They charge extra to cover the floor?

I would NOT recommend working with this couple. It has been a nightmare from the beginning. I have been renovating my house for 2 years now and have had dozens of contractors to work with - have never had a single problem with any of them, ever. I do not usually write reviews unless the situation is extreme. Sadly, this is one of those cases. To be clear, they never started work on my home, we didn't have a date set to start. The entire dispute is over the changes Alex made to what he promised for the price he gave to paint the interior of my home. First he told me that he could do everything I wanted for one particular price. The next time I talked to him he said, "oh the ceiling is not included" (even though I have a text message from him saying it was). The next time I talked to him for clarification, suddenly something else he had mentioned before was now "not included" either. This happened three times and finally I asked to just not go forward because he had changed what he promised so many times that I didn't even know what I would get if I had him start the job! No clarity, minimal wording in the email of what the job included and then multiple texts contradicting one another as to what was included and what wasn't. SO unprofessional. Then Norma comes into my home with an attitude as if she's going to fix anything that way. She was very defensive when I explained to her what I had been promised and that I had the text messages from Alex with all of the conflicting promises he made. It blows my mind that they run their business this way. Do not give these people any of your money before you get something very, very clear in writing - it was my mistake for having trust in Alex. I am still out $500 after waiting 9 weeks for my $1,000 deposit to be returned. I just barely got $500 of it back last week after being promised over and over again that my refund was coming. I have a text from Alex saying that he had not purchased the paint yet, but a few days later when Norma came over, she suddenly claimed they spent my $1,000 on paint and supplies and would have to wait for their refund from the store. So dishonest to have spent my money before they even started my job or bought my supplies and then try to give multiple excuses to delay ever giving the money back. I'm annoyed that I have to go through the trouble of taking them to small claims court, but I really did give them every single opportunity to make things right. I have been more than patient and they have given me the run around for way too long. The last thing I'll say is that when I got a recommendation for a new painter, come to find out that EVERYTHING I need is included AND the price is $1,000 cheaper than what I was quoted by Alex. Shop around and do your diligence. Don't just take someone's word for these guys or you might end up like I did. Amended following owner's response: 1. Of course, this is my "side of the story" that is what a review means. 2. "how were we supposed to start?" There was never a complaint of when you were starting. I simply stated that you did not start the job to clarify that my deposit was requested before you ever started. Alex came to our home and saw the major construction of the wall the first time he arrived. He was aware that we had to await the city's approval and inspection. I have multiple text messages from Alex saying that it was "no problem" and "just let me know when your inspection is done and we'll start" 3. I never threatened to take you to court. I told a friend of mine that it was sad that I was going to have to take you to court and he said "I know them, let me talk to them before you file". I waited as a courtesy to him and ended up giving you two more weeks of jerking me around with "oh, my Zelle isn't working", oh, we were busy, I couldn't go to the bank", "oh, I sent it but the bank didn't approve it so I'll send half", etc. etc. etc. 4. Yes, I am an attorney, but that has nothing to do with small claims court. I am licensed with the CA Bar Association. I do not currently practice law, I work for an insurance company. Therefore, I do not need my license to be active. I'm sorry your attorney mislead you and told you I was lying about being a lawyer. You might want to check the business license website though, it looks like you have some deficiencies there yourself (sadly I had to go to the licensing website to get an address since they wouldn't give me an address to file the court papers). Secondly, your attorney must also not have told you that all of your text messages to me stating that you will return my deposit, and that you will return my deposit on August 16th and that you are going to give it to me this Friday, etc. Those are all called "promises to pay". In CA text messages with a promise to pay are legally binding. Maybe see if you can get your friends and family members to write more of the fake reviews for you to outweigh mine - since mine doesn't bother you.

Thank you Alex and Norma! We are so happy with how the job turned out. I'm so glad that I saw your colorful van and decided to give you a call. Alex did an amazing job repairing our stucco and painting the exterior of our house. Norma was very responsive and professional throughout. Thanks again!

Edf Painting goes above and beyond in details, customer service, response time, and reliability. Alex is meticulous in his work and work ethic. Norma helped me with colors and recommendations and always there for me. They've done 2 jobs for me thus far and I am extremely pleased with their work. I will have them back again and again. They transformed my kitchen cabinets and living spaces. Next up: my upstairs areas! I have not had the best of luck with contractors and Alex and Norma restored my faith!

