Every damn floor iin our house squeaks. Nails, instead of screws, were used to secure the subfloor to the floor joists. The hot water heater is in an area fo the basement very far from the kitchen - it takes several minutes to get hot water to the kitchen and the bathroom on the far end of the house. The walls of the kitchen island are very flimsy, definitely not wood. And the lot was level when we contracted for the build but they did not haul away the dirt from the excavation and the house is on a mound of a hill. Buyer beware read more

I had a home built with this company. Although there have been no major construction issues, I cannot say my neighbors have had the same experience. Neighbors have moved in only to have the entirety of their plumbing replaced, due to major leaks in the home. They almost entirely use subcontractors to do the work, and our street alone, they do not provide access to the residents to their homes while construction is ongoing. This happens routinely and the workers laugh about it. They also allow future residents to inspect and monitor their construction progress, resulting in OSHA fines for individuals they hire, as well as allowing future residents to bring in and perform their own inspections of the property on a routine basis as construction has continued. All of this is in addition to the complete lack of professionalism shown by their workers, both the subcontractors and their own employees, who have treated our home as an ongoing construction site even though we have lived there for over a year. Trucks frequently load and unload onto the lawn, when confronted and asked to move, the worker parked in front out our driveway, blocking mail delivery. This has continued as their workers come and go into the house, ruining our newly planted seedlings on the lawn and grass (needed due to the cheap quality seeding performed). This has occurred across the board with their team members. When notified of these issues, the Customer service manager (Michael Morrow) chose to challenge me to document the damage and therefore hinting that a legal process would need to be initiated to resolve the ongoing issues caused by their inability to respect our adjacent property. Maybe, at one point this builder was worth what it costs to buy one of their homes. Not anymore. Their customer service is abysmal. Their construction, about the same. They hire sub par "subs" and the work shows it. Poor yard grading, to shoddy electrical. For a home builder you would think math would be in their wheelhouse, but alas, it is not. They can't perform simple calculations to make the development work for the home owner without having to jump through so many extra hoops in a township to do anything without it having to cost thousands extra. Stay far away from. Find a reputable builder, unfortunately, Stoltzfus is not it. read more

We cannot in good conscience recommend this builder. We were hopeful in the start as EG was highly praised but it appears their standards have fallen, especially in the Lititz communities. The sales and building process did not go smoothly. We had several issues with miscommunication regarding the basement finishing and fireplace. These issues were ultimately resolved but involved extra work on the part of our realtor. In one instance, we understood our fireplace to be framed and held outside of our home and be flush to the wall in the interior. It was initially built this way only to be torn off without so much as a phone call to clarify with us about what we had wanted. The only way we were able to come to a resolution was through a phone call with a VP in which we learned the correct term on the design contract would have been "dogbox" and despite it being shown on the Authorization that was signed and referred to in the agreement of sale as a binding part of the contract, held no legal bearing because of being labeled as "artistic purposes only." There was no language in the contract indicating which document would take precedence if there was a conflict and that essentially anything on the authorization didn't hold any bearing on the way the home was built despite the subcontractors also building the home according to our understanding of the "dogbox" initially. After an extensive conversation with the VP we were told it would be corrected as a "gesture of goodwill." We have since had several issues with our home that have been more than what would be expected with a new home. It was discovered when a crack was being repaired on our rear patio that a supportive beam that helped to support our master bedroom up above, was balanced on a crack and hollow block. We needed to consult and pay for the services of a structural engineer to make recommendations for the repair as we did not feel comfortable having it repaired without doing so considering the state of the work that was initially performed. We also had water infiltration in our unfinished portion of the basement that took months of a subcontractor coming and going to repair. It eventually took excavating our newly landscaped yard to discover our superior wall had been cracked. Only when it was repaired from the exterior and interior did the water finally stop. Initially, once the excavation was performed, our popup drain was buried and not able to connect to the gutter spout. Our neighbor's yard was torn up by the tires of the vehicles, and the dirt that was returned was insufficient to return the grading to the initial state. Additionally, we had water damage in our finished basement that was discovered less than 3 months after the end of our warranty period. The restoration company discovered water damage due to the basement not being properly waterproofed that has being going on for an extended period of time that has only now begun to show in our finished area. We have take a hit with an increased insurance premium because of our claim as we do not believe the insurance will be considering subrogation at this time. We will also need to pay out of pocket for waterproofing and ensure more disruption to our day to day life as the area is corrected and restored. We've encountered other issues along the way that have made it difficult to settle into our home. We have tried desperately to enjoy our life here and make it our own but the constant repairs and persisting anxiety of what is left to be discovered has made it extremely stressful. I would not recommend this builder to anyone. read more

This review is not for the work completed but regarding the preliminary process itself. We had terrible experience working with the Director of Sales, Mr William Patrick (Bill Patrick).We had talked to him in a Zoom meeting on 12/22/2023 for one of the single family homes site at Highland Ridge project in Mechanicsburg but the site we were looking for was offered to someone else so he offered us a different site and we agreed to move forward. We received the revised pricing late Tuesday 12/26 as the pricing he shared on 12/22 was not accurate. Using that with the preferred lender we got the Pre-approval letter on Thursday 12/28 afternoon. On Friday 12/29 he comes back saying the site we got pre-approval for is offered to someone else because the plan they chose fits well on that site and we need to choose a different site again. All of this happened without any heads up to us or without even discussing it with us. We were extremely disappointed in the way Mr. Bill handled the process and it was not fair on our part at all. I wish I had a lower than 1 rating to choose. read more

Getting water in our basement. Our home was built in 1989. The grading is horrible. The entire basement should be at least 6" higher. So much flat area by our chimney and walkway. This situation was totally preventable! You failed! read more

We had water come into our kitchen, family room, garage because our door sills we not caulk and they asked if we had our doors closed! We had water come down through our chimney staining our carpeting because the chimney was not sealed properly. We were up against a stone wall trying to get things corrected starting with Stoltzfus himself down to his incompetent personnel. These are just the major problems. All are complains are documented with pictures and emails to EG Stold-from-us. We are 74 and this was to be our dream home. read more

Do not buy a home that was built by EG Stoltzfus. Do not choose E G Stoltzfus as your builder. Our home is a little over five years old and we have had nothing but trouble from the beginning. The neighbors in the neighborhood have concluded that EG uses the cheapest parts they can find for everything ranging from electrical outlets to lumber and drywall. STAY AWAY! You think you're buying a new home but you are really buying a home that will require numerous repairs. That's hard on the budget. read more

Worst Service. I bought a house that was built by EGS. They promised that they would fix the cracks, any repairs that happen within 1 year. I reported 3 problems (cracks in walls, electrical, squeaks). One guy showed up and fixed 5 cracks out of 20 plus cracks, LIED that a painter will come and complete rest of the problems.
