An unbelievable place, view is spectacular and community is safe and respectful plus being that the rent is modest and affordable. Absolutely the best money can buy in downtown Denver. So far never fails when a young chic recognizes me and compliments me for how fashionable and bright I look. This is the first apartment building I moved into where there isn't a traditional office open during the week that you can walk into to meet the building managers. You have to drive to the cornerstone office location to pick up the keys which wasn't clearly communicated to me when I arrived at the apartment complex hoping to pick up my keys when my lease started. Luckily though the move in process was smooth and I didn't need to contact the office to use a dolly or anything, though that would have been helpful. Since I moved in I received 2 large packages that I could not carry up to my apartment without a dolly or assistance. I called the office number and connected with Doug, who promptly got back to me and said he was on the way to the building see if there was a dolly I could use. Next thing I know he was at my door and had brought the package up himself! He is super friendly and helpful and went above and beyond to help me with my packages. The gym has all the necessities and feels clean. The building feels safe and the butterfly entry option is super convenient when ordering takeout/delivery. Overall a great move in experience and apartment complex.

Colorado Lease Up - Founder, Clay Short

I cannot say enough about how grateful I am to Clay Short. What makes my experience so unique is…read morethat Clay doesn't even do apartment locating anymore. He works on the developer side now, helping entire buildings lease up and training teams nationwide. Yet despite having moved on from working with individual renters, he still took the time to personally help me, simply as a gesture of goodwill. That alone speaks volumes about his character. I was relocating to Denver from out of state and felt overwhelmed by all the options. Clay immediately helped me re-scope my search, cut through the noise, and focus only on places that actually fit my needs and lifestyle. He pulled walkability data, weighed neighborhood pros and cons, and explained what was worth paying for versus what wasn't. He spared me hours of stress and decision fatigue by narrowing my list down to the best true options. What really set him apart was how personally invested he became in my process. Clay actually went out to the property I was most interested in and FaceTimed me through the unit so I could see it for myself in real time. He also leveraged his deep industry relationships. Because of his years in the business, he happened to know the manager at the building and was able to connect directly on my behalf. Having someone with that level of credibility advocating for me as an individual renter is something you simply don't get anywhere else. On top of that, he gave me candid local insights, such as where I'd find true community, what areas to avoid, even tips about traffic patterns. You'd only get this knowledge from someone who has lived and worked in Denver for decades. He was incredibly thoughtful about aligning the apartment choice with my actual lifestyle, not just the square footage or rent number. All of this he did with zero obligation. Clay didn't have to spend his time walking me through floor plans, checking on rates, or running through lease structures, but he did anyway, because he genuinely wanted me to feel confident with my decision. Clay's professional background is extraordinary (over 22 years of experience, more than 40 successful lease-ups across the country), but what impressed me even more was his humanity. He treated me with patience, respect, and the kind of care you rarely find in this industry. If you're lucky enough to have Clay in your corner, you'll see what I mean. He's one of those rare professionals whose expertise is matched by integrity and generosity. He turned what could have been an exhausting, stressful relocation into a smooth, even enjoyable process. I'd recommend him a hundred times over.

We emailed Clay to help us find an apartment in downtown Denver. We were coming from San Francisco…read moreto look at places in a couple weeks and wanted to make the most of our short time. We set up a call to talk about our priorities when it came to housing. It was clear he pays close attention to his clients' needs and wants to reduce anxiety, confusion and delays. He sent us a list of places that might fit our needs and we sent him back our feedback and selections to view while in Denver. He then set up appointments for us to view 8 or 9 places on a Friday. It wasn't easy with a 6 month old, but Clay picked us up in the morning at our Airbnb, stopped at the local store for us to grab some breakfast and patiently yet efficiently took us around the neighborhoods, giving us geographic context, additional insights into each place we toured, and explaining the possible "concessions" (discounts/promotions) we may be able to utilize at each place we visited. We looked over all the information we collected the following day and decided to see a few more places on Sunday before we left Denver. With little notice, Clay picked us up again and took us around to a few more places. Long story long, we took some time to think it all over when we flew back home and reached out to Clay when we had landed a job offer and decided it was time to relocate. He asked around at our top selections to find out availability at the time and we ended up with our first choice (part of that was luck)! But we wouldn't have felt SO CONFIDENT in our decision if we hadn't worked with Clay and had his EXPERTISE and ADVOCACY every step of the way. Thanks, Clay! We highly recommend working with Clay if you need help finding your next apartment in Denver!