We heard about EDF painting from my husband buddy who had his stucco, trim, fascia and patio painted and he couldn't be more pleased. He was happy with their work he referred them to us because he heard we we looking for a painter to paint our trim, fascia, front door and garage. Without hesitation, I called EDF Painting and spoke to Norma to have them come over for a quote. We immediately hired them. We couldn't be more happier! Alex done an amazing job!! I highly recommend him for any of your painting needs. Thanks Norma and Alex!

I called five different Stucco companies that were referred to me for a repair and none of them were licensed. I found Joe who is licensed and he saved us! This was the first time I ever dealt with him so he owed me nothing yet he treated me like we were the most important people. He did our repairs over a weekend to be ready for reinspection. During the huge rains we had in Oceanside we developed a leak in our second floor bathroom in the area below a window. Various companies I called were not interested in trying to figure out the source of the problem and just blamed the windows. When I called Joseph however it was a different story. He is extremely detail oriented and took the time to investigate the potential causes. He determined it was from cracked stucco near the window, but not the window itself. Which made perfect sense with the location and behavior of the leak. He meticulously started opening up the stucco to see the extent of the damage. He found the paper under the stucco had deteriorated pretty severely on that wall due to the extreme sun exposure over the years. He continued to open it up until he was comfortable that he had exposed all the issues. After replacing all the damaged areas, stuccoing the entire wall and repainting, you couldn't even tell the whole side had been opened up. He even took the time to examine all the windows above the area of the leak for any damage, and thoroughly cleaned them and even resealed them. We also had Joseph remove a statue from an alcove and re stucco the area. And again, his work was impeccable. Paint matching was perfect. He took pictures of everything as he worked, he explained all of the things he was doing and why he was doing them. His pricing was very fair and communication was very good. On a personal note, he was a pleasure to work with. I appreciate his attention to detail, and his quality work. But he was also just a kind and friendly person to talk with. He would even offer to pick up food or supplies for us if we needed anything when he was on his way or getting supplies. I highly recommend Joseph in all regards.

The communication, professionalism, trustworthiness, efficiency, and the desire to go above and well beyond to provide exceptional service and customer satisfaction were obvious (and appreciated). They re-stucco'd our entire home and painted our facia and front and back doors We honestly cannot say enough good things, and the icing on the cake was the competitive price. Not only do we highly recommend him, but we plan to use him again for interior painting. I posted pictures but they do it no justice. In person the texture and color, especially compared to before they redid our home - absolutely gorgeous!

Updated June 6, 2026:…read more Jorge, I think your response says more about your communication style than my review ever did. At no point did I ask you to assist me to "sue" another contractor, nor did I imply anything remotely close to that. That assumption was completely unfounded and frankly unprofessional on your part. For the record, I was able to part ways with the previous contractor in an amicable, professional, and respectful manner. We even exchanged a few cordial text messages after executing our contract termination agreement. What I did ask for was transparency, professionalism, and clear communication regarding the scope of work and your observations during the inspection process. Instead of asking clarifying questions like a straight shooter would, you jumped to conclusions about my intentions to "sue" another contractor. I'm a fair and professional person, and I have no issue with a contractor deciding they are no longer interested in a project. That happens. But the professional thing to do is communicate that clearly and directly -- not disappear, ignore calls and messages, and leave a prospective client completely in the dark after promising a proposal the same evening. My review was based entirely on my actual experience: you inspected the site, committed to sending a proposal, and then went completely silent with no follow-up whatsoever. THIS IS NOT HOW PROFESSIONALS OPERATE! This a critique of your communication style, or the lack thereof, not your business conduct or competency. I just want to be very clear about that.

He took the time to first understand my problem, and then he walked me through the solution with so much patience and clarity (never condescending, just genuinely helpful). Not only was his bid very competitive, but he even took the time to review a competitor's quote with me and pointed out exactly where I was being overcharged for work I didn't even need. He and his son, Garrison, are really solid people. Even though he's a stucco expert and not a leak detection specialist, he went well above and beyond by helping me troubleshoot with a water test to make sure we found the actual source of the leak.
