I told him what I was trying to do and he immediately began taking down my information. I asked about the loan terms and different options available. I also asked about credit scores and closing dates. We had a good, long and detailed conversation. He was very knowledgeable and answered all of my questions. I decided to move forward with the application process and over the next week or two, forwarded my financial information to Ana, their loan processor. Ana is very knowledgeable as well and answered additional questions about the loan and where we were in the process. At a certain point, we were able to lock-in the rate which is a good thing. As we got down to the wire, and through no fault of their own, I had to cancel the loan. However, throughout the process, both Jared and Ana was above board and did everything correctly. In summary, I found that both Jared and Ana are a good team and do an excellent job at taking care of their customers. From the time our offer was accepted and we paid our earnest money, the entire process slowly, methodically became more and more increasingly frustrating and maddening. To explain, I'll start with 6 months ago. My fiancee is still on a mortgage with her deadbeat ex-husband. They've been divorced over 14 years, yet because of his slackness and not paying his bills on time, she can't get off their mortgage. Our Loan Officer, Logan Kadolph told us that as long as she had a divorce decree, it would not be an issue. She easily provided it. Fast forward to two weeks before the scheduled closing we were then told "Well... she is still on the mortgage and liable." We were shocked. My fiancee was in tears for days. Later they decided to simply excuse this. As the closing date grew closer, I would get texts or emails saying "Everything looks good to close" and the very next day or hours later we would get an email from Julie Kim, Mortgage Loan Processor, and she would then send of list of more documents to upload. This was constant, a daily, never ending list of things to sign. I've purchased a home before and the first time was EXPONENTIALLY less complicated than dealing with Zillow. For the final straw, the day we were scheduled to close, they then said that my tax return and tax transcripts from a previous year, the amounts did not match, and I needed to give a reason for this. I said it didn't matter, since I had paid the IRS in full the previous year. They said it did matter. My fiancee simply Googled searched this, emailed that back to them showing that the transcript is the final word from the IRS, therefore there was nothing to resolve. Nevertheless, they canceled our close... to only HOURS LATER then say that they would excuse this. So as I had said earlier "It didn't matter!" But that was AFTER the close of business hours on a Friday, so we had to take off work AGAIN days later to finally close on our home. These are just a few examples of numerous issues we had with Zillow. Multiple times my fiancee and I said we wished we had used our bank. Bottom line, in my experience this organization is completely dysfunctional and it definitely seemed to my fiancee and I that communication within their team is severely lacking. I'm a clinical therapist and I counsel numerous couples, often times doing pre-marital counseling. Should any of them ever mention buying a house in the future, I will tell them "If you want to keep your sanity and peace, do not use Zillow Home Loans."

Nicholas was super quick with everything and didn't waste time going back and forth. He explained things clearly, got right to what mattered, and that made it really easy for me to make decisions without second guessing. Mari stayed on top of everything behind the scenes and kept things moving. Anytime something came up, she was already on it, which took a lot of stress off my plate. Overall just a really solid experience. If you're going through a loan and want people who are responsive and actually make things easier, I'd definitely recommend them.

He educated me on the pros and cons of doing so and also made it very applicable to our specific situation. It's important to note that this all happened during the first six months of the pandemic where there was just so much uncertainty. All in all the process took maybe 3ish months from start to finish and we have been happily locked into our new rate the last year and a half or so. Throughout this time he was incredibly responsive, sending text replies within minutes of me sending off any questions (but not so responsive that it became unmanageable). I was initially quoted a highly specific interest rate of 5.123% (a non-standard figure in this industry). Based on this quote, I submitted my sensitive financial documents and authorized a hard credit pull. ​Once they had my data, the rate was significantly increased. When I questioned this, the Sales Manager (James) admitted in writing that the original quote was based on "incorrect input assumptions" and was a "human error." This feels like a classic bait-and-switch: lure the borrower in with an unrealistic rate to harvest their data and credit authorization, then claim "clerical error" to move the price. ​I have officially withdrawn my application and filed formal complaints with the CFPB and the California DFPI regarding these deceptive practices. If you are shopping here, be extremely wary of any quote that seems too good to be true--it likely is. UPDATE TO RESPONSE: Nice try shifting the blame. The data I provided didn't change, but your numbers did. You provided a correct quote, then dangled a fake 5.123% rate to get me to apply, then 'switched' back to the higher rate after harvesting my data. Your Sales Manager already admitted the error was on YOUR end, yet here you are publicly blaming me. This is exactly why I've filed formal complaints with federal and state regulators (CFPB and DFPI). Prospective borrowers: if they quote you a weird number like 5.123%, run. They are just 'capturing the lead' with a rate that doesn't exist.