Don't do it!!! This place is a joke and so is the manager that runs it Michael Halligan. The issues…read morewith this apartment building are first and foremost the elevators. One of the two elevators now has been completely broken for 3 weeks now. They don't anticipate it being fixed for another week. That's a whole month with one of two elevators being completely broken for 100+ residents. Now the other elevator works maybe 40% of the time. It will get stuck and door will not shut unless someone is in the elevator to push the door closed. When that elevator gets stuck on the floor it will have a very loud beep that will go off until someone gets inside to push the door shut. You don't want that elevator getting stuck on your floor you can hear it in your apartment when it gets stuck and that beep will keep you up all night. I've reached out to Michale Halligan many times since this issue first started happening and he keeps reassuring it'll be fixed with in the week. It has been 3 weeks going on 4. To make matters worse my mother flew out here to stay with me for a weekend but could not even see my apartment because of this elevator issue and had to get a hotel room due to living on the 12th floor and her not being able to do that many flights of stairs. They have offered no compensation towards this, have consistently failed to give an appropriate time line as to when it'll be fixed and have made excuses such as "we are at the whims of our vendors and the supply chain regarding fixes". There are other issues here which I'm fine with dealing with, water heat not consistent when using the shower (it'll get really hot or really cold out of no where), walls are very thin, shared laundry unit etc. Please do yourself a favor and find elsewhere to live this place is not worth it.

Great value and great proximity to Sloan's lake. Beautiful views of the lake and mountains along with many things to do around the area. It is such an amazing and welcoming community. Out of towner here transferring from another and much larger city out of state and this has been such a great place to settle in.

I am living at the Raleigh at Sloans Lake since November 2020. If you are considering living there,…read moreplease note that you need to add $200 to your rent to cover the "common area" utilities that are being charged to you, without any explanation or proof (see below). At the time of writing this review, two bedrooms will be close to $3000 excluding your own utilities. The main advantage of the Raleigh is the location. Close to Sloan Lake with easy access to I-25. That's it. Since I lived here, there are multiple issues. 1. Safety (1): multiple cars have been stolen and management is doing nothing to really improve the situation. A security guard is here a few hours every day but no real actions have been taken (putting brighter light or video surveillance anyone?). There are syringes/needles between cars, showing people come and do drugs in the parking garage. It took management multiple days to even remove the needles, asking them multiple days after being told it was taking care of. Nothing has been done to tackle that problem. 2. Safety (2): the property staff entered my apartment while I was in it, without any notice. It turns out that all construction/cleaning staff can enter your own apartment at their convenience, without you knowing. Initially, management ignored my ask to check what happened (I wanted to see who entered my apartment!). After asking a third time, they check my lock and verify that a staff entered my apartment. In other words, when you live there, anybody working at the building can enter your apartment, which is a huge safety concern for me. 3. Noise: since a June, there is a party every Saturday happening in the street with a DJ mixing, starting at 3pm and finishing at 8pm. If your apartment is facing Raleigh St, there is no way you can work, read or watch a movie since the music is so loud that you will hear it in your house (even with all windows closed). I decided to rent a WeWork space to work on Saturday afternoon because there is no way I can work where I live. That adds a nice $300 to my monthly expenses. 4. Cost (1): when signing the lease, you are asked to pay common utilities. Which were initially around $30. Then, management told us electricity was not charged accurately and electricity alone will be $40 for the common area. I was expecting $70 then ($30 + $40 right?). It turns out that we should be expecting between $150 to $200 for a two bedrooms for **the common area** alone. And there is no justification of such a price hike except a bill (and multiple reminders) that ask us to pay. 5. Cost (2): there is absolutely no traceability of what the Raleigh charges you for utilities. Some of my utility costs (not the common ones, the one from my apartment) were multiplied by 4 or 5 without any explanation from the management other than asking me to "pay immediately". There is absolutely nothing else than a bill (no number from the meter to check if charges are accurate or if the charges are from the correct meter). 6. Cleanliness: multiple residents are just not respecting the community. It is common to see dog shit in the common area or to step in dog pee when you take the elevator (see pictures). Finally, rent is also increasing drastically. The argument from management is that they can charge more since the building next door (Regatta) is charging more. The reality is that the building next door is noisy takes people that can just throw money at a high rent, and lets people that are noisy and not respectful of their community (check the reviews of the Regatta). With a policy to just look at the revenue without looking at the community, the Raleigh is the next Regatta. Finally, I put two stars and not one because the staff is nice and the location awesome. But rest is just underwhelming, frustrating, and not worth such a large amount of money. I will be leaving soon and even a house is cheaper than two bedrooms here. Note: I have no doubt that management will try to convince you these opinions are false and give some explanations for each point and/or even ask residents to post positive reviews. Since I joined the Raleigh and even today, there is no review on yelp. Let's see if more reviews come after this one! Other note: Do not fall for other review sites that praise this building: any bad review is being censored. I tried to submit the very same review on apartments.com and it got censored (see screenshot). So now you know!
