On that scheduled day, they no-showed. Again. When they arrived the next day, they left without finishing. Their excuse: my gardener had told them not to proceed. My gardener -- someone I know well and trust -- told me he said no such thing. Norcal did not just take direction from someone with no authority over my contract. They fabricated an excuse to walk off the job. This company demonstrated the same pattern of behavior from the very first day to the very last: no communication, no accountability, and no follow-through.

They provided a reasonable quote, and provided a clear estimate of the timeline. The survey markers were placed relatively quickly. They have around 5k of our cash money in their hands and they still have not completed the survey and filing with the county. I have been calling and emailing intermittently in good faith, but there's always an excuse as to why the work is not done. One is usually having boundaries marked and surveys done because there's another issue at hand or plan that comes next. I never imagined that we would be this far down the road and unable to start projects because the surveyors cannot complete the job that they have been paid 100% of the fee for. What will inspire them to get going? Legal action? Filing a complaint with the County? Fine, but what a pain. It may be tempting to use the company (BALS) that says they can come out and get started sooner than another company, but in the end, we've waited far, far too long. Their integrity is lacking, to say the least. They have taken advantage of us probably largely due to the Bay Area's insane real estate market and demand for their services being high. No one should have to spend their time chasing down the product they paid for outright as they demanded. I cannot recommend BALS and hope you find your surveyor elsewhere.
